This year's holiday was one that I will remember for years to come as it was superb in every way you could imagine. The house had everything that one needs (even a fan) . The weather was also on our side as we had lovely weather for the 2 weeks. The owner were marvelous making our stay really pleasant.
Our language holiday was just perfect, we were near to the English Language Centre, near to the beach and we had a beautiful apartment. An Excellent holiday.
We picked Dairy Cottage in Burley for location and advertised info .on website. We found the cottage to be very clean and well looked after. The owners were very welcoming and happy to give any help we needed about the area.
Jubilee House was a lovely property to stay in for our visit to Chichester. We were a party of five adults and one toddler staying at this property for the first time, for five nights in April. The owners of Jubilee House have put a lot of thought into creating a very beautiful and comfortable holiday home, with everything you may possibly need. We had a really enjoyable stay and would be very happy to stay again.
The cottage we stayed in was just as it was advertised, it was very well equiped, with everything we needed for a relaxing stay. The hosts were very attentive with just the right level of contact while we were staying there, the location is very good, just a few minuets from the shops and beaches, The cream tea on arrival is a very nice touch. If we travel in that area again we would definitely stay there again.
Great hosts with lovely welcome pack, the accommodation was spotless and cosy and the peaceful surroundings made this the perfect spot. Easy walk via footpaths and blue bell woods from rock house mews to the village and fab location for walks and the coast, highly recommend

We stayed at the Devonshire app.August 2016 .the apartment was great it was like home from home every detail was thought of the kitchen was really well equipped , the apartment was spotlessly clean .the bed was comfortable .everything was 5 star plus. I would highly recommend this apartment.
The property was perfect! The owners wanted you to feel at home and we certainly did. The property was immaculate and everything was there that you needed, so much so we wished we could buy it! It was also in a fantastic location, walking distance from several pubs and cafes, only a 20 minute drive to the centre of Chichester and we spent a fantastic day at Arundel Castle and Gardens which we would highly recommend a visit to. We would definitely recommend this property and the area.

The Potting Shed is a lovely cottage set in a quiet lane. It is very comfortable and well equipped. The owners are friendly, helpful and thoughtful. There are walks from the door and further afield (but not too far!) many beautiful gardens, houses, Roman villas and the fantastic Weald and Downland Living Museum is highly recommended. We had a fantastic week at Beacon Cottage obviously helped by the superb weather.Chris and Eileen are very knowledgable and gracious hosts and having the use of their private garden was an added bonus.The cottage is ideally situated for exploring the surrounding area and has all of the amenities required,and is decorated to a very high standard. We hope to return next year.

From the moment we arrived at The Reading Rooms we knew that we were going to enjoy our stay. We received a very warm welcome from the owner of the property. It was spotlessly clean and had everything thing we needed for our stay. Just around the corner from the property was an excellent pub called The Three Crowns. I have never experienced a pub like it everyone was so welcoming and the food was excellent. There is plenty to look at in this area and we would like to return again.
We were given a lovely welcome and advice on places to visit nearby. The cottage was warm, comfortable and had everything that might be needed for a short stay. The nearby surroundings were very pretty and good for walks. We had a very happy visit and would highly recommend Rosemary Cottage.
Second time in this lovely cottage. Everything provided for comfort and convenience and some lovely little extra touches for a warm welcome. The location is simply perfect and we shall return again and again. The owners are lovely and the llamas an unusual little bonus. I almost don't want to recommend it in order to keep it a secret!

I had a very relaxing week in this lovely property. It combines a very central location with quiet and privacy, and, in one of the hottest weeks of the year, the refreshingly cool bedroom was a real plus.
The photos for this property do not do it justice. It is all very new, modern and and extremely clean. Lovely fixtures and fittings, a real home from home with everything you need. Great bathrooms with power showers in both. The owners left us a welcome card for when we arrived and the neighbours from next door were friendly and helpful giving us ideas on where places were in the area. A comfortable cottage for two with everything you need, including a table and chairs outside. The owner is very friendly and helpful but also discreet. She does provide lovely evening meals if ordered in advance although there is one pub in walking distance. Otherwise a car is necessary.

