The Garden House is a newly converted eco barn which sits in a secluded and tranquil setting close to the 14th Century church, the village green and a short stroll from the award winning village pub, the Banningham Crown.

Lovingly restored, the house has bespoke fittings, underfloor heating and a luxurious wet room with double shower. There is a stunning kitchen with quartz worktop and a fully glazed wall which opens directly onto a large, secluded south/west facing terrace. The house is in a great location with easy access to beautiful beaches, the Broads and Norwich and offers a real escape from it all.

As soon as we arrived at the garden house we felt at home.
The property was nicely appointed
The lounge was comfortable as was the bed
The shower was hot.
All the essentials were good after a day’s exercise exploring the fab beaches of north Norfolk
The owner quickly attended to any extra requests we had.
There is a friendly pub around the corner which serves good meals
We would stay at the property again quite happily

A superb holiday cottage, highly recommend, beautifully laid out. Super relaxing as soon as we arrived.
We enjoyed the local hamper and the dog was well catered for as well.

Beautiful property, very comfortable, light and airy, we relaxed from the moment we arrived! Everything you could wish for was provided including a very generous welcome hamper. Secluded, tranquil garden, all enclosed. Many dog friendly beaches nearby, including Happisburgh or Mundesley.

We spent a week at the Garden House, from the moment we walked in we knew we had chosen well.

Everything was to a high standard, the kitchen had everything you need. We used the BBQ a couple of times which was nice to have during the good weather.

The bedroom was beautiful and it was great having the sliding door out into the garden.

Our dog loved the garden and the treats and extra bits provided.

The welcome pack was full of lovely goodies that we enjoyed.

We enjoyed our week at the well appointed, spotlessly clean Garden House. After a busy day it was lovely to return and relax in the peaceful garden with a view of the village church.
Two National Trust properties were nearby as well as National Trust parkland and also it was a short drive to the coast.
We slept well in the very comfortable bed .

We had a very comfortable week's stay. The cottage had everything we needed and more and our dog Pippin was very well catered for with a crate, bedding, wash kit, throws, chuckit and more all provided for her.

The garden was well looked after and there was plenty of parking. We were met with a welcoming bottle of wine and local foods too.

A lovely property in rural Norfolk, well maintained, clean and very comfortable. A fantastic welcome pack was waiting for our arrival, and we received a welcome text with contact details (which wasn’t needed). The garden is very secure so the dog ciu wander in and out. The Banningham Crown is
a great pub and a great way to finish a walk. Will definitely think about returning in the future.

The Garden House is perfect for a holiday touring North Norfolk; Norwich, the Broads and beaches all within 30 mins journey. The property was spotlessly clean, comfortable and well appointed. Lovely little grassed garden was perfect for the dog. Excellent pub just across the road. Highly recommend staying and would love to return.

We are delighted to have found the Garden House for a last minute bank holiday weekend break away. It’s in a peaceful spot; very clean, comfortable and relaxing. We were able to sit outside for a couple of evenings (one for a BBQ, the other for a wood fired pizza takeout from Aylsham). It was a perfect getaway for the two of us and our dog. We had such a lovely time we will be retuning again soon.

From start to end, the communication was brilliant. Full details were sent via email and with access to the Garden Room app with tips and hints for a great stay.

Plenty of parking, lovely garden and very clean and comfy apartment. Very well equipped, comfortable bed and bathrobes! Great to have the box of things for the dog. Nice touch with both the welcome basket of goodies and lovely bottle of rose.

You made us feel very welcome and forgiving over the slight accident with the garden fence.

Hope to be back one day soon

We enjoyed a short 4 night break and the property is in a lovely peaceful setting. The property is well equipped and the garden is a huge bonus as it makes a perfect setting to enjoy the sun. Also the enclosed garden is great if you have dogs. The location is very central for trips to several beaches and the local National Trust properties.
Will definitely recommend and consider returning in the future.Yhank yoou for a lovely stay.

This was probably one of the nicest houses we have stayed in and also, the best customer service.

The house and garden is beautiful, we were instantly relaxed! The garden is walled which was great for us and Wilson enjoyed being allowed off lead to explore.

All of the instructions received on email and text was very helpful but what was a new experience for us was to have access to a digital app containing so much info on local amenities plus recommendations. This was superb!

