A smartly re-modelled detached house standing just back from the beach in a private location with enclosed garden areas on two sides. Tofts is fully modernised and contemporary in style with a spacious internal layout that offers a stunning and light open-plan main living space incorporating sitting, dining and kitchen areas.

The three bedrooms are split between floors. Upstairs is the king sized master bedroom with ensuite shower room, a twin bedroom and family bathroom. A further twin room and a shower room are on the ground floor.

Tofts is surrounded with a lovely garden area and is a great choice for a family holiday.

No smoking.

We had a great week at Tofts. Fantastic location, comfy beds and loved the open plan feel and the view to the sea. Only negative would be the Showers could do with updating. Would definitely stay again

We’ve stayed at Tofts for the past 2 years and will be rebooking for next year. This goes to show that the place is absolutely perfect. 3 good sized bedrooms and 3 bathroom - one for each couple staying. Downstairs has a great open space with well equipped kitchen, large dining table that can seat 8 and comfy sofa and armchairs. It’s a very light and airy space with lovely view to the sea. It’s also gets the sun for the whole day with picnic bench and sun loungers available to use.

It is literally a stones throw away from the sea. And a 5 minute walk to the shops and rest and East Wittering.

Enough parking for 3 cars as well.

The only downside is the showers or rather the lack of pressure and speed that the water comes out of the showers. Only a minor point.

Apart from that Tofts is a wonderful place to stay.

Lovely house close to the beach, everything you need for a relaxing stay. Although not front of beach you can see the sea, large 3 bedroom 3 bathroom, would definitely stay there again.

Our second visit to Tofts. The house is very comfortable and well equipped. Location is perfect for accessing the beach and village.

As always The Tofts was as lovely as ever. The beach is just at the end of the drive and a short walk to the shops. The only tips I would pass on to future families who may stay at The Tofts is that the freezer is very small so don’t order lots of frozen items in your shop.

Another beautiful week, even if the weather was not at its best. First stay at Tofts, so conveniently located next to the sea front. The house is beautifully appointed, with the double luxury of having a bedroom on the ground floor, and a bathroom per bedroom.

We have stayed at Tofts for three times now , which speaks for itself .Tofts is nearly on the beach and has a constant view of the sea from the living room . We enjoy the nearness of the beach and sea and frequently walk along the sand when the tide is out the whole length of Bracklesham Bay .Views of the Isle ofWight and sunset views are beautiful . Tofts is a well designed modern house with a spacious kitchen / living room, light and airy. Good provision of bedroom / bathrooms space. Recommended for good family holidays .

Have stayed here previously and rebooked for 2022, would have scored excellent for each each section and only dropped to 4/5 for condition due to the slightly tired and (for me) uncomfortable sofa and upholstered seating in the lounge. A minor heating glitch was swiftly sorted by both Baileys and the very helpful owner.

The house is lovely, clean and tidy.
Gardens catch the sunshine nearly all of the day.
The downside is the drive. It would be nice to be able to turn the car around in the parking area.

We recently stayed here , the property was perfect for our needs as a family, it was clean and well furnished .
The garden wraps around the house so if the sun is out you can enjoy it . The beds were comfortable and location is quiet .
The sunset at this time of year is beautiful , we had a pleasant break at tofts

We were 6 adults so chose this house for the 3 bedrooms 3 bathrooms, we weren’t disappointed, plenty of space, good sized bedrooms and lovely open plan kitchen, dining, living space. The location is superb with a path leading straight onto the beach and just a few minutes walk from all amenities. Would definitely book this house again and the team at Baileys are brilliant at what they do, nothing was too much trouble, just first class customer service.

Our family loved the stay at Tofts; plenty of indoor living space and the various gardens provided lots of room for the children to roam. The house was well equipped (although a few extra serving dishes wouldn't have gone amiss!) and the location within a short walk to the shops of East Wittering and to the beach were perfect for us. We'd love to stay again!

1. On arrival - house name almost impossible to see . very narrow entrance lane. 1 shower not working.house info booklet difficult to read. no drying up cloths.
2. Kitchen - needs sink bowl, paper towel holder, cooker cleaning kit
3. Sitting - settees so deep they are difficult to get out of. lots more cushions needed. coffee table needed.
4. Main bedroom. insufficient drawers
5. Main ensuite. Noisy extractor fan which goes on for ages
6. Showers - no shelves to put shampoo & body wash bottle on
7. Waste bins. - none in any rooms except dustbins in kitchen