We had a brilliant week in this excellent property . From the moment we arrived and met Jenny and Nigel it felt like 'home'. We were thrilled with the warm welcome we received from Paula and Chrissy when we arrived - a homemade Easter cake and prosecco as well as much appreciated basics like bread, milk and teabags! The house itself is fantastic - so spacious and well presented as well as being spotlessly clean. The beds are very comfortable and the house is so cosy and warm. Location wise it is brilliant with a lovely little Village just down the road, a park for the children and a delicious restaurant - all within walking distance. Staying in Clare's Cottage was an unforgettable experience. On Day 1, we saw a newborn calf, moments after delivery in a nearby field. During the rest of the week, it was a daily delight to contemplate the beautiful Sussex herd of pedigree cows and calves, to listen to the hens happily singing and to walk through fields where sheep grazed contentedly. The cottage has excellent facilities and is a well-placed base in the splendid Sussex countryside for visiting a great number of sights and attractions. Stayed for six nights with my husband, elderly mam and mam in law. Mam has limited mobility and the downstairs bedroom and wet room made all the difference to her totally enjoying the holiday. The layout of the house was easy for my mam to get around. The five minute walk into Rye was easily achieved on foot and by my mam with her disability scooter. Owners were very helpful and we would definitely go back.
Hello, it's the second time my wife and I have stayed at this place, we wanted it as a base for Goodwood Festival of Speed. Although a little further away than places we have stayed inthe past it was nice and quiet so worth the extra journey. The owners lets me put my Mg BGT in their garage that was very nice of them, I was able to do the odd job on the car out of the scorching sunshine, or rain as it was in the first day, I was also able to wash the car. We stayed in swan cottage for a week in July. From the moment we walked in we felt at home. The quality and cleanliness of the property is outstanding. very high spec kitchen appliances, good quality bed linen and towels and very importantly comfortable beds!. The cottage also boasts two parking spaces which are like hens teeth in Arundel.. You are also in walking distance of all places of interest in the town, including many excellent restaurants.
A family party of 8 of us stayed for a week including 3 small children and 1 grandparent and both the house and location worked perfectly. It is a beautiful house with plenty of space (kids playroom & grown up sitting room) for everyone to do their own thing. The location on the river with views up to Arundel Castle & Cathedral is fantastic and 3 of the double bedrooms overlook the river. After our long and tiring journey from Australia, Rosemead Cottage was a very welcome haven. Our hosts Ricky and Marilyn were incredibly hospitable and really went the extra mile to make us feel so welcome. Nothing was too much trouble. Our flight was late and our arrival later than we had anticipated. But they had shopped for a few essential provisions AND prepared us a lovely meal once they knew we would be so late. We had a lovely time staying in Ivy Cottage - perfect for what we needed (family of 5), beautifully decorated and generously equipped, at various times the boys enjoyed the 'tv room' to themselves and we had a great relaxing time in peace in the 'other' sitting room! The cottage was also excellently situated for our day trip to London (3 mins walk to Pulborough train station! ) and we had a short drive to Billingshurst the next day, to hire bikes and have a cycle down the pretty canal paths. The property is in excellent condition. It met all of our needs for comfort and security. It is very well appointed with excellent facilities. It location is a real bonus as it is right in the heart of Rye and hence close to pubs, shops and restaurants. We would recommend Tail End cottage without reserve.
Can't fault it. Chose Poets for it location and was very happy with it. Ideal for walks in the country, literally straight out of the building into Hangers (wooded hills). Portsmouth 25 mins away with lots of attractions.
Very nice, comfortable flat, in a quiet location. Great as a base for touring the surrounding area, ideas for which are in plentiful supply in the information boxes in the hallway of the flat. Well equipped with everything two people and two dogs need for a relaxing holiday. We enjoyed sitting out on the small deck at the back of the flat and admiring the beautiful garden. What little contact we had with the owners was very pleasant. We would definitely consider staying here again.