We will definitely be returning and next time bring the family and stay in the sister property, The Coach house which is just next door.

Thoroughly enjoyed our stay in the Garden House.The cottage was well equipped and very comfortable. On arrival we had a lovely welcome basket. The host Serena was very helpful. The Crown Pub in the village was well worth a visit.
We enjoyed North Norfolk very much and next time we will come a little later in the season to enjoy more of the attractions and beautiful beaches.

The Garden House was well equipped, well maintained and very clean. It is all on one level and has a good sized walk in shower. We had a lovely welcome hamper left for us and the property was cosy and warm. We took our dog who is reactive, but with the 6 foot fences and walls all round the garden, she was able to enjoy herself without any issues. Our hosts had even left a doggie towel and a bowl with treats, tennis balls and a spare lead and name tag. The bowl and doggie shampoo came in very handy after a very muddy walk! The Banningham Crown pub is only a 2 minute walk around the corner and serves great food and is dog friendly. The hosts are excellent at communicating with you and respond very quickly. The app that you can download and emails you receive prior and during your stay are very informative and allow for a stress free arrival and stay. I have already recommended this property to family members.

Wow, what a beautiful house! We hired both The Coach House & Garden House as we were getting married locally so this was perfect our family to stay too. As soon as we walked through the gate we were blown away on how beautiful it was. It was so spacious, bright & everywhere was immaculate. Would highly recommend!!

A lovely private and spacious holiday home. We and our cocker spaniel loved it. We wanted a peaceful spot in a country village but within easy driving to the beaches and other parts of Norfolk. Preferably the village needed to have a superb pub so we could eat out most nights. The Garden House met all those requirements perfectly. We were delighted to find we could get provisions delivered with no problem. When we arrived it turned out there was a music festival in the village with lots of loud music. Serena very efficiently found us another pub in a nearby village with an excellent restaurant so the music did not both us. She also found us a pharmacy open until 9.30pm so we could get needed medication we had foolishly left at home. For us the holiday was intended to allow us to explore Norfolk in a restful way before a major hospital operation on our return home. It was just about perfect. But there is still much for us to explore in Norfolk - so we will be back. Derek and Penny.

Making a return visit to a place that has won your hearts can always be a gamble, however this year's stay at The Garden House was exceeded our expectations. All the booking was easy, straightforward and ran like clockwork. The house and garden were as pristine as ever and the new sun loungers were exceptionally comfortable. With outstanding weather, we spent less time exploring and more time resting and fully relaxing in the garden; the peace and quiet, the simplicity of the property and the comfort in every space allowed us to feel nourished and restored. Everything has been thought about and it is a very easy space to live in.

We had a very enjoyable holiday here. It’s close to lots of different interesting places so we didn’t have to do too much traveling to see the area. The coast is nearby, as are lots of quiet country walks. We did several sections of the Weavers Way with our dog. We visited 3 National Trust properties and ate in the Banningham Crown and the Stamp pizza restaurant in Aylsham which were both good. Having a totally secure garden makes a huge difference so that was a big plus.

My wife and I along with our dog enjoyed a wonderful week’s holiday at the Garden House. Everything was spot-on: the layout, location, fittings, cleanliness etc, etc

We had some fabulous beach walks, Waxham particularly recommended with the dog, played golf at Royal West Norfolk (a real treat), Links Country Park and Mundesley and ate twice at The Crown.

Other recommendations include Rocky Bottoms at West Runton for dressed crab/lobster, M&M Rutland Butchers in Melton Constable for great barbecue meats and Gunton Arms for dinner.

We had a great rime and would thoroughly recommend the Garden House.

My husband, myself and our 3 dogs had a wonderful stay in the Garden Cottage. Everything was to a very high standard and we were provided with many extras to make our stay wonderful. Communication was also to hand. We would highly recommend a stay at this cottage.

Stayed for a week in July. Well organised arrival, with easy access to keys. Really nice food basket provided which kept us fed and watered until we could shop. House was lovely and clean and really well stocked kitchen- pans, utensils etc. Bedroom and shower room big comfy and clean. The opening glass door at front to the house gave us beatiful sunset views too. Must mention the app too which gave us all the information we would need about our stay and loads of things to do. Beautiful rural setting, and beaches, towns and walks all nearer than I thought. Great place to get away from it all, highly recommended.

