At only 100 metres from the beach, this modern detached bungalow is ideal for long lazy days enjoying the beach and sea. Tip Tip has a lawned garden, a spacious conservatory, and a bright and comfortable interior. It is just across the road from the foreshore where there are far-reaching views across the Solent and to Selsey Bill.

Lovely clean property, well designed/refurbished. Easy to find things in the kitchen. Location quite near to the beach, easy parking at the property.

We’ve stayed at Tip Top many times now, and enjoy its proximity to the beach, clean & simple interior & lovely garden. Although it’s a good 15-20 mins walk to the shops in East Wittering, it still provides a very relaxing ‘home from home’, with all the kitchen facilities for cooking & comfy furniture for relaxing.

Nice clean homely cottage near to the sea. Whilst we love it, the rental fee is not currently competitive

Tip Top was a compact and clean property with a big open spaced garden. Bright and airy it suited our needs very well.

Lovely bungalow that we've stayed at many times. New lounge suite not comfortable......previous suite was soo good. Disappointed we had to change our own beds after week one.

Staying at Tip Top was a delight. It is a lovely venue which caters for all eventualities.

A spacious, clean and tidy three bedroom bungalow with a very large size back garden, located closely to the sea front.

Tip Top is very tastefully and comfortably decorated. The beds are probably the most comfortable beds that I’ve had in a rental property for years.

The description is slightly misleading as there are no sea views. The beach is a short walk from the property (3 mins with a pushchair) but the part of the beach was a steep stony slope: not suitable for my infant son and so we would walk along to by Billy’s on the Beach or drive to West Wittering to go on the beach.

Despite not having a sea view, Tip Top is very close to a beach pathway so the walk to the beach is appx 1-2 minutes. Tip Top is close to a quieter part of Brackelsham beach and it's nice to be able to come home for lunch/loo/drinks etc and not have to carry everything to the beach for the day. It was great to have use of a BBQ as this made such a difference for eating outside. The kitchen is well equipped. The TVs only show Freeview (you can log into Netflix if you have your own account) but the WIFi was particularly strong which helped with home working for us. One bathroom is ok but there is no extra toilet- turning the hallway cupboard into one would make such a difference- or adding an outside tap - as it would mean you could rinse down wetsuits etc outside. We found bikes useful for the ride to the shops in East Wittering- it's a good 30 minute walk otherwise and parking in East Wittering is tricky in school holidays/when the sun shines! The property didn't have bikes and we struggled to find out where to hire them so took our own which I would recommend this- it made the week car free for us. The location is good but do be aware this is a road with constant building work going on where houses are being extended etc so you will have builders vans everywhere and do expect some noise related to this. Decor has been recently upgraded and the bungalow felt fresh and well thought out.

Loved this bungalow! A home from home.
The rooms are spacious, comfortable mattresses on the beds, good quality fittings and furniture
Huge conservatory and garden.
The check in process was straight forward too even though we arrived on a sunday
BT free view box which allowed us to record what we wanted (similar to sky+)
Large driveway that could allow for 3 regular sized cars
But best of all was the proximity to the beach only a minute or so walk

We were not able to get in until 4.30 which was sad as the cleaners had finished and left by 3pm and we went to the office as instructed.
More work was involved because of C-19, making the beds, etc. Which we understand but the clean was not very ‘deep’.
The floors in the lounge were not swept under the furniture, the bin top was not clean and the round mats were dirty.
Overall a good stay in a well equipped, well located bungalow but it would benefit from another toilet, in this day and age.

We are a family of four & had a lovely break at Tip Top. Although not fancy decor, it was v clean & comfy. Only downside is it has just a double bed in the master bedroom, and for us a king size would have worked much better. The large pretty garden was great to relax in & the cottage is just moments from the sea. Thank you Tip Top!