We had a lovely, relaxing time at Little Bridges. Everything a visitor might need has been thoughtfully provided in a very comfortable setting. The scones, cream and jam were a welcome surprise on our arrival. We enjoyed sitting in the peaceful garden listening to the birds. We couldn't fault a thing and will definitely return in the future.
The cottage was lovely, big enough for us and our three children. It was spotlessly clean and the kitchen was really well stocked, all the home comforts you need on a self catering holiday. It was a real home away from home, we had a brilliant time and hopefully will be back next year!

We had a nice welcome of the hosts. On everything is thought: Filled fridge, fresh bread, cookies, drinks, shower gel and shampoo... The place has all the comfort you can think about. Good and well equipped kitchen. Very comfortable bed with view over the terrace. A lot of information about East-Sussex is available. Good place to start walks along the footpaths in fields (with friendly sheep and donkeys) and woods. A good spot to explore the county, cities with nice antique shops, and the coastal area.
Bluebells is set in wonderful countryside and lovely views. The cottage was very comfortable and the hosts were most welcoming. We thoroughly enjoyed our stay and did not feel we needed to go out each day.
This was a really comfortable and welcoming cottage, perfect for us as a couple. It is very well equipped and everything works well. Location is fantastic, right in the centre of the citadel.
On arriving I was shocked, I knew the house would be beautiful but it was far beyond my expectations! We had fabulous weather so spent alot of time in the charming pool. The gardens are gorgeous with speaking hills for miles and the house interia is full of amazing art. The perfect house for a large group with lovely kitchen and lots of compfy nooks to relax in. Could not have enjoyed our stay more, would love to come back! X
The things that would have made the Ship Inn Cottage even better were more light in the sitting room - otherwise it was excellent.

A superbly renovated thatched barn in a beautiful village. The gardens around little barn are beautiful and we received a very warm welcome from our hosts, Carol and Peter. There are some lovely walks in the area and Little Barn provides an excellent central location to explore West Sussex.
Lovely old cottage with lots of character in the centre of Rye. More than enough room for our 2 families to stay over Easter. Couple of bumps on the low ceiling beams but we soon learned to duck! Very welcoming with a bowlful of satsumas, a packet of chocolate eggs and a bottle of milk in the fridge for our arrival. The small paved garden was perfect for an Easter egg hunt. Altogether a great holiday home and can't wait to come back again.
A lovely cottage, charming owners and pets, very convenient and very well equipped. The welcome pack is spectacularly good: carefully chosen good quality local bacon and sausages, cheese, baking potatoes, orange juice, butter, milk, eggs, wine and fresh flowers! The usual tea, coffee etc are all there and useful pantry items too! It is well positioned to get to many interesting places but very peaceful; though traffic can be heard in the distance, the birds are as noisy! We loved staying at The Mint. Superbly equipped and lots of attention to detail. The location in the centre of the town is perfect for accessing shops, pubs, cafes, walks, trains, etc., but there is a small trade-off - it can be noisy late at night as people find their way home from the pubs - more so on Fri/Sat nights. Also the deliveries, refuse collectors and street cleaners come early (6.30am), the latter every day. Having said that, it is a small sacrifice for staying in a wonderful cottage in a lovely town.
The Hayloft ways a beautiful cottage. It had everything you needed and the hosts left a very welcoming and generous food hamper for us. The cottage is well situated for walking on the South Downs Way and visiting many local attractions.

