River House Garden Rooms is the lower floor of an Edwardian villa with a beautifully architecturally designed living room extension with floor to ceiling windows capturing the views to the River Spey. The property overlooks the large mature gardens, the River Spey and The Cairngorms.

This is a truly magical location in Aviemore perfect for a cosy getaway, ideal for your honeymoon or much needed rest.

Guests have exclusive use of the property but there is a resident in a small studio close to the property. This will not affect the privacy of your stay.

Note: you have exclusive use of the property but the rooms on the upper floors of the villa are locked off.

Just had a great week at the cottage. The facilities are excellent as is the view from the lounge . The big glass windows and log fire are perfect.
Our only slight issue is the description of the studio that’s within the grounds. It’s literally right outside the front door and feels slightly strange knowing someone is living there. It just makes you slightly conscious that you’re not totally alone. Given it’s advertised for romance and honeymoons, it’s just something to be mindful of and maybe a little clearer on the website.
Apart from that it was perfect and we would definitely book again

We really enjoyed our week at River Garden cottage. It was so comfortable and warm and cozy. Everything we needed was provided and it was just a 2 minute walk into Aviemore which is a really nice town with everything you could need. It’s also a really good place to use as a base to visit all the other places.

Fantastic cottage in a wonderful location . Beautiful walks from the doorstep . Just down the road from a wonderful pub with roaring fire with very friendly staff. The cottage was well equipped and rooms well proportioned . Loved the woodburner in bedroom and the hottub was so relaxing after walking all day . The snow made our stay even more magical . Thank you

We thoroughly enjoyed our stay, loved the beautifully decorated tree and decorations that welcomed us and our very generous hamper. This property is very unusual, guests rooms occupy the bottom part of the house with far reaching views across the gardens down to the river. Great location very close to the town centre but also located in a very quiet area.
The Kitchen had an excellent range and big fridge but lacked some of the things that us as keen cooks missed. Particularly a good set of sharp knives and good size dinner plates this side let the otherwise well equipped kitchen down. The halls and bedroom and dressing room are very dark and the access by stairs to the upper floors although blocked off was weird and a bit spooky. So sad that the rest of the house is unoccupied. The hot tub was a delight and serviced regularly during our visit. Bed was very comfortable but dark carpets show up every speck throughout the property which is not ideal. Our two Dachshunds loved the garden which was very well secured for them, electric gates good idea but a bit temperamental. To sum up we had a lovely stay on balance in this lovely part of the world.

The river garden rooms is an amazing place to stay. Its quiet blissful and romantic and dog friendly.
We loved this place so much we are booking again for next year.

This is the second time we have stayed at the garden rooms, because we loved it so much! Amazing location- to be so close to the town but yet in the peacefulness of the garden. Spacious rooms. We love cosy nights in the lovely lounge with the log burner, watching the birds in the garden. Fabulously equipped kitchen and utility.
Secluded hot tub to relax in every day after our adventures. Returning felt like coming back to our own holiday home. We love all the ‘stuff’ in and around the rooms that make it feel really lived in. Planning next years return trip!

All facilities you need for a relaxing break, Top of the range cooker and fridge but crockery let's it down as it's spent to long in the dishwasher and needs replacing. Lovely garden for sitting in the sun ☀ . Very quirky design mix of mordern and old. Shame that upstairs wasn't been used.

We stayed here for a week and absolutely loved it. It has everything you could possibly ask for. The living room is large and bright and very tastefully decorated. The kitchen is very well equipped. There is a laundry room with a washer and dryer. The dressing room off the bedroom is fantastic. I have never stayed anywhere that had so much space for hanging your clothes. The bedroom is large and the bed which is super king size and very comfortable. If you visit in the winter, you could light the log burner. There is actually one in both the bedroom and the living room and there is a plentiful stack of logs provided too.
The outside space is absolutely fantastic. It is a nice sized, enclosed garden with a variety of places to sit and enjoy the peace and tranquility. Then there is the hot tub….we had quite an active holiday, every day we were hiking, running or cycling, so at the end of the day it was just perfect to be able to relax in the hot tub. Absolute bliss…so would we recommend River House a garden Rooms? Absolutely!

On the plus the location is excellent for Aviemore and the surrounding area with plenty to do in easy reach. The lodge is quite big for two people and the bedroom is dark which was a real plus for me, the garden is large and well kept with plenty of seating and parking and the river is a short walk from the bottom gate. Hot tub is an added bonus but... see below

On the negative, cleaning wasn't the greatest thick dust in the bathroom and in the bedroom on the walls. The lounge which is large and with very nice windows is just to hot to sit in a bit like a conservatory in summer with nothing to cool it, some form of air cooler/conditioner would be a bonus here. Lastly with the hot tub just off putting to notice on the morning of departure it isn't drained between guests just topped up and chemicals added!

