Attention to detail was first class, from quality of fixtures & fittings, and furnishings, to the essential refreshments, cleaning products and toiletries. Service was professional and friendly. We didn’t need to ask any questions, but would have no hesitation reaching out because Lottie made us feel like she sincerely wanted our stay to be perfect. Even the undercover parking bay was a delight! The enclosed garden was perfect (even in October). The underfloor heating and endless hot water was a luxury. Even the cute, comfy dog bed was enjoyed by our doggo.

Beautiful property in a lovely remote location (really good internet connection though). Everything really clean and of a very high standard (great bathroom). Lots of nice touches like all the coffee pods you need and some wonderful shortbread. Would highly recommend.

We decided a last-minute long weekend trip to Norfolk and The Apple Room was the perfect base. The place was spotless and everything looked brand new, every last attention to detail had been taken care of. Lottie was communicative and on hand to help out with anything should we have required. Lyng is a beautiful quiet village, with a fantastic pub and a small shop nearby. Would highly recommend this cottage to anyone wanting to explore all parts of Norfolk.

An excellent venue for a three generational family holiday. The central courtyard with its large table and barbecue was a real asset. Also had our separate gardens to relax. Probably one of the best equipped cottages I have stayed in. A very pleasant vibe about the whole place.

The Apple Room is a beautiful cottage set in an idyllic location. Well kept, and with quality fittings.it is a perfect retreat for a couple. Apart from the cottage there is an area for socialising with tables and chairs and a BBQ for the use of guests which is lovely! It's in a central location so easy access to many areas in Norfolk.
There are another 2 cottages on the site so if you are planning a special birthday/ anniversary it would be perfect for a family get together.
Dogs are well catered for with an area for washing your dog with a Dog Buddy and fresh towels are provided.
We will definitely return!

A very comfortable and well converted barn on one level with it's own outside space to relax.
Walks around the farm are encouraged and recommended.
Conveniently located to explore Norfolk's great houses, nature reserves and coastline.

Another excellent stay in The Apple Room, the cottage has everything you need, it’s clean and very comfortable, a home from home. It’s a great location with plenty of walks from the cottage and the coast is only half an hour away. We look forward to visiting again soon.

I’m almost reluctant to leave a review as The Apple Room is so wonderful and I don’t want others to know! All the little touches from a pint of milk, tea bags/coffee capsules, homemade shortbread to the things for the dog (bed, bowls, blankets) make the difference to your stay. The finish is top-end and the farm is so peaceful. The only thing that would’ve made our stay better was the weather which was less than great but still we had a wonderful weekend away. Oh and there’s also an EV charger. Lottie was really helpful and genuinely cannot wait to come back and maybe the sun might even shine for us!

Lovely well equipped and comfortable cottage, one of three on site. Very peaceful. Lovely private garden to sit in. Nice walk over the fields links into the Wensum Way long distance path. We mainly walked on the coast path which is a bit of a drive but it meant we came back to a peaceful spot for the evening away from the busyness of the coastal towns. Highly recommended. We would certainly come back here.

Everything was amazing at The Apple Room. We had everything we needed set in a lovely location. Sat in your own private garden looking out across the woodlands.

We had a lovely stay at Sparham hall farm. It was so quiet and perfect. If you have a dog and want to walk to the village, there is no path so not the safest walk. The cottage was clean and very well equipped. We would recommend to our friends and family.

Wow what can we say, what an amazing cottage every little thing has been well thought of from tea and coffee to every kitchen utensil you will ever need even a sewing kit for that loose button. The whole cottage was presented beautifully with freshly cut flowers for that extra welcome. Lovley and quiet.
We didn't meet you lottie but felt we could ask for anything if we needed. Thankyou for a lovley stay Mr and Mrs Hillsdon.
The parting gift on the car was a lovley suprise x

Just returned from our stay in the Apple Room. All three cottages were in use yet it was still the most tranquil of places, lots of wildlife around, nice sunny spot in the garden which was well enclosed for our dogs. The quality of accommodation is excellent with no expense spared and everything you could possibly need is provided. We did some walks direct from the cottage and enjoyed Sparham Pools. The location was great with easy access to the coast in about 30 mins. Can't recommend this place highly enough. If you want peace, comfort, luxury and nice hosts then this is for you. This was the second time we'd stayed in the Apple Room. Unfortunately the weather was bad all week but it was lovely to return to the spacious, spotlessly clean, well-equipped, comfortable and, most importantly, warm accommodation whenever we did venture out. For the quality of accommodation on offer, I think the Apple Room is great value. We love the undercover parking too. Lottie is always very responsive if we have a query. I heartily recommend a stay at Sparham Hall Farm Cottages.