We had a lovely break staying with Margaret and Dick. The cottage is well designed and appointed, and it really shows through that the owners have lived in the place too. There is everything that you need, from an enormous bed through to a large TV, and the arrival basket sets you up well so that you don't need to bring basics for the first night - tasty homemade jam too. Wifi and phone reception is not great, but if you know about this beforehand, you can plan your days around it, if you really need to be connected - we managed to continue to run the business by checking in once a day! My family stayed at The Poolhouse as my daughter was getting married at the church in nearby Tillington. The location is excellent in the centre of Petworth. The house had everything we needed and it was great to have the three bathrooms. We enjoyed a lovely swim in the pool the day after the wedding and the house , garden and pool exceeded our expections.
A short break in the Dairy Byre was most enjoyable. The property has great charm, was very well thought out and fully equipped - much thought given to the needs of guests. Val was very helpful and had provided home-made cake ready for arrival. She was on hand to advise about the local area and to ensure everything in the cottage was in full working order. We could not have asked for more, had a really pleasant few days and would thoroughly recommend staying in the Dairy Byre.
Enjoyed my stay at Mouse House, obviously weather played a big part and was able to sit outside a lot. As a solo guest I did find it a bit isolated.

A stunning characterful little cottage in the heart of Arundel, ideally located next to a great pub and opposite the Coop, perfect for our late night chocolate cravings and stocking up on more liquid refreshments. Spent many hours snuggling in front of the cosy fire, cooking in the well equipped kitchen and watching movies. Cloud nine comfy beds greeted us when we eventually needed our beauty sleep. Would highly recommend a staying here; we certainly can't wait for a return visit.
A very comfortable, and well appointed holiday cottage, located near the lovey South Downs and within striking distance of Brighton and other Sussex jewels such as Lewis and Rye. A thoughtful welcome pack was provided on arrival and some festive decoration displayed as our stay was between Christmas and the New Year. No complaints at all.
Excellent stay in a clean, comfortable conversion. Just what we were looking for. Secure garden area for the dog, easy access to public footpaths right on the doorstep.
A clean, spacious and comfortable cottage with a delightful garden with views over the countryside. It is also in quiet location. Convenient for the town and shops (15 minutes walk to the Co-op store and delis). We recommend the Leconfield Restaurant in Petworth for a special night out. Interesting places to visit: Petworth House and Park, Parham House, the little church in Hardham , near Pulborough and Chichester for the Cathedral and Pallant Gallery. The only slight problem in the Cottage was the DVD player which will only play German region DVDs.
The property is an annex to the main house, it was clean and comfortable and all on one level which suited our needs. Paula came over after we arrived and was very welcoming, she had kindly put milk in the fridge and left us some scones and jam which were much appriceated after a long journey. Information for applicences ect. were easy to find and clear as well as lots of brochures for places in the area to visit. The houses has a lovely garden which we were told we could use. Very enjoyable stay and would certainly use again if in the area and would recommend to others.
We wanted a central location to get around the 'Downs', Croft cottage in Seaford was perfect for this, it is also very near to the sea front for evening walks. The cottage itself is very well kept and has everything you need for a holiday including free parking. There are plenty of coffee shops and cafes within a hundred yards as well. There is a large Morrisons a short walk away for a bigger shop as well. A good experience and glad we booked this cottage. The cottage doesn't have WiFi but that wasn't an issue for me as my BT hotspot cover gave me a good signal.

This is a perfect peaceful location - there is beautiful countryside all around that you can just walk out into. It is also close enough to be able to walk into and enjoy the amenities in Arundel. The A27 nearby enables you to easily travel along the coast in both directions. John and Karen were delightful hosts.

