A 3-bedroom villa in a quiet side street in the very heart of Kalkan's old town quarter. The villa has two roof terraces from which to enjoy the stunning sea views (one of which has a Jacuzzi-style plunge pool). In addition, there's a ground floor garden terrace located off of the kitchen (a great spot for your morning coffee or breakfast). Kalkan's town beach is just seconds away, as are a number of Kalkan's best restaurants.

PROs: The house is beautiful, very clean and every possible need is catered for, with the exception of a tin opener - or at least we could not find one among the many other kitchen implements! The furnishings are of high quality, with beautiful lights everywhere and lots of electric sockets. The shower rooms are modern and very effective and all have bath robes. The roof terraces are the main attraction of the property, with wonderful views over the entire bay. The upper terrace has a jacuzzi hot tub, although we didn't switch it on as the fumes of chlorine were quite strong. The tub was a welcome relief from the sun though and when lying down you could watch the gullets going out at 10.00 am every day. The lower terrace was a lovely area to enjoy a drink or, in our case, breakfast and sometimes a light lunch.


Our transfers were very comfortable and the driver was very efficient in negotiating a huge cycle race when we arrived. He was friendly and helpful with luggage on both occasions and Osman at Abi Travel was easy to contact. The location is hard to beat, in a quiet side road (apart from the noise from the many scooters riding up and down the road), but very close, via a 2 minute walk through, to the centre of the town. There is a small supermarket very nearby for basics and everything is so convenient.

CONs: There are some 7 different levels to this house (we believe it may have been a hotel at one time) and it is a workout every day climbing the many stairs to the different floors. The kitchen is in the basement, so to take food up to the roof terrace was too much of an effort, not to mention hazardous, so we adapted the bar area, half way up the house, and managed to prepare food and drinks there. We took the toaster and kettle up and managed in the somewhat small area. I doubt this would work with more people staying however, as the bar space is limited. With just the two of us it was workable.
Our stay was for 10 days and we didn't have a change of towels or bedding in that time. As we were not sure whether anyone would turn up half way through the holiday, we didn't wash the towels ourselves, and by the time we realised nobody was coming, it was too late. I feel that any stay over a week warrants fresh linen at the very least. As there were only two of us, we didn't really need a full clean.
Two other minor niggles were that the "welcome pack" was very basic indeed and there was little in it that we felt inclined to use. The instruction book for the house was nowhere to be seen and it was 3 days after arriving that we finally found it in a random drawer. We had a storm on one night and decided to order a takeaway and stay in to watch TV. Although there is a Smart TV, when we tried to log into Netflix, it said Netflix was not available in the region. We couldn't find anything to watch at all on the TV, which is a little misleading when reading about the facilities. Fortunately, we had a laptop and were able to sort ourselves out, but this could be an issue for other visitors. Generally, the weather is wonderful and a TV is the last thing you need, but if you do get the odd bad day and night, it can be an essential.

Finally, the house is definitely not suitable for anyone who has difficulty with steps, or for young children, but if you are fit and like a typically Turkish, quirky property, I cannot recommend this one highly enough, it certainly has the "Wow" factor. We thoroughly enjoyed our stay.

Spacious and well appointed house in excellent location with far reaching views over the harbour, especially from the two roof terraced and the welcome plunge pool. Minutes from all amenities and great restaurants.

Comfortable bedrooms and spotless bathrooms, but what a lot of stairs!

What you see on the website is exactly how it is, stunning!!!! The view was unbelievable, the air conditioning was brilliant, 50 yards to the nearest bar to the main streets with the roof top restaurants 2 minutes away.

I seriously can't fault the Villa just amazing and the roof top plunge pool was great. Kalkan itself is beautiful.

This was our first time visiting Kalkan and although my wife has always said she wouldn't go to somewhere she's already been before she has already been looking at booking next year!!

