Pekes Oast House is a mid-19th Century double-tower oast with a large kitchen, sitting room and dining room that sleeps up to 12 people. It has a large garden looking towards the Downs and an Arctic Spa.

We stayed in the Oast House for 4 nights as a large family group. We ranged from 18 months - 73 and there was something for everyone. It was beautiful, quiet, peaceful. The house was spacious and no one felt on top of each other.
We met some of the staff who worked on the Estate and they could not have been nicer. Everyone was flexible when we asked to check out an hour later. The pool was warm - it is a walk from the house though so bring flip flops and a coat!!
The local area had a great pub, but you could easily just stay on site and make use of the spa, tennis, pool etc.
House had everything we needed, lots of fridge space. Only two showers which you might need to navigate after the pool , but no issues with hot water.
Would absolutely recommend to anyone for a relaxing weekend away.

We had the most magical Golden Wedding week with our children, granchildren and dogs in the charming old Oast House at Peke's Manor. We really felt like we had stepped back in time to the care-free days of the Enid Blyton stories. The children played freely in the gardens and on the adventure playground and we all all had great fun in the large salt swimming pool; no uncomfortable chlorine here. We all enjoyed big breakfasts around the large farm-house kitchen table that fitted us all, BBQ's, games in the gardens and stargazing as we sat around the fire-pit. Whilst the paintwork etc in the house is tired, the crisp white bed linen, towels, cleanliness of the house along with it's beautiful grounds has a wonderful cosy and genteel old charm. As well as the house's own huge garden there is magnificient countryside, directly admissable, surrounding the whole of this beautiful estate. The previous wedding party had left some tents up in 'our garden' when the first of us arrived. But Kildare, the owner is also charming and easily accessible, we were impressed with how quickly he and his estate manager Bernie sorted the issue and the tents were gone by the time last of us arrived. As I say a magical week giving us glorious Golden Wedding memories to treasure.

The location was beautiful. The kitchen was wonderful for a large party of people. We were staying with a group of friends to attend a wedding nearby.
The only improvement may be to provide some nice toiletries in the bathrooms and update some of the garden furniture.

My family and I stayed in the Oast House and coming from the US, we were eager to find a place to stay that was historic, close to lots of Tudor history, but also well-maintained and with something for the three kids. Pekes estate was perfect! The Oast House had a historic feel with a modern kitchen and beautifully decorated, very comfortable bedrooms. We loved the group drawing room and long kitchen table where we could have meals as a group (my sister and her kids were with us too) and the grounds were gorgeous- lovely to walk around. The playground and pool were perfect for the kids (and adults) and the pool was well heated. It was easy to do day trips from the house to local sites or pubs, and we did a day trip to Hever Castle easily. You have access to the whole estate (this wasn't clear to me when I was booking) so it was so fun to walk the grounds in the early morning or evenings. I definitely recommend staying and we will be back!

My friends stayed at the Oast House as part of my wedding celebrations on the Pekes Manor Estate. It was quiet and in a lovely countryside spot, with a pool, tennis courts, sauna, jacuzzi, play area and views. The Oast house has its own private garden surrounded by meadows. Being an oast house, it has quirky round rooms. There was a homely family kitchen, a big double bed, an impressive dining room and three separate toilets (useful for groups).

We stayed here for my Freinds Hen do and it was perfect! The house was stunning and the weather made us feel like we were in the south of France!

We came across Pekes a bit randomly, through the partyhouses website, after being let down by some Airbnb options. This ended up being a great place for the stag do I organised. With a couple of other properties within the grounds, The Oast House and surrounding facilities still feel completely private, and we made good use of the hot tub, pool and garden. By booking The Oast House, we had a quirky building in a peaceful countryside setting, with just a 30-minute minibus ride into Brighton. They clearly have a great team maintaining the grounds and ensuring everyone has everything they need during their stay. Thanks for a great experience!

A group of 10 of us stayed in the Oast House for my 30th birthday. The location is just beautiful, it is peaceful and it is lovely being in the countryside. The house was amazing, I was a big fan of the four poster bed. The living room and kitchen were plenty big enough for us all to fit in comfortably whilst playing games and eating. I was gutted to find out that the private hot tub for the Oast house is now closed and I really hope in the future they are able to replace this however there is a shared hot tub and indoor swimming pool which were great. The indoor swimming pool is unlike any other I've been in, there are loads of plants in there and it was a lovely environment to have a swim. There are plenty of areas to go for long walks around the grounds, a few of the group were gone for hours. We bumped into a number of locals who were all friendly and had great conversations with them. I could have stayed here much longer than 2 nights, I was sad to say goodbye.