A very modern and uniquely styled place to stay, there's a great view both front and rear of the well kept gardens. It is situated on private road so there's very little traffic going past, both the owners are very friendly and helpful and made us feel at home from the minute we arrived. A supermarket is less than 10 minutes drive away with a good pub/restaurant about 15 minutes walk along the private road, all in all we had a very enjoyable7 days stay.
This property is pretty high end but at a reasonable price. Stunning close up views of the Cathedral and the farmland stretching to the coast, from the top bedroom. On a lovely street, 2 nice balconies with all day sun. Calm 5 minute walk to Arundel town centre.1 minute walk to the Cathedral.3 minutes to the Castle
Our second May / June stay at Magnolia Cottage. A clean and cosy “real” terraced cottage with the accompanying character for its period. Some low doorways and quirky nooks are part of the experience. The owner leaves some treats for humans and dogs on arrival …. A welcome and thoughtful touch! Improvements this year were a brighter garden due to some foliage and tree removal, and secure fencing for dogs. A new fridge/freezer, replacement leather settees, and in response to customers … an internet “Dongle” which is simple to use and works perfectly on sensible surfing, Fb, Flickr and E-mails...more
Lovely location with scenic walks on your doorstep. A very quiet and peaceful setting within the grounds of the owners house. Friendly welcome by the owners. The accommodation is very comfortable and supplied with all that you need for your stay. This was our first visit to West Sussex and we were truly captured by it rural beauty and will be returning again, would be more that happy to come back to the Print Studio.

The house was located near attractive towns like Hastings and Rye. Accommodations were spacious and practical, and the house had a lovely garden and a quiet neighbourhood with lovely walking paths westward. The sea view was stunning! Hosts were friendly and helpful. It is very easy to recommend this property, and we would very much like to stay there again if we go to this area in the future.
Prior Barn is one of the best places we have ever stayed.It lies in a very peaceful and beautiful area.The cottage is full of unusual and quirky pieces which add to the charm .There is absolutely everything here.The kitchen is extremely well equipped including Italian cookbook.Furnishings and bed linen are top quality.Shower and bathroom excellent.I suppose only one slight issue is that sofa and chair are quite low and difficult to get out of if you have a touch of arthritis.But this is a minor thing.All the locals who pass by were friendly.A truly lovely experience

We had a perfect stay at Little Rough ! It is situated in a quiet part of the village, in the woods. The house is perfect for a family of four (2 adults and 2 children). Bed linens and towels are provided, which is useful, especially for oversea visitors ;) We found everything we needed, kettle, micro waves, washing machine, dish washer... This peaceful little house was an excellent base to visit Portmouth, Brighton, Stonehedge and even London....and it was lovely to come back 'in Little Rouhh after busy days ! My kids loved it too. This was our second stay at Weir View. The location is excellent - close to local shops, pub, restaurant and transport (buses and train). The lounge is spacious and the kitchen is well equipped. When the weather is fine you can sit out overlooking the weir. The cottage sleeps five but, whilst the spacious ensuite double room and the single room have wardrobes and drawers for clothes, the compact twin room only has a dressing table - no wardrobe or drawers for clothes. Overall an excellent place to stay.
This was iur third time staying at Apple Barn. We love the location, really peaceful and quiet in the middle of farmland. While we love the location it's expensive for what it is e .g only a relatively small TV and no separate freezer. The owners are welcoming and friendly and quickly came to help when we had a problem with flying ants! I would recommend this property to anyone
A spacious, comfortable and generally well maintained house with a versatile layout which helps people find and enjoy their own quiet areas. Extensive grounds and plenty of parking all add to the feeling of privacy and space. Excellent hosts and beautiful grounds, just perfect for peaceful weekend get away. Location is ideal to visit some of the attractive villages around and specifically recommend a visit to the Ginger Fox pub/restaurant.
The cottage itself is amazing, we all wanted to move in! It was clean, the beds were big and comfy and those of us with small children were thrilled by the quality of the curtains (properly dark!) The hotel grounds were an unexpected delight, great for walks followed by drinks on the terrace. We loved the coffee machine and there was a great selection of toiletries. Some of the family made good use of the hotel gym, a great facility.

