I love the old cottage feel and vibes of the place. it was quiet with many activities to do and felt very private especially when we arrived on the weekday, it felt like it was only us and the owners.
we enjoyed the activities like walking trails, fishing and feeding the goats. also it is quite a central location able to drive to many other activities

We are a blended family. This year, we are celebrating 30 years together! What I wanted more than anything was a glorious family gathering in one of my favorite places on earth, the Cotswolds. Heath Farms gave me my hearts desire! We took all 5 beautiful cottages for our family of 18 who came from Boston, Philadelphia, Dallas, and Oxford. On arrival, we couldn't have been more enchanted My husband and I stayed in the Walnut and found the level of cleanliness and detail to comfort on the same level as a top hotel. We have stayed in many hotels and Airbnb's so I can say this with confidence. Thank you, Heath Farm Cottages for a truly magical experience. You gave us a family vacation that we will never forget!

We had our wedding here so all the cottages were booked out for the family. Everyone was taken aback by the care and attention paid to every detail. The cottages were a delight - cosy, quiet, comfortable

Everyone at the wedding said they’d be looking in to booking their own weekend away at Heath Farm; it’s immaculate and so are all the cottages.

We recently booked out all the cottages at Heath Farm to celebrate our wedding. The family who own the farm were wonderful to deal with, both in setting up the accommodation and running the event.

My partner and I stayed in Walnut Cottage, which was a delight to stay in and was also a great "base" for all the wedding prep. There is a large living area in the cottage, which made it perfect for storing wedding decorations, making last-minute DIY decorations, and for hosting many of our guests, and doing hair & make-up on the day of the wedding. It was also great having the bedrooms up on the mezzanine level, as it meant we could keep the chaos downstairs and have somewhere tranquil to escape to.

Having stayed at Heath Farm before, we had all the wonderful features we'd come to expect: a well-stocked kitchen, the delicious granola and cakes on arrival, spotless and plentiful bedroom/bathroom linens. We also appreciated the bathrobes, which are provided along with the hot tub.

A really nice touch was that the team at Heath Farm had set the heating on before our arrival, so we were able to immediately relax in our cosy and warm cottage.

We love Heath Farm, and will definitely continue to return for many years to come!

Yet another excellent stay at Heath Farm. This was the first time travelling with a young baby and the accommodation provided the relaxation that was much needed. From the impressive grounds to the buildings, the attention to detail is incredible. We even had our own hottub. The location gives access to the best pubs and restaurants in the area and is close to all major visitor hot-spots.

We would without hesitation book another stay. We wished we could have booked a longer stay!

Honestly the experience of the farm is just amazing and I cannot recommend Heath Farm enough - we stayed at Walnut and the view over the courtyard is amazing
There is absolutely everything you could possibly want from weighing scales to toiletry products, pizza oven, BBQ , dressing gowns and towels and the hot tub of course
Honestly such a magical place we cannot wait to return and hope to return year after year

It's a fantastic place to stay.
Walnut is very comfortable, but be aware there are steps outside and stairs to bedrooms.
The private garden area to this accommodation is a bonus, and we used the hot tub every day.
Lovely walks around the 70 acres and the small lake has trout if you like to fish - also other equipment available for the water.
The whole area is beautifully laid out with a rill in the courtyard and the water trickling down is very soothing.
The staff and family are exceptionally kind and helpful.
A quiet relaxing place to stay. Lots to do within a 30 minute drive.

As a family, we returned for our 5th or it may even be our 6th visit! It was a gem of a find, once lockdown madness ended, and we cannot think of anywhere better to enjoy a family holiday.

The Barbour family are always amazing in their welcome and you will find everything, and more, on hand to enjoy your relaxing stay. There are many wonderful places to visit locally but if you just want to relax and unwind there is no where more perfect.

The cottages all have their own individual character and everything you need is provided. Since we first visited hot tubs have been added so you can enjoy the amazing views whist soaking in the bubbles!

You won’t be disappointed and I am sure you will be return visitors like us!

What a delight it was to stay at Heath Farm in Walnut Cottage. The farm is idyllic, 15mins out of Chipping Norton and the cottage was gorgeous to stay in. It had everything we needed and lovely surprises. Abby the host was just lovely. I highly recommend Heath Farm and I would definitely stay their again. We just loved our 4 night stay.

Heathfarm is a magical place with beautiful joinery, warmly decorated rooms, ultra comfortable, very nice fireplace all set on a tranquil wonderfully landscaped garden/woodland.
The privat hottubs with breath-taking views over water and grass lands on to the hills are fantastic.

