The Byre is the middle cottage in the u-shaped steading conversion and faces towards the Moray Firth and Black Isle. On ground level there is a kitchen, living room with dining area and bathroom (shower above bath). Upstairs, an open gallery bedroom is reached by a cast iron spiral staircase located in the living area.

High quality and sympathetic conversion of one of three farm buildings on raised farmland looking North to the Black Isle and beyond, and yet within a very short drive of Inverness airport, and the historic village of Cawdor. An excellent base for exploring the area. Comfortable and well provided internally, much as for a hotel suite.

Balblair Cottages have become our Scotland Home Base. We stayed in The Byre this trip and was not disappointed. It was clean, inviting and filled with all the necessary amenities.

There's 2 bedrooms with 1 12 bathrooms. The kitchen is modern and well equipped. You can park right at your front door which is a blessing after a long day of sightseeing.

Barbara, the owner, goes out of her way to make guests feel welcome and cared for.

This was our second trip to Balblair, although on our previous trip there were 6 of us so we stayed in the Barn. It's ideally situated between Nairn and Inverness and close to the airport. You are not far from Cawdor, Clava, Brodie Castle and Fort George. Sitting on the bench outside the Byre, you have beautiful views over to the Black Isle.

The house itself is spotless, comfortable and has all mod cons. As we arrived late with no provisions, we were pleased to find a welcome basket with tea, coffee, hot chocolate, crisps, biscuits and a pint of milk in the fridge, which tided us over until our Sainsbury's delivery the next morning. And there was a useful supply of dishwasher tabets, washing up liqud, washing machine powder, cling film and foil and various cooking items - all useful if you were walk on/walk off the plane as we were. Wi-fi is good. And it's very reasonably priced. We love it there and it would always be our first choice for somewhere to stay in the Highlands.

This was our third stay at Balblair Cottages. As always we received a warm welcome from Barbara and a lovely welcome pack of treats.
The cottages are well appointed with everything required for a comfortable stay.
Our dogs appreciated the enclosed grass area while we enjoyed our patio.
We would definitely recommend these cottages and hope to return in the future.

We have visited Balblair cottages many times and have stayed in all three cottages at some point. We chose the Byre as it has plenty of space as we have two border collies.
Barbara and family are like family, the cottage has everything we need and more and it’s like a home from home for us.
There is nothing I’d change about the Byre-nothing at all. Just wish as always that we could have stayed longer than two weeks-but had to be back for work.

The cottage is more compact but perfectly fit for 4.

This was our third time staying at the Byre, after having visited in 2016 and 2018. It was great to be back. The cottage was even better than we remembered it - didn't look a day older! It's clean, comfortable and well-equipped, and the location is great - in a quiet rural area but just a few miles from Inverness to the west and Nairn to the east with plenty of nature and history to explore within an hour or two's drive. Owners are so helpful and nice to deal with. We certainly hope to return.

Our holiday at Balblair Cottages -- We have stayed here before and is why we booked again. We stayed in the Byre cottage
which has a double bedroom on the ground floor it also has a bathroom on the same level which has underfloor heating. There are two single beds upstairs which we did not use accessed by a spiral staircase which are great storage for suitcases.
All you could require in the kitchen has been made available by Barbara.
I love the views from the lounge window, there are so many birds to see and in the distance at times there can be seen some deer.

If you like wildlife you will like Balblair.

This was our third time staying at Balblair and again it hasn’t disappointed. Spotlessly clean and comfortable and we really feel at home. Barbara is a great host, very friendly.

Balblair is well situated for Moray, Inverness, the Black Isle and further afield. We saw bottlenose dolphins at Chanonry Point and Harbour Porpoise at Burghead, along with Red Kites in a few places. Great walks and countryside within a short distance and lots of really good eateries including Friar Tucks in Nairn for fish & chips, 19 in Avoch and Torta in Findhorn. The latter two are truly dog friendly.

We had an amazing week satiating here. The accommodation was very clean, comfortable and had everything we needed. The owners were very friendly and made sure we we ok, there was even a lovely welcome hamper which was very thoughtful. The accommodation was ideally located; we had days out in the Cairngorms, inverness and Nairn. I would highly recommend Balblair self catering cottages to anyone thinking of staying there. I plan on returning, hopefully not in the too distant future.

