What a lovely little holiday hideaway, beautifully clean and comfortable, excellent quality bed and bedding, Liz is a perfect host. Another lovely touch was the "welcome" trug, packed with goodies for us and our doggie. Plenty to do in the surrounding area, and a nice place to return to after a day out and about. We even managed tea and cake on the deck one sunny afternoon - in November! Thank you Liz, we will definitely be returning!

Our second time staying at the Black Barn and it was as enjoyable as the first. Everything provided is first class, and it's in an excellent location for sightseeing and beach trips. Bexhill on Sea is very underrated - the old town, Manor Park/Gardens and Jimmi's cafe are well worth a visit.

This little barn literally has everything you could need for a break, I woke up to some beautiful sunsets which could be seen from the bedroom window or if you stand on the decking. Liz was very accommodating & can’t do enough for you. I would happily stay here again. The location makes it easy for travelling in all directions for attractions.

We had a very warm welcome when we arrived by Liz the owner, with a lovely trug of goodies. The Black Barn is so luxurious, the furnishings and decor are just perfect. Liz has thought of everything that you need for a relaxing holiday, with pampering items for you to use that are made in Sussex. The views from the barn overlooking the farm are East Sussex at its best. It’s only five minutes walk to the village, and is ideally located to visit both the sea and countryside. We had a wonderful relaxing stay at the Black Barn and will certainly return. We are telling family and friends about this beautiful hidden gem in the Sussex countryside.

The barn has been beautifully converted into a delightful holiday home. Everything is of the highest standard, from the luxurious towels and bed-linen to the fully-equiped kitchen.
In cooler weather, underfloor heating and a log-burner make for a cosy retreat after a challenging day's walking.
The barn is on a quiet, private lane leading to the farm and just a few minutes walk from a lovely coffee house, village pub, grocery store and a chippy.
It's well sited for visiting the many attractions in this part of Sussex; including National Trust properties such as Rudyard Kipling's home, Herstmonceux Castle and many seaside towns such as Brighton and Rye.
This was our second stay and I'm sure we'll be back.

Our sixth visit to this delightful property in an ideal location for exploring the East Sussex countryside.
The accommodation is of the highest standard. The kitchen is fitted out with high end fridge freezer, hob and oven, and washer driver.
The super king size bed guarantees a good night's sleep in the quiet countryside.
If visiting outside of summer, the underfloor heating is a real bonus. There is also a log burner.
A five minute stroll takes you to the highly recommended Geo's coffee shop.
Nearby country pubs we enjoy are the Merrie Harriers in Cowbeach, The Bull's Head in Boreham Street, and The Plough in Upper Dicker.
For peace and quiet with just the cows for company then this barn is for you. Five stars in every aspect.

We thoroughly enjoyed our week’s stay at the Black Barn. We were met by Liz on arrival who was very welcoming and showed us round. The Black Barn is in a great location and we managed to visit many places during our stay including Rye, Battle, Hastings, Eastbourne and Seven Sisters. A few minutes walk from the property is a wonderful cafe, Geo’s Coffee House and other takeaways, a bakery and a convenience store. The Black Barn was spotless, well equipped and comfortable. We wouldn’t hesitate to return.

We wanted somewhere special to stay for our 10th wedding anniversary and we certainly found it at The Black Barn. It was perfect. Liz has thought of everything you could possibly need and more for a relaxing stay. It was spotless and smelt wonderful when we walked through the door . The welcome pack was amazing. Although Liz wasn't able to greet us on arrival, she sent us s video explaining everything we needed to know about the barn. We had an amazing time and we will certainly be returning again.

