I absolutely loved staying in this apartment. It's close to the City and is extremely comfortable. It's also beautifully furnished.
10 Cocoa Suites is a beautiful modern studio apartment. It is situated within the city walls and just a short walk from York centre, close to many lovely bars and restaurants, despite the location the apartment is very quiet. Inside it is very well appointed with everything needed for a comfortable stay. All fittings and finishes are modern and well cared for. I wouldn’t hesitate to stay again.

Located in the city centre in a really nice and quite area. Close to local shops. The apparent is modern it provides all the things you might need. The bathroom was huge!!
We come every year to York from Somerset for Christmas shopping. It is a wonderful place to shop with a great Christmas atmosphere. We have stayed at 14 Cloisters Walk for many years now. Dawn is a wonderful host making sure every comfort is catered for with a bubbly enthusiasm, always making us welcome with an ever surprising welcome pack. The house is in a perfect position just outside the city walls so that we can keep going back to drop off our shopping before going back for more. It is always in excellent condition and I think the only thing that could improve it is if it was snowing...more

Hey, yeh no complaints with the flat, may-bees too hot when sun shinning, so much glass, wonderfully high up, peaceful once up there.....its a long way from parking up, and we found that with entrance being on the main street, not so good. Thats how we saw it anyways....no complaints with actual property or booking, as i said its lovely once up there.
This says it all: we planned to be there for a month but ended up staying for almost three. The condo is in the middle of the city and a short walk to everything - grocery, shops, restaurants, tourist sites. No need for a car. The kitchen is well equipped, the place is bright and airy, and the owners very nice. Would be hard to find a better place in a more central location that this one. We hope to return in the future!
This is our second stay at this house and we will definitely visit again. Location is within 5-10 minute walk of the city centre so perfect. The house has plenty of space for four people and the bedrooms are a great size as well as the main living area having two armchairs and double sofa all very comfy! Decor throughout the house is stylish , clean and modern with traditional touches. The kitchen doubles as a dining room and is a very good size. We love this house and as we have now been twice it feels very much like a second home!!
Charming sitting room, modern kitchen (well equipped but no coffee machine), lovely bedrooms (one of the bathrooms requires updating), Orangerie Cafe next door but didn’t detract at all. Great for family get together, plenty of space. Limited dog walking from the house itself and cattle grid to cross to leave the grounds if on foot with dogs so not the best for four legged friends.
I use this place regularly when I visit York for business. Its clean, comfortable, convenient and centrally located.
102 Westgate is a lovely flat in a large modern apartment building, overlooking the River Ouse. The location is excellent, and the flat itself is modern and well-equipped. It is kept impeccably clean.
I have to say that if this flat belonged to me, I would not want to rent it to anyone else, because the flat is so great. when I first saw the flat, the sound from my heart was "WOW" and thought that the landlord must be very generous! Absolutely perfect. The house is spotless and beautifully decorated, the sheets and towels are lovely quality, and the kitchen is equipped with everything you could possibly need. Parking on the street was easy and it's less than a 10 minute walk into the city centre so the location is ideal. Stays York made the booking process easy, were responsive and provided clear instructions for access. It really felt like a home from home and we wouldn't hesitate to stay there again.
The apartment is really new and very well equipped. Since we've got our bikes with us the trip into York's center took only 3 minutes, on foot perhaps 10. So the location of the apartment is very good, Also a supermarket is only 5 minutes away on foot. The apartment is really nice. There are only two suggestions concerning the equipment: An extractor hood would avoid false alarms of the smoke detector in the kitchen, even if is only a circulating air model. We stayed at Emperors Wharf for Christmas week. The arrangements to gain access to the car park worked well. The first thing we noticed was the cleanliness of the property, which is excellent. It is ideal for 3 people with all the kitchen appliances needed, even to make a full Christmas dinner, which is quite unusual. The dishwasher proved to be very useful. The location is excellent for wandering round the city centre and it proved useful having a garage. As I work overseas, and no longer have a base in York, I've booked this house a few times now. Clearly if I could have found better, I would have stayed there insted, but, its the best I can find. My only comment has nothing to do with the property, but its the downside of being so close to Micklegate, and the noise of the drunken people returning home late at night. Other that, No: 7 is a charming property.
We really enjoyed our week at this beautiful apartment. The location was beside the river - close to lots of restaurants, pubs & cafes. It was very near the railway museum, which is a really enjoyable visit. (just allow at least 2/3 hours - maybe more} It is so interesting! And we are NOT train enthusiasts! We were fortunate to be there in lovely weather but the apartment was unbearably hot. We didn’t have the heating on! It was too hot to sleep but we couldn’t open the bedroom windows as there was so much noise in the street till all hours of the night. That of course is not the fault of the accomodation which was wonderful. Loved having the washing/ drier machine as were traveling for many weeks.

