We loved the Granary and our mid week break there. The house was of the highest quality inside, with an inspirational interior and lovely views from the Granary over the fields. The owner is extremely thoughtful and provided a lovely home made cake, flowers and provisions when we arrived. I would really recommend for a relaxing break in lovely surroundings.
Lovely cottage near the centre of the village. Very well renovated and decorated, very comfortable. Helpful owner and neighbour gave us plenty of advice on things to see and do. Would visit again!
Really lovely little cottage in a fantastic location. Close to Snape Maltings, Aldeburgh, Thorpeness, Southwold and Dunwich Heath. Excellent base. Pretty garden that is safe for a puppy and an excellent farm shop at the end of the road. A wonderful week away for a family. Housekeeper couldn’t have been more helpful and very friendly.
Near town Bungay is lovely but seems to be a victim of the times......Covid virus closed down places.We struggled to get a decent restaurant and drove around the area looking for pubs with decent food. A local man told us the place had been taken over by second homers from London and then abandoned post season. The local shop at Broome was handy and close by. Lucy kindle gave us a goodbye splendid display of flowers (which I am sat in front of as I write.
We had a wonderful New Years break with close friends at the Old Post Office. The property is beautiful & intimate. Our toddler had a fantastic time exploring the house and all it’s charm and we loved relaxing by the fire and cooking together. Hosts were very helpful and welcoming. Fully recommend.
We were lucky enough to stay at Brook Lodge over the beautifully sunny bank holiday weekend/half term and the setting, facilities and lodge were all absolutely beautiful. Complete tranquility and everything you could possibly need for a really relaxing stay. Cleanliness was generally excellent, but there were some dog hairs left on the tops/backs of the sofas from previous guests and a slight odour, which we quickly resolved ourselves and really didn’t effect our stay at all. We would definitely recommend and come back.
Loved this place, ideal location, super comfy and utterly gorgeous and stylish. The weather was sunny every day and the local eateries mean we could drive out in the day and walk out to eat in the evening.

We have just returned from a fantastic 1 week stay in Honeypot cottage. The cottage was clean, comfortable and had everything we needed. It is at the end of a country road so the only noise is from birds and the occasional tractor and the views from the front accross to the river are wonderful. It is in a great location for exploring that part of Suffolk. We can highly recommend the walk from the cottage to Felixstowe Ferry, if you want to go further you can carry on to Old Felixstowe and then to Felixstowe itself. I would not hestitate it recommending this delightful cottage!
The Wood shed is a great size holiday let for two people. It is very well furnished with a Mixture of good quality modern and antique pieces and lovely soft furnishings. The bathroom is wonderful with a huge rainfall shower. A warning about the severely restricted headroom in the bedroom would have been appreciated. We both bumped our heads several times. The owners are friendly and helpful. The resident horses Rosie and Thomas are delightful.
A very enjoyable and relaxing week in the smallest market town in Suffolk. The cottage was delightful with beautiful views across the large back garden. No parking on site but we were always lucky to find roadside parking along by the cottage. Pubs and takeaways are within walking distance and there are plenty of local walks. After the first day you become familiar with the chimes from the Church clock and although the cottage is on the main road through the town, any traffic noise was not a problem. We thoroughly enjoyed our stay and would be more than happy to return.

Great cottage. Kitchen well supplied with enough plates, utensils etc to be able to fill the dishwasher before switching on. Even had plastic food storage containers which are normally missing. We really appreciated the screen in the dining room, which enable our teenagers to hook up their console, and enabled the lounge then to be an area of peace. The Granary was a beautiful place from which to explore the Suffolk coast. It was comfortable, very clean and provided everything that we needed. We really enjoyed our stay.
This is a perfect house for a large family gathering and a great base for exploring the surrounding countryside or further afield. The house (and converted barn behind for the even larger party) is a destination in itself - it has history and space (inside and out) to lose yourself in. It lends itself to a celebration but also to cosy relaxing evenings. The kitchen is well equipped and a convivial space for any cook but, if you prefer, the Four Horseshoes pub, just down the road serves tasty homemade meals. A great place for a quiet stay. Well placed for exploring Suffolk. Lovely setting in the woods but has all normal facilities including a fire pit and plentiful fuel.
We had a fabulous stay. The location is amazing and access to the estate is wonderful. The garden with lavender around the patio was lovely. The kitchen and bathrooms are good and the beds extremely comfortable. The whole bungalow is very spacious. Some of the furnishings are alittle tired like the sofas, and particularly cushions and the carpet. The welcome hamper was super and we would definitely stay again.
