Modern studio apartment in a newly converted historic building. 35 Cocoa Suites is situated just outside the city centre, within easy walking distance of shops, restaurants and bars.

Lovely place with a great location.
A couple of small issues when we were staying here.
The heating controls were not working and the actual electric radiator panel was not attached to the wall and kept falling forward, this was quite an issue for us as we have an autistic 4 Yr old who loves running around everywhere. Unfortunately she ran into the side of this as it fell forward (she was ok, just a little wary of the room after)
Even with these issues we would try it again as the building and location are fantastic.

The second time I have stayed in Cocoa Suites 35, and it is ideal location for a solo holiday. The apartment is spacious and bright, well-maintained, and is just a few minutes' walk away from the heart of the city while avoiding any bustle. I wished to extend my stay by an extra night, and the YorkStays staff were very helpful in providing this.
A great place to stay with a helpful team behind it.

This is the second time we have stayed here and was not disappointed. Very comfortable with everything we needed for our short stay. So convenient and the on site parking is a bonus.

Apartment and location was excellent. The only negative things where we lost hot water for a few hours and the beds were uncomfortable.

Lovely apartment!
We went for my partners birthday. It was clean and spacious in a great location.
Loved the little touches in the room (bottle of wine and a bag of treats) to make it more memorable.
Would definitely stay here again!

Perfect location to City Centre and supermarket.
Good view, enjoy looking at River Foss.

We booked Cocoa Suites as it looked to suit us for a weekend birthday city staycation.
Although we struggled finding it initially, the instructions were very clear and we were able to check in early (which was a huge bonus!)
The bed was comfy, the amenities and stay York gift box were a lovely touch, and the shower was good.
A great location to dip in and out of York and would be very happy to stay here again!

Small but perfect for a city break. I was staying for work but it really felt like a holiday in this beautiful little flat. Great to have on site parking too. A very short and pleasant walk into the city and York was gorgeous. The welcome pack and all the facilities were fantastic, would highly recommend.

Great location, lovely modern apartment.
My only criticism is the sofa and bed are not so comfortable after a week or two.