The cottage was everything ,and more ,that we required for an enjoyable stay in Norfolk. It was comfortable and relaxing with views of the garden , we enjoyed watching the pheasants, rabbits squirrels and birds (including a woodpecker). The location at Sparham gives easy access to many gardens and houses as well as the coast and Norwich. The roads are reasonably quiet with no traffic jams which makes driving relaxing and enjoyable compared to large urban areas.

The property was stunning and we were made most welcome. The location suited us too. We had a private garden with the property. The facilities in the cottage were perfect for us. The host Lottie was really welcoming and nothing was too much trouble. The location albeit rural was well connected to all parts of Norfolk. Really enjoyed our stay and would definitely come back. The accommodation at Sparham Hall is located around a beautiful court yard set in old farm buildings. The conversion to The Apple Room is of a high standard and offers a large, well furnished living/dining area and good sized bedroom with modern en-suite.
We found the accommodation quiet, comfortable and very peaceful. The welcome pack was excellent (especially Lottie's short bread!) and our dog very much appreciated his treats!
Sparham Hall is located in a beautiful part of north Norfolk that offers plenty of things to do and see. The grounds of the farm include fascinating wetlands and lakes that are alive with a broad selection of wild life, definitely take as many walks around the land as you can.

I loved this autumn stay at Sparham. Cosy autumn nights in with Netflix and lovely walks at our favourite spots during the day.
The accommodation is perfect for us, we require comfort, cleanliness, peace and quiet and received it all.
Lottie and her family are welcoming and straight forward and the whole feel is easy and stress free. Ideal for those looking for a retreat in beautiful surroundings with plenty of nature and wildlife around you.

Everything about this place is 5*, the accommodation is absolutely stunning, equipped to the highest standard, the location is perfect. The Owners’ provide everything you need and so much more, there is a large location map on the kitchen wall together with a user friendly online guidebook that directs you easily to the wonderful places to visit and other very useful information. The welcome pack is fabulous together with Lottie’s scrumptious homemade shortbread. Thank you for making our stay memorable. Myself and my pooch look forward to our next visit.

What a lovely, restful stay we had at The Apple Room with other family members staying in the adjoining Buttery. The property was exceptionally clean on arrival and had everything we needed and more! The decor was very tasteful with beautiful fittings and furnishings. The appliances, crockery, cookware etc were of a very good quality. The bedroom and bathroom were beautiful and the bed extremely comfortable. It was more spacious than we expected with a very attractive outdoor area which was perfect for a sunny, leisurely start to the day. We made good use of the shared outdoor area where we had meals and barbeques with the rest of the family.
Lottie, our host, had thought of everything , there were many delightful touches including fresh flowers, a bottle of Prosecco and homemade cookies on arrival and departure. We wouldn't hesitate to recommend The Apple Room to others and look forward to returning in the future.

We are thrilled to have found this gem in beautiful Norfolk. From the moment we arrived we knew that we’d chosen the right place for us. Set in beautiful quiet countryside, with all the home comforts, The Apple Room provides comfort and a home from home feel.
I’m always slightly disappointed when travelling in the UK as the accommodation providers often fail to get the most important thing right…… the quality of the bed! I need not have worried at The Apple Room as the bed is fabulous quality and subsequently we’ve slept like logs throughout our stay.
Lottie and her family made us very welcome, and there is a warmth about the management of the whole place that endears you to it.
We will return again and again as Norfolk certainly ticks every box for us.

I don’t know what we were expecting but it certainly wasn’t the beautiful and tastefully decorated Apple Room cottage! The perfect space for a couple/ small family with all the amenities you might need. Lottie was always quick to communicate with us and provided a travel cot and high chair for our baby. We had friends staying in the cottage next door and thoroughly enjoyed the socialising space outdoors as well. Would recommend and visit again!

We spent a few nights in The Apple Room and thought everything was just lovely. Lotttie has thought of everything and the accommodation was perfect in every respect. we could not fault the property or location in any way. It is very spacious, well designed, private, beautifully finished and exactly as shown in the pgotographs on the webiste. Really spacious for a 1 bedroom. Very clean and comfortable in a quiet and serene location. The owner was very prompt in responding. Everything we needed was provided.

We booked The Apple Room to stay over bonfire weekend. Our dog was struggling with the fireworks in the city and we needed to be somewhere quiet and peaceful. The Apple Room was perfect and offered much more than we expected. Fantastic customer service provided from Lottie and lots of personal touches made us feel so welcome. The bed and furnishings were so comfortable and excellent quality. The cottage and all the outside space was immaculate. The garden was completely enclosed and safe for our small dog. The amenities were modern and everything worked perfectly! We will definitely be returning for a longer stay to explore more of the beautiful countryside surrounding the cottages.

The Apple Room is a lovely place to stay, very clean, very comfy bed, everything you could need for an enjoyable holiday. Not used the outside space because of the time of year but there is a private garden at the back of the property as well as the patio area at the front. There is also a large covered outside space which would be ideal if you want a barbecue with family and friends with a cupboard full of games for children. The afternoon tea was very good too.

