This was our six stay at Heath Farm. Each stay at a Heath Farm cottage was excellent. Cobnut was spacious and comfortable.
There were plenty of walking paths some easy and moderate others challenging. Heath Farm is a central location with easy access to shopping in Banbury and local villages.

We were very impressed with the cabin's fittings and furnishings. They were not only numerous but were high end.
Then there were the 'not necessary' but definitely 'lovely to have' items. Locally made gluten free granola and even a freshly baked cake (for the gluten intolerant member of our party).
With a view of the meadow and lake from the dining room and upstairs bedroom, what else could one ask for to have an enjoyable stay.
Along with the other cottages at Heath Farm, it was the perfect place for the perfect wedding.

This was our sixth visit to Heath Farm - honestly, we'd live there, if they'd have us! The property is so comfortable, accommodating, beautiful, warm, and welcoming. Unbelievably, this was the first time I viewed their Games Room: spectacular! Especially if you have rainy days, bored kids, time on your hands. On this visit we stayed 10 days and could have spent a month. There is so much to see and do in the area and the location at Heath Farm is ideal for touring. We had two excellent and celebratory dinners at The Boxing Hare, which is just a few yards down the road. We ordered three loaves of bread from Mark's Cotswold Bakery which is right on the premises. I am actually reluctant to post this positive review because I don't want EVERYONE to discover our magical place in the Cotswolds. The Barbours are exemplary land stewards and it is a privilege to stay at their farm, and in a small way, contribute to what they add to Oxfordshire.

We find more families using our cottages for family reunions as it works so well. Each family group can have their own cottage/space yet there's ample room in either Cobnut or Walnut to fit everyone in for meals and get to together. The games room nearby helps to keep children and adults entertained no matter what the weather and when the weather permits there's so much to do on the grounds from fishing or boating on the lake, playing on the games lawn or simply enjoying the 70 acres of extensive woodland trails we have.

This was our fourth visit to Heath farm. It is a little gem for those wanting some peace and to recharge from city life. It is the epitome of calmness and serenity. Cleverly placed windows from each cottage allow a guest amazing views around the farm, privacy and a sense of connection with nature. The orchard, chicken and play room are our favourite things to do with our four year son.

Our first visit was over 30 years ago. Since that time we’ve made several return visits. The rich solid woods and ceramics, throughout the cottages, bring a sense of real quality to what can only be described as one the Cotswolds most tranquil settings.
Cobnut in a particular favourite. To the rear of its elevated setting, there is a wide and uninterrupted view down to the lake and the open Oxfordshire countryside beyond. To the front lies the courtyard with it’s Mediterranean influences. Constantly running waterfalls create a gentle atmosphere when sitting, restfully, on a warm summer evening.
For those who love being surrounded by solid wood features, the inside of the cottages will be a joy. Oak and Ash are crafted in each and every room. Nothing has been spared when it comes to ensuring that guests have everything they need to make their stay a comfortable and memorable one. Heath Farms expansive acreage offers numerous evening walks amongst woodland, meadows and wildlife. Their website internal photographs are a true reflection of what you will find on walking through the door.

Cobnut is a beautiful cottage in the corner of an amazing courtyard and we especially loved all of the handmade wooden features. The cottage had everything we needed for a very comfortable holiday, and we both slept very well, which is a plus for me. Cobnut has a lovely outside seating area in the corner of the courtyard, although there are many other places that you can relax, in and around the courtyard and gardens. The weather was glorious for our week, and with the cobbled courtyard with its gorgeous flowers and herbs, and the water feature cascading down the centre, we could have imagined we were in Italy or Spain.
Heath Farm cottages are in beautiful surroundings, with a lake full of trout, and a field with some very friendly sheep and goats in. The owners, whose home is one side of the courtyard, were extremely welcoming and friendly. We were welcomed by Mon, who showed us around the cottage and pointed out the gardens, outdoor games etc that are there for guests to use. We also fed the trout in the lake and were encouraged to use the boat, or fish if we wanted, although we were happy just to feed the trout from the jetty.