Stayed at the Old Town Residence from 2nd October for 8 nights. When we walked through the door we were blown away, the villa is stunning throughout, very tastefully decorated, has everything you could wish for, we had the master bedroom on the ground floor it’s so big, 2 further bedrooms were beautiful, stunning lounge, lovely courtyard garden on ground floor. The 2 roof terraces with comfortable corner sofas, sun beds, parasols and jacuzzi, so relaxing just laying watching the wonderful views Kalkan has. The villa was a short walk into town, it was simply perfect and would stay there again. As usual Olive Tree provide a first class service

I can honestly say that this has been the best holiday I’ve ever had. The old townhouse is quirky comfortable clean stylish and really fun to stay in. The plunge pool on the roof makes it easy to spend the day there in the sunshine with the sea only two minutes walk away, Restaurants Cafes and shops all within walking distance too there is nothing I would change. We went on a boat trip arranged by Olive Tree Travel and had a fantastic day out on the ocean eating great food on the boat and jumping into Crystal Clear water. We flew home desperate to return and are planning to book again.

Beautifully furnished house with plenty of space for our party of six adults to socialise together or find a quiet nook. Well equipped and everything worked. In a great location, genuinely a two minute walk to the town beach and dozens of restaurants, but it is at one end of the town so it is also peaceful. Loved having pre/post dinner drinks on the terrace with wide views across the sea and town. Harbour is a couple of minutes' walk away where you can pick up boats to other beaches/day tours, there's also a taxi rank and dolmus service in the town to Patara/Kaputas beaches etc. So very easy to get around without a car.

A fantastic house in the heart of Kalkan. The property is well placed for all the amenities of the town and is so close to the town beach.
Everything is provided and everything is of the highest quality.
The jacuzzi on the roof is the icing on the cake !
Special mention must be made of the customer care in Kalkan...the staff are only a Whats App away and are so helpful.

This is our second stay at The Old Town Residence. Olive Tree Travel are a great company to go through from beginning to end and communication is second to none. The property itself is a 3 double bedroomed beautiful house with 3 amazing terraces. The roof top terrace with plunge pool is stunning and you can look out to the sea and watch all the boats come in and out daily. The basement terrace is also lovely where you can sit and enjoy your breakfast. The property is decorated to a very high spec and has everything you may need. The property itself is set right in the old town at the bottom of a gorgeous cobbled street, so you are a stones throw from the beach, the harbour and all the amazing restaurants, bars, and wonderful shops. Being right in the old town there was never of problem of noise. Kalkan itself is a pure hidden gem and we are already returning next July.

It’s our second stay. We love it here. Only wish it was our house! 4 adults. First time without kids. Two minutes to supermarket, restaurants, five minutes to beach club, perfect location for us. Fabulous views on roof. Three outside options. Beautiful courtyard for breakfast in mornings. Lovely balcony for early evening drinks. We will be back.

Old Town Residence is a lovely place to stay, a real home away from home, ideal location close to shops and restaurants, super close to the beach (less than 2 mins walk). Laura was great as were Abi Travel. This was an ideal base, we relaxed at the house, met locals including ex-pats and ate nearby. We were also close to the meeting points for all sorts of activities, we went canoeing, water rafting, zip lining, beach, horse riding, jeep safari and boat trips. Really fantastic holiday.

Olive Tree Travel are amazing from start to finish. Communication was outstanding. The property, The Old Town Residence was out of this world. It is a beautiful house in the Old town of Kalan. It has 3 double beddrooms with 3 ensuite bathrooms and is designed to a very high standard. There are 3 terraces and a BBQ and the whole house is fully air conditioned. The top terrace has an amazing big jaccuzi with an amazing view out to the sea where you can watch all the boats coming in and out. The frontroom is massive and beautilful which also has a bar. The kitchen is fantastic and has everything you need in it. You are literally 1 min from beach, harbour and all the amazing restaurents. I would give this property 10 out of 10 - Just simply supurb !!! I will definately be returning. Thank you Olive Tree Travel

Had a beautiful holiday again in this superb residence ,everything in this house is of the utmost quality every room and space has been beautifully furnished ,we stayed in the large bedroom and it got quit warm as the aircon just isn't strong enough but fortunately they had an extra large fan in the room which worked a treat .This in no way spoilt our holiday and would book this accommodation in an instant .We will be back ….