A perfect holiday home for two people, also ideal for dogs This cottage is modern and very well-equipped with plenty of very light living space and a good-sized, well-maintained and enclosed garden, perfect for dining and sunbathing. The information about the cottage and the area was provided through an app and was the best guide we’ve ever had. The area is lovely too with beaches, market towns, National Trust properties, steam railways and boat trips all close at hand. Do try the Gunton Arms - it’s an outstanding gastropub. After a somewhat disappointing holiday cottage experience last summer, the Garden House definitely exceeded expectations. Thank you Serena for all the work which obviously goes into keeping the standard so high.

Sadly we only had three nights at Garden House, not long enough. The House is lovely, great feeling of space and beautifully designed. It had everything we could want, even the Banningham Crown Pub just 5 minutes walk away! Serena, the owner, is on hand if you need anything, not that we did everything was there already! We do hope to return when time permits.

A beautiful cottage set in a rural location. Very modern & comfortable & both the cottage & the garden are beautifully maintained. The “glass wall” enabled us to enjoy the outside when the weather was not so kind. The garden is very secure, which was a huge bonus, knowing that my dogs were safe when playing outside.
Booking the cottage was very straight forward & Serena was excellent with the information she provided & her response to my emails was immediate & very friendly.

We thoroughly enjoyed our break at the Garden House and spent 4 nights here with our dog Eddie. The house was beautifully presented and well equipped, with high quality furnishings, and the bed and sofa were extremely conformable. We loved the welcome hamper on arrival - it was very generous and thoughtful.

The location itself was perfect and very peaceful. The garden was fully enclosed and perfect for our dog - we really appreciated the extra touches for him - the dog shampoo did come in handy one day and he loved the dog treats and balls which he played with in the garden.

We enjoyed going for lots of local walks nearby and The Banningham Crown pub was a really lovely local pub with delicious food, for an evening meal. The house is also ideally located near to some fantastic locations and we particularly enjoyed visiting the many beautiful beaches close by.

The customer service was excellent, Serena provided lots of useful information in advance and was on hand if we needed anything during our stay. The guidebook app was really handy - you could tell lots of thought and care had been put into this.

We both said this has been the best holiday accommodation we had stayed in - it really felt like a home from home and had absolutely everything that we needed. We hope to make a return visit with family later on in the year to the Coach House next door.

This was our second visit to The Garden House and won’t be the last. Having found the property to be perfect for a summer stay we were curious about how it would translate to the autumn months. We were not disappointed! The efficient underfloor heating was really cosy and the surrounding autumnal colours added to the sense of warmth and happiness. It’s the perfect base from which to explore all there is on offer in Norfolk and the fabulous welcome hamper inspired our visits to local farm shops and delis. What a lovely holiday house, we spent 4 nights here with our dog Sasha and it was a real home from home. Quiet, very clean and comfortable,nice garden, very comfortable bed with good cotton bedlinen, plenty of places to explore within 10-15 miles. The weather was perfect too. Super village pub serves great food and is dog friendly. And Serena, that welcome hamper!! Absolutely fantastic, thank you so much. There were even treats for Sasha! We hope to make a return visit!

Stepping through the gate at The Garden House caused us to gasp with delight, it was everything we had hoped for, stepping into a space of peace and serenity; we could immediately switch off from the journey and the busy days which had filled our weeks beforehand. We could already see the simple table and chairs for outdoor eating plus the wooden recliners, which were really comfy. Opening the door was equally breathtaking ~ simple, classic, calm, beautifully appointed.
The Welcome Basket ~ was full of essentials and non-essential luxuries, we could relax.
The kitchen & dining area ~ was light, hygienic, well-stocked with every piece of equipment we could need without being overdone. All was beautiful and tasteful. The knives were sharp too!
The living area ~ was again simple and luxurious _ the huge velvet sofa, lots of squishy cushions
The bedroom ~ pushed the luxury a step further. The bed was SO comfortable, pillows great and the duvet soft and light. The covers were smooth and crisp. Great to have the clothes horse, the ironing board and the nifty vacuum cleaner. Of, course we loved the towelling robes too.
The shower room ~ was just perfect. The huge shower that we could easily change the temperature on, the easy to use heated towel rail, the mini soap and shampoo plus shower gel.
All of this was like staying in a luxury hotel but with all the space, freedom and independence to be ourselves.