We have stayed a number of times in Cobnut and have thoroughly enjoyed our holidays there. The setting is great with amenities from hot tub to badminton and other sports available. It had everything we needed for a relaxing long weekend visiting the Cotswolds and the theatre in Stratford. The cottage is situated in a very peaceful location and we enjoyed seeing the wildlife including muntjac deer. Thank you for the welcome goodies. We did notice you gave us 4/5 for condition so I thought I should mention that we're half way through repainting the whole cottage (just upstairs was done when you came) plus the sofa and chairs downstairs are about to be completely reupholstered. We're also removing the two slightly worn rattan chairs in the verandah and plan to put in a new hat & coat stand plus shoe rack. Hopefully by the time you return it will look fresher than ever!

We've stayed here before so knew what to expect, and yet again we had a wonderful holiday. David, Nina and the team seem to have thought of everything from the well stocked games room, to the well designed accommodation and the plentiful activities across the farm. This year they introduced goats which were so adorable our children didn't want to leave them. Cobnut overlooks a sheep and goat paddock, the well stocked trout lake and the forest and hills beyond, it really is majestic from early morning to sunset. We've already booked next years stay...

This was our fourth stay at Heath Farm and we cannot wait for our next visit. The Barbour family curate a very unique, welcoming environment for their lucky guests. The character, amenities, surrounding views, and location of these cottages cannot be bested - and we say that having traveled from Carlisle to Port Isaac, Seasalter to the Lakes, Wales, Ireland, and Scotland. The owners took advantage of the lockdown to improve and update their properties, and their care and generosity show in every corner. The grounds and gardens were at their peak this June during our recent stay in Cobnut. Stay a week - there is so much to see and do in this corner of England. Hasta la próxima visita!

What's there not to like about Heath Farm Cottage? Serene setting - I watched the sheep munching on grass right outside my dining room's window while I enjoyed my morning coffee. Absolutely perfect stay, the cottage and service on top level. My only advise to the owner is to provide local produce for the kitchen, this can be added to the cost, but it is always very pleasant to have local eggs, bread, butter, bacon and rapeseed oil ready for your breakfast in the fridge.

We had a wonderful stay in the Cobnut cottage at Heath Farm. The cottage has a lovely cosy feeling with superb attention to detail and excellent features. The view to the pond is magnificent. If the location has one downside it’s access and the number of stairs down to the cottage. A little difficult for me with a walking stick, but manageable and it didn’t detract from the beautiful courtyard. Would definitely recommend.

Access is always an issue as we're on the side of a hill and it's a tricky one to resolve. For couples we do have Chestnut cottage which now has a step free access to it which may be more suitable. Chestnut can also be combined with Cobnut cottage too for larger groups for up to six.

Yet another relaxing and peaceful stay in these amazing cottages. We first came to Heath Farm 17 years ago and have been back 12 times! We just love the tranquil atmosphere there and the outside world just disappears.

Highly recommend this well equipped and extremely comfortable cottage for a family break. Particularly good for family groups as it adjoins Chestnut. The cottage was very cosy with gorgeous lounge and open fire with generous supplies of wood to burn. The kitchen spacious and perfect for family meals. Glorious views over fields sheep and water from the lounge and upstairs bedroom. Two bedrooms upstairs both with spacious en suite bathrooms. Cobnut is a super cottage for a family visit. Set in wonderful surroundings to relax and enjoy all that Heathfarm has to offer. Everything you need is in the cottage and the lovely owners have thought of all your needs.
The farm has lots to explore with great walks, an enormous outside play area and a play barn - to book - for lots of hours of indoor fun too.
The farm animals were a big hit too with our little ones - a Sheep is on the Christmas list now!! (But we will be back to say hello I’m sure on a return visit instead!)
Our family had a wonderful time spending precious time together with lots of great memories to keep - I’m sure you will too!

