Luxury five star Bed & Breakfast accommodation for 2 people. The St Loy bedroom is beautifully appointed with outstanding views over the countryside to the sea. This room is named after St Loy, a very peaceful rocky cove, just 30 minutes’ walk across the fields and through the woods.
Centrally heated room is tastefully furnished with king size bed and has a TV, clock/radio, hair dryer and well stocked refreshment tray. Ensuite facilities with roll top bath, separate shower, fluffy towels, robes and slippers. Free WiFi

We love visiting Downs Barn and we continue to love every minute of our holidays here. The location is so peaceful and relaxing, the accommodation superb, and Carolyn and Richard’s hospitality is second to none. The cream tea on arrival is a lovely welcoming touch and the breakfasts are amazing. We stayed in the St Loy room this time and it has a lovely comfy bed and luxurious en-suite bathroom. The best B&B!!

What better way to experience Cornish hospitality at its best than a stay at a Bed and Breakfast Farmhouse. Downs Barn Farm is the best! Certainly return next year.

We had a lovely 3 night stay at this delightful b& b (despite the awful weather!!)
Carolyn is a great host . She made us feel very welcome. Her local knowledge is second to none and her helpful suggestions about places to visit were much appreciated . Breakfasts were superb as was the cream tea on arrival !

We felt very welcome. Carolyn was very attentive, friendly and patient in looking after our well-being. The wonderful breakfast was a good start for all the excursions in the area, for which we received good tips.
Carolyn pulled out all the stops to activate the charging station for our electric car.
We would come back anytime.

I had the most comfortable and relaxing stay in the care of B&B owner Carolyn - delicious home-made scones on arrival for tea, a comfortable bed, excellent linen and en suite bathroom, and perfectly prepared breakfasts. Nothing was too much trouble, I would highly recommend a visit.

This is our fourth visit to Carolyn and Richard holiday accommodation, once again these superb hosts provided us with a great experience. Bridie’s barn is very comfortable and well equipped. Carolyn is so welcoming, and the afternoon tea with homemade scones is such a treat !!!

This is the most fabulous place and I can’t wait to rebook! We were greeted with a delicious cream tea on our arrival. Breakfast was amazing with lovely fresh ingredients and a huge range of options. Carolyn is such a wonderful host and so knowledgeable about the area. Ideally situated for stunning walks along the coast path and trips to the Minack and Land’s End. We were able to borrow OS maps and directions for places to visit. I only wish we had been able to stay longer.

We actually stayed in the beautiful Nanjizal room, I think this is our 3rd stay with the lovely Carolyn at Downs Barn Farm.
Nothing is too much trouble, from the cream tea with homemade jam on arrival, to sumptuous sheets on the very comfortable bed, and the absolutely delicious breakfast with locally sourced produce.

My wife and I stayed at Downs Barn Farm with friends for two nights, gearing our stay around attendance at a production of Twelfth Night at the Minack theatre, some 15 minutes drive away. Instructions / directions to this lovely part of Cornwall were spot on and we were warmly welcomed by Carolyn who showed us to our immaculate and beautifully decorated rooms, which included use of a living room with fridge and TV on the ground floor. Soon after arrival we were given a delicious Cornish cream tea in the garden! Throughout our short stay, Carolyn and her husband Richard could not have been more helpful with advice on the area and Carolyn's farm house breakfasts were outstanding. There are several other accommodation options at the farm but on this occasion, B and B was ideal for our needs. We would have no hesitation in strongly recommending Downs Barn farm to others wanting to explore this part of Cornwall, or if attending the Minack theatre.

We've been visiting Downs Barn Farm for 18 years and we wouldn't stay anywhere else! We've just returned from another lovely break staying in the St. Loy room. It is so comfortable and luxurious, with a gorgeous free standing bath and excellent separate shower. Toiletries, fluffy towels, and bathrobes are all provided which makes packing for the holiday so much easier. Carolyn is an amazing host, she is so friendly and nothing is too much trouble for her. The breakfasts are delicious and the cream tea on arrival is just what is needed after a long journey. These are the reasons we return year after year. See you again soon. Annie & Malc

The farm is located in a wonderful area of Cornwall, close to the ocean and many sightseeing attractions. We stayed in the B&B rooms. The rooms are very neat and clean, the breakfast offered everything we could wish for. The host Carolyn was excellent. She was very friendly, gave us a very warm welcome and many recommandation what to see and where to go in this area. She has a great humor and it was always fun talking to her. We had a wonderful stay.

A simply wonderful stay with Carolyn and Richard. Possibly the most beautiful BnB we've ever stayed in. Gorgeous room and full size bathroom. And the fully equipped guest lounge had so many extra touches. Breakfast was delicious, with so much choice. Carolyn is a wonderful hostess and clearly enjoys having guests. She goes out of her way to make you feel welcome and ensure you get the most from your visit to this most beautiful part of the country.
The welcome cream tea was one of the best cream teas we've ever had (and we've had many over the years!)
We cannot recommend Downs Barn Farm enough and very much hope to return.