What an amazing stay at the Walnut Cottage. Abigail and Mon were fantastic and were so helpful and friendly.

The hot tub facilities were clean and robes provided. The children loves the games room, great facilities for them and clean.

The cottage itself was very clean and had all the equipment in the kitchen. Home away from home. The lodge was warm and cosy. The bathroom was stocked with toiletries.

We felt very relaxed and walking around the farm was beautiful. The children enjoyed meeting some of the animals and walking down to the pond to feed the trout.

This accommodation beat our expectation and we will definitely be coming back. Superb stay.

We have been coming to Heath Farm for 19 years and will continue to come back for as long as we can.

We first stayed in The Walnut on our very first visit and decided to book it for this year. Time absolutely stands still at Heath Farm and its beautiful location never fails to amaze. Nena, David, Mon, Abi and all the other staff are very friendly and always take time for a chat!

We stayed in Walnut Cottage at Heath Farm for 3 nights. I would highly recommend the accommodation and surrounding gardens and countryside as a place to stay to enjoy the Cotswolds. The hosts were warm and welcoming. Heath Farm was very peaceful and quiet but only a few miles to amenities and great as a base to explore the area. One day we hope to return and will recommend to family and friends.

We stayed for 5 nights in Walnut Cottage & my kids didn't want to leave after that. We loved everything - games lawn, sgtand-up paddle boarding in the lake, catching/feeding fish in the lake, walking around the spacious grounds, clean & well-equipped kitchen. Only down side was the extremely hot weather in the afternoons which was out of anyone's control. Thankfully, the cottage was so comfortable we could just have a short siesta or read during the hot afternoons.

A beautiful, spacious cottage finished to the highest standard. Bedding was lovely. There is a huge table for entertaining. The owners have thought of everything, and provided plenty of basics, such as herbs, tea and coffee, pepper and salt, toiletries etc. They made us feel very welcome. Everywhere was immaculately clean. The grounds/gardens are excellent with lots of activities which kept us busy.

Heath Farm is beautiful and peaceful, set in the Cotswolds, but feels like the Mediterranean. Our stay in Walnut was totally relaxing, particularly with the amazing views and garden hot tub. It's also very well-appointed and the craftsmanship of the wooden fittings is truly unique. There's lots to explore such as the pretty grounds, well-equipped games room and further beyond in Oxfordshire, but it's just as pleasant to take in the view from the garden, especially at sunset. Heath Farm has an altruistic ethos which celebrates local skills and respects the environment. Finally, the owners were very welcoming and helpful and their love for Heath Farm really shows.

After spending a week in London, my wife and I stayed a week at the walnut cottage with our 2 kids and it was great!
The location, the staff, the accomodations (e.g.: private spa) and the overall comfort were excellent!

I strongly recommend to everyone looking for quiet space to relax while still being just a short drive from nice English attractions.

I stayed at Walnut for 4 nights with my two children and my husband (to celebrate his birthday). Such a beautiful place with plenty to entertain the children. They loved the trampoline, the games room and the outdoor games available at the games hut. We had a bbq and toasted marshmallows in our private little garden area and spent a lot of time relaxing in the hot tub. A perfect, relaxing stay.

We stayed in Walnut cottage, as a girls holiday for four friends.

The cottage was immaculate and the owners even put fresh flowers out when we got there, picked fresh from Their garden which was a lovely touch!

The grounds were beautiful and tranquil and it was such a relaxing break for us all. So peaceful which is just what we wanted. We made good use of the games room and private hot tub. We even got a local take away delivered one evening.

Would highly recommend, we are already thinking about rebooking in the future!

From booking to after the holiday the communication from Heath Farm has been excellent. Walnut cottage was comfortable, clean & relaxing. The hot tub was particularly enjoyable. We certainly enjoyed the open fire, which was very welcome in the evenings. EV charging was a convenient facility for our electric car. The cottage is well situated within the Cotswolds. We were unaware of the neighbouring business units when we booked. These units did not detract from our stay as they were noise free. Thank you.