We had a great experience staying at the Smithy for a couple of weeks. It's surprisingly quiet for being just off of the main road, and there are several pubs and restaurants nearby for meals. The nearest grocery stores are a 10-15 min walk away, which is a bit inconvenient if you're planning on cooking, but it's easy enough to pop by on your way home as they're on the way from the city centre. We enjoyed a very comfortable stay in this delightful property. The owner had included thoughtful touches and appeared to be easily accessible, although we didn't need to contact him at all during our stay. Everything was spotless, and the property was finished to a very high spec.

We greatly enjoyed staying at this apartment. The kitchen was well stocked and easy to use and the bedrooms were roomy and comfortable. Mark and Liz were very friendly and helpful at our arrival and provided plenty of information about how everything in the apartment worked.
Great location. Well kept apartment with good facilities. Small adjustments would help elevate. Example: Bedside lights in second bedroom work sporadically. TV remote does not function fully. Shower attachment leaks cold water while bath is being filled. Sainsbury bread truck arrives in very noisy fashion at 5.30am every day. Therefore, hard to sleep later in second bedroom. Construction workers attached to building begin work around 6.45 Monday-Saturday. Therefore, hard to sleep after that in main bedroom.
Cocoa suites is next to the river. It's a nice place. Everything was great! The apartment is really comfortable and the value for money it's really excellent, because York it's an expensive place.

Excellent location and property. Thank you for the biscuits and other treats. Stays very responsive when we had a problem with key safe and called us back within 10 minutes (on a Sunday evening). Disappointed that we had to have a cold shower on the first morning as the water was cold, it was a large tank so it took a while to heat up the water Suggest that Stays checks that boiler is on before guests arrive, as not something we would check ourselves.

Well located house , does what it says on the tin. Not luxurious but suitable for the price. Showers and bath cold if others using . Bit awkward that only bathroom on main floor is an en suite. However it’s clean and homely , location great , agency was helpful , would go again .

Selected for its proximity to the main tourist area of York - it did not disappoint. A very short walking distance to all the main attractions in the city and the main train station. Booking was quick and easy, with confirmation received in good time (considering we booked during the Christmas break). Nice modern finish in the property with sufficient cooking equipment for a short stay. This apartment is ideal as it is close to restaurants, bars and places of interest. It was very clean and modern, the only slight criticism is that the bedrooms were quite small but as we didn't spend much time in them, it really didn't matter. The agent was quick to answer any questions I had before our visit and the instructions to access the apartment and building worked perfectly first time - always a bonus! Definitely recommended.
10 Stonegate is a lovely, clean and quiet apartment with comfortable beds and beautiful views of York Minster right in the heart of the city. We had a wonderful holiday there. More cutlery would be appreciated by future guests.
The ease of getting into the accomodation was great. The parking on the street outside was a definite positive in a city where parking is very difficult and expensive. Unfortunately there were a few little things when we arrived. We appreciated the coffee and milk but the bread however was not as useful without something i.e. butter to put on it. The dishwasher was full but clean and the bin was full, both of these we could, and did, empty but do not expect to do so when entering a property. The location is excellent for exploring all the main sites in York centre and there are lots of good eating places very near. The apartment is well equipped and is very quiet. Would recommend it and would stay again on a future visit to York.