This is a charming cottage with a warm and welcoming interior. We felt at home instantly. Two roomy bedrooms and a large and comfortable bathroom. The kitchen has cooking facilities for all you need. The sitting room is in the center of the house and has a large selection of DVDs where we relaxed some evenings, if we did not use the small porch on the side of the house. The house is located a 5-10 minute drive from the seaside, but parking at the seaside is good. The Daisy Cottage was very spacious and comfortable for a family of four. Location is perfect for exploring Arundel on foot. There is so much to see in the area. Cottage was very clean and updated. Bathroom was large and well-appointed. Washing machine was inoperative upon arrival. It would have been nice to know this ahead of time. Front door lock mechanism was extremely difficult to close and needs to be adjusted, especially if an older guest were to stay there. We were very pleasantly surprised. Cleanliness was exemplary, house fitted out with good quality new fittings and appliances, kitchen has the latest convection hob as well as everything else you might need and the house has loads of space. Warm comfortable, clear instructions in house manual. Absolutely no complaints.
Enjoyed our Easter stay at Sheriff Cottage (Easter eggs on arrival were a lovely touch as was the bottle of wine and chocolate biscuits), Cottage was well equipped, warm (Easter still quite cold at times)and cozy and well placed for where we wanted to be. Came down to Chichester for a family wedding and made it into short break staying at North Mundham cottages. Studio is just right for a couple and we enjoyed the swimming pool and tennis court. A really nice place to stay.
We, a family of 4 (2 adults und 2 children 15 & 10 y.), spend 2 weeks in this lovely small cottage. Neither of us is very tall, but we had to feed the heads. The rooms were rather small, but lovingly decorated. The bathroom was adequate with beautiful fittings. The housekeeper was extremely helpful and concerned. I can recommend this cottage without restrictions, except for basketball players.
We had a fantastic time here, cycling, walking and running and enjoying the peaceful lanes and woods. Lots to do in the local area and the cottage was fantastic.
Our 3rd stay at Tackleway Cottage, we love the location and the local amenities. The house is really well kitted out and suits 4 of us (children aged 5 & 7) perfectly. There is plenty of space for us all and it have everything we need. We hope to return again! The spiral stairs may make it difficult for some but they do at least free up floor space.
On every count, the Courtyard Cottage was ideal. The cottage was spacious, well appointed and comfortable. The owners are very nice people. They went out of their way to make us feel at home and were flexible in meeting our needs. We would unreservedly recommend it to anyone thinking of staying. We will certainly recommend it to our friends and family. It was good value for money.

Really enjoyed our stay at Lazy Meadow! The house was spotless and equipped with everything we needed, lots of space and light! The garden was simply fabulous! We enjoyed relaxing there and didn't feel to need to be out and about all of the time. A lovely village location with lots of facilities close by. We enjoyed great weather too!!!
The Duchess apartment is a clean and comfortable first floor flat ideal for a couple. The kitchen is very well equipped. We had no issues and thoroughly enjoyed our stay.
We really loved the large L shaped sofas. They we so comfortable it was difficult to do anything but relax. Our favourite room was the open plan kitchen/dining room/lounge and in particular the feature gas fire. Overall the best thing was it had a feel of a home from home. Everything you could need was provided and it was furnished and decorated to a very high standard.
Cottage in ideal location. Quiet and relaxing. Perfect cottage for 2. Stairs were steep and shower cubicle a little small but did not impact on the enjoyment of the holiday
After 20 years back in Surrey for a weeks holiday at Parkhurst Cottage. We had a great time. Close to all the places we wanted to visit and in the middle of the lushes surroundings of the south eastern part of England we enjoyed ourselves utterly. Everything in the cottage was very well organised, clean and the beds were outstandingly comfortable. Thank you !
We loved our stay in this beautiful spot . Clare was very friendly and helpfull. It has everything you need. It is not ideal for tall people as the ceiling is very low downstairs and we all banged our heads. The bedrooms are charming, The 1st floor bedroom has a very comfortable bed but the twin upstairs has rather thin mattresses and therefor more suitable for a family with children than two couples.
our stay at wellow barn was very good all round. Great location for getting around the coastal area .We found local walks for our dog in the countryside just 50 mtr from wellow barn .Would stay here again.
Excellent property, everything works, comfortable and quirky. It being winter we could not really take advantage of the outside space. Would hope to return in warmer weather to take enjoy long leisurely bbq's. Would recommend for family gatherings.