We're glad you made use of our free E.V charger for guests. Anything we can do to encourage guests into green and sustainable practices is worthwhile doing. We do also list on our website our commercial tenants onsite which now includes two bakeries (they supply our guests with cakes and bread), 3 joinery shops (including David Barbour Joinery which created all the furniture for the cottages), a motorbike showroom and sound studio. We also allow a forest school style company (Muddy Feet) to use part of our woodland for children's days out (guests can put their children into the courses). We were there for work (hired another smaller cottage as well) but wished we were on holiday.
The design of the interior and the furniture are just stunning. You can see that great care has been taken with no short cuts. The bathroom is something else - just fabulous.
Everyone was so helpful and attentive - making it a perfect rent, can't recommend highly enough.

We have not stayed at Heath Farm for a few years and we’re looking forward to our return. The welcome was as friendly as before and the changes they have made just adds an additional layer of luxury to an already exquisite property. Walnut is comfy and homely and the opportunity to sit in front of an open fire just completes it as the ultimate place to stay.

Heath Farm is set in lovely countryside. The weather was changeable, but we had a pleasant walk around the farm tracks and got lost in the woods! There are lots of pathways to explore and with the swimming pond and hot tubs there’s enough to keep everyone happy. The cottages are comfortable and homely with a timeless atmosphere and kitted out with everything you need. There are lots of interesting places nearby to visit and a good pub and restaurant a couple of miles away. We have stayed in both Walnut and Chestnut. For us, a couple in our 70s we found Chestnut better because it is all on the ground floor and has access to the lovely courtyard with sitting areas and gardens. It also has a private garden with hot tub and amazing views. Walnut is ideal for a family. It has a downstairs bathroom which was not so good for us. However we had a really relaxing, pleasant stay and enjoyed it very much. It also has a private garden and hot tub.

We did notice you'd marked us as 4/5 for condition, just to let you know we've just installed a new fridge and proper freezer in the cottage and are about to replace the outdoor staircase. We also have plans to install a spiral staircase at the front of Walnut so that you can gain direct access to the courtyard. We're also about to purchase new sofas and rugs for Walnut. A very spacious and cosy accomodation. Lovely views and lots of things to do on the terrain! The games room was a big success for the kids as well as the outside play area. A good starting point for some great trips in the cotswolds.

We enjoyed our stay and definitely recommend this place for some rural luxury.

We stayed in Walnut Cottage which was pure luxury! The accommodation was exceptional and the hosts go above and beyond to make sure every detail of your stay is top notch. The barbecue and jacuzzi in the private garden were much used on sunny days, while we also loved having picnics on the grounds, fishing in the dam, and admiring the beautiful farm. Kudos to the team, we will be back!

From the moment we arrived at Walnut at Heath Farm Cottages we were made to feel welcome and felt instantly at home. Once our excitement had subsided from seeing how stunning Walnut was and that there was a great record collection for us to rifle through we felt ready to relax and unwind. The main living area is a great size, the handmade wooden fittings and furniture are beautiful. The three big comfy sofas to relax on in front of the fire were to be used extensively throughout our stay! A great place to read books or play chess (games compendium supplied). The bedroom upstairs is super cosy and has amazing views over the paddock down to the pond. Loved the bathroom, huge bath and great walk in shower and lovely eco friendly products. The kitchen was equipped with everything we needed. But what makes this cottage completely perfect is the private garden and hot tub! Nothing quite like sitting in a hot tub under a beautiful tree watching the sun set. The farm has extensive grounds with plenty of great walks through the woodland and several crazy pheasants to take you by surprise! The location of Heath Farm Cottages is fantastic as a base for visiting the beautiful Cotswold villages, towns and countryside. We only managed to drag ourselves away from the luxury of Walnut for one day though! Heath Farm is committed to practising eco friendly practices which is clear to see around he farm and in the cottages. Overall, stunning accommodation, great location and lovely hosts. Can't wait to go back!

We had a week in Walnut just before Xmas and loved the magical atmosphere and woodlands. Feeding the lake trout, spotting muntjacs in the forest mist, enjoying the silence by the fire-it was a truly peaceful and rehabilitating time. Worth seeing the old abandoned railway viaducts in Hook Norton and the standing stones in Rollright. The cottage is beautifully designed with top class fittings and every effort to make a comfortable stay is made.
We have rebooked for next Xmas already

If your looking for a place to relax this is the place for you! Set in wonderful surroundings and peace and quiet Heathfarm has it all!

Beautiful walks and close to many lovely Cotswold villages to explore and then back to relax in a cottage with “everything” you need.

Our stay in Walnut was very enoyable, the accommodation is very well equipped and the bed was really comfortable. We enjoyed our evening dips in our own hot tub and alfresco dining with a lovely fire in the chiminea, all in our own private garden. The location is ideal for easy access to Oxford and Blenheim Palace or just relax in the lovely surroundings of Heath Farm. A real bonus for us as EV drivers was the access to on site charging. David and his family were very welcoming.