We could not have been happier with our stay at Cobnut. It was our third stay in this beautiful cottage at Heath Farm. The Barbours have thought of every detail to make their guests feel comfortable and treat everyone like family. The cottages are full of custom woodwork, furniture, and stonework. We see new details each time we stay, and this time the "Lion Wardrobe" was a wonderful new feature. The cottages are ideally situated for walking, sightseeing, buying provisions, a meal at the nearby Boxing Hare restaurant, or just gazing at the landscape outside the windows. I love cooking in the kitchen and enjoy reading by the cosy fireplace. There are always fresh flowers and a delicious cake waiting for us. The entrance yard with the waterfall is a masterpiece; the ambiance is unlike anyplace we've ever stayed. We are grateful we had the opportunity to stay here after lockdown ended and are already looking forward our next visit. Thank you Nena, David, Mon, and Abi for sharing your blessed corner of the earth with us.

Heath Farm is in an excellent location; it's proximity to Chipping Norton was ideal for buying the essentials, while the large amount of good surrounding pubs and restaurants make eating out very attractive too. Our favourite days out; Blenheim, Cotswold Wildlife and Farm Parks are an easy drive from the farm.
The accommodation was excellent, overlooking a paddock with sheep and goats and views down to the lake and surrounding forrest. We saw red kite and roe deer from our dining table. There's plenty to do with a family from the very well stocked games room and the outdoor play areas to woodland trails and boating on the lake.
Cobnut was comfortable and very well stocked, they seemed to have anticipated everything from picnic hampers to extra loo rolls, we only needed to buy food, everything else had been thought of.
We loved our week here and we're already looking at next years dates as we'll definitely be back...

We always prided ourselves on our cleaning and hygiene standards but since Covid they're now even more stringent and we take everyone's safety as the highest priority. We now close each cottage for a day either side of a booking and take every precaution we can.
We look forward to you returning again one day. We would advise it's far better value to stay for a week as our short break prices are a percentage of our weekly rates and with such high changeover costs it's far more for short stays. We generally have guests state they wished they stayed longer but we've never heard it the other way around!

Mum has been telling us about this place for years!
It was just what we needed after some busy and stressful months in 2020.
We loved cooking in the gorgeous kitchen - they really have thought if everything to make it easy. Plenty of equipment and everything works! Beautiful dining room and space to snooze by the fire.
We had some great walks (it was Autumn so the trees looked amazing) and I think this is the biggest bets bee I have ever slept in. Like Mum, I think we’ll be back.
Great place to meet up with family or friends if we can’t meet in our own phones for a while as there is so much space here - including the out door seating for each house. It’s beautiful. Book yourself in!

We have just returned from a wonderful week in Cobnut Cottage. The cottage is beautiful with lovely views and is situated in the most stunning courtyard. The cottage was very well equipped and had everything we could possibly need. We were incredibly lucky to have beautiful sunny weather for pretty much the whole week. Heath Farm is perfectly located to explore all the different towns and villages within the Cotswolds which made it a really good base for our stay. Do please bear in mind it's always far better value staying longer (ideally a week) as our short stay prices are based on a percentage of the weekly price and there's just a 6% increase per extra night. i.e 3 days 76% of weekly price, 4 days 82% of weekly price, 5 days 88% of weekly price, etc. This is due to the very high hygiene and cleaning standards we adhere to which makes changeovers a large expense.

A could say that the kindness and professionalism of the Barbour family are enough to justify that score, even if the quality of the architecture of the place, of the furniture's manufacture in any detail, was not so high, as it is indeed. It seems like the area around, the astonishing views and landscapes at any time, season and weather, has been built for, and not the contrary, for this beautiful piece of art that the Heath Farm Cottages are, made with an expert hand and a big heart. We are staying there for weeks, and believe me, that is just a first sight impression!

we stayed in Cobnut at the end of October (2 adults and 3 young children) the cottage is very clean, charming, the view from the dining area and the bedrooms are *breathtaking* beautiful. With the small children, you can just go for a walk around the cottage. the kids loved walking through the forest, picking up chestnuts, (plenty of them !) and we even spotted a rabbit and some pheasants. It's just so so beautiful. While the little brothers are having a nap, the older one could go to in-door game room and enjoyed playing ping-pong and pool. There are nice place to eat close to the cottage too. our favourite one was "the duck on the pond". We will definitely come back to Heath Cottage !

