We stayed in Rose Cottage Freeland for a week in December, it was a mixed experience.
The good: Character property, good bed and good (we think 'new' as it was different on the photos) shower, good location to explore both Oxford and the Cotswolds.

The bad: On arrival the house was pitch black and stone cold. Not the warm, Christmassy welcome we expected after a 12-hour journey. And very different from other holiday lets we stayed in. There was a 'Merry Christmas' door mat and a X-Mas wreath outside, but that's very the experience stopped. The thermostat was set to 7 degrees C on a programme we could not change so we had to contact the agent/owner. They remotely changed it to manual, which made it possible for us to use the heating, although this meant waking up to a cold house every morning, as we turned the heating down for the night to save energy.

The bathroom and bedroom were clean, the kitchen had a lot of cobwebs in it, clearly older than a week. We cleaned the ones above the kitchen food prep surfaces ourselves.
Also there were no hand or dish towels in the kitchen. When we contacted the agent again about these findings, he arranged to send someone with some paper towels and cleaning spray (and a bottle of wine and some chocolates as an apology). He also said the cleaner would contact us for a 'mid-stay-clean'. We never got a message from the cleaner.
The (frying)pans (only five of them in a house for six people) were dirty and old, with the non-stick surface clearly damaged. We sent some photos of them to the agent, the reply: "OK, thank you for letting me know." No attempt was made to rectify it.

There was a Nespresso coffee machine, not cleaned, which took special pods There were no pods provided. We went to several shops in Oxford before finding out that these were only available online or as a subscription. After contacting the agent again, he told where to find them in the house.
The wifi extender in the bedroom was not properly connected to the main router, luckily we had the knowledge to fix this ourselves.

The welcome instructions lacked important information e.g. about nearest medical facilities / GP.
And it was our very first holiday let in thirty years without a 'guestbook' and some kind of welcome note or package.

All in all not what we expected for this price.
Recommended? No. The house is let down by a lack of real care, both for details and for the guests.

We had a great few days in this very nice part of the country. Very traditional feel to this wonderful little cottage with a church and pub just up the road with so much to do in the surrounding areas. Blenheim Palace is a must when visiting.

Cottage had everything we needed. Beds were clean and comfortable. Perfect location for Woodstock. Shame check in isn’t till 5pm as we’d paid just over £900 for just two nights. When we arrived the tap water had an awful taste, not sure if there was a problem in the area. We had to flush all the water out thoroughly and had to go and buy bottled water. Overall we thought it was quite over priced.

The cottage is perfect for four people; unfortunately there were seven of us and the cottage is ill designed for that number. It is a lovely cottage and the main bedroom is brilliant. The cosy garden is also enjoyable for outside relaxing. A key concern are the numerous doorways where there are dual points of steps and very low door beams - if you are over 5'8" you will bang your head or walk around the property with a permanent stoop to avoid those collisions. The main bathroom is also next to useless as the shower, within a half bath, is only for very little people so everyone has to use the shower in the outside annex which is very pleasant.
I would definitely recommend the cottage for four people but beyond that only for a short stay.

However, you felt it was not large enough for a party of seven people, we will pass your feedback onto the property owner. The property is a characterful cottage as described on the website and there are steps between rooms on the ground floor, some low doorways and passages, including the stairs, and some sloping ceilings. The property is visible to view on the website matterport and this clearly shows all the old period characteristics of the property. There is even a sign on the low archway leaving the kitchen that even mentions “please mind your head”. It is lovely to hear that you will recommend this cottage and we look forward to welcoming you back to the Cotswolds soon.

Rose cottage is a quirky, charming, comfortable home with all of the amenties necessary for a relaxing stay. We were 4 adults who enjoyed cooking and eating meals, watching tv in the living room; even doing laundry was a pleasure! It is DARK at night which allowed us to see beautiful stars! Access to Oxford and the Cotswolds is easy and the train to London is great -especially if you book early for cheap fares. Andy was quick to respond with any questions. All in all, 5 out of 5.

The cottage is perfect. Cozy but still has all the modern amenities. Walking distance to the pub which is amazing and short drives to lots of cool towns and things to do. We loved the place and didn’t want to leave!

Thoroughly enjoyed our last minute booking. The customer service was very friendly and patiently answered every question. The booking emails and checkin info email and details arrived promptly. Best is the text sent out meant i had key info at hand.
Cottage is located nicely between Oxford and Cotsworld so can cover both. Plenty of rooms and Beds were very comfortable.
Overall had a very good holiday and will definitely book again.

We loved our stay at Rose Cottage, well equipped pretty cottage, very comfy. Short walk to the local pub for dinner and even saw deer driving home one night.

We had a lovely stay at Rose Cottage. There were 6 adults and a toddler in our party which just fit in comfortably. Two of us moved into the annex (which is very well done) to ease up pressure on the bathroom in the main cottage and found this worked well. Overall the cottage is very cosy, well decorated and in a great location. The nearby pub is within a very short walk and the food and beer was great every time we went. The church is also worth a visit, the decorations are beautiful.
The main bathroom is quite small - my husband found using the shower in the annex worked much better for him. The stairs are quite open and steep - something to keep in mind if you have small children.
There is a small courtyard garden outside. This would have been much nicer with some additional pot planting and there are only two seats, which was a little disappointing for the six of us when we thought about using the bbq. We did use the washing machine, tumble dryer and iron which were all good. The information pack mainly had information on where to eat in nearby towns but not being from the area, a greater list of things to do / info leaflets / maps / suggestions for walks would have been useful.
The village is also beautiful, we went to the farmers’ market whilst we were there and it was great! There’s also a great children’s play area in the park near the village hall and cricket pitch.

We had a lovely stay in Rose Cottage.
It had character and original features but was also very well equipped with modern conveniences and had many thoughtful touches. We very much enjoyed the local eggs which were left for us. The cottage had a good location in a pretty village with Oxford and Blenheim nearby.