Of the 5 cottages, we chose the Walnut primarily because it had a walk in shower as we struggle with the in-bath showers. The owners were really helpful and responded quickly to our questions (regarding EV charging) and were on hand when we arrived. The cottage itself is spacious, comfortable, well appointed and cleaned to a very high standard and we felt very safe and comfortable there. The grounds were quite extensive with various amenities such as croquet nearby. The one black mark against it is that the shower can only be described as pathetic and the hot water never got really hot. For those of a certain age the loo being downstairs from the bedroom could be an issue but, for the majority of people, the Walnut should offer a nice relaxing break on the edge of some splendid countryside.

We're aware about the water pressure in the shower and we've been looking to fit a power shower to that bathroom for some time but it's not a straight forward job but we will continue to see how we can best improve the situation. For future reference both Beechnut cottage and Cobnut cottage have walk in power showers which are both fantastic. There are just two stairs to negotiate in Beechnut cottage between bathroom and bedroom and with Cobnut there's a single stair. Our family stayed at Heathfarm, just after the Covid Lockdown ended in April 2021, and we cannot recommend Walnut cottage highly enough! This was our second time at Heathfarm and once again everything needed was on hand to enjoy our stay.

Walnut is a beautiful cottage, designed to meet all your needs and more. So much space to enjoy and relax and all the luxury the cottage gives you. You will be totally impressed with the care that the owners have taken to ensure you have a wonderful stay.

A new addition this year are two hot tubs and beautiful little gardens to relax in where you can watch the sun set and add to the whole experience in such special surroundings.

We had an amazing time. The cottage was cosy yet spacious with amazing views from every window. There is also plenty to explore on the farm, our son had an amazing time looking at the sheeps, fishes and running in the fields. He even see a deer. Will definitely be coming again. This was our first time in Walnut and it didn’t disappoint. Very spacious and comfortable, and with everything you would want from a holiday home. Mon and the family are perfect hosts. Everything was sorted to ensure the cottage was Covid secure which gave us confidence even before we arrived. The bedroom is upstairs and provides for a lovely and cosy night’s sleep. The spacious dining and sitting area is so lovely to come back to after a busy day out and about. The bathroom is amazing with a deep bath tub and a wonderful walk in power shower. We love Heath Farm and have already booked to return next year. Thank you again Mon and family for letting us stay in your beautiful home. An absolute gem in the heart of the Cotswolds.

Top location in the Cotswolds. Everything one need can be found in the Walnut. Only point of attention is to improve WiFi / Internet connection.

Although we only stayed the one night, the Walnut cottage was very lovely and had everything you would need for a full week stay. The family who owned Heath Farm couldn’t be more helpful and friendly.

We were looking for a quaint country setting in the Cotswolds for our Holiday. The Walnut Apartment at Heath Farm fit the bill. The space is ample with a lovely living and dining area downstairs and two sleeping areas upstairs. It would certainly work well for a family with two children, although we only used the master bedroom. The craftsmanship of the apartment is astounding with the wood and stone working. The vistas from the windows are striking and well planned. A few minor critiques, one unfixable, one known to the owner and one that might be corrected. The luxurious bathroom is downstairs necessitating a walk down the staircase at night, not the most convenient option. The apartment has no direct access to the signature courtyard, you must walk around. Originally, there was to be a staircase for direct ingress and egress from the courtyard, but cost constraints tabled the project. Time to move forward with it in our opinion. Finally, there was no simple area for ladies to do their hair and makeup. The bath lacks the necessary electrical outlets and the beautiful window in the master bedroom is also somewhat removed from electrical outlets and needs a chair or sitting place for ladies to put on make up/do their hair. The Barbour family (owners) are wonderful and accommodating hosts - we could not have asked for better. The grounds are large and meticulously maintained offering many options for walks and adventures. If desiring a holiday in the north Cotswolds, we would recommend Heath Farm without reservation.