You'd have be forgiven for thinking you were in Spain on arrival at Heath Farm cottages with its terra cotta roof tiles and terraced garden redolent with the scent of roses. Inside Cobnut the aromas were rich and earthy, from the wooden floors, staircase and beautifully hand-made furniture. It's an idyllic, peaceful spot with views across the valley to the rolling Cotswolds Hills, ideal country for long walks. The cottage was fully kitted out with everything you could need and you were free to roam the estate and pick apples, pears and raspberries from the garden.

We stayed in Cobnut Cottage for 5 nights in September 2019. It is the best equipped self-catering accommodation we have ever stayed in, it truly had everything making our stay so comfortable. It is situated in beautiful surroundings and the courtyard garden is so pretty with each cottage having its own outside seating area in the courtyard. It has so much character inside, very cosy yet not too small and there were lovely views of the countryside from the dining room. Heath Farm Cottages are owned and run by a lovely family who live on the premises, they are very friendly but not at all intrusive. There was a lovely chocolate cake made by a local bakery waiting for us when we arrived. It is an excellent base for touring the Cotswolds and we would not hesitate in recommending Cobnut Cottage to anyone, I'm sure we'll be returning.

We strive to create a haven of peace, tranquility and comfort for our guests and continually look at ways of making additions which will help our guests. We have a pretty Herculean task maintaining our cottages, grounds and courtyard to the exacting standards we set ourselves but most of the time we feel we succeed. Recent additions have included smart T.V's and Roberts DAB radios with alarms. In the past year we have also updated fridges, sinks, microwaves and orthopedic mattresses in all cottages.
We do hope you return again when I'm sure you'll find even more additions. I avoid the word "improvements" as we feel we can't improve Heath Farm but can merely add to it.

Can't agree with the previous reviewer, We've just returned from a week in Cobnut cottage, and wish we could have stayed longer! The cottage is warm, clean and beautifully appointed throughout, with super-comfy beds, quality fixtures and appliances and lots of thoughtful extras (eg dishwasher tablets, toiletries, etc).
The cottages are set in lovely grounds where you can wander freely; the games lawn is a real bonus (we loved the giant jenga!) and the indoor games room is great for a rainy day. Hosts are friendly and helpful. Would love to return in future and would recommend.

Thank you so much for the 5 star review, it's very much appreciated and gives us confidence that we're on the right track! We strive to create a haven of peace, tranquility and comfort for our guests and have made a large number additions such as the games rooms & games lawn. It's great to hear you enjoyed the giant Jenga blocks we made and made full use of the games room which as you know is packed with games, DVD's, computer & projector, table tennis, dart board, pool table, books, walking & cycling information, telescope, artist easels, music & keep fit equipment, a kids corner with wooden toys, Lego and even a dressing up box! We have a pretty Herculean task maintaining our cottages, grounds and courtyard to the exacting standards we set ourselves but most of the time we feel we succeed. Recent additions have included smart T.V's and Roberts DAB radios with alarms. In the past year we have also updated fridges, sinks, microwaves and orthopedic mattresses in all cottages.
We do hope you return again when I'm sure you'll find even more additions. I avoid the word "improvements" as we feel we can't improve Heath Farm but can merely add to it.

Overall very disappointing.
Arrival: Having arranged that we could arrive at 3.00 pm we were surprised when we arrived at that time to be told we had arrived earlier than expected.
Compared with other cottages we have stayed at the 'Welcome Pack' was poor.
Problem with shower - hose fitted incorrectly. Quickly corrected.
No clocks around the property.
No TV or radio in the bedrooms.
WiFi/Internet connection very hit and miss.
Patio area scruffy - weeds growing out of the brickwork.
We had forgotten how small and cramped the kitchen area was.
No fault of the owners but we also chose one of the wettest weeks of the year. In the circumstances we left a couple of days early.