Well what can we say we loved this property. It is beautifully well maintained and had everything we needed for our stay. The very generous welcome hamper (the best we have ever received!) had lots of lovely local goodies and was very much appreciated. The owners had also placed some flowers from their garden on the table too (thank you Serena). It’s these little touches which makes your stay very memorable.
The local pub serves delicious food and it’s great you don’t have to drive. Very dog friendly too.
The gardens are impeccable and well maintained. Such a lovely view.
The surroundings are so peaceful and is ideal for somewhere to go to recharge.
Location is great with easy access to the coast. Although we didn’t travel far as this was a short stay the position of the property is ideally situated to visit lots of interesting places.
We took our doggy and there were treats for him. He was well catered for as well. The owners had put in a lot of thought for your doggy’s needs too.
We enjoyed it so much we have booked for next year but are trying the Coach House next door with friends.

We would highly recommend The Garden House in Banningham. It is run to a high standard by people who clearly care that their guests will be happy. It is in a peaceful location just far enough from the coast to avoid the crowds yet just a short drive away from the familiar beaches, nature reserves and villages. Lovely!

We have just returned from a four night stay at the Garden House. It was everything we hoped for and more. The property is stunning and exactly like the on line photos. It is beautifully clean and the welcome pack contains lovely high quality ingredients. Serena is close by if anything is needed and is very welcoming. We took our dog who was well catered for. Having a nice sized south west facing garden was a definite plus point as was the gas BBQ . All in all the property, location and welcome get a five out of five from us. Norfolk is a great destination with many dog friendly beaches and establishments. The weather was amazing too which helped. We will definitely return.

We have stayed in many UK holiday rental properties and without hesitation we can say The Garden House was the best we have stayed in. Both the house and garden were very much to our taste, set in a peaceful environment. A perfect retreat!

We booked really last minute and we’re so glad we did. Having stayed in around 7 cottages from Premier Cottages over the last few years this was by far my favourite. Perfect accommodation for 2, so peaceful yet only a short stroll to the local pub. Welcome hamper was beautiful, the goodies lasted us until the day we left. Towels and bedding were excellent quality. Found the app really helpful. The weather was perfect and we ended up using the bbq for two evenings. All in all a perfect hideaway for two.

We had a 4 night stay in the garden house. This property has raised the bar and will be hard to match. Perfect layout for two. Stylishly furnished to a higher standard, immaculately clean, super comfy bed. Beautifully kept garden with a wonderful view of the village 14th century church. Serena was most helpful and had thought of everything to make your stay comfortable and relaxing..the luxury hamper was a real treat full of delicious local goodies, such a lovely gesture. I would rate this property 5 star luxury and would most definitely stay here again.

The Garden House is well equipped and comfortable, in a quiet and peaceful location.The property has been tastefully decorated and well maintained and provides complete privacy with it's fenced garden. There is a pub, serving very good food, just around the corner, with very friendly staff. Local attractions are within easy reach - an ideal choice if you just want to chill or be a bit more active.

The Garden House is a delightful property, a beautiful place to relax in peaceful surroundings. We arrived early and the house was ready for us, welcomed with a lovely hamper of goodies, which was great for next morning, property was outstanding, having the village pub with excellent food ,only a five minutes walk .

We had a wonderful week in The Garden House and the weather was great. Perfect location for visiting NT properties, the beautiful beaches along the coast. The house was in a lovely setting and very peaceful, The Welcome hamper was much appreciated, and the bed was the best we have ever slept in.

The Garden House certainly lived up to our expectations. The house had everything we needed and was well designed. The location was great for visiting several National Trust properties as well as the coast. The local restaurant was as close as promised and had a great menu. Despite having all 4 seasons worth of weather in 5 days, from T-shirts and shorts to snow, we found plenty to do and could return to the house to relax in the evening.