Myself and my boyfriend recently stayed at 316 Westgate for an early Christmas break away. We have stayed at Westgate in the past so we knew the location of the complex. It is very central and close to all the attractions York has to offer. The complex itself is spotlessly clean and clearly well maintained and had a festive atmosphere when you walked in with the lovely Christmas tree. We have stayed at this apartment (and no 14 next door) on several occasions. The apartment is comfortable and well kept, and an easy 15 minute stroll into town. Morrison and Lidl Supermarkets 2 minutes in the car, and various local takeaways nearby if you dont want to go into town - the fish and chip shop is excellent Word of warning - Beware of the Private Parking Enforcement Officers - make sure that you clearly display the permits in your windscreens - first job when you arrive. Excellent location for York and for us the easy access to the racecourse and access to the City wall were a bonus. The Bishy road availability is also a big plus for shopping etc . The balcony was a lovely feature especially in the evening. Really enjoyed our stay. Amazing location close to everything we needed. The house worked really well for a family with teenagers. WiFi and a room each. Kitchen well equipped. Quite a bit of stair climbing as toilet on first floor. We enjoyed a wood fired pizza in garden of Bistro Guy on Gillygate, the walls walk from Bootham Bar to Monks bar great views of Minster with breakfast at Wheldrakes cafe.We caught bus from station to end of Claremont street on arrival but it’s an easy walk anyway. .
I previously stayed in the Cocoa Loft and then moved to No 9 due to lengthening my stay. After staying in the Cocoa Loft I was disappointed with No 9. The layout was very different and the sofa was different to the pictures - not a huge problem. The studio was in good condition although the heating wasn't working. However, Chris/Rachel from Stays York ensured the heating was fixed the next day and were very helpful. No 9 wasn't laid out the same as the Cocoa Suite because it was a different shape. A nice flat in the heart of the city, only a 5 mins walk to the old center. Perfect for a city trip to York. One need to be aware that the flat is located next to one of the main party miles of York, therefore it will get loud in the evenings from Thursday to Saturday.
The apartment was virtually brand new and had everything we required for a lovely stay. It was clean and comfortable and very well furnished and right on the river with a lovely view and only a short walk to the shambles area and bars etc. There was always lots of hot water and shower was great infact we could not fault the apartment at all and next time we stay in York we will definitely stay there again if it is available and we have recommended it to our family and friends.
I always like to stay here when I am working in York - it is comfortable and convenient. The kitchen is well equipped, the beds are comfortable, its clean and close to the town and office. The staff at Stays (Anne and Chris) are very nice and pleasant to deal with. They always respond quickly and politely to any issues raised. I have a few concerns about security - on the past two occasions there have been mix ups over keys. I stayed in cocoa suite 11 for 2 weeks. It is an axcellent accommodation, brand new, near the city center though in a very quiet area, in a former industrial building on the river completely restored, on the river which make all this a charming stay as well. It is fully equipped, perfectly clean, with WiFi, new tv. I would recommend it certainly. The only trifle is the bed a little too small for two people and the amount of money paid for a two week stay. They should offer discounts for long period . The rest is perfect.