We have stayed in a number of rental properties and can honestly say that The Black Barn is one of the best. It is furnished and equipped to a very high standard and made for an extremely comfortable and relaxing break. Given the cold weather in January, the combination of under floor heating and the log burner were additional comforts that made for cosy evenings relaxing in the Barn. The owner has thought of everything, including some extra little touches that we have rarely had in other properties - for example shower gels and room fragrance sprays, not to mention a full supply of washing up liquid, dishwasher and washing tablets (which often are in short supply at other rentals). The welcome trug was a very thoughtful addition and included many local products all of which were very high quality.
The location of the Black Barn is ideal - just a four minute walk to the village. Sadly the local pub and restaurant were not serving food given that we were there in mid January (which is understandable) but we did have drinks in the pub and thought the ambience was perfect. We also had fish and chips from the shop in the village and coffee at Geo's - both excellent. Herstmonceux is a good location, with many public footpaths within easy access for walks. Given the time of year a number of local visitor attractions were closed but were all within easy access, making Herstmonceux a good base for sightseeing in East Sussex if you are there later in the year. In our case, we really just wanted a base in which we could relax and unwind and that's exactly what the Black Barn provided for us - we loved every minute of our stay there.

This barn is on the edge of the village, backing on to houses and only 2 minutes walk from Budgen's and other village shops and restaurants, yet all the windows face open country with lovely views and skies. It is the perfect blend of being in the country and yet not isolated. Walks in the area abound and it is within short driving distances of places of beauty and interest.
It has recently been completely refurbished to a high standard, is extremely comfortable, light, and airy in the daytime and and very warm and cosy in the eveinings - my visit was in November. Above all it has excellent lighting throughout - I am a reader and love quaint country cottages and hotels but almost always have to take my own reading lights for evening reading, writing, embroidery, artwork, etc.
The owner lives very close by on the farm and takes a personal interest in the welfare of her guests.

There is only one suggestion I could make which might extend its use for someone like me - that the double bed could split into single beds if preferred so that two single friends could stay. The divan bases look as it that might be possible, but the very comfortable mattress and topper was, I think, only a double. It is very wide and comfortable, and couples who usually sleep in single beds would not find much problem, but for two single ladies, for example, used to sleeping quite alone, a double bed is not really a possibility.

We zijn in oktober 5 dagen in de Black Barn geweest. Het huisje was echt heel schoon en er stond een leuke mand met o.a. brood, eieren, thee, koffie e.d. voor ons klaar. Vanuit de Black Barn zijn er genoeg bezienswaardigheden op korte tijd te bereiken. Wij zijn naar Brighton, The Seven sisters en naar Battle geweest. Verder biedt het dorp prima mogelijkheden om uit eten te gaan, te lunchen of wat kleine boodschappen te doen. Gastvrouw Liz is erg behulpzaam en heel vriendelijk.

We arrived at The Black Barn and both of us were taken aback by the high spec of the accommodation, from the appliances, underfloor heating and soft furnishings. The amazing welcome pack and all the little touches of pillow mist, scent warmer, proper hairdryer, straightners and so much storage for your clothes along with plenty of hangers.
The Black Barn is full to the brim with all the things you would find in your own home, which sets it aside from all the rest we have stayed at recently.
The evenings were getting chillier, and having the underfloor heating and a long burner made snuggling up on the sofa to watch the rugy (France v South Africa) in the evening all the more inviting.
We had a fab time trundling around the local country side and would highly recommend anyone to stay here, its a real "home from home", all credit to Liz and her family

What a lovely barn, perfect for 2. It is beautiful and so well equipped, We wanted for nothing. The shower was excellent and there was always lots of hot water. the bed was huge and very comfortable and there was plenty of storage and coat hangers! There was a trug full of delights waiting for us which we thoroughly enjoyed. It was peaceful and overlooked the fields with 2 lovely sitting out spaces but only a 5 minute walk from the village which had everything you needed. We would certainly return, perhaps in the cooler months to try out the log burner!

We couldn't have asked for a better UK break. We've stayed in many holiday lets over the years, but the Black Barn knocked the ball out of the park! From Liz's welcome on the first day until our departure a week later, we knew we were in for a treat. We thought there's surely something we'll have to ask for, but there wasn't. Attention to detail was meticulous and everything was good quality. Our little dog had an interesting time watching the squirrels raiding the bird feeder (through the window!) The Indian restaurant in the village is worth a visit, as is the Brewer's Arms. Geo's Coffee shop serve excellent paninis and cakes too.