I've got to say this is straight in as 1 of our favourite cottages. Can't fault it from start to end. Beautifully presented & equipped. Sun set views in the evening were perfect pre pub watch. The pub is just on the other side of the church from the property & is good quality food too (big portions as well). We felt so relaxed here, not sure how we pulled ourselves away from the property to visit all the places we did. Great base location wise as we did both coast & inland visits. We'll be back to stay to tick off a few more locations in the future.

We thoroughly enjoyed our stay at the Garden House. A thoughtful hamper of local produce greeted us on our arrival.

It is well designed and finished to a high standard. As out stay was in March it was very warm and cosy. We didn’t make use of the garden but I’m sure we would have at warmer times of year.

The converted barn is ideally situated to visit the North Norfolk coastal area with numerous activities to visit. No need to cook with a very good pub within walking distance and others within a short drive. The property is within easy reach of the coast, National Trust properties, walking and cycle routes and the city of Norwich. The 5 star cosy property has underfloor heating, and all the facilities to make it a home from home.

Accommodation was excellent! So much attention has been paid to cleanliness, comfort and everything you need to make your stay so relaxing and comfortable. Situated in an ideal location for exploring north Norfolk.
The local pub, 'The Banningham Crown' is well worth a visit with it's wonderful food and amazing staff.

Really enjoyable and relaxing stay at the garden house. Very stylish property although could have done with a few more soft furnishings (rugs, pictures, etc). Hamper was absolutely incredible and very generous, the guidebook had superb recommendations. Would definitely suggest a visit to the Gunton Arms.

The Garden House is set in a walled, private garden in the beautiful Norfolk countryside. This is a peaceful spot next to the church and only a 3 minute walk to the local pub. The house has been renovated to a high standard. The view from the full length of windows is glorious. There are some really good pubs/restaurants in the local area. We thoroughly enjoyed our stay.

Every aspect is first class this has raised the bar as far as we are concerned nothing less in the future will be good enough. There is everything you could need, we really enjoyed our stay it was like home from home, a very relaxing holiday.
We can not speak highly enough about the cottage and all it had to offer.

We loved our stay at The Garden House; it feels like a real treat and is the perfect luxury escape. The house is immaculate, highly specced and the rainfall shower is spectacular.
Close to Cromer (fab fish and chips at No 1), Aylsham (quaint little town with lovely independent shops) and the Broads; we would recommend taking the Bure Valley railway from Aylsham to Wroxham for a nostalgic steam train journey and a trip on the Ra solar powered boat on the river Bure for a close up experience with nature and a very knowledgeable skipper called Mark.
The Banningham Crown pub is a great local with friendly and attentive staff, a wide selection of beers, wines and gins and delicious food...the Cromer crab cakes are not to be missed.
Serena makes your stay particularly special and has equipped the house with everything you could possibly need. You will not be disappointed with a stay at The Garden House.

A beautiful property, very well presented with quality fixtures and fittings. Very private with excellent outside space including new BBQ. All necessary equipment provided and more. Scrumptious and extensive welcome pack.

Quiet and rural location, however within easy reach of attractions. We had a lovely week, would definitely stay again.

We had an excellent stay at The Garden House - the house was immaculate and spotlessly clean, with everything we needed for our stay (including lots of thoughtful touches like a cool bag / ice packs for a day out, as well as a generous and very useful welcome hamper).

The house itself was in a great location - so peaceful, but with a pub less than a couple of minutes' walk away. It was also only a short drive to some stunning beaches (when the weather was good!) and to some lovely small towns / National Trust properties (when the weather was less kind!).

Serena was also incredibly kind and helpful to make sure we had everything we needed and always seemed happy to be on hand

We would thoroughly recommend the Garden House and would love to stay again soon.

We spent a week in the Garden House this summer and couldn’t recommend it highly enough. The house and gardens were done to a very high quality and Serena was highly responsive to any questions we had. Good location for really exploring surrounding areas in Norfolk. The app was excellent and provided real insights and information to get the most out of our stay

We booked The Garden House last minute and it didn’t disappoint. Everything was just like the pictures, very picturesque, great location, extremely quiet, very clean and modern with everything you’d need for your stay. The welcome basket was a lovely touch too.
Beautiful base to stay and chill out and to explore surrounding Norfolk, would definitely recommend.