Flint Cottage was in the centre of a small quiet village but only 10 minutes drive to Walberswick, Dunwich, Minsmere and 20 minutes from Southwold so a good location for exploring the area. The village itself does have 2 pubs both about 10 minutes walk away but not the easiest to walk to at night and both had restricted opening hours at the moment so worth checking and booking if necessary. The lodges at Kingfishers are beautiful and the location is incredibly tranquil. The only thing that slightly marred our stay was initial disputes with 2 members of staff. Thankfully the issues were resolved and it became clear that the few staff were under massive pressure due to shortages. It was disappointing that, during our stay, the boating lake, cafe and treatment rooms were not open (despite it stating on the website that they would be). We really enjoyed our stay at Holly Cottage. The building has so much character. We particularly enjoyed the pretty garden and ate all our meals outside during the good weather! The village it lovely and we had a nice walk behind the cottage. Great location and easy to get to many places - during our stay we visited Southwold, Aldeburgh and Framlingham. Would definitely visit Holly Cottage again.
We chose Little Tay Barn to provide our family of 6 (with provision for 8) with a very well earned break. We just wanted some space and solitude in an isolated, green setting. We were not disappointed. The property is large and very well equipped. I would compare it to a luxury hotel. Very clean with large rooms, kitchen and seating areas. Cartgate Lodge is ideal for a couple, well equipped and comfortable and just five minutes walk from the river where a footpath leads to Snape Maltings - a lovely forty five minute walk (includes paddling at high tide!). Our two favourite places were Aldeburgh and Orford and Cartgate was half way between the two. As well as the river walk there were plenty of footpaths along the quiet lanes and up tracks. Friston is a great location for a holiday exploring the Suffolk coast. Myrtle Cottage is well equipped, with everything needed to feel right at home.
For us this was an ideal self catering holiday accommodation. It is close enough to Aldeburgh but so peaceful with extensive grounds to sit in and wander round. The view is exactly as the property is naned with views across the owner’s garden towards the river and marshland beyond. The property had all we needed for a week’s stay in comfort and the area is a delight to explore.
The slightly shabby lounge furniture reflects our score (had been previously note in Guest book in July). Also 2 items of rubbish in lounge area ( ball under writing table & empty crisp wrapper under cushion).
The Granary is warm, comfortable and spotlessly clean, we enjoyed our stay very much as we love this part of Suffolk. It is a bit out of the way, which made it very peaceful but it was a good 40 minutes ot the coast and a short car trip to any shops or facilities other than the village pub. A couple of significant negatives though - five adults would struggle to stay here - one settee, one armchair and two pouffes in a small sitting area would not be very comfortable for five, and the only bathroom is accessed via the two double bedrooms so you'd all need to be on very good terms to share. We really enjoyed our stay at Cockerells Hall. It is a wonderful historical house, typical of the Suffolk beamed style, but also has all the luxuries you could hope for : quality linens, powerful showers, well equipped kitchen and a great pool. The interior is stylish and cosy with a room for every mood! There are lovely views from every window. The gardens are stunning with beautifully kept borders and planting. We enjoyed our visit and the wine and flapjack was a lovely touch. The bed was very comfy. We weren’t keen on the halogen oven so ended up eating out more. When the weather was good we were able to sit out to enjoy the lovely garden. It is in a super location for visiting the area.

Fabulous cosy cottage set in the most perfect setting especially if you like walking. We met the estate manager Chris very friendly nothing we to much trouble. The welcome hamper was a lovely surprise. We both would highly recommend this lovely cottage in the heart of Higham.

This is the second time we have stayed at this property and absolutely love it. The location is really good with good on site amenities. We would not hesitate to stay at the property again.
Clean and comfortable down a quiet street, with 5 minutes walk to shops that include a Coop suoermarket. All mod-cons which were in very good condition. Bedrooms are upstairs while the bathroom is down the steep stairs. One double bed was excellent, the other was a bit bouncy and roll-together. Our one problem was that the heating was either ON or OFF and so could get very hot (even with the radiator thermostats at minimum).
We had a lovely stay, and especially enjoyed sitting out in the garden -extremely comfortable chairs around the table under the overhang! The kitchen was exceptionally well-equipped, with lots of space. Westleton is a pretty village, and within easy reach of the coast, Dunwich Heath, Southwold and Aldeburgh, so it's a great centre if you want to tour round. One concern was the bath, which we found to be very slippery, which could be potentially dangerous. Amazing place! Very clean and comfortable, also well equipped with everything you need including a washing machine. Great location next to the sea and wonderful view from the balcony! The town is also nice with plenty of places to eat and have fun and to go shopping. Excellent holiday place for everyone, families, couples or friends. Will definitely be back one day as the experience and relax was amazing. Love it!
Lovely home with everything you could need and more. There was nothing to find fault with and would love to stay again.
We loved the accommodation. Only major disappointment was that the local pub was totally booked for meals and not serving drinks to customers who werent dining.
