Great apartment with parking. Great location just few minutes walk into central Bowness. We parked the cars and never used them until we left. Sofas and chairs uncomfortable. Need brush and pan for floors upstairs kitchen lounge area. Other than that perfect.

This is a fabulous house with many positives.

Beds - super comfy!!
Utilities provided - washing up liquid, dishwasher tablets, tea towels, towels, washing up cloths, hand wash, bin liners, sandwich bags. Washing machine with washing pods and tumble dryer are in the garage, which was a great bonus. WIFI fab (had to take the details off back of router as info given didn’t work)
Heating - great heating system
Location - superb! 2 mins walk to Bowness shops and about 15/20 mins walk to Windermere
Parking - parking for 2 cars (neighbours were very keen to tell us we shouldn’t really have 2 cars, but we certainly didn’t impose on anyone else’s space)
Cleanliness - spot on, no complaints at all. Few scuffs and scratches to be expected from a rental property
Space - nice and spacious for 6 people

These are a few things which could definitely improve the stay, but did not impede our holiday at all (apart from the chairs in the living room!!!). These should all be seen as little things and should not stop you from booking this house (unless they are obviously ultra important to your party).

Living room
1. Chairs - OMG these were SO uncomfortable! They were bearable for a weekend, but staying for a week was so uncomfortable! We have both come back with bad backs - a good purchase from somewhere like FB marketplace could cost very little but would make a HUGE difference to your comfort. PLEASE consider changing this - we would defo come back to this house, but not if the chairs were still in place!
2. Benches at the table were big enough for 4 people (quite small) so 2 chairs at each end would solve this issue

Kitchen
1. Cutlery really needs changing - the handles kept coming off and easily bend
2. Not enough tumblers - only 2 large and 2 small for 6 people. Lots of Prosecco glasses though!
3. A general cleaning spray would be great to wipe down surfaces properly
4. Dishwasher was out of salt and fluid - but none there to replenish

Bedrooms
1. Blackout blinds would be an added bonus
2. Please consider thicker duvets (very thin) or a blanket in the wardrobe
3. Hooks on back of doors would be good for robes/towels
4. A shelf (or similar) in the bathroom to put toiletries on
5. TV in main bedroom would have been fab and given us somewhere to relax - but only because of the uncomfortable chairs in living room

Hallway
1. A bench to sit and put on shoes/boots (plenty of room for this)
2. A table or similar right at the door to put dog leads etc on
3. Shoe rack/boot tray to protect entrance flooring
4. Outside light didn’t work
5. More coat hooks - not enough for 6 people

Overall we had the most incredible time and would defo recommend to others (as long as chairs in living room are changed!!).

We’ve stayed in a few Brathay cottages and they are all lovely and comfortable and spacious and in good locations. It would be good if check in times were a little earlier. We also like the Keswick area so a Brathay cottage would be handy there

Pros:
- Great location
- Clean
- Modern
- Beds were good

Cons:
- Living room furniture is terrible. The weather was poor during our stay so we spent quite a bit of time in the property and the sofa/chairs are so uncomfortable and not suitable at all for 6 adults. They could do a lot more with the room (larger sofas, furniture to fill the huge gap under the tv, maybe a rug) to really improve the overall feel of the house. For this reason alone we wouldn’t return.
- Some of the house required maintenance. Paint scuffs are expected but the chest of drawers downstairs only had 3 out of 6 handles on it, this is shabby and again makes place feel cheap.
- Parking was advertised as two medium cars outside the property but it is only suitable for one. Luckily the neighbors were lovely so we found space for our other car across the road. I emailed about this on arrival looking for advice and never received a response.
- There were no ‘nice touches’ such as tea, coffee, milk etc. on our arrival, the only thing we found was a note that said ‘please strip the beds’. Small touches really set the tone of the stay, especially when you’re paying over 1k for 3 days. Most other properties I’ve stayed at leave something, from basic tea/coffee to wine and whole baskets of farm produce… it’s the little things.
- There was a Christmas tree in the house but it looked like it had been put up in 3 seconds flat, again the small touches matter so more care could be taken.

Overall, the property was clean, modern and served a purpose but for the price I would’ve liked to see more comfort and increased customer service.