Once again we have had a fantastic stay with Carolyn and Richard. A quiet, peaceful but excellent location with plenty of character and a relaxing atmosphere. Carolyn has a wealth of local knowledge to help you plan out your stay whatever the weather. How much do we enjoy staying at the farm, well we think this was our 12th or 13th visit and if that isn’t testament to our feelings I don’t know what is. I was not disappointed with my choice of Farm B & B in west Cornwall.

We first stayed at Downs Barn Farm in 1996 and we stayed there quite frequently until around 2006, when my wife and I started going to the Caribbean during May. Now after the Covid Pandemic, we ventured down to Cornwall again, as our first holiday away and chose to do it with our old friends Carolyn & Richard. As usual, there was a very warm welcome, with a cream tea. There has been some upgrading of the facilities since our last visit, making Downs Barn Farm an even better place to stay.

On a totally different front, my wife and I could not help but notice the clarity and freshness of the air down on the "Lands End Massive", adding another plus point of having a vacation in the area.

As soon as you pull off the road and drive up towards the Farm you can feel yourself starting to relax. Warmly welcomed by Carolyn and provided with freshly homemade afternoon tea is a perfect start to your stay. A beautiful comfortable bedroom and ensuite to have a great nights sleep followed by an amazing to die for breakfast, what more could you need or want. That is why we return each year.







An ideal location for a relaxing country holiday away from the crowds - off the beaten track.

Best B&B we’ve ever stayed at. The room and en-suite were luxurious. Carolyn is a marvellous hostess, nothing was too much trouble for her and oh boy can she cook. The breakfasts were truly sumptuous and her homemade marmalade scones and jam divine. Don’t hesitate book it if you can get in, you’re in for a treat.

We found our stay at Downs Barn Farm to be up to a very good standard. Carolyn greeted us with a warm welcome, and was hospitable and helpful during our stay

This was our second visit to Downs Barn and we had a lovely welcome from the dogs and from Carolyn. We enjoyed our delicious cream tea before we unpacked and settled in. Carolyn is the perfect hostess, nothing too much trouble and always ready to give some tips on places to visit and eat out. The breakfasts are fantastic, tasty and beautifully cooked. We had a lovely week and could not have asked for anything better. Would highly recommend.

I am a picky critical consumer. I spend much time complaining about poor aspects of service. I am not given to excess praise.

Downs Barn Farm is the BEST B&B that I have ever used. Everything perfect or better.

Fantastic hosting, nothing was too much trouble for Carolyn who went out of her way to enhance our stay. From suggestions for walking routes and eating places to the loan of a waterproof coat, nothing was too much trouble.
The room was lovely, great view and the bath was welcome after a hard days walking. Having a sitting room and fridge was an additional plus.

We are not regular users of B&Bs but Downs Barn Farm was a perfect location for our visit to the Minack Theatre, and ideal for a weekend break. Our expectations were high based on earlier reviews, and we were not disappointed. Everything was just as you would wish - a spotless, spacious and very comfortable room with all the facilities you could need, beautifully presented and delicious breakfasts, and a warm, friendly and very helpful host in Carolyn. Highly recommended.

Our stay at Downs Barn Farm is exactly what we look for in a Bed and Breakfast.
Five star accommodation with five star customer service along with arguably the best creamed tea and farmhouse breakfast in Cornwall. Location could not be better for long coastal walks and exploring the local countryside. Certainly recommend a stay at Downs Barn Farm.

From start to finish our 6 night stay at Downs Barn Farm was memorable for all the right reasons. Our room was clean and comfortable although the shower cubicle is a little 'cosy'. The breakfasts were fresh and delicious and Mrs Care lived up to her name by ensuring that all we needed was provided, including tips for eating out in the area.

Although at the top end of our price range Downs Barn Farm is excellent value for money and in a lovely quiet location, yet only a few minutes drive from Penzance and Lands End.

This accommodation is superb, five star accommodation. Located in a peaceful , tranquil setting and excellent position for exploring West Cornwall. Excellent, easy parking.
Carolyn (the host) was friendly, thoughtful and helpful and went above what would be expected of a host to make this an enjoyable stay. The farmhouse breakfast was the best we have tasted in any previous B&B.
The room and the guest lounge was immaculately clean and extremely comfortable.
This is the best B&B that we have stayed in throughout the UK.
We would highly recommend this B&B accommodation, we were fortunate to take a look in the barn conversation cottage within the same location , which is available for rent , and this is also truly wow!!
Just beautiful!

Carolyn and Richard are the perfect hosts and we had a lovely relaxing break in Cornwall.
The St Loy suite has all we needed for that bit of luxury including a comfortable king size bed with crisp white linen and a roll top bath.
Carolyn was very helpful and upbeat and she helped with our questions about the local area. She also sorted out a taxi so we could go to one of the local restaurants for a special meal.
The breakfasts that Carolyn produced for us were superb and it is obvious why she has won so many national awards.
The fact that so many people return to stay with Carolyn and Richard is testament to the quality you can enjoy at Downs Barn Farm.
We will be back again as soon as we can.

Spotlessly clean rooms along with amazing views across to the sea.
Carolyn & Richard made us very welcome, the breakfasts were 1st class!
The rooms are very tastefully decorated, each filled with all you could wish for. Fresh towels & clean rooms every day, wonderful place to stay. Very relaxing, peaceful place to stay, close to all lovely beaches.