Fern is correct about the Hot Tub. We had to very reluctantly close it about a year ago because it had become so old that we were unable to find the specialist parts to keep it going anywhere. We have a plan to re-instate it rather differently in due course. Meantime, as she says, there is the main Jacuzzi/Sauna, which works very well. To any guests reading this, VERY sorry, please forgive us.

It's a quintessentially eccentric English estate in beautiful surroundings. Our group ranged from 8 to 68 and the facilities kept all of us content. Friendly host gave a tour of the main house and were very attentive. Dog friendly and plenty of open space. The Oast House is due for renovations in January we understand. A very pleasant stay.

Great estate, stayed in the oast house and enjoyed the pool, tennis courts and the grounds.
Location was perfect for walk to gun brewery, and the farm shop up the road was lovely.
On our final night we walked upto the 6 bells pub which had great music and atmosphere.
All in all a great location for a celebration and get together in a stunning setting

Staying at Pekes is always a pleasure; on this occasion, myself along with my friends and family opted to rent both the Oast House and Mounts View for two nights.

Both properties were exceptionally clean when we arrived, and we had all necessary kitchen utensils to cook for a large party. We were able to use the pool and the sauna, which was a pleasure. The only drawback was that the jacuzzi was out of order; I was assured that this had been acknowledged and steps were being taken to repair it.

Thanks for having us and we look forward to our next stay!

We had a lovely stay! Tess and Angela were super friendly and were very accommodating. Unfortunately the hot tub would not heat up and was unusable.. it had apparently been malfunctioning the week before, too. A small amount of compensation was offered when we requested it but we were really disappointed that the hot tub wasn’t ready for us.

We checked out on 9 October and left the place clean and tidy as per all instructions given but I have been advised that the deposit will not be refunded until 15 November, which is bizarre. When I queried this I was told that this was a normal timeframe… a five-week wait is ridiculous and this, together with the broken hot tub, left a bit of bad taste at the end, unfortunately.

The Oast House is one of several houses at Peke's and is a great house for a large family gathering. The kitchen was well equiped and the grounds are beautiful. The pool can be booked twice a day for each house, which was great for the children, who also enjoyed the play area and wide open spaces to run around in. We also enjoyed the hot tub. Quite a lot of the accommodation is in shared rooms so it's good for families who are happy to share. The fabric of the Oast House is fairly old, which didn't bother us at all but might not suit everyone. We stayed during the 2022 heatwave and it was impossible to cool the upstairs rooms, which did make sleeping very difficult. Plenty of towels, loo roll, washing up liquid, dishwasher tablets, tea bags etc provided. The second fridge and washing machine were very handy.

We had another very enjoyable weekend at Pekes, enjoying the distinctive Oast House, including the circular dining room. The swimming pool was enjoyed by several of our group. This was our 5th weekend visit.

An adjacent large wedding (with marquee) at the main house was a bit concerning but the noise was not excessive and they switched off their music promptly at midnight.

The only problem we encountered was the inadequate kitchen equipment - it was a struggle cooking and serving a full meal for 10 people. Until 3 years ago the equipment was much better but a lot of useful items were removed from the kitchen and have not been returned.

My friends and I had an amazing stay at the Oast House for a friend’s hen party. The house itself is beautiful and set in gorgeous surroundings. The living room was a great social space and the kitchen was well equipped. The garden was huge and was a great space for playing team games. We made use of the lovely hot tub in the garden as well as the shared indoor pool. We couldn’t have asked for a better house or location!

We have been coming to Pekes for a few years now and we love the grounds and the Oasthouse. Gardens are beautiful and generally well kept. Oasthouse could do with more outdoor sitting options but it's ok (they used to have a lovely egg hanging chair in the garden but that's gone). Oasthouse is immaculately clean (crockery, cutlery etc). The indoor swimming pool is always a hit with children and grow-ups in our party. However, this last time we were disappointed with the temperature of the water. It was extremely hot. Possibly unhealthly hot. We asked management to reduce temperature and were told it was not possible to do so. As a result, we used the pool a lot less than usual. It was very uncomfortable. It's a shame, Pekes is usually such a good option for friends reunions.