We, plus our dog Tim, all enjoyed a wonderful stay in the Apple Room at Sparham Hall Farm Cottages recently. The accommodation is lovely - full of modern character, very well furnished, exceptionally clean and well-equipped. Lottie has obviously put a great deal of thought into providing all those little touches that make a place really comfortable and special. The customer service is also excellent. When we needed to get in touch Lottie was quick to respond, very friendly and extremely helpful. I recommend a stay here without reservation.

We spent 5 nights at The Apple Room. Everything is catered for including a trolley for transporting luggage. Good parking and recycling arrangements. The Apple Room is a beautifully conversion, extremely comfortable, fitted with high quality kitchen and bathroom suite and quality soft furnishings. The stone flooring was suitable for out small dog and It was lovely to have a small garden and a courtyard outdoor space. A good heating system, plenty of hot water and eco-friendly ethos. The owner made us tasty shortbread and ensured we were happy and had everything needed. We loved it.

We booked The Apple Room for a week in September. We spend a lot of time looking at properties before we book and we really liked the website, information and pictures on the Sparham Farm Holiday Cottages website. It all really helped us make our decision to book this property. When we arrived we weren’t disappointed with the accommodation. It was as good as we expected. Whilst it is part of a group of 3 properties it felt very private. There is a lovely private garden just for this property which is perfect for sitting in the sun after a long day of exploring. We visited loads of interesting places whilst we were there. Our highlights included Holkham Estate, Brancaster, Blickling Hall, Felbrigg Hall, Burnham Market, Wells-Next-The-Sea and Cromer Pier (for a real old fashioned seaside experience). There was so much more we could have done we’ll just have to come back. Lottie - our host - couldn’t have been more helpful with any questions we had (and thanks Lottie for the lovely gift you left on departure). All in all a fantastic holiday.

We had a great week, staying in the Apple Room.
After a long journey, the welcome pack (tea, coffee, milk, shortbread and wine) was gratefully received!
Accommodation was clean, contemporary and spacious. There was plenty of room both inside and outside in the garden for us and our dog. Very well equipped with the added touch of fresh flowers.
We had a delicious treat of a cream tea, organised by Lottie, bit of indulgence...
Lottie, her family and the team were great hosts, always on hand for advice on the local area and walks on the farm including the Sparham Pools. Really, nothing was too much trouble. There was a 'a help yourself' fresh vegetable fridge, topped up daily by Lottie.
Wells-next-the-Sea and Brancaster beaches were huge expanses of sand and a good day out, along with a visit to 'The Crab Hut' for fresh local crab and lobster.
The Sparham App was a handy source of information during our stay. Would be great to have a visitors book, where guests could recommend where to eat/places to visit. Although this may not be possible during Covid times.
We were given a farewell gift from Lottie of shortbread and a lovely scented candle (burning as I write)
I would not hesitate to recommend Sparham Cottages, certainly one of the best self-catering cottages we have stayed in.

Very peaceful week in Apple Room on a delightful farm with warm and welcoming hostess in Lottie.
Extremely spacious accommodation with very comfortable super king bed with memory foam mattress and shower en-suite to bedroom.
Well equipped open kitchen area with comfortable lounge area with patio door leading onto private garden area with gazebo and barbecue. Also undercover parking nearby.
Pleasant walking nearby on owners paths and headlands with or without dogs.
We will hopefully be back for return stay.

The Apple Room was well equipped very clean and Lottie was very welcoming but not intrusive,
the fresh flowers and welcome pack were lovely touches.
It was nice to have garden furniture to eat outside and the garden was not overlooked.
I would recommend a stay at The Apple Room if you want a relaxing break.

We thoroughly enjoyed our stay in the Apple Room which offered clean, comfortable and modern accommodation in a convenient location for exploring Norfolk. The cottage was extremely well equipped and we really couldn’t think of anything that was missing. The extra touches such as the wine, shortbread and leaving gift were very much appreciated. We especially loved the kitchen, comfortable living room furniture and bathroom. We would not hesitate in recommending Sparham Hall Farm Cottages to all of our family and friends as it genuinely caters for everyone with the different accommodation offered. From the moment we opened the door to The Apple Room we knew we were in for an amazing stay. The rooms were absolutely gorgeous!! Spotlessly clean and smelt amazing thanks to the smell of fresh flowers. Everything we needed was there. The private spaces are beautiful and was perfect for what we needed. The area was so peaceful and relaxing, just what we needed in a weekend getaway. The owners outdid themselves, communication was great, every question answered and made us feel extremely welcome. Absolutely faultless and can’t wait to go back again! No issues with parking as you have your own private space which took what can be added stress away. 10/10