The accommodation was lovely, staff were extremely friendly. Unfortunately the boating lake was shut for our entire stay due to a lack of staff but it didn’t spoil our time.
We all had a good time, the only negative comment is be careful when you leave and close the front door, as there is no clearance around the door knob, and a few of us trapped our hand. It’s fine when you are aware of it.
We had a great time but we were disappointed with the cleaning there was a dirty bath towel hanging on the door of the front bedroom door.There was a glass full of water left on the shelf in the back bedroom neither of the bedroom bins had been emptied there was no mattress proctor on the front bedroom bed.I know this is not your fault but what really upset us when we came out of the back door there was left 2 bags of dog poo.Like I said I know that’s it’s not your fault but maybe people should be told to clear up after there dogs.
Bovis cottage was convenient for all amenities.and had everything you need for a self catering stay. Very convenient for a bus as just a minute across the road. Stairs could prove difficult for some people as are narrow with a tight corner.
All was really good in the cottage very comfortable. Just one suggestion - the kitchen needs a cafetiere for coffee.
Lovely cottage, very clean and a really wonderful location. Breakfast in the garden most days and even had a couple of fresh apples off the tree! Listened to music coming from the church, organ practice I think and bell ringing. Would definitely stay again. If I had one grumble it would be that the internet signal was poor upstairs! Fortunately we used data off our phones to get Wi-fi. Other than that I would highly recommend.
The Studio at Ayres End was a wonderful base for exploring a quiet corner of Suffolk. The spotless accommodation was accurately described; generous basic provisions, and freshly picked flowers from the delightful garden, added to the sense of welcome. A real home-from-home which I have no hesitation in recommending to others.

The property was basic, not luxury as advertised. There was no dishwasher (as advertised) two chairs fell apart (but were instantly replaced). There was no instant heating and the Under Floor heating and towel rail did not work or were turn off away from the property, (it was the last full week of May & was very cold). We have stayed at Park Road before, a lovely cottage in a very convenient position a few minutes walk off the high street. However this time it had not been cleaned properly, picked up dogs hairs from a sofa and felt that kitchen and bathroom especially had not been cleaned to the standards we had encountered before. Attention to detail lacking. We felt that the property is at the point where it needs some TLC and some of the furniture is probably past its sell by date. The barn is in a nice setting with views of horses in the nearby field, it is isolated and great place to get away from everything. Be aware that the rural setting means that you are unlikely to get a phone signal but I didn't have any problems with the internet. The property was beautifully decorated, well equipped and provided everything that I needed for a relaxing break, though the bed was a bit too firm for my liking. There was plenty to see and do within a reasonable drive and I had a lovely holiday.
We booked this lodge as we were visiting Family who live in the area, and so it made a good base. It was in a good location for us, but not for those who like facilities very close by. We were a tad disappointed with the noise created by the Apache helicopters as they seemed to be flying around during the day and evenings whilst we stayed there....their base is quite near. Thoroughly enjoyed our relaxing 6 night stay in Laurel, Kingfishers. The cabin was immaculate & beautifully appointed - down to the artwork on the walls! Our daughter came to visit every day with her dog and he fitted in well too - plenty of walks to be had on site. We also appreciated the Friday pizza night - a nice touch. On a practical level, I would have liked more crockery and a change of towels but other than that I would highly recommend.
Very nice and quiet. Was clean and tidy, garden was lovely in the sun playing with the kids. Had a nice hamper pack when turned up. Very good sized house only snag was the beds were a bit noisy every time you move and a bit uncomfortable but not bad enough to complain.

We were very comfortable at The Old Rectory. Suffolk Hideaways were extremely helpful agents too. The house is full of character. Lovely decor, garden pretty with table seating in the garden and in the nearby field to catch the sun at the end of the day. A big thank you to Nigel, for a great stay last weekend, the barn was so lovely and perfect for a weekend away with friends, the pool was amazing and we got lucky with the weather to be able to use it. The mill was delightful and presented beautifully in a rural relaxing location… we walked our dog around various footpaths and explored local villages with Tudor buildings in abundance. Check in was problem free and a bottle of wine/ crisps were waiting … we did have to wash up as glasses had lipstick marks on , stained coffee/ tea mugs and plates greasy finger prints from previous occupants… not pleasant and should’ve been checked by housekeeper (although not nice for people to leave crockery / glasses like this.) We chose the Cartlodge because of its nearness to other family members in East Bergholt, and were delighted with its outside appearance, the use of the park grounds, and spaciousness and comfort inside. It was unfortunate that once indoors we found the decor and some of the furniture a bit tatty, and a large number of small but not trivial things were damaged or broken or missing, including broken bath plugs, toilet flush, the wall decorations in the main bedroom (torn and badly stained), two lampshades, keys/locks for the bathroom doors, stained and ill-fitting lino, and in the kitchen the l...more
A wonderful location with easy access to lovely walks on the marshland. Comfortable and well equipped with good facilities, like the Friday Street farm shop nearby.