This was a wonderful setting amidst beautiful countryside and an historic site with lovely grounds, facilities and wonderful buildings. It was really delightful to be there but I feel compelled to say that there were some definite issues with poor state of repair with the house we stayed in. You expect this to same degree with this type of building, but we felt it had reached the point where some attention needed to be paid to it asap.

I booked the Oast House for a weekend getaway for a group of 7. We were very impressed with the size and quality of the venue. The location was great - very rural but within reasonable reach of supermarkets. Our first day/evening was spent in Brighton.

It's definitely recommend the venue to anybody who is looking for similar. Our only minor disappointment was the water pressure in the showers. It was certainly usable but very weak. On the other hand we were really impressed at how well-stocked with utensils and equipment the kitchen was. The staff we saw were all very friendly too.

We all had a wonderful time, lovely setting and all facilities in house great.
Booking system for pool which is displayed outside of pool should stipulate 1hour at a time for each house. We found one house had booked 5 consecutive hours! Also somewhere to change and shower at pool would be great.
Overall a fantastic stay.

We loved Pekes, but we are fairly laid back about things!

I do think there needs to be some investment in restoring the swimming pool and hot tub buildings etc. There are some friends we know we just couldn't invite to join us, as they would be put off by the broken roof and window cills etc.

We stayed for 2 nights at the oast house to celebrate my daughter’s 18th birthday. The host provided us detailed information a week before our stay which was really useful given our first time in the area. We found the place with no trouble. We were delighted to see how clean, organised and well
maintained the place is. It was perfect for spending a relaxed day with my family as well as having teenagers celebrate my daughter’s birthday. The hot tub was a real treat to her friends and needless to say, they all had a blast. We will definitely come back.

9 of my friends and I stayed here to celebrate my birthday and it was magical. The Oast house was beautiful, the gardens were fantastic to sit and listen to absolute quiet apart from some animals you would never here in Brighton. As soon as we arrived I felt relaxed and then spending time in the hot tub only increased that. The swimming pool was one of the highlights as although it is a shared pool, you book slots so we had it to ourselves. We will 100% come back and I look forward to a longer stay next time.

What a lovely stay once again. Our group enjoyed the pool, tennis courts, and large grounds every day, and used it as a base to explore Pevensey beach and castle.

Lovely house, really clean, everything works, location is stunning, garden is beautiful - the swimming pool is ace! The location of the Oast House is by far the best within the park as it has more privacy than the manor and Mount view.
House needs some TLC as a tired in places (some damp patches, torn furniture, rickety garden furniture) but nothing a spruce up wouldn’t fix. The weather was stunning and it could have done with some sun loungers. Comms were a little bit confusing as to check out times - a couple of emails said 10am and others said 11am.
It’s a small thing but I have stayed in many places (of all price ranges) and all have either left a cake or little welcome package with a note - this is not a cheap place to stay so maybe worth considering as a nice touch...

We have stayed here before and loved it then. Have never had a holiday twice in the same place, so different from our normal ventures. Think we will have to return again.
Kildare and staff really helpful, as dates were constantly being juggled c/o covid government guidelines, but once in place, we couldn't wait. And, it totally lived up to expectations (as before) and more. Immaculately clean; we felt totally safe from catchingcvd19. Comfortable beds, wonderful cotton linen and thick soft towels.
Had such a wonderful time swimming, playing tennis, hot tubbing, walking, eating, both in - BBQ's/ out -The Gun Inn- easily walkable, as is The Gun brewery where we had bought some beer. It is very beautiful countryside and such a relaxed and pretty estate. Chiddingly village shop also walkable and ever so useful for items I had forgotten. Also used (for the 1st time) Flint Owl delivery for bread and fresh veggies, as recommended on Pekes supply list - awesome baguettes, Rosemary & seasalt bread and amzing box of fresh veggies. Very worthwhile (have to order £25-00 or more and they will do free delivery; very handy.
Love being at TheOast, feels like home and was very sad having to leave.