Thank you for taking the time to leave a review on Cobnut cottage and apologies your stay was not satisfactory for you. To respond to your points:
Arrival - I had noted in the calendar your arrival time. Unfortunately when you arrived I was working outside and you were greeted by Nena (my mother) who hadn't check the calendar. The cottage was all ready for you and it was an oversight on her part - apologies if it caused distress.
Welcome pack - They were updated only 2 months ago with new information including details about all aspects of the cottage, a new brochure of the farm including a map, fire procedures, local restaurants, pubs and food shops, internet instructions, accessibility guide, terms & conditions and equipment manuals. So am unclear what is "poor" about it. We do also provide a welcome cake and hand picked flowers. Unlimited firewood is also on offer.
Shower - As with all issues, if we are told about them we do all we can to rectify them asap.
No clocks - we purposely do not have clocks in cottages as we like to create a "timeless" atmosphere, we will review this policy. There are clocks on the ovens and most people have the time on their watch or mobile device,
No TV or radio in bedrooms - If you had requested one we would have supplied one immediately for you as stated in the first paragraph of the welcome pack. We will soon be purchasing new DAB radios for each cottage. We will also look into providing TV's in bedrooms where practical. We have just replaced all T.V's for new smart TV's in all cottages.
WiFi Hit & Miss - Due to the stone construction of the cottages it is very hard to get a signal in every part of the cottages, we are in a rural area and have had to get a special microwave signal from a specialist rural provider. The service is exceptionally better than what we previously had. We have been told it is affected by heavy rain which is why the signal was intermittent during very heavy showers.
Patio area scruffy - apologies but we had just bought an electric weed killing device as we are no longer using chemicals anywhere on the farm due to environmental concerns. Due to constant rain we were unable to use before your stay.
Cramped kitchen - We have floor plans and good shots on our website and are just about to add 3D shots so that guests can "walk around" the cottage online. This should help considerably. Although kitchens are not particularly large we consistently have great reviews stating how well equipped they are compared to other cottages.
Wet weather - You were very unfortunate with the weather which is why we offered you an extra night free of charge on your next visit.
Time warp - in our opinion our cottages had stood the test of time very well, there is a timeless quality about them which I describe as "Natural Luxury". I have been at the farm working for my parents for the past 3 years and in that time we have made a huge number of additions including building a games room and games lawn. The cottages have been updated with new orthopedic mattresses & smart T.Vs throughout. New fridges, sinks, ovens, microwaves have been replaced where needed too. We also have just installed an E.V charging point for electric vehicles so I can't understand how you can state we are in a time warp but you are obviously entitled to your opinion. We take great care and pride in our accommodation and facilities and strive to make improvements where needed so your feedback has been greatly appreciated.

We stayed in Cobnut cottage with our 8 and 4 year old boys. They loved playing on the trampoline, exploring the grounds and using the ride on toys. We loved the comfort and luxury of the cottage (beautiful with exposed stone and brickwork) It was spotless with everything we needed, set in peaceful surroundings and great as a base for exploring the region. Bourton on the Water is a great day out as is the garden centre with play area at Burford and Chipping Norton is also nearby. The hosts were welcoming and friendly without being intrusive and obviously took pride in the cottages and surrounding grounds. Thank you for your hospitality. We will be back!

I stayed here with my husband daughter and parents, and it was the most beautiful short stay we have ever had. This place forces you to be in the moment with all its beauty! The cottage was stunning. You can clearly see the hard work gone into renevating it, with such thought and character. The welcome was lovely and relaxed, and we fortunately met some of the family. For us it was a break to relax and simply be together. But there are plenty of things to do and discover. We will hopefully be returning in the summer.

