Tumbledown Barn

Self Catering – 5 Star – Sleeps 2 – 6 people – 3 large double bedrooms all with ensuite bathrooms. The barn is a recently renovated cow shed. Located on Luckett Farm set in 20 acres of farmland, close to Exmoor National Park, perfect for rural escapes, family holidays and group getaways.

What use to be a dilapidated cow shed is now a luxurious converted stone and cob building with 3 bedrooms (all with ensuite bathrooms), plus an open plan kitchen, dining and living area! Add a private courtyard with a hot tub, dog bath (hot & cold water), no expense spared for man’s best friend! And we’ve not finished there, we’ve added an outdoor kitchen for alfresco dining! The barn is set in a farmyard courtyard with stables to one side, barns to the other and amazing far reaching views over rolling hills.

Our stay at this beautifully converted cow shed was nothing short of exceptional. The moment we arrived, we could tell this wasn’t just a typical barn conversion—it was a thoughtfully curated retreat. Every inch of the space exuded luxury and comfort, with modern yet rustic decor that perfectly complemented the building’s original charm. The high ceilings and open-plan layout made it feel incredibly spacious, while cozy, well-placed furnishings invited us to relax and unwind.

Each room was filled with thoughtful touches: from the plush bedding and high-quality linens to the welcome basket brimming with local treats and essentials. The kitchen was fully equipped with everything we needed for self-catering, with premium appliances and even little extras that made cooking a pleasure. The attention to detail was evident everywhere, from the stylish lighting fixtures to the perfectly chosen art pieces on the walls.

David & Sarah clearly went above and beyond to create a true home away from home, where every guest feels pampered. Luxurious touches like underfloor heating and quality showers in the bathrooms , and a bath in one of the bedrooms made it feel like a five-star experience. Plus, the countryside views were simply stunning, allowing us to feel immersed in nature without sacrificing any modern comforts.

In short, this converted cow shed is a hidden gem—ideal for those looking for a peaceful, high-end escape. We can’t recommend it highly enough and can’t wait for a return visit!

Had a fabulous week at Tumbledown Barn. The property is stunning and spacious, in a beautiful quiet setting. We enjoy walking and we did some great walks around Knowstone and also on the moors. We had a meal at the Masons Arms and also at Tarr Farm Inn, both highly recommended. Cooking facilities at Tumbledown were great. To see the most of the area it helps to be a competent driver, and be prepared to reverse on the narrow country lanes. If you love the countryside, and the outdoor life, you will love this place. I plan to return.

We had a fantastic stay at Tumbledown, the barn was finished to a high standard and we had everything we needed! Plenty of space for a group of 6 and great to have en suites in every room!

Only criticisms would be that the mattresses in the downstairs bedroom seemed like small singles so felt shorter than normal, and the lack of filter or chemicals in the hot tub made the water smell a bit musky after only one use, which put us off using it again.

Other that that we loved our stay, the location and the access to the field so our dog could have a safe run around. Great too that the private courtyard was enclosed so we didn’t have to worry about her getting out.

We had previously stayed at Enfield House and loved it so were very excited to book Tumbledown Barn! The Barn does not disappoint, it was stunning!

The owners were there to greet us and show us around which was lovely. The property was exactly, if not better than the photos and description.

We had a great stay and will not hesitate in retuning very soon.

Tumbledown is a beautifully converted barn and we enjoyed a wonderfully relaxing and comfortable stay there in the first week of January. Despite its size and the open plan layout, it felt cosy, even with a storm raging outside. The property is dog friendly and given that dogs are understandably not permitted upstairs or on any furniture, there was plenty of space for our medium-sized dog not to feel cooped up. There is also a small secure area directly outside the barn and a couple of fields on the farm for dog walking. Given the time of year and endless rain, we sadly didn't have the opportunity to take advantage of the hot tub or other outdoor activities at the barn, but would love to return in a warmer climate to enjoy them. Also at this time of year and with adverse weather, driving conditions up to the farm and on several of the roads in this part of Devon were not for the faint hearted, especially at night. However as long as you go expecting that and you are a confident driver (or have one with you!) there's no problem. This part of Devon has so much to offer, and all within easy reach of the barn, whether you want the stunning natural beauty of the moors, cosy and welcoming pubs and villages or dramatic coastline. The app/online guide that has been developed for the property was handy for pointers of places to visit, as well as for info about the barn itself.

We we were greeted and welcomed by our host Sarah who showed us around the barn and explained all the facilities to us. The barn is really well thought out and well equipped, with large bedrooms, en-suite bathrooms and a large kitchen. However our favourite bit was chilling out in the living area, sitting on the comfortable sofas with the log fire going and enjoying the amazing views. Perfect for walks on Exmoor and then enjoying time back at the barn. We’ll be back!

We had a lovely relaxing break at Tumbledown Barn on Luckett Farm. The view and surrounding countryside were amazing, however what we really enjoyed is staying in by the wood burning stove and chilling out. Comfy sofas, quirky furniture and even a honesty bar to help us enjoy the evenings in the barn. The bedrooms are large, all with ensuite bathrooms with no expense spared.

Just what the doctor ordered! We'll be back.

Long weekend stay at Tumbledown Barn. Stunning property, recently finished to a high spec along with beautiful views towards the village of Knowstone.
Loved the hot tub and outdoor kitchen.
Great location to explore North Devon and Somerset.
Visited The Masons Arms, Michelin star restaurant in Knowstone, highly recommend.
David and Sarah were very helpful and welcoming during our stay and were on hand to answer any questions. The welcome online guide book was also very helpful.
Would certainly stay here again and will be recommending to family and friends.

We had a lovely 2 week stay in Tumbledown Barn. A lot of thought had gone into the decor. We really enjoyed the open plan living area. The views from the large windows were truly amazing, both from the bedroom and living room.
The hosts Sarah and David were very attentive and made sure we had everything we needed.
We will definitely be back next year.

We had a lovely holiday at Tumbledown Barn. The rooms were spacious with plenty of wardrobe and cupboard space, perfect ensuites all decorated beautifully. Everything was finished to a high standard, but also very practical. Beds, sofas and chairs were very comfortable and we had wonderful views across the valley. A well appointed, spacious kitchen allowed us to cook any meals we wanted. It was also handy to have the washing machine.

Idyllic location at the top of a hill, with deer, owls and many birds and squirrels on our doorstep. This is the place for nature lovers and those seeking peace and quiet from the busy world. There is also a large hot tub.

The outdoor kitchen and pizza oven were a highlight, with a sheltered space to eat outdoors as well as a sunny patio with views across to the hills opposite. David and Sarah were very attentive and made sure we had everything we needed.
