Perfect location, lovely house and a great week. The cottage was the perfect base for all of our activities with 4 kids. (The Big Sheep/ Watermouth Castle/ Tintagel plus huge beaches; Saunton Sands/ Crowe Point/ Greysands Beach)
It was clean, the beds were very comfortable and it usefully had 2 toilets. It was very well set up for the 2 families that made up the 6 of us. Local pubs and restaurants were very good too. The local deli was expensive but Aldi only 10 minutes away.
Would definitely go back.

We were delighted with the cottage, in fact we had rented the upper cottage as well. The photos don't give justice to the location, especially only being 50 strides from beach plus parking off road. We loved the unusual layout and it was so peaceful, sat outside watching the boat activity and the sun sets- perfect. The place didn't want for anything

We had a great stay in Instow. The location of the property is perfect, right across from the beach and close to a number of nice pubs and restaurants. The off-road parking was very welcome too, given how difficult it is to park anywhere in Instow!

The property was very clean and the living room and bedrooms were pleasant. The garden was a real bonus, especially having our dog with us and the table and chairs are in a real suntrap, so we enjoyed breakfast there most days.

My only criticism would be the kitchen and bathroom, they're both quite tired looking. All the appliances in the kitchen worked well and seemed new, but there was no tea pot or cafetiere so we ended up buying those ourselves. Apart from that it was well equipped.

All in all it was a great stay, and we've already booked again for next year

Great location although getting the car in was challenging! We loved using the garden as well as the beach. The upstairs bedroom leads off one of the others; fine for kids but maybe not for adults. Adding a freezer and a bathroom update would make it perfect

We loved our stay here. Felt very comfortable and the wow factor location by the beach made our holiday. Also the garden was very pretty and spacious.

Amazing situation,lovely bedrooms, although 3rd smelt damp & draft through external door to room. Swimming not allowed in Estuary and would have been nice to know that before booking. Also, no bath mat, which resulted in an accident of an elderly relative. However, this was dealt with very efficiently by the company.

This is our 7th time to Instow, we just love it.
Location amazing and a beautiful beach on your door step.
Fantastic bars and restaurants a couple of doors away.
Delicious deli close by.
Little Ferry usually runs, seasonal across to Appledore, but wasn’t running this time.
Off street parking an advantage but awkward to enter with a large car.
The apartment needs modernising for our taste, new kitchen and bathroom is really required.
We found the mattresses on the doubles not comfortable.
Garden lovely and private and great for the dogs.

The location is fantastic, but it’s a real shame that you can’t appreciate it from inside the property really, I would definitely be installing glazed patio doors in the lounge if it was my property and switching the master bedroom and kitchen over.
Beware if you have a large wide car as the drive entrance is extremely tight.
The property was spacious, clean and well equipped, but missing a hairdryer.
The property is adequate, but is old and could do with updating but it was what I was expecting from the photos.
It does have the advantage of a the rear garden which was lovely.
Also be aware that you can hear everything going on in the upstairs apartment.
We enjoyed the location and space and had a fantastic sunny halfterm week.