The house was nice although lacked one or two basics such as sharp kitchen knives and no hairdryer. We found the village was a bit uninspiring so we needed to use the car every day, but a well equipped and comfortable house, and exceptionally comfortable beds.
Fabulous little place to stay,nice & peaceful & not far from where we wanted to visit. The owner left us a little welcome package of bacon,eggs,bread,butter,marmalade,orange juice,tea,coffee,sugar & milk which was great.
Property is beautifully equipped and presented. The kitchen in particular had everything you would hope for. Comfortable seating in lounge and good lighting. Spotlessly clean. Location is very quiet even though it is on a working farm. Well placed for access to Suffolk and Essex. Would be really helpful to receive an inventory as lots of items I took with me were provided (hairdryers, tea towels) and the provision of eggs, bread and milk was wonderful - but I had taken them as I didn't know they would be left for us!
The property is well located with dedicated parking and was ideal for two adults for our one week stay with an additional two guests for two nights. We all slept very well in the comfortable beds. The property is furnished to a good standard with beautiful artistic touches from the owners. The bathroom could be improved by the installation of a more powerful shower and the downstairs loo when completed will be a welcome addition. Good location for me and very quiet. Bed comfortable. However, I found the furniture and furnishings very odd and ugly. It was cold in the mornings but the heating didn't come on. (This is presumably why they provided two fan heaters.) The towel rail in the bathroom didn't work and the control panel for the sound system didn't work either. (All reported to staff.) Equipment in the kitchen is limited and no point in using the dish washer as there was only two of most things so would have had to run it every day, which would be a waste of water and energy. For once we really made use of beautiful accomodation and garden. Weather was perfect, ventured out for daily dog walks in Thornham Estate, the enjoyed meals, prosecco, and the sun in the beautiful garden.
Plenty of space for a large family gathering. Lovely building, grounds, very comfortable furnishings, beds etc. You will have space to spread out – but also the main rooms are big enough for everyone to get together; and to all eat at one table in the kitchen. A couple of small points for improvement, but they are minor and didn't really detract from our enjoyment of our stay: lighting was a bit dim in the lounge next to the kitchen - not enough light to read by. Although tired in places with decor and furnishings this lovely cottage was full of character. The gardens were really well kept and added a real bonus to the property especially having dogs as the gardens extremely secure. Use of the parkland and walks around the surrounding area were much appreciated . The Aga takes a bit of getting use to but the cook book available was a real bonus to any Aga novice. We had a problem with the dishwasher but once made aware it was sorted straight away and Chris couldn’t of been more helpful. A lovely stay .
A truly special location and wonderful barns and facilities for our large family get together. You - and the owners - need to be clearer on the use of the bar by the pool. We would have paid extra for its use if we had been able but the owners seemed reluctant before we got there and then when there. If private, it shouldn't be shown or mentioned/offered on the website. We don't think this place should be dog-friendly. The owners are very nervous about them so just take it off the offering. Liked the village but some issues with the cottage. Back gate latch bent . Gate banged in the wind and we couldn’t shut it. We reported this but it wasn’t dealt with. Water backed up in downstairs toilet - clearly there were plumbing issues. As we were packing up on last morning at 9.15 a.m. plumbers arrived to fix the ‘leaks’ which we knew nothing about! Perhaps owners taking less interest in the property as we discovered that it’s for sale!
THIS PROPERTY WAS FAR BELOW STANDARD CLEANLINESS. WE WERE TOLD IT WOULD UNDERGO A DEEP CLEAN BETWEEN VISITORS DUE TO THE COVID PANDEMIC. THE MAIN BATHROOM FLOOR HAD A LOT OF HAIRS TOGETHER WITH TOENAIL CLIPPINGS ON IT. THE SINKS [TWO] IN THE KITCHEN HAD FOOD AND HAIR IN THE PLUG HOLES. THE KITCHEN FLOOR HAD GREASE AROUND THE EDGES OF THE UNITS. THE FRIDGE WAS NOT CLEAN. THE SHOWER TRAP WAS FILTHY WHICH WAS DEFINATELY A HEALTH HAZZARD. Beautiful views and an interesting conversion of old farm buildings. The play room with table tennis was great especially for children but the advertised snooker was very poor and no useful cues. We were lucky to have no one staying in the adjoining properties as this liberated more play space. The greatest surprise was having an open plan lavatory and bath in the master bed room. This would have been so easily walled off during the conversion rather than just a wooden shelf as partial barrier. This also meant there was no wardrobe or cupboard for clothes in that bedroom.