We have been going to Pekes for 10 years and the state of the grounds and facilities is better than it has ever been. The Oast House is simply beautiful, and the garden was an oasis of calm. The indoor pool is very well maintained and I was very impressed with the care the owner has taken to allow everyone to have a carefree holiday whilst respecting all COVID related guidance. Our family of seven, two adults, three children and two grandmas, stayed in the Oast House for a week. The house was immaculately clean with large living areas, well equipped kitchen and very comfortable bedrooms. The beds were exceptionally comfortable. Oast house is an old house with charm and character but some of us complained about the old plumbing and the low pressure in the bathrooms. It didn't bother me, it was part of the authentic experience.
The secluded private garden at the house is very large, plenty of space to play around for the kids. We had our own Jacuzzi. It needed a clean but someone came straight away to do that.
The swimming pool at the estate is a few meters away, it was nice and warm, very good for playing around and even for a swim.
The kids enjoyed spending time at the playground and there is a tennis court to use as well.
There are lots of walk from the house and plenty to do in the area with a short drive away.
Overall, it's a really nice place in a beautiful setting. We'd be back again.

The house was perfect for our visit with 10 members of my extended family. It absorbed us with ease, including the dogs, and felt like a home from home. It was very warm, comfortable and had all the space we needed for a New Year’s Eve dinner and party. Wider facilities (pool, hot tub) were very good. The single cooker, however, was a struggle when catering for 10. Overall we had a fantastic stay and I would thoroughly recommend the Oast House to others.

Very well equipped house, and lovely facilities. Was all clean apart from a lot of cobwebs. Hot tub was disappointing as in a run down shed covered in cobwebs so could be improved. Overall fantastic stay with a large group of girls for the weekend.

I'm very glad that Daniela and her group enjoyed their stay at Pekes. In relation to cobwebs IN the house, I immediately went and looked carefully in each room and found 3 very small high-up cobwebs quite consistent with what happens every day with houses deep in the countryside. However, there were indeed cobwebs in the Hot tub house, and these have been removed. The hot tub house itself is due to be entirely replaced with completely new within the next 4-6 months. It is unacceptable that they were in there.

The Oast House is a charming building set in a beautiful garden with a hot tub close to the house and access to a communal swimming pool in the Pekes Houses grounds. We had a thoroughly enjoyable weekend and are considering returning next year. There are however a few aspects of the house that are in need of modernisation. In particular, the kitchen fridges are in need of replacement; the television should be upgraded; and the broadband speed is poor. We were warned about the internet but only after booking. It is not sufficiently fast for streaming and this should be upgraded as a priority; we have stayed in a property a few miles away and they managed fast internet so it is possible. If these things can be sorted out then the property would be exemplary rather than merely good.

This is a really lovely house in such a gorgeous location. It's super quiet and the grounds are so clean and well maintained. The pool is also a real gem and the children's play area very useful.

The house itself is pretty comfy and very beautiful, with lots of room inside and out, and a jacuzzi.

One issue is the smallest bedroom which is tiny and only suitable for a child really. There is also only one decent sized basin in the main bathroom while the rest are just tiny hand basins. A couple more good knives would be helpful but the kitchen is otherwise very well equipped.

With wild bunnies in the garden, fields all around, such beautiful buildings and fantastic activities in the local area, we'd love to return to this very special place.

Stayed over Christmas period with large group of family and friends, large open area to take dogs for walks in the beautiful countryside rabbits,squirrels,sheep,horses, and resident hawk (was sighted all week.) we made use of the hot tub and indoor heated swimming pool. Great fun! The house itself has its own character round rooms which made social interactions great! Lovely long kitchen table to sit around with coffe/champagne everything in the house you will need. Big back tv replaced by flat screen (not shown in photos) it was just perfect for us and I would highly recommend!

The Oast House was perfect for the 5 night stay of our family of eight. On the big day we entertained 12 more friends with ease. The local caterer, Elaine, was excellent. Staff were friendly and helpful. One or two items in the kitchen need updating. The communal pool needed more attention to the cleaning. Overall though this was a perfect place to relax and there was plenty to do for our 12 year old who loved the freedom.

This was the 4th time I have had a get together for friends at the Oast House. It never fails to impress - the beautiful rural surroundings, the gardens and swimming pool/jacuzzi, the circular lounge (and large circular 4-poster bedroom for the lucky couple who used it). We were blessed with excellent weather again - every time we stay it's warm and sunny. This time we ate outside for almost every meal - dinner on the lawn in the evening with a candelabra made for a very special occasion.