Thanks again to Liz for her hospitality and for posting back things we left behind!

This is a delightful small barn conversion renovated to the highest standards with “top-notch’ bathroom and kitchen facilities.
It is also ecologically friendly with an air source heat pump providing warmth via underfloor heating.

There is ample parking and even a charging point for electric vehicles.

There is a small patio and a raised decking area which permits even better views of the countryside. A few metres from the cottage is a good sized lawned area which is dog proof except to smaller breeds (like our miniature dachshund) where it is safer to use a lead as they could slip under the five-bar gate,

The impression is distinctly rural with a long driveway, which is also a public footpath, proving access to excellent country walks. Yet the village of Herstmonceux is only a few metres away and provides many amenities and conveniences including pub, coffee shop, restaurants and shops including a small supermarket.

A few miles distant is Herstmonceux Castle offering further walks in the extensive grounds (access fee to enter) with a good cafe for refreshment afterwards.

From the moment you walk into this wonderful barn it just oozes quality and comfort. All your needs are catered for, from the amazing welcoming trug full of goodies to the super comfortable bed. This is my chosen cottage for my stays in the South of England. I will continue to rebook, if available, for all my future stays in the South. I cannot recommend the Black Barn high enough. It is excellent in every respect, too many to mention in detail, but take my word you will not be disappointed. The attention to detail is without doubt the star quailty of this small cottage. It is in a perfect spot and the host, Liz, is the best you can find. The EV charger is a CCS type 2 and is for the sole use of the Black Barn. We had a wonderful long weekend staying at The Black Barn. We knew it would be special from reading previous reviews but the reality far exceeded our high expectations! The location, the comfort, the quality of everything within the barn were all exceptional.
This was our first trip away with our puppy and he also loved every minute.
Highlights outside of the barn have been beach walks at Pevensey Bay, a trip to Rye Harbour nature reserve, visiting Herstmonceux Castle, fish and chips from The Willows and delicious coffee and cake from Geo’s Coffee House.
Liz the owner is an excellent host who goes to great lengths to ensure everything about your stay is perfect.

This amazing place gives you everything you need from comfort to dish cloth to make your stay perfect. The local amenities are within walking distance and so is Geo’s with delicious coffee and cake. If you have a dog, you could not wish for a better village. I was allowed even to take my dog into Budgens and Geo’s which I know is important to us dog owners .

From first booking to our departure Liz was really helpful and welcoming. The location of The Black Barn is lovely. It is so well equipped and spotlessly clean. The welcome trug was really appreciated. There is a properly enclosed grassy area so dogs can have a lovely sniff and run around. There are lots of interesting destinations nearby that meant out days were filled. We particularly enjoyed Bedgebury Pinetum. We would live to return later in the year

We had a great few days staying at The Black Barn. Although small it is very comfortable, well equipped cottage and plenty big enough for two. A minor point was that we could have done with a little more storage for groceries. It was also great having the car charging available. There are plenty of interesting places to walk and visit both in the local area and slightly wider afield.

Probably the best equipped holiday let we’ve ever stayed in - only thing missing was a pint glass! Welcome pack was to die for, even though we were only staying 3 nights while visiting mother-in-law in Bexhill. Walking distance of shop, pubs and restaurant, scenery was great and cottage toasty and warm. Would highly recommend.

The Black Barn is a great place to spend time, whatever season. We have been in Winter when the weather was really cold, but the wood fire and underfloor heating kept us really warm and cosy. Also when the weather is lovely and warm, we could enjoy the outdoor patio outside the front or lounging and relaxing on the patio area on the side looking at the glorious scenery and if lucky looking at the sheep or cows if they are in the field.

This was our fourth visit and it won't be our last. Liz is a wonderful host, and the welcome pack is a great addition, with lots of local treats included such as chocolates, cakes and biscuits, along with the many other items.