Loved the villa. Short walk to everything you need, restaurants, small supermarket, beach club, beach. We were a family of three so had more than enough room. Very tastefully decorated. Enjoyed the roof terrace with jacuzzi and fabulous views. Liked that we had 3 outside spaces to choose from. Would definitely stay again. Been coming to Kalkan for 9 years and always stayed in luxury accommodation, but this is the best we have ever stayed in . Full of character, well equipped, lots of steps so not suitable for children or elderly. Could live there !

Old Town Residence Kalkan really is stunning and very chic. It was a little wasted on just two people because it has so much to offer a larger or family group. Everything you could want for the most stylish and relaxing holiday was there. Seconds from the harbour and fantastic restaurants. Minutes from the centre of Kalkan town. Night shopping on your doorstep. The views from the rooftop terrace and jacuzzi are to die for. If you really want a holiday to remember, this villa will deliver in bucket loads!

For the location and stunning quality, the price is amazing!

Debbie and Omer were very very helpful in helping us find accommodation in Kalkan which was perfect for us. Omer showed us around a number of properties when we were in Kalkan on a previous holiday, all were lovely, but once we had seen the Old Town Residence we knew that this one was the one for us.

The house is beautiful and very tastefully furnished, the location is so handy for the nearby bars, restaurants, the harbour and the beach. Despite being in the thick of things we heard no noise from the many restaurants and bars close by. The views from the balconies are simply stunning.

Can't wait to return.

The previous reviews of this property are pretty accurate. It is located very close to the beach, restaurants and bars etc. on a quiet road (traffic is restricted from noon til late). It does have a lot of stairs though (some a bit dark) which could be a problem for those with a mobility issue, and the top roof terrace would be small for a party of 6. In September, the ground terrace does have shade in the mornings, for breakfast. Excellent wifi but I struggled with the TV (four different remotes available)...but I had not discovered the instructions which might have helped ! We would certainly go again. This is a lovely house in a brilliant position . It's been furnished very tastefully and is very well equipped . The local representative Omar is a 2 minute walk away if you need anything .
Despite being in the heart of kalkan the house is wonderfully quiet and therefore great if you want to relax at home .
I would recommend a stay here without reservation .

A stylish, spacious and well-equipped house a few minutes from the small blue flag local beach and level walk (mostly) to the harbourside and lower town bars, shops and restaurants. Internal space is very large and beautifully decorated; outside there are two fairly small roof terraces with wonderful views, one with Jacuzzi plunge pool. The latter is ideal for a couple but might feel cramped with more than 3-4 guests although there is just enough space for four loungers. The courtyard garden off the kitchen is another lovely outdoor space, though with no shade until the afternoon. While being right in town, it is very quiet. There are 58 steps from kitchen to pool terrace so not ideal for anyone with mobility problems. The stairs are painted dark, which is a bit of a hazard when coming in from outside. The layout is quirky, but with a luxurious feel and with plenty of references to an Ottoman age. The location is the other key plus: you don't have to walk up the massive hills to the higher town unless you want to (that's where the greengrocers, fruit and fish sellers are). There are plenty of small mini-markets for essentials within 3-5 minutes' walk. The welcome pack of a few essentials on arrival, and the well-equipped kitchen, were also plus points.

We loved our stay in Kalkan at the Old Town Residence. It has been beautifully put together with luxurious fixtures, fittings and furniture. The location is very convenient for town and the harbour. We enjoyed swimming from the public beach - beach shoes are recommended as the beach is very pebbly.
The house is definitely not for those who struggle with stairs as it is laid out over 6 levels which adds to it's charm.
The help from Debbie with booking and arranging transfers was great and there was access to a rep in town if we needed him.
I would definitely book with Olive Tree travel again and if we go back to Kalkan would happily stay in the Old Town Residence. Thank you