We had a wonderful time at balblair cottages. Barbara was so helpful with tips of where to walk the dog and the best places to eat. We loved our gourmet haggis and chips from the chip van!
The cottage is perfectly laid out, well equipped and with all sorts of thoughtful touches. The spiral staircase to the upper floor is delightful! We really liked the Highland soaps and in fact have bought some to take away with us. We will definitely be back. Perhaps in winter when we can use the wood stove. The view from the front door is to die for and I'll miss watching the sun set over the Scots pines with that view of the Moray Firth. Thanks Barbara and Veli!

It was a fantastic rural location and beautifully maintained property. Barbara was accommodating without being intrusive. The welcome basket on arrival was appreciated and the property immaculate. The outdoor space was charming and local amenices a short drive away, including a farm with fresh milk and a cheese pantry that made us cheese lovers very happy! Easy access to Inverness. Aviemore, the Black Isle and Nairn. The week flew by and we can’t wait to visit again.

S great little cottage formed the perfect base for a different kind of week away while faced with various covid restrictions. They were particularly conscientious and concerned about cleanliness and Covid-19 precautions but did not allow this to overshadow our stay.

We had a delightful stay at the byre. The cottage was well equipped and had a beautiful spiral staircase up to the twin bedroom. Location was perfect and within easy reach of the beach, the hills and forests. The sunsets from the front door were just amazing!
The owner was very helpful and had made sure everything was as safe and clean as it could be. They shared their local knowledge with us and we were able to visit some delightful hidden gems. We would definitely stay here again! Thanks Barbara and family!

We have been self catering for forty years and this is the cleanest + best equipped cottage we have stayed in. Great thought has gone into every room with comfort being a high priority.
The owner is very helpful + friendly + nothing is too much bother, also very good at guidance where to visit in the surrounding area.

We greatly enjoyed our stay at Balblair's The Byre. First of all, the rooms were absolutely spotless clean, with no sign of wear or longtime use. They must have been updated recently or kept in tiptop condition. On cold evenings we loved to use the stove with the free firewood. It has a nice enclosed garden to sit in, with flowers all around. In fact the house was so cosy that the girls preferred not to go out on a few days.
Around Balblair there are many things to explore. We made a few long walks in the surroundings, but it's an excellent base for exploring parts of Scotland by car as well. This time we chose to confine ourselves to this one location for two weeks, as our two girls of 18 and 23 had not been well and needed some rest. Nevertheless, we made some long trips by car, to the east, northeast, south and far west of Scotland, as well as to several places in the vicinity. There is so much to see and do that we were very happy to have chosen Balblair as our base camp. We would definitely come back to this place, perhaps as one of our stops on a longer roundtrip of Scotland.
We had two small incidents during our stay here. Once, for some unknown reason the wifi had stopped, and on another occasion lightning had struck the power lines close by. Several homes in the neighbourhood had lost power and wifi. So did ours. But the owners were very quick to solve all this (making profuse excuses for any inconvenience, though it was never through any fault of theirs). Our contacts with the owners were very positive, as they are very nice and helpful people, yet absolutely not intrusive. They made us feel very welcome and at home. All in all, I certainly can recoommend Balblair cottages for a very nice stay in this part of Scotland.

We had a wonderful holiday in the Byre. The Byre is well located and has everything you need and more. Barbara is a great host and although she leaves you to get on and enjoy your holiday, she made it quite clear that if we had any questions or queries she is near by and happy to answer any questions we had. This was just what we wanted. There are lovely views from the cottage and we enjoyed looking at the beautiful sunset most evenings. Barbara welcomed us into the cottage and provided a little basket of treats which was very nice. Barbara even advised us where we could go to see the dolphins. A lot of thought has gone into equipping the Byre, We cooked several meals in and there was everything we required in the fully equipped kitchen. We also enjoyed the lovely patio area, equipped with a washing line and patio table and chairs. We wouldn’t hesitate to recommend the Byre to our friends and family and we would love to come back for another holiday in the future. Thank you so much Barbara for letting us stay in your beautiful cottage.