The barn is only a five minute walk to the village where there are restaurants and a fish & chip shop, and especially Geo's Coffee House, which is a great place to have a Coffee or tea, along with Paninis, cakes, biscuits etc, to either take away, or sit in and enjoy the atmosphere and the friendly helpful staff. There is also a village store stocking items you may need. Herstmonceaux is a very friendly village and we have been made to feel welcome, not just by Liz, but everyone we have come into contact with. Our dog also loves being there. We had a lovely time visiting East Sussex. Liz was on hand to welcome us and was very helpful prior to our arrival. The Black Barn proved to be a great place for a special birthday and we were provided with a luxurious homely countryside apartment to celebrate it in. There is no need to arrive with shower gel etc as all the bathroom products were lovely and very good quality. The welcome hamper was a brilliant touch and included lots of tasty treats. The weather was a bit tricky but the Black Barn was a really cosy and warm retreat. Had the weather been colder rather than wet and mild, we would have loved to use the log burner but the under floor heating was very efficient and easy to use. It was a great favourite with our Labrador too. Instructions were provided for all the equipment and had we needed help, Liz was just down the road at the farm.
We would be happy to return to The Black Barn if we were visiting this part of Sussex again. The whole property has been very thoughtfully set up with a huge amount of attention to detail. We loved it!
We can also highly recommend a visit to the coffee lounge which is run by a family member and has the same friendly attention to detail. It also does great coffee and lovely cakes.

Black Barn cottage is the best one couple cottage I have ever rented. The attention to detail is superb and Liz is a wonderful host.
I have been renting short stay cottages since my wife passed away 10 years ago and in all that time have never come across any
other cottages in the same league as this one. Nunningham is a working farm and the Black Barn is surrounded with the farms fields, complete with animals. An added bonus is the EV charge point with a type 2 connection.
The immediate area is quiet and a short walk to the village reveals the village shop, restuarants and public houses.
I have already booked my next stay at Black Barn in January 2023 and will definitely book whenever I am visiting the South unless of course the cottage is already taken!
Well done Liz!
I do not believe you could improve the Black Barn.
See you in January.

Black Barn is everything you would want for a brilliant holiday. Everything you could possibly need was in this property and all the goods in it were of the highest standard. Liz, the host, was so welcoming and the trugg filled with ‘goodies’ was brilliant. The property is on a quiet road but within walking distance of the town with a pub, Italian, French restaurant, fish and chip shop and a brilliant coffee house. We needed for nothing in the kitchen if we needed to cook and there was constant hot water in the lovely shower. The bed was really comfortable and we both slept really well here and used the lavender spray on our pillows. We would rate this property as one of the best we have ever stayed in and the electric charging point right by the door which was free meant we never had to worry about travelling around in our electric car. This place is definitely 5 star.

The Black Barn is a fabulous place to stay. Great interior, fully equipped and in a perfect location. The owner Liz is lovely and communicated thoroughly prior to our arrival.
The Welcome Trugg was a lovely treat, especially the homemade chocolates. The barn smelt lush too and I will be buying some of the room sprays.
Local amenities were on the doorstep and included a dog friendly pub, good Indian and chippy.
The enclosed paddock was a great addition for the dog too.
Would highly recommend and hope to visit again soon.

We were so impressed last November '21 we were really happy to find that a week had become available, unexpectedly...so we booked it promptly.
Liz, Eliza and the family have provided a gem to stay in, very well equipped and stylish...and extremely comfortable. We had mixed weather, but luckily the daytimes were dry and mostly sunny...which gave us the chance to sit on the deck and enjoy the view across the fields and Village. It's also lovely that Liz makes the effort to visit to ensure that you're happy and have a chat!!!
The area is beautiful...and it gives one a chance to visit so many places, including Hastings, Eastbourne, Brighton, Rye, Camber Sands, Lewes, Battle and Abbey, Bodium Castle, Batemans, etc. etc.
We thoroughly recommend The Black Barn...and will definitely return.