The standards have gone up over the years (first visit was in 2005). Crisp white sheets, soap and plenty of towels are now provided and the kitchen equipment has improved. A few items (e.g. bowls) need to be replenished. The printed instructions provided have also improved over the years.

Although the house generally appeared to be clean, some cockroaches were spotted scuttling around the ground floor. None were seen in the kitchen or in the bedrooms upstairs.

However, may I please very kindly note that Pekes has NEVER had a single Cockroach in over 30 years. Our houses are spotlessly clean, and many people kindly congratulate us on that. This year in two of our houses we have had a problem with small black ground BEETLES, which have crept in through drains or cracks. They are of course completely harmless; we think we are now on top of it. I am sorry that you had some in the Oast, they have been very hard to keep out, but very much hope that you were not inconvenienced. Very best wishes. Kildare

Wonderful happy, relaxed & comfortable holiday in a lovely old oast house to celebrate my birthday with family (late teens to early 80's) & friends. Swam, played tennis, mini croquet, hot tubbed, BBQ'd & walked in this very beautiful area.The team could not have been more helpful & friendly where needed. We had no issues & thoroughly enjoyed our time here in this very beautiful & ancient historic place. Tudor View & Oast house are dog friendly (used leads sensibly).
I am finding it difficult to put into words how much we loved it here; just lovely, happy & friendly atmosphere with freedom to just potter, relax, dine & chat with my family/friends. Pekes, thank you all so much for having us & hope to return soon.
NB - Visited Farleys house whilst here & ordered Gun Brewery beer & visited Batemans. All very local & good too.

I love Pekes. I've stayed before and wanted to book it for my sisters hen do. It was the perfect place to go. The location is great; far enough away to feel private but it's not far to get to the village. Pekes itself is really beautiful. The pool was warm which was great on a snowy weekend! We had a fantastic weekend in the Oast House. The house itself was beautiful and quirky, and perfect for our group of twelve - and the beds were so comfortable! The circular lounge with open fire was ideal for socialising and games. We very much enjoyed relaxing in the Arctic bath spa, a great way to top off an evening or have a mellow afternoon. The surrounding grounds and countryside are stunning. Kildare was an extremely friendly and helpful host. I would definitely recommend a stay here, and very much hope to visit again.

We spent a weekend in January at the Oast House. A mixed party of middle aged friends and a few kids. Interesting house, very sociable round sitting room and big kitchen. Roaring fire made it very cosy. Easy half hour stroll to a very nice relaxed pub with great food/good value (6 Bells) and beautiful countryside for the peaceful recharge we needed. The house has a lived in charm, small patches of peely paint in places and worn carpet, but was spotlessly clean, warm and well equipped. Perfect for what we wanted. Thank you.

Lovely old house with bags of charm and really welcoming for a big group of families and friends.
The Pekes staff were really friendly and welcoming on hand to answer our annoying questions.
Amazing location in beautiful grounds and near many great walks and sights. It rained a lot during our stay but we didn't mind curling up in front of the wonderful open fire looking out to the fields beyond.
The pool was a great bonus and there is a pub nearby. Would definitely stay again and recommend to others.

What a lovely location. We were very excited when we arrived. Beautiful surroundings. Unfortunately we were a bit disappointed with the interior. Four of the radiators weren’t working which left it a bit chilly. The building wasn’t in great decorative order and needs updating and making good. That said, it had lots of potential and we were told there was investment happening. For example, currently there is nowhere to change for the swimming so you have to walk back to the house in wet swimsuits. It was really fun having a hot tub just outside the back door though and the kitchen table was huge, so we had a lovely meal with 11 of us sat around it comfortably.

I'm very glad that David's party enjoyed themselves, and of course sad that he has some adverse comments. Happily all those items are in course of being attended to. The Radiators have now been fixed and are boiling hot. On behalf of Eva we will make various upgrades to the house in 2018, preparatory to a major overhaul in early 2019 during the period when also the roof is to be replaced. During 2018 we plan to convert the old Acetylene house next to the Swimming Pool into a Shower/WC/changing room, as that IS a problem, though guests CAN use the shower/changing room at the Jacuzzi. As David says, the Oast has lots of potential, which we intend to use without in any way spoiling its atmosphere.