We had a wonderful Christmas stay at Heath Farm. Cobnut is incredibly comfortable, spacious with a warm atmosphere and beautiful views, well equipped kitchen, We also had the welcome surprise of a decorated tree with lights and a Christmas hamper full of lovely Heath Farm edibles (best Christmas nuts ever). Boxing Day morning stroll around the fields and through the woods was really enjoyed. Looking forward to returning in 2019. Many thanks to the Barbour family (owners) for making our Christmas.

Our stay at Heath Farm was truly unique, in a positive way! We felt just like in a British novel. The surrounding, with nut trees, apple trees, animals, ... is stunning for walks. The cobnut cottage was not ‘luxurious’ but everything is ‘real’. All furniture locally made for example. And the view from the windows beautiful. The owners live next door and are very welcoming. In short, we had a very nice stay and would go back.

We appreciate your comments and accept that we place more emphasis on the craftsmanship and 'realness' of our cottages. Our more natural version of luxury does though ensure a timeless quality and feel that's hard to match elsewhere which may be part of the reason we have such a high proportion of returning guests. I've lost count the amount of times I've been to Heath Farm and like all other times it has delivered, Cobnut was spotless, hosts really friendly and knowledgable, ventured to some different places this time, Broadway Tower a hit, amazing views across many a county, Sunday Lunch at The Five Alls in Filkins in one not to miss.

Coming to the Cobnut property on Heath Farm Holiday Cottages is so special from the enormous welcome from the family members to the great comforts of the cottage and the beauty of the area in which it sits and closer to home the outstandingly beautiful courtyard which joins all the properties, including the Farmhouse in a most harmonious way. There is a Rill that bubbles down the middle of the courtyard to an arch through which you can sit for hours (Chimnea and firewood provided if you want to bring a bottle of wine.) looking in the distance at the beautiful undulating hills of North Oxfordshire.
Once inside the property, you are struck by the beauty of the design, the warmth of the old locally sourced woods used in the windows, doors, shutter, and flooring, all made and designed by the family. A woodwork shop was set up by the owner and all parts were manufactured on site. With the entire property, you cannot but note the attention to detail and every eventuality has been thought through making the entire time living at Cobnut a positive experience.
All furnishings, beds, appliances, bathrooms are of the finest quality. After finding a blender and a garlic press in the kitchen store I realized that I had come to a better-equipped kitchen than my own

The family carried out the conversion of the cottage rfrom where Granfmaother lived using old wood that had been sourced locally. We have stayed at Heath Farm many,many times over the years. Cobnut is our favourite of all the cottages and we have booked to come again in September.
When making the original booking I asked Mon if there was a fan available in the cottage. There wasn't, but after a discussion with Nena they arranged to get one. I used it many times over the week!!
Would recommend Heath Farm and its lovely grounds to anyone wanting to visit the Cotswolds.q

My stay at Cobnut was quite lovely. The people were welcoming and took excellent care of my special requests. The site itself is remarkable as are the cottages. The decor is warm and welcoming in Cobnut. I only wish that the second bedroom had a standing shower -- handheld tub showers simply do not work well. What I found a bit off-putting about the site was the approach. While the drive in is lovely through a double row of trees, you then must negotiate a rather strange gaggle of business with large trucks/lorries loading and unloading and a row of craft houses that were not retail sites. Heath Farms should develop a scenic way around this and put in a more scenic parking area.

Thank you so much for your review which we very much appreciate. With regard to your comment about the back bedroom overhead shower in the bathroom, we will be installing grab rails in all bathrooms shortly to help with mobility issues. Where space allows such as in Walnut cottage we do provide a separate walk in shower next to the bath. With regard to the driveway which is shared with the businesses located on our farm unfortunately there is no easy way around this issue. We have one large company which uses large lorries on a daily basis. They are relocating so we are actively looking for new tenants who will not have such a detrimental impact on our guests when they arrive at Heath Farm.

No other words than amazing!!
One of the best self-catering cottage I have ever and probably will ever stay in. We loved every moment from the roaring log fire to the super views across the hills.
The Barbours the very best hosts and nothing is too much trouble.
Our children of 10 and 11 loved the games room and have made us promise what we can return one day very soon.