From the moment we arrived and Liz came to meet us it was clear that the Black Barn is a special place. Absolutely everything had been thought of, fresh flowers on the patio table and inside, a veritable compendium of instructions for all the appliances, including laminated quick guides. All of the equipment that you might need is there, and of high quality.
We felt very welcome, as was our little dog, who enjoyed the doggy treats from the welcome trug (whilst we snaffled brownies and shortbread) and was glad to explore the gated paddock.
The barn is easy to get to but feels private and secure and is in a brilliant location for a holiday. We didn’t need to use the car every day but walked miles on local footpaths. When we did go out it was only a short drive to dog-friendly beaches, historic towns and seaside resorts.

We have stayed in many five star Barn conversions and both town and country cottages/houses over the years.

Black Barn is the best we have ever stayed in!
Liz, has thought of and supplied everything guests could want.
The property was spotlessly clean and extremely comfortable; even giving us a choice of pillows - medium/firm!
The location was excellent and within 200 yards stroll to all the local amenities.

It will definitely be our first choice of property when we return to the area.

This was our second visit to the Black Barn and won't be our last. This time the weather was lovely for us, but it was only a short visit so we made the most of relaxing on the upper deck, while looking at the beautiful views. We also did the roundabout walk with our dog AJ, across the field and up to the village, where we bought great paninis and cake at Geo's Coffee House in the High Street, then round back to the Black Barn.

The Black Barn is a great place to stay, where you will not want for anything. Liz the owner is a fantastic host who knows how to look after her guests. The extensive Welcome Trug (basket) is a delight.

This is a great place to stay, where you can have as relaxing time or adventurous time as you would like, with lots of info for your adventures.

From the moment we walked into the barn I felt relaxed the barn has been converted into a luxurious space and has everything you could possibly want or need, it has been fitted with top quality fittings and fixtures that added to our lovely week away.

We stayed here from the 20th - 27th May 2022. We were met by the fabulous owner Liz on arrival and given a quick tour of the barn and all essential information. The barn is truly lovely, from the fluffy towels to the crisp bed linen to the wonderful little touches such as the pillow mist and welcome trug. Wow! Well what a beautiful place the Black Barn is. As previous guests have said, the attention to detail is second to none. We were impressed by the quality of the barn and all the little extras that Liz has though of. It is a real credit to her. The barn is bigger than we had expected and very comfortable with everything we needed for our break. The welcome trug was amazing and much appreciated. The barn itself is well equipped with beautiful accessories throughout. The outside space is well thought out too, having a viewing deck which was a real sun trap and a table and chairs just outside plus an extra grassed area along with parking. I could go on! Our host Liz met us when we arrived at the Black Barn & showed us around, explaining how things worked & where everything was.
It was the most clean, comfortable, well presented holiday home we’ve ever had.
The attention to detail was second to none.
The bed was super large & so comfortable as was the pillows.
A week of luxury in beautiful surroundings with plenty to do.

We had a fabulous break at the Black Barn with Moses our chocolate brown Labrador, our host Liz was lovely and very welcoming. it exceeded our expectations, on arrival there was a lovely trug welcome basket full of goodies, we even had some for Moses, some were from the local area.
The Barn was beautifully designed and decorated with underfloor heating and a log burner.
We would like to return when the weather is better and most of the attractions are not closed for the winter.

We had a lovely 4 night stay and made to feel very welcome. The barn is very cosey and comfortable with excellent décor. It is very well equipped too to a high standard and has everything you need for a self-catering stay.

The host Liz was very helpful and has provided loads of information on the local area including where to go, places to eat and local walks. The welcome box with some essentials and treats was a nice touch and much appreciated.

The Black Barn has been very carefully put together. We had a really comfortable, perfect stay while visiting family.
Liz was very attentive and wanted to make sure we had everything we needed.
The Barn had all you needed to stay there. A lot of thought has been put into it.

It was lovely to be greeted with a personal welcome by the owner, Liz, who gave us a run through and workings of the Barn, especially for the log fire, something we have never used before. The welcome basket was very good with local goodies, and even some treats for our dog, all of which were very appreciated.

The barn has everything you need, where you can while away the time. We didn’t do much exploring of the area, as the weather wasn't very good, however the barn is so cosy it was lovely just being able to relax and enjoy the entertainment on offer, i.e. the TV, games, puzzles, books etc. We even enjoyed the long forgotten (to us) art of playing Snap :-). Our little dog also enjoyed his walks around the area.

