Pond Cottage has 2 bedrooms, 2 bathrooms, a kitchen diner and cosy living room with a woodburning stove. It has a no pets policy and all furnishings are free from feathers so is ideal for people with allergies. It sleeps up to 5 people plus infant(s).

Pond Cottage can be booked separately or together with Swallows Cottage in the case of larger groups (sleeping up to 13 and enabling joint access to the garden/courtyard, a secure area for small children). An internal door unlocks to allow access between the cottages. Please contact the owner prior to booking with any special requirements or requests. We will do all we can to help.

Pond Cottage is a lovely, clean and well-equipped home from home :). The surroundings are peaceful - just right for a quiet getaway. My grandchildren enjoyed playing in the games barn and the playground when they wanted to let off a bit of steam and a good time was had by all.

Honestly, staying here was an absolute treat for my grandson and I.

The lodge was better than the pictures and it had everything you need to be relaxed, spoilt and the welcome from the owners mother was just lovely.

I attend with my 4 year old grandson who really enjoyed the playground and play barn where he beat me at air hockey. The woodburner in the living room was the icing on the cake. Everything was clean and spotless and there were leaflets and information in the kitchen which was very helpful.

Pond cottage was right by the pond so the setting was just perfect. I must say the floor in the main bedroom does creak in some places but that goes with an older building but that just added to its character.

Overall I cannot praise staying at Pond cottage enough and it’s definitely worth for money.

Can’t wait to go back.

A lovely cottage. Spacious and homely. The staff were very helpful and friendly too. The cottage is directly next to the pond with a more private outside area and lovely views.

Another excellent stay at Hall Farm Cottages. We love staying here, very quiet, comfortable and so friendly, we have stayed several times.
The new games barn is really excellent with a full size snooker table, new table tennis table, darts and tv. Great for adults and teenagers.
Looking forward to returning in better weather and using the fabulous tennis court and swimming pool.

These are lovely cottages, we have stayed in two and wish we had found them before. They have everything you could need whatever the reason for your visit. The owners are very helpful.

A very nice holiday home with very friendly owners and welcoming.
Lovely setting with a very warm pool and quoit with the ducks on the pond.

We enjoyed our time in Pond cottage. It was very well equipped and had a lovely garden. The swimming pool was warmer than expected and we enjoyed being able to go for walks in on the farm. The location was fantastic. I can’t think of a better base to explore the broads, coast and other fantastic attractions. Would definitely recommend

Pond cottage was just perfect for us. Communication with Jack and Sheelah was always clear and very friendly. The cottage was clean with a lovely new bathroom and kitchen. The site itself is great, a massive games barn on site and a walk or bike ride to the pool or tennis court. The pool was warm even though the English weather was unpredictable, so we swam everyday. Just a shame the local pub didn’t serve food, but there is another one in the next village.

we thought the cottage was great - a lot of thought had gone into what was provided, the water was hot and the bed comfortable. The information booklet was very useful.

Our only gripe was the neighbors - 4 men who sat in the garden and smoked, both in the evening and morning. We had to move inside instead of sitting in our bit of garden because of ths, and I had to get up at 6-30 and shut the bedroom window because they were smoking (and chatting very loudly) directly below the bedroom.

We had a wonderful time staying at Pond Cottage. Everything was very clean and well equipped. The kitchen and bathrooms looked brand new but the cottage still has a wonderful old cosy cottage feeling to it. Very well done. We very much enjoyed the large windows in the master bedroom allowing us to see the beautiful countryside and pond from our room. And the attention to detail with the grounds is fantastic. Highly recommend.

We absolutely loved our stay at Pond Cottage, due to a large booking our group was split across Gaffers and Pond. Both cottages were exactly how our bride to be envisioned, quirky, beautifully decorated and in a gorgeous countryside setting.

It was the perfect setting for a classy hen weekend for her where we were able to play games and just enjoy each others company for the whole weekend.

The cottages were also well stocked with cups, plates, cooking utensils and towels.

I'm sure many of us will be visiting again in the future! Thank you for having us!

The accommodation was very clean and comfortable and Jack and Sheila were fantastic hosts, catering for all our needs and requests. The whole site, with the games room barn was great. We used the barn for line dancing which was ideal.

We enjoyed two nights at this well appointed, comfy and cosy cottage which is in a lovely quiet setting. Our children enjoyed using the games barn and seeing the ducks on the frozen pond outside. The location is very convenient for travel to the Broads, coast and into Norwich. If you’re staying with small children take their cutlery & crockery as the cottage doesn’t have any.

Lovely stay at Spixworth Hall cottages. Owners very helpful, with suggestions of places to eat, of which on our first evening my husband and i walked to a local pub. Second evening a wonderful meal at the "Black Boys Inn" so good went back next evening.
So many places to visit for all interests. We will return.

We loved the relaxing time spent here. The hosts were friendly and accommodating throughout. Loved using all the facilities, warm pool, tennis, games barn. Lovely place to come back to after days out around Norfolk and seeing family. Beautiful sunsets, ducks on the pond, birds chirping, horses going by and hay bales around, strangely on the same farm my mum played on as a child! A little piece of heaven.

Fabulous stay with 6 adults 2 children and 1 toddler in 2 interconnecting cottages. Fantastic facilities and a huge play barn which everyone enjoyed. Beautiful spot with wildlife and horses and stunning surroundings. Nothing was too much trouble for the Spixworth Hall team. Lovely and clean and every home comfort that we needed.
We will definitely stay again.

It was such a pleasure to stay at Pond cottage - I really appreciated the relaxed, friendly and generous hosts, who made us feel immediately welcome and at home. The cottage is well-equipped, unpretentious and comfortable. It was great to see the horses each day, and I loved being able to wander around the grounds. I also enjoyed being in such a quiet and peaceful location but relatively near to Norwich, which is just a short drive away. A gem of a place. Will definitely come back.

We had a lovely stay with two little ones and will be back! Pre booking communication was great to make sure we had everything we needed for the kids. The games barn was great to occupy kids between trips and it was lovely to see the stables for the kitchen table in the mornings. Thank you!

One or two little niggles - shower hard to put on, dodgy light switch in en-suite bedroom, toaster sometimes difficult to put on.
But otherwise we enjoyed our stay very much and hope to return.

My husband and I took two teenagers to pond cottage, we all had a wonderful stay.
Location was lovely swimming pool a bonus.
Had a day trip to Cromer of which the two teenagers went crabbing 4 hours !
I would recommend the cottage in fact we would love to return

We've stayed here 5 times now. Location is great to use as a base to travel around Norfolk.
The cottage is always clean and Sheela, Kim (and this time Jack) make sure you have everything you need (and even provide a pint of milk for a cup of tea when you arrive, and some accompanying treats). The kids love the play barn and seeing the horses. Highly recommend

There was more than enough space for 3 of us in the cottage and the private garden was an added bonus, there is also ample amounts of outdoor space, we loved seeing the ducks, horses, and other wildlife.
It’s also in a great location for plenty of days out, as there’s lots within a short driving distance.
The owner was very friendly and is taking the current coronavirus situation very seriously therefore making us feel very safe.
We would love to return one day.

We have been staying here for our annual holiday for 4 years now. The cottages are in a great central location in Norfolk enabling easy journeys to various locations. Fantastic cottage at a great price in a super location. We stayed as part of a girls weekend whilst visiting Norwich and it was really cosy with the log burner.

We had a weeks stay at Pond cottage and couldn’t have been happier. Absolutely perfect for us all!!!
We had a young family so having the space indoors and outdoors was great and the adjoining door into the main house suited us perfectly when it was a more suitable time in the mornings to join the other families!