We stayed here a couple of nights for a University Reunion with friends. The house is great, sleeps a big group easily and we were all able to eat in the large dining room. The jacuzzi is definitely a highlight and it's not far from the shared swimming pool.

Don't expect the Ritz. If you like pristine modern things then Pekes isn't for you. It's all very old but it's got so much character and everything you need for a great get together with friends. The grounds are stunning and it's the perfect countryside retreat. The hot tub is splendid and just outside the door of the Oast House so you needed go far. There's also a swimming pool past the walled garden of the main manor house. We loved it and it's our third visit. Thanks again.

WE came to Pekes 7 years ago and this brought us back again. WE had 18 in our party and the venue suited us admirably. Mounts View suited those without children and The Oast House could not have been better for our purposes had we designed it ourselves. Everyone loves the crescent of dining tables. I cooked for everyone on Sunday evening and I could have done with another large saucepan but that was not insurmountable.

From the very moment I contacted Kildare I knew this was going to be a special break. Everyone was so friendly and accommodation was very versatile and great value for money. My large family group also hired MOUNT VIEW and the two properties easily catered for 20 people. The hot tub was used a lot as was the tennis court and sauna. Fab place to stay, 1.3 miles from two pubs and set in beautiful countryside ideal for walking. Renovations are planned which will enhance your stay. Highly recommended.

We booked The Oast House fairly last minute for the long bank holiday and it definitely didn't disappoint. The cottage was perfect for a large group getaway and everyone made use of all the facilities. Kildare was fantastic all throughout and was easy to get hold of and communicate with. The only thing that can be improved is maybe the double sofa bed in the lounge as it is extremely old and the springs can be felt so it made for an extremely uncomfortable stay for the couple sleeping on it. The location is perfect and fairly secluded so you don't feel anyone else in the area.

Lovely building and beautiful views with fabulous access to pool, hot tub , garden and tennis court. The kitchen has most things that you need with two fridge freezers for drink and food and everyone can be fed in the kitchen. Lee Millar's farm 5 minutes away for photography fans and brilliant cycling along the country lanes. My only gripe is that the bed allocation only favours certain configurations of families. A room for 3,4,3, a single room and a single person sofa bed in the rather stark dining room. It is good to be aware of this because the person with the sofa bed really gets the short straw (especially if it is a couple)! The round lounge area is brilliant for parlour games and the owner and people who work there are really helpful. A great stay.

We stayed in the Oast House and Pekes Manor for a birthday weekend. The guests loved the Oast House. It is full of light. The circular sitting room and dining room are lovely, the bedrooms are spacious and light and the kitchen is reasonably well equipped. The gardens are lovely and it's great it has its own hot tub! It provides a peaceful and relaxing place to stay. It could do with some plasterwork and paintwork inside but that added to its charm!

We loved staying at The Oast House as did all our family (and the dog!). The whole Pekes estate is full of character and quirky details, far removed from bland, corporate-style hospitality. From sitting in the Jacuzzi-style bath in the garden to walking in bluebell woods, and just all sitting together round a big table, it's a great place to relax. We'd love to go back sometime!

The Oast was fabulous! The owners very kindly allowed us to take our guinea pigs. One of them is disabled and has to travel with us so this was our first holiday in ages. The house was really spacious and clean. The decor was as when it was converted but with modern plumbing, kitchen appliances, TV and very good wifi. A private hot tub was a very nice modern addition! We enjoyed eating some dinners in the formal dining room with its curved tables. There is a booklet on the history of Pekes and the family which was very interesting. The house is ideally located for day trips out to a wide variety of places including Brighton, Eastbourne, Drusillas, Herstmonceaux observatory, Branching Out outdoor activity centre, Go Ape at Badgebury, nice local walks and pubs etc. A night at the theatre in Eastbourne is only a short drive away. Theres a good size garden for kids to play in and a bridle way which was good for early morning runs! Would definitely recommend Pekes for a family holiday.

Historical site with beautiful buildings and well tended gardens. Hot tub and swimming pool for fun. Views over countryside outstanding. Oast House with circular rooms and a grand four posterwas enchanting.
