We had a wonderful stay in this delightful cottage overlooking the lake, with passing wildlife, plenty of sunshine, and beautiful views. Both balcony bedrooms shared the same outlook, making the mornings especially memorable.
The house is very comfortable for up to 7 guests, with a large open-plan living area featuring a balcony, log fire, TV, big kitchen table, and a well-equipped kitchen. There was ample seating throughout, though the sofas didn’t quite accommodate all 7 at once.
Onsite facilities were excellent, including a great restaurant, spa, swimming pools, tennis courts, water sports, and children’s activities. Offsite, there are scenic walks along the Thames Path and easy access to pubs and sightseeing, with Cirencester close by for Roman remains, museums, shopping, and dining.
Communication with the booking team was very good—comprehensive, if at times a little overwhelming due to the volume of information. We had no major issues during our stay and only reported a few very minor points to the helpful onsite maintenance team.
Overall, a spacious, well-located property that makes for a relaxing and activity-filled break.

Loved are family stay at this property. Very close to all activities. The twin back bedroom could probably do with a an upgrade, maybe new beds & some drawers, but not a dealbreaker.

Great accommodation in excellent setting. Immediately felt at home. Provided everything we could want. Clean, modern, stylish and very comfortable. Very quiet and relaxing. Few minutes walk to restaurant and swimming pool. Loved sitting on deck with a drink reading a good book and watching wildlife. Enjoyed the food in the restaurant and they even provide a doggy menu. Hire of paddle boards, bikes etc on site expensive and only for a whole day so didn't use but may do in future. Other great restaurants in vicinity too. Site needs more power points for electric cars. Definitely considering going again next year. Highly recommend.

Great house in a great location.
We really enjoyed our first time at the water park.
Booking process was straightforward and the Orion team was very friendly and flexible

We had a fabulous weekend here at Clearwater 82. The property is perfectly located and has wonderful views of the lake. The house is very comfortable and clean, it has everything you need for a self catering holiday.
We didn’t know the Code for locked gates around the lakes until we got bikes on the Sunday. Would have been helpful to know this on arrival!

The property is lovely, well furnished,in a beautiful location and has all the domestic facilities for a home stay type of break. Very close to the spa and Balihoo Bar Restaurant though we only used the garden facilities at Balihoo. Also not far to the fishing lakes that my husband used but didn’t catch anything! No immediate parking outside but only a short walk to the car park, though as we were in our 70s we brought a folding porters trolley to help with the loads.

We enjoyed our stay at Clearwater very much. We had everything we needed and plenty of good towels. The property was very nicely situated and quite secluded. The arrangements relating to Covid were very well managed. I would recommend this property.

We have stayed in Clearwater 82 several times over the past 5 years & we love it. Lower Mill Estate is a very special place to us & our two children now aged 6 & 8. It is perfect for a family with kids of all ages. It is not cheap accommodation but if you are after a high end escape this has so much going for it from stunning natures, beautiful walks, Ballihoo restaurant, tennis courts, Astro football, beautiful indoor, outdoor & natural swimming pools...Perfect for good old fashioned quality family time.

We stayed here for our mum's 70th birthday, 6 adults a one year old and a three year old. It was perfect for all of us. We were right next to the spa/swimming pools, Balihoo restaurant, parks and tennis courts but it was still extremely quiet and peaceful. The house was very well equipped with everything we needed and the lay out is great for family meals and just generally relaxing. Our children particularly enjoyed the ducks who would come and visit every morning at the downstairs decking. Parking, check in and check out is really easy giving a very efficient start and finish to our lovely holiday. We would highly recommend this house and Orion Holidays as they were always extremely helpful in the run up to our stay.

A great holiday home for a family. Good situation and view from lounge. In kitchen would benefit from a wok and extra cutlery,also more and better quality t-towels.

View from groundfloor was compromised by massive growth of reeds! Unpleasant smells from drains outside front door - drain covers loose and removable by 5 year old grandson! Lack of rails to hang towels in bathrooms - not enough space on airer for 6 bath towels plus swim towels. Will not stay here again unless drain problems fixed.

Thanks for your review and I am sorry that you had issues, however, if you had contacted us as soon as the drain issue occurred, we would have been able to come and sort it out. I was particularly concerned about your comment regarding the drain covers being easy to remove... If this was as bad as you implied, it was a serious health and safety issue which I am amazed you didn't report to us straight away. With regards to the view, the web entry clearly shows that there is vegetation around the lake and, obviously, this becomes more and less dense pendant on the time of year. I have personally checked the drain covers and made the Estate aware who have made sure they are all secure... There was also no smell when I attended so I can only assume it was a temporary issue as we have never had reports of drains smelling in that area. I feel your review was a little harsh and would urge anyone reading it to check the many other reviews for this property to get a balanced view of the property and location.

Fantastic last minute 3 night break in an area we previously didn't know existed. House very well equipped, especially in the kitchen, where everything needed to cook for 7 was provided. The children loved the paddle boarding and the freedom of safe cycling and could not keep them out of the outdoor pool which is heated to the perfect temperature. The eldest 12 year old even took to plunging into the eco pool on a regular basis. Brrrrrrr.....
Kids loved it so much we had to book for larger family holiday for a week next year, at a larger property.

I was pleasantly surprised at how well organised Orion was in letting this holiday house to us. Even the little details of a Christmas Card and Chocolates on arrival was such a wonderful touch. A member of the team came over to explain everything to us which was great too. The house and location was beautiful, very clean and very spacious. I have stayed in the Park twice now and would definitely recommend it especially for large groups.

Great space, peaceful location overlooking one of the small lakes. Whilst the property was clean it is in need of repair in some areas: metal part of lower balcony is rusted, damp patch (looks like a old leak from an upstairs bathroom) on the ceiling above the dining table and needs repainting.

This property was perfect for our party. The open plan style suited us well as did the location.Add to this fantastic lodge great weather ,company and on site pub with band and we couldn't have chosen a better venue to share time with friends.

Very pleasant week spent with family members. Quiet on site therefore not many facilities open. Lovely walks, wildlife spotting, swims and drives out to various attractions as weather deteriorated during the week. Very helpful staff as we had a few problems, (leaking stopcock, no sun loungers as specified in inventory.) All fixed promptly. Property well equipped but looking a little tired and in need of decoration soon, but everything worked. Thank you for a great week.