A great house and so close to the town centre. The house had a real homely feel, the 2 living rooms were great and the kitchen was well equipped. We even managed to cook a full Sunday roast! The bedrooms were of a good size and the beds were comfy, if a little soft in the master bedroom. The bathrooms were great especially the slipper bath. Unfortunately we couldn't get the water hot enough to run a really warm bath, but the shower pressure was good.
Great location at the heart of the Bay. Large bedroom and bathroom and a compact kitchen lounge diner. Place was clean and tidy however it would benefit from an overhaul of the furniture as it’s seen better days. The chairs had no padding and were very uncomfortable, the settee was uncomfortable, the bed was lumpy and the pillows were like pancakes. We wouldn’t hesitate to stay in the flat again if the furniture was updated.
Great place for our family of five. Perfect location near to train station and all the museums that York has to offer.
This is the second stay I have had in the Cocoa Loft. I have stayed in a couple of the other Cocoa Suites but they don't compare to the Cocoa Loft due to the way it is set out and storage etc. I like the set-up here and feel comfortable etc. The only slight negative this time was the kitchen area. The hob was stained and the floor was cracked and missing grout. Just a little bit of maintenance and it would be tip top again. I am looking at staying here again very soon. I would recommend the Cocoa Loft.
Lovely modern downstairs accommodation. Loads of fridge and cooking space. Nice big table to seat everyone and plenty of sofas. Upstairs, as others have said, is perhaps slightly less stylish but the beds are comfy. The en suites are small but functional and it was a real bonus having 5 en suites for 7 girls staying over a weekend. The location is spot on. A pleasant walk through the Museum gardens/ along Bootham and you’re in the centre of town. Couldn’t be better. Stayed for 5 nights over Christmas. 2 bedroom unit, Great location ; well-equipped. Needed a good clean.
The property was well situated (although youngsters outside McDonalds, which is directly opposite, were often very noisy!). It was clean & the beds comfortable but the sofa was very worn. It sleeps 7 but the lounge only has seating for four, or five if three people squash on the sofa. There was also a lack of crockery & glasses for that many. The shower curtain in one bathroom was only held up by about three rings & we had to screw the stair rail to the wall as it had become loose at one end & we felt it was dangerous. Very nice clean flat. Problem with the door key box it was broken so could not use it and had to take keys everywhere. The locking mechanism had been ripped of so no security for the block. I did report it and management were aware of problem. There was everything you needed in the kitchen with a nice box of welcome things to use. Could of done with some more information about what you can go and do or see in the area, leaflets maybe?
Loved everything about the flat. Two things I wasn’t happy about. One is my booking was initially confirmed for another flat which showed it was available on HomeAway then the owners cancelled saying the property was already booked by someone else. Second time I booked this property it got confirmed and again it got cancelled by the owners saying there was a problem with the scheduling. Ultimately they gave me the property for a day less than I wanted. Other than that the check out time being 11 am was not convenient but that’s their rule so I guess acceptable.
Comfortable, clean, modern apartment close to York City Centre. Quiet location over looking Memorial Garden and close to rail station. Would be useful to provide more cooking utensils for visitors who like cooking- eg, steamer for vegetables, wok and provision of tin foil for cooking tray. Dish brush would be useful too. Have stayed twice and will definitely do so again.
We really enjoyed our stay, it is the second time we have stayed in the apartments, but can I please ask the people who own the whole holiday park to please listen to people putting bad reviews on about the pub food. We arrived on Boxing Day so just decided to eat at the pub knowing the reviews were really bad. We ordered two lots of burger and chips, we were told they had run out of lettuce I can honestly say it was the worst burger and chips ever and it was not that cheap. Excellent location to city center. Parking was easy. The house when first walking in feels like the owners have just walked out the door. Their personal belongings are all over the house from clothes to mail and files of paperwork. When you read the handbook all the rules of what you can and can't do were explained in a nice way but these should be explained when booking.. Any cupboard or door with red spots your not allowed to be used which is OK but empty your clothes out the wardrobes you can use. Not allowed to sit on the chair in the master bedroom to do your make up, so provide one...more
This is the second time we have stayed in this flat, last visit told stays York mattress needed to be changed. Spoilt the stay, as gave us both bad backs, springs nearly coming through it. It was that bad we had to buy an airbed to sleep on.
We had an excellent break on the East Coast between Christmas and the New Year. The weather was fantastic, sunny but cold, and the location was fabulous with many walks undertaken during our 4 day stay at The Bay. Unfortunately the apartment we stayed in was extremely disappointing. The walls were dirty and full of cobwebs/dust. The bath had a large crack down the side. The apartment was in a excellent location and was very clean and tidy. We had a brilliant stay in the apartment. Only issue was being given incorrect code to retrieve the keys but was soon sorted out with a phone call.
Nice,warm,modern,clean,well equipped apartment. BUT,the made bed had no bottom sheet only a quilt with no cover and towels neatly rolled on top.The dining chairs have seats that have totally collapsed and wobbly legs that are ready to fall off.Very unsafe! The sofa also has collapsed and we made it comfy by putting the pillows and bed quilt on.The TV in both rooms was not working,the cleaner came and managed to find a few channels.Good job we had brought some DVDs ,our holiday was in Nov.
This is a lovely apartment and a great location. Booking was simple and efficient. However, the furniture is very worn now, ie dining chairs threadbare; chip out of chest of drawers in bedroom. The dishwasher needs a bit of attention, I'm not sure the tablets are addressing the need for rinse aid and salt, so dishes didn't wash properly. Also great to be able to take pets, which I did, but you need a really good vacuum cleaner to ensure all dog hairs are captured. The area and the site are great. The apartment needs a lot of work and the furnishings are very cheap and uncomfortable. The dining furniture was unusable, with badly sunken chairs. The lounge settee was also difficult to use for any length of time so we used a garden recliner that we’d brought from home. One of our first jobs was to re-hang a couple of curtains that came off their runners as soon as we touched them. By contrast the kitchen area was very good for a small apartment. Clean and with everything needed, and a nice welcome pack.
We liked our stay in York. Beautiful city and many things to do and to see. We even liked the house. But when we came back home we received an email that we had damaged a chair which we did not. But we had no proof so we did not get back the deposit we had paid. This felt really bad and we were so disappointed, that we do not have good memories anymore.