The village is only a short walk away where there are restaurants, a pub, a few shops and a lovely coffee shop called Geo's Coffee House. Geo's does great paninis, brownies, and coffees, some of which we enjoyed, along with lots of other items we didn't have time to try, but will in the future :-)

We will be going back again, hopefully in better weather to truly enjoy the area. Thank you Liz and family for a wonderful, much needed break.

Very nicely furnished and decorated. Well equipped kitchen with quality appliances and equipment. Lovely situation in easy reach of all East Sussex has to offer. Liz is an excellent host.

We had an impromptu week booked in November 2021 and the Black Barn seemed just the right property for us. Absolutely spot on !
The booking procedure, the contact, and the welcome were all perfect...Liz and her two girls met us during the stay and were very attentive...ensuring that everything was satisfactory.
The Barn is extremely comfortable, very well furnished, warm and secure. The deck set to the rear looks over the extensive rural views and was a lovely place to sit with a cuppa or a glass of something !
Herstmonceux has some lovely walks , a very nice pub and a a very good, somewhat old-style, Bistro. Hailsham is a 10 min drive away and has a great selection of shops and places to eat.
We thoroughly recommend and will return when we're back in the area.....a big thank-you to Liz and the team!

Our stay at Nunningham Farm was fabulous . The barn is beautiful and extremely comfortable , couldn’t fault it .

What a great place for getting away from it all. The property is very well appointed and is within easy walking distance of plenty of eating places in the village. Liz is a fabulous host and nothing is too much trouble for her. We would definitely stay again if we are in the area.

We spent a long while researching country cottages that allowed pets, so we could bring our mischievous Westie on holiday. We found the Black Barn and were more than happy with our stay. Liz the owner called and emailed us to ensure everything was perfect from the moment we arrived in Hurstmonceux, through our stay to the sad day we had to leave. Liz had thought of everything. Everything in the Black Barn was ideal, from the wood burner stove, to the bedding, the glorious bath and power shower, the bathroom products and the lavender pillow spray that made the perfect, comfy bed even better, the barbecue and all the advice she gave on what to do in the locale.

The use of nearby fields and enclosed pond area was a delight, and the viewing platform that doubled as our "go to" tea spot, was used everyday, from the moment we would get up and enjoy a cuppa in the morning to relaxing at the end of a long day sightseeing in East Sussex.

We wouldn't change a thing about the barn, we loved every second of our stay. Thanks Liz, we can't wait to come again.

We recently stayed at the Black Barn for a week. All the facilities in the barn are of the highest quality. Everything has a touch of luxury about it. It really is a very comfortable and welcoming place to stay. The owner provides comprehensive information about the property, local area and places to go and visit (as well as an excellent Welcome food pack!). The barn is situated on the edge of the village, making it very peaceful and providing beautiful views of the countryside. We really enjoyed our stay there and would thoroughly recommend!

We came across this little gem browsing the web for a short notice, pet friendly short stay for two. Liz, the host, went above and beyond what we expected. She met us on arrival and made sure we were happy with everything. The hand crafted East Sussex trug filled with essentials (bread, milk, coffee etc) was a lovely touch. Liz has furnished the barn with top quality furniture and fittings including the most amazing room fragrances. It was everything we could have wished for and more. East Sussex (an AONB) is somewhere we haven’t visited before but we will be back and will be staying at the Black Barn in the future. Thank you Liz, we had one of our best holidays ever. This was such an amazing find, a true home from home. Liz , the host, had thought of absolutely everything you could ever need from a holiday home, a and all furnished to an impeccably high standard. Lots of thoughtful touches that were above and beyond anything we could ever have expected. Nothing was too much trouble and we were made to feel very welcome., as were our 2 dogs. Conveniently located to lots of attractions from castles to beaches. A 5 minute walk to the local town of Herstmonceux, where there were pubs, shops and restaurants. Would definitely recommend a stay here and will be visiting again. It was certainly value for money.