Housekeeping have dusted, however there is a lot of pollen about just now. There is also an electric fan available in the property. The Hot tub is maintained by a specialist team with the chemicals carefully monitored.

We had a superb time at the River House Garden Rooms. The location was excellent and the lodge was fantastic. Sitting out in the hot tub in the mornings was very relaxing.

Had a perfect week in Aviemore with many walks literally on the doorstep or a short drive away. Fantastic scenery and great location a short walk from the centre of Aviemore. The property was lovely - a perfect place to get away from it all and relax. Garden is great - big and gated so our dog was quite safe wandering around. Highly recommended well equipped house with an amazing sitting area!



A very good weeks stay with the right balance of excellent rooms, facilities and location.

A much anticipated return to this favorite accommodation, town and region. Thanks to the concise emails and information in the welcome pack we were able to fully enjoy and safely use the wide range of facilities available to us. Everything was ready for our arrival and use. The hosts were quickly available and helpful with any questions we had.
This all contributed to a peaceful and enjoyable week when at the accommodation. We were successfully recharged and ready for each days varied visits and activities in the area!

My partner and i stayed here over the Christmas period and it was perfect. Can't fault the place and the location is excellent for walking around the town. Highly recommended, i was going to try and book for Christmas 2023 but it's already snapped up!! Will definitely be staying here again :) 10/10

Pros: beautiful big living room. Effective and easy to use log burner. Great hot tub. All sky channels so curled up to watch some films and sport in the evening. Well equipped kitchen with a couple of necessities. Great location (the food from nearby La Taverna was excellent and we used M&S for supplies). Lovely arrival gift. Hot and powerful shower (actually couldn’t make it any colder!). Clean.

Cons: didn’t sleep well due to mattress being lumpy. Curtains not hung properly in bedroom. Some crockery very marked by cutlery. Unfortunately parts missing from Cluedo in games compendium, but we played checkers instead.

And in neither pro nor con but just an observation: unexpected and seemingly homemade erotic art in the dressing room!

This place is fantastic, from the wood burners, location to the amazing hot tub. Everything you could need for a comfortable weekend is provided. Located within 5min walking distance from town centre which is really handy. Look forward to returning in the near future.

What an absolute gem of a property! It’s much bigger than the photos too. So much room for 2 people to rehash in.
A really homely decorated property which makes you feel at home.
Fully equipped with everything and more you could need to enjoy your stay.
Huge lounge to relax in- watch the birds in the garden in the day and light the fire at night.
Location is perfect for heading out to explore in the day, and then wandering out for some food or a few drinks at night time.
Amazing hot tub- totally private garden area to relax in.
We didn’t want to leave- so we have booked again for next year!

The house is in a fantastic location with everything you need. Very quiet and private, just what we needed for a peaceful holiday. The welcome gifts are lovely and every much appreciated.
How ever unlike our first stay 2 years ago the bed was so hard this time, unlike in our first stay. We both ended up sleeping on the sofa in the living room ( the thread bare sofa) for 6 of our 7 night stay.
The house was not as clean as it should be, cobwebs on lights and wall decorations. As well as smelly cushion.

The stand has definitely dropped and for the cost of the holiday very disappointing.

Myself and Cara absolutely loved it at River House Garden Rooms,so much so that we are considering re locating to the area!!
We were in a perfect position for all the local shops,restaurants and bars etc.Our stay at RHGR was made very special by the homely feel of the place,the wonderful outlook helped as well.
Would return at a moments notice.Only downside was the tired bed,which we found a little uncomfortable,but everything else was spot on.
Thanks Great North for a memorable stay.

A fantastic location, one side there is city centre, the other side nothing but nature.
Hot tub was a welcome use to relax tired muscles. Sat the majority of the time there in front of the window with a glass of wine watching the birds on the bird feeders. Will definitely be returning again with the dogs who also loved it.
Maybe a small seating area in the living room in the corner near the window to watch the wildlife would be better than having to move the dining table chairs down there if any improvement could be made, and there is an espresso maker in the kitchen which takes ground coffee that we were told was no longer there.

The place is absolutely stunning. We felt really welcomed on our arrival with personalised welcoming message and some lovely treats. The villa is beautiful, very modern and has everything you need for a short or bit longer stay. The garden with direct access to the river is amazing. It allows you to spend time outside in the sun. We would definitely recommend it and we are looking forward to book our next stay there!