We have stayed at this property a number of times over the years in the one Bedroom Bothy and in more recent times in the two bedroom Byre and look forward every year to what we call our Highland Fix or break.
The Byre provides a very well maintained, clean and very cosy cottage with everything provided to make your stay as relaxed and enjoyable as possible.
On arrival its a lovely sight to see the log burner and a basket of logs ready should you need them ( not that we did on this occasion ).
From the cottage we have seem some of the most amazing sunsets that seem to go on for ever we have also been able to photograph a deer which has appeared in the field across from the cottage on occasion and if you love to see the birds you will not be disappointed.
We feel the property is a credit to its owners.

We have spent many holidays at Balblair cottages and hope to visit many times more.
The welcome from Barbara and her family is always warm and so friendly and nothing is to much trouble, always able to suggest places for meals or visits not that the amazing visitors pack and information file is not full of idea's.
Its difficult to explain how comfortable you feel at Balblair and the location is very central for both shopping and visiting so many of those lovely and interesting places.
Balblair is somewhere that is lovely to visit but difficult to leave.

On my 2nd stay at The Byre it was as expected, excellent. It is home from home and has everything you could possibly need for your stay. It is cosy, comfortable and clean. Beautiful views, quiet and peaceful and seeing a couple of friendly Shetland ponies in the front field grazing was an added bonus for me. Very nice cottage and very quiet, despite being on a farm it's a very peaceful location. The cottage its self was well equipped and conferable. The log fire really makes the place very coze and is very welcoming after a long day out walking. The two settees are very nice as it allows you both to stretch out and relax in front of the aforementioned fire. This was our second stay at Balblair and I doubt it will be our last.

We have returned to Balblair for our second stay in the Byre and have in past years stayed several times in the Bothy. What we really love about Balblair is the friendly relaxed stay we enjoy there, the welcome from Barbara and her family is just so nice hence its a home from home. The cottage is well planned and so cosy with the very thick walls and a wood burner, not that its has been cool enough to use it often. The area offers so many beautiful places to visit we are never bored and really enjoy revisits to places that to us are quite special and the information files that are in the properties always point us in the direction of something we have yet to visit. We are looking forward to next visit already.

We are regular visitors, as it's a great place to stay, well equipped, well kept and

Ever since coming to the Inverness area for business purpose this was my first stay at the Brye cottage.
The cottage is spacious absolutely clean and warm. The bed was comfortable and the kitchen had everything you need. It is in a quiet location and the view from the cottage is very nice.

My parents had a wonderful relaxing week at the Byre Balblair. The cottage was equipped with everything they could possibly have needed. Beautiful views could've admired from a bench at the front of the cottage and a sun trap patio was located at the rear. We had a great stay at The Byre. Everything was clean and the small welcome basket was a pleasant surprise. We particularly like the quality of the cookware and the lighting. Sometimes it is hard to find a good place to sit and read in a self-catering cottage due to the lack of good lighting. Not here. Also, all the cookware was relatively new and in good shape, including the non-stick pans and utensils. The wood stove and dry firewood were most welcome on one rainy, cold day. Quiet, peaceful setting. Hostess very responsive to our needs and open to suggestions. Enjoying the birth of two calves was an added bonus. We would definitely stay here again.

A warm welcome from a lovely family.

The Byre has very comfortable and well appointed accommodations, with everything you need for your stay. A great jumping off point for all the attractions and things to do in the surrounding area. But equally a cosy place to stay in and chill out.

We had a wonderful stay at Balblair cottages in July. The property is charming with all the modern amenities and ideally located for exploring the Nairn, Inverness and Moray areas. We particularly appreciated the fact the cottage was located in a quiet area next to a working farm. The cottage itself if very private with a small, well appointed garden area however when you venture out the front door you can see cows grazing in the distance, and if you are lucky, the two resident ponies may trot up to the fence to see what you're about, or in our case, if there was a carrot to be had.

We have returned to Balblair after a break of a few years having previously stayed here a number of times in the past, and wow did we realise how much we had missed our visits.
The cottages are lovely and provide all the comforts you could require, they are spotlessly clean, warm and very comfortable and what more could you ask after a long journey but to have your beds made up ( which they are ) its really lovely. The information pack provided in the cottage is both comprehensive with regard to equipment within the cottage and fully updated tourist information. There is also a nice treat left in the kitchen, thank you Barbara who is also great at suggesting area's to visit.

This is the most beautiful cottage I have stayed in in Scotland. Everything was perfect. It was very clean, it was quiet and the owners were nice and helpful.