If you want an interesting, pretty country cottage, then the quirky, multi level Barrington Cottage is probably for you. We were a party of four adults, wanting 3 bedrooms, two bathrooms, space to park two cars, wifi and a pub within easy walking distance and we were not disappointed (especially with the pub). The cottage is surprisingly large, especially the 'upstairs' lounge which opens on to the patio and garden. A charming and enjoyable situation,lie an eyrie looking towards the sea.The flat was in good order although some what difficult to find at first as the road was not named from the high street onwards. Hastings old town is intriguing and interesting be prepared for steps and inclines.Would recommend to friends.

Lovely stay at Celebration Cottage. The house is lovely and relaxing and the garden is gorgeous. Housekeeper was very helpful. The only downside was that all the beds were singles and had very small single duvets on them. Our family are quite tall and all of our cold feet were sticking out the end. Some better duvets and zip and link beds would make it all the better. Overall really good.
We had a very nice stay in Cathedral view. The cottage is in a central location, good for walking around Arundel. The only problem was car parking, the whole area is filled with cars.
A lovely house shame it's down a long industrial road, could do with a full length mirror , a non stick fry pan & a flexible spatula for the fry pan , otherwise it was great for a short stay with rye down the road & the nature reserve & William the Conqueeor pub 5mins away

We had a great week staying at Seabank. The location is idyllic with panoramic views over countryside to the sea. The house is very interesting architecturally and comfortably furnished. On the whole, this is a nicely presented, comfortable cottage in a pretty setting and we did have a lovely holiday. There's plenty to do in the local area and so the cottage makes an excellent base for day trips. However, we rent holiday cottages 3-4 times a year in the UK and Europe and consider ourselves to be experienced "self caterers" and would say that for the price point there are a number of aspects which let it down. Beautiful little apartment, big enough for two people, could not fault it for cleanliness and comfort, though the settee was a bit hard on one's back. Bedroom was quirky, very comfortable bed, and there was everything you needed in the kitchen . With beautiful views and plenty of restaurants three minutes walk away, this was a very relaxing and enjoyable stay.
The owner had freshly baked a cake and left it on the kitchen table for when we arrived, together with fresh flowers in a vase. How good is that? Property very well equipped. Good wi-fi connection. Excellent location for Bluebell Railway, Standen House (NT) & Forest Way for walking/cycling (amongst others). The only possible downside - the second bedroom isn't really big enough for two adults.
We loved staying at Little Timbers. The property has so much charm and is in a lovely location, close to the beach. The garden space was great for the kids. We would go back.

