Everything was perfect about the apartment, except that we are used to king size beds, and the small bedroom only held a double, which made sleeping difficult. There were problems with the heating system, but these were attended to with alacrity by the engineer (most helpful) and the agent, who is a lovely lady who appears to move at the speed of light! I cannot speak highly enough of this place and of the service we received - if only there were a king size bed, we would wish to return .....
The flat at 20/1 Royal Circus combined superb location with stylish, comfortable and delightful amenities. Go one way and you are in Stockbridge with its river, shoping, restaurants, cafes and Sunday market. Go the other way and you have Charlotte Square for the Book Festival, the Usher Hall, the Traverse, the Royal Lyceum Theatre, the FilmHouse. Really just about all of Edinburgh is within walking distance. Perfect. We plan to return.
We have rented several different apartments mainly in the New Town/Stockbridge areas. Drummond Place is a great location and the apartment is very spacious and well-appointed. Being 2 couples and 2 grown-up children, we needed either 4 bedrooms or £ bedrooms with one a twin room. Drummond Place has 2 twin rooms which is why it was 'nearly perfect' for us. If one of the twins could be made into a double, that would be great. If all the mattresses could be a little firmer (to suit dodgy old backs!) that would also be great. Nice quiet place, 10 min walk to City center. Clean, and we had nothing to complaint over. We were meet on time and handed over the keys, and we were informed about the sights in Edinburgh. And transport back to the airport was also arranged with no problem. So if you need 2 bedrooms it is vert recommeded. Per/
Loved everything about the 2 bedroom apartment. Well furnished, with wonderful light and a dream kitchen, I found it hard to leave, but the location was so perfect I'd be drawn out to explore again and again.
Exceptional service, helping us book ground transportation from the airport and finding a great brunch spot (The Olive Branch) to start our trip. There was a bowl of fresh fruit and shortbread on the table, milk in the refrigerator and coffee in the cupboard. Outstanding all around. We were caught slightly off-guard by the timer in the closet that controlled the heating system, but after a little help from our fellow guests we were once again comfortable throughout the day and night.
everything was ok, the flat was big and well furnished, with all the comfort. the area was good too, we could find restaurants and pubs close to.
Outstanding, well equipped, clean and cozy apartment. Excellent access from the airport, 10 minutes to the railway station, around a myriad of restaurants and shops. A great base for exploring beautiful Edinburgh and wonderful Scotland. I recommend to everyone!
Nice house, Ideal for a stay over Christmas. Facilities and equipment generally very good. Only issues were, the lack of a TV (we brought a small TV and connected it up to our laptop) and not a great amount of cutlery. Off road parking very useful, goor location close to Stockbridge.
Moray Place is a stunning property with every imaginable convenience in the perfect location in Edinburgh. The photos do not do this beautiful flat justice. We have stayed here twice, for three months each, and cannot imagine staying anywhere else in Edinburgh. Also Greatbase, and owner Katie, are the best - professional management, excellent customer service, and truly lovely people. A highly recommended property and company.

Very comfortable, spacious and homely accommodation. Well equipped kitchen. It It was a short walk to local shops and easy walking distance to central Edinburgh. The letting company were very helpful too.

Excellent service from the agent Katie at Greatbase. There are a lot of stairs up to the 3rd floor but this means you're further away form street sounds which is good. Apartment is charming

This apartment is in a top notch location. It is well appointed with the comforts of home including a washing machine. Groceries and transit are within a block and all of the eateries in Grassmarket are very close.
This is a wonderful flat in a spectacular location. It's just a short walk to Stockbridge, with its shops and restaurants, and it's only about a 30 minute walk to Old Town (or you can take a bus from Stockbridge). The flat has everything you need to feel at home: plenty of seating in the living and dining room, a fully equipped kitchen, and two comfortable bedrooms. We came to Scotland to celebrate my husband's 60th birthday in style and the Heriot Row apartment helped to continue the theme of comfort and luxury. The apartment had a good vibe and was well placed for all the important areas that we wanted to visit.

I loved my stay! Location is perfect. The bed was very very comfortable. Excellent interactions with Katie and Callum. There was also some very interesting books on Scotland. I cannot wait to go back!
The cottage is very nice and attractive. It had all of the amenities that were promised. There was even milk in the refrigerator and the necessities to make coffee and tea. It is in a quiet, safe feeling neighborhood. It was only a short walk to the bus stop to get to the center of town. The young lady who met us at check in was courteous and helpful. There is a grocery and a pharmacy at the corner within walking distance which was convenient. The only drawback was a lack of a place to put your luggage in the small twin bedroom.
flat was very well equipped. lovely glasses to drink your whiskey. Nice to have some necessities there when we arrived, tea , coffee. Was perfect for the Edinburgh Festival. Few minute walk to all events and lovely and quiet to sleep at night.

The apartment was very easy to find whilst set back from the Royal Mile just the right distance to be quiet but very convenient. What a little gem and only a five minute walk from Waverley Station. A very deceptively large apartment, good sized bedrooms and bathrooms, decent kitchen and a massive lounge set off by the double-aspect big windows. A true home from home whilst a very convenient base for shops, bars, restaurants and all the attractions of Edinburgh. A lovely apartment which we will most definitely use again.
beautiful apartment, very charming. we appreciated the fact that useful items were provided and sufficient : towels, kitchen tools, hairdryer, shampoo and soap, toilet paper. we also appreciated the welcome gifts (biscuits, apples), thank you ! little details but they make a nice difference ! the only "problem" we have encountered is the difficulty of adjusting hot water in the bathroom (either too hot or cold). However we would definitely recommend this location. the person who welcomed us was also very professional.

Needed to find accommodation close to where we where undertaking a refurbishment of a new shop for several tradesmen. I searched the internet and found greatbase apartments. I emailed Katie and her team and they where very helpful. They have helped me with various requirements over the last several months. Jamaica Lane property is one of many we have used from Greatbase and it has been excellent. Highly recommended

Everything we needed for our short stay was there and we couldn't have found a better place for the price with cafe's and restaurants and within walking distance to pretty much everything. The apartment was nice and cosy.
More house keys would have been useful, otherwise all good. I guess the flat is student flat during the academic year.
The stay was very comfortable and the place is well maintained and all the equipment you need was available , nevertheless one issue that I faced was that apartment had a lot of art depicting nude women etc which we were told that we can’t move, which made the stay awkward, especially that such things are not acceptable for us as we have children that will be visiting. We would preferred art that is neutral. Hence it should be clear in the pictures or mentioned that some art with these features will be available and it can’t be moved, so it becomes the choice of the tenants.
The staff were extremely friendly and helpful, we arrived at the flat at 9pm when checking in after a delay to our flight over to Edinburgh. Katie went out of her way in the freezing cold and stood and waited for us. She then explained everything to us and made us feel very welcome. The apartment itself was extremely comfortable and had all we needed including a washing machine, airer, fridge, books etc...