Thank you so much for taking the time to write such a wonderful and detailed review. It gives us great pleasure to know that you had such a great time here at Heath Farm. I was particularly grateful for the feedback about the three minor critiques you pointed out. The first one, the bathroom is certainly something that won't change and it is an inconvenience to have to walk downstairs at night compared to having an en-suite bathroom for sure. The direct access to the courtyard I hope will be resolved within the year. We have to locate and install a cast iron spiral staircase from the French Door in the living room. It's very high on the priority list! The final critique is something which we will sort out within the month as all the rest of the cottages do have a seating area with power points and a mirror. Once the cottage is empty for more than a day or two we will carry out alterations to the bedroom in order to create a suitable space for doing hair & make up. Without such feedback we can't make additions to our cottages to enhance the next guests stay. Thank you so much and do please come back again! All the best The Barbour family

My girlfriend and I spent 4 nights here and we thoroughly enjoyed ourselves. Beautiful cottage, the Walnut itself being absolutely everything I’d been looking for during my search of a place to stay. David and the family were very pleasant and helpful, and the condition of the place couldn’t be faulted at all. The atmosphere was just spot on, and the cottage is no more than 10 minutes in the car from quaint and lovely nearby towns.

We thoroughly enjoyed our stay here, would 100% reccomend it to anyone, and would love to stay again.

Made really welcome by the owners, clean and tidy self contained cottage with plenty of room,smaller kitchen but had all you need in it to fend for yourself.
The place is set in beautiful surroundings.

I booked Walnut Cottage for four nights for my son and me to have a short break. Heath Farm is a charming bolt hole set in well-kept, extensive grounds. My son was delighted to discover there was a flying strip too for R/C planes, so we spent a wonderful evening up there until the sun went down. Unfortunately the weather wasn’t conducive to flying again, but that gave us the excuse to light the fire in the cottage and crack open a bottle of red.

The location is ideal – so many favourite places in the Costswolds to visit within a 10 to 20-minute drive. The Barbour family clearly works very hard to keep everything running smoothly and make guests feel extremely welcome.

Heath Farm is a great place to stay - very helpful and friendly owners and lovely grounds to explore, but also really peaceful and quiet. The cottages are well furnshed and also have lots of character. Location is quite remote - one of the attractions for us - but a good base from which to explore the Cotswolds.

We stayed in the "Walnut" cottage at Heath Farm Holidays Cottages for 3 days in June. It was one of the best stays during our holiday in UK. Our girls, 11 and 6 years old totally enjoyed the woods and the grounds. It was absolutely quiet and serene. Property is very well maintained and cottage was very well equipped. Nena and the staff have put in lot of thought and care in preparing the cottage for our stay. It was very comfortable and spacious. The only thing that was missing was a fan since it was extremely hot and was a bit unbearable in the nights. Otherwise, we had the most amazing time at Heath Farm Cottages.

It's also great to know your girls enjoyed the grounds and woodland where they could run riot! The new games shed up by the croquet lawn has certainly been popular with the children who've stayed this season. We're sorry to hear you experienced discomfort due to the exceptional high heats last week, even with windows open on three sides of the building and the thick stone walls it was still very warm. This was the first time in 25 years of running the cottages that this has happened. If we had known or foresaw the situation (or you had requested one on the first night) we would have supplied fans for you. One of which resides in the games room opposite the entrance to Walnut Cottage. We have now adjusted our website descriptions on all cottages to state "Fans available upon request." to help avoid such a situation again. We had a warm welcome on our arrival from Peter (the owners were themselves on holiday) who showed us the accommodation and answered our questions. The equipment was easy to use and the accommodation everything we wanted, the bed was really comfortable and waking to birdsong was a real tonic. As we had arrived at the end of March to celebrate our birthdays as well as an Easter break, we did not expect great weather, we had 2 warm evenings where we could sit out in the lovely garden but after that made use of the log fire. Heath farm is well located for loads of National Trust properties as well as the lovely villages in the area, we even had a day trip to Bletchley Park, about an hours drive away. We made good use of onsite Cotswold bakery, his cakes were fabulous. We also made use of the photo shoot option, the walk around the grounds for photos with Ivor was great and we have a lovely canvas to remind us of our stay. We hope to be back and would recommend Heath Farm and walnut cottage.

Walnut cottage is a beautiful and well crafted “cottage” which is situated in the the upper 2 floors of a barn conversion. It has a wonderful light and spacious feel while still being very cosy. We stayed when it was snowing and the real wood fireplace with unlimited wood was an amazing touch and used throughout our stay.The kitchen was very well equipped and the bathroom luxurious with a great soaking tub and stone shower. The farm itself was beautiful with plenty of activities and walks on offer but make sure you take wellingtons! We didn’t think to and it can be quite muddy! The service we received was very friendly, informative and yet unobtrusive. Would definitely love to return and experience the farm in different seasons.