Inside the cottage is cosy and finished to a high standard. Both bathrooms have fantastic powerful showers! I only gave comfort good not excellent as inside there was only room to seat 5 people to watch a film (a 3 seater sofa and two chairs) but it can sleep 6. I absolutely loved staying at Beach Reach. Not only was it an ideal house to spend my 70th birthday with my family but I personally felt there was a spiritual calmness about the place and I honestly didn't want to leave.. I could have stayed forever.
Overall our stay was good. The cottage is spacious with an excellent garden and in a good location. The kitchen is nice and has a good open plan feel. However, there were a few issues and much room for improvement. The entire cottage requires a deep clean - there were a lot of cobwebs and a lot of short pet hairs on furnishings. The beds in the two downstairs bedrooms were uncomfortable and the beds in the twin room are really just foldout camp beds. The games room is great but the sofas are in terrible condition. This cottage is located in a very special location where you can enjoy walks along the river into Arundel, yet it is within a few minutes of major access routes and a train station. The cottage was small, cosy and well equipped with everything needed for a comfortable stay. Bedding and towels appeared to be brand new and of good quality. A memorable holiday for all of the right reasons! What could be better than staying on a vineyard nestling a steam railway! The accommodation was excellent, clean and very comfortable. It seemed fully, and well, equipped however the fridge struggled to keep its contents cool. The only person we met on the farm was Don who seemed to be Mr Fixit. He was very welcoming, friendly and helpful! Having visited this area on 3 previous occasions this was the first time that we have stayed in Steyning which is centrally located for touring West Sussex. The cottage was clean and well appointed and benefited from the owner acquiring a parking space adjacent to the cottage. We scarcely noticed the activity at the nearby bakery and had a nice wee table and chairs at the opposite side which was secluded and got the suns rays into the evening. A real bolt hole - just right for a weekend away. Lovely decor and facilities. Parking is what you would expect for the narrow streets of Hastings Old Town - limited and the car park charges between 7am-9pm and is often full. Niggles really - over all a great weekend retreat.
Stayed for 5 nights in May 2017 - good stay overall and owners were flexible about adding an extra night after our initial booking which was excellent. Comfy double beds, relaxing living area and good showers. Small but well equipped kitchen but was just big enough to cater for the four adults and baby in our group. A few things worth noting for future guests: 1/ There is no freezer in the cottage. The Well House takes a bit of finding, but when we did all our hopes and expectations were realised. If you've chosen to stay here you presumably want peace, quiet, remote and countryside. It's all here in abundance. Then we found the key went in and fell in love with it. There is a Lovely cozy lounge area, dining area looking out over the field, nicely fitted kitchen and bathroom and the bed in the ceiling, which, was so comfortable. Plus some lovely quirky pieces and ornaments dotted around. We had a wonderful relaxing week in The Well House.

Beautiful grounds, immediate access to South Downs along picturesque country lanes and the cottage had everything we needed. Modern house well equipped. Shame about the limited parking. In general house style suits only 2 adults and kids due to only one shower and small kitchen/dining area. Office/lounge extension was a plus.
Very Nice and cozy little cottage. We had lovely Weather so used the patio a lot. The only drawback was the noise from a busy Road close by.
Cottage is at a very nice location, and we enjoyed the Woods & pool. Big living, good warm water shower. Sadley there are some "minor" things we did't like. The chair in the living is dirty, with a greasy part ( head ). Some plants over grow the cottage, you can't use the stone stairs ( in one hour, a gardener will fix it). With someone living below, we found it almost impossible to walk across the hard wood floor quietly. A carpet or large rug in the bedroom would have been very helpful. In the kitchen some basic items we have normally found in other properties were not available. A washing up bowl, hand-wash, small sharp knife for preparing dishes (the very large sharp kitchen knives were too clumsy) and a microwave. We were not sure whether the one towel in the kitchen was intended for drying dishes or drying hands..
Arriving at the cottage I was delighted by the location and the greeting by the landlord was most cordial. We had traveled from Durham with our two dogs so I was't entirely happy to find such a cobweb covered and dirty entrance to the property which was also the access to the kitchen. The kitchen itself is newly installed in relation to the other accommodation and features in the website photographs. The photographs don't show the peeling plaster, the further cobwebs, the sticky cupboard doors and the very poor selection of glassware - 3 glasses for a property apparently for 4 residents. External renovations at property very good. Internal condition average at best and quality of renovation poor and tatty. Cleaning only just acceptable, lots of large, dusty cobwebs. On arrival absolutely NO effort had been made to provide a welcome. One half-finished box of tea bags and a congealed centimetre of coffee in a filthy jar along with an odd assortment of 4 or 5 old groceries in the cupboard... out-of date Bisto among them. 2 toilet rolls were left on the kitchen counter, not even hung in the bathrooms. The property was very clean and comfortable and in a good location. Parking was an issue though. The house is situated on a side road on a hill. Some of the neighbours put traffic cones outside their properties to stop others parking. Luckily, I have a small car and managed to squeeze into a space in the first day. There is "four hour" free parking opposite the property on the main road but it was impossible to find spaces. There is a car park at the bottom of the hill which charges £9.50 per day.
