We stayed at The Siding for 8 weeks, and we were very comfortable. I was a bit worried that we might hear the trains, but we didn't. They are using the next door lot for staging for the station construction, but also not a problem. There was an inconsistency in the listing, but when I reached out to Stays, they were responsive and we came up with a solution. We were there in the winter so had very little need to open the window, which is close to the street and cars were often parked about a meter away. The building is located pretty centrally, near the river and within walking distance to all shops and amenities. The apartment is on the top floor, there is no lift, so if you have heavy luggage, you might think about how to get it up there. The checking in was super easy, same with checking out. The apartment was very quiet, clean, warm, modern, lots of light. The bathroom was clean also. The kitchen has an electric cooker, microwave and lots of cooking equipment. The photos are representative of the flat. Would stay again.
This was an amazing property, the warmth and welcoming from Graham was most appreciated. A little difficulty finding it in the dark but we did get there. Such generosity and fabulous welcome pack of goodies to eat, small gestures around the area of gifts and sweets. Absolutely stunning little apartment in York. It is beautifully kept, has a calm feel and very welcoming. It’s little but so well equipped, with everything you need for a comfortable stay. The bed was super comfy, the shower perfect, and having Costa coffee pods and tea provided was a lovely touch. A real gem, would definitely recommend!

The location is perfect for a family trip to York. Being within easy walking distance of the station and all major central historical attractions, yet in a quiet residential area, was ideal. The kitchen was well-equipped for a short-term rental and the bedrooms very comfy. The view of the city walls from the lounge was lovely. Only small suggestions I would make are 1. provide a cafetiere or electric coffee maker; 2. provide a broom and dustpan and/or fix the hoover, which did not work well.
Beautiful, clean, modern accommodation. Surrounded by beautiful countryside but just a short drive into York city centre, it has everything you need. Tracey and Guy are very welcoming and accommodating.

Enjoyed a lovely week at Haxby Hayloft. Beautiful accommodation. Comfortable and immaculately maintained and presented in a lovely village setting. Really well placed for public transport into the centre of York. Would highly recommend the Hayloft as a place to stay.
The Parlour at Brecks is a lovely property. The perfect stay for the two of us and our little dog. Clean and tidy nice welcome goodies for humans and doggies. The outside is also very clean and beautiful. Close to the city of York very easy tp visit our daughter who lives in the city. We were here during a heatwave the weather was glorious. Super cottage & location. We had a lovely 4 night break at Well Cottage. Beautiful cottage with high quality fixtures & fittings. Everything you need for cooking - utensils, pots, pans etc A welcome pack of fresh farm eggs, bread, milk, butter, jam, tea, coffee, etc Farm setting, fun to watch the sheep & have a little stroll to the duck pond. Such a cute flat in a lovely area of York. The street is really quiet for being so central and less than 10 min walk to the train station. As mentioned is up 3 flight of stairs which may be an issue for some, but I quite enjoyed that. If anything, I felt like in a cocoon (the height restriction in the bathroom not so much, but it is well designed and protected so that one doesn't get hurt). What a refreshing change to find an accommodation with no negatives! The apartment was scrupulously clean and very well appointed. The bed was comfortable, the shower was superb, hot and powerful and the welcome pack was indeed very welcome, thank you The surroundings were very quiet with lots of greenery and trees but within flat, easy walking distance to the city. This is our second stay at Pear Tree House and it was equally as good as the first. The house is extremely comfortable, beautifully furnished and ideally situated for walking to all parts of the city centre.

This was a very lovely property, in the center of york, a short walk to the pubs and shops. Large Supermarket in ten minutes walk. Free parking outside the house, the kitchen is amazing very well stocked with cooking equipment, comfortable living room, and large dining area, downstairs toilet and good shower, the upstairs is nice with the bathroom, and two separate double bedrooms, the outside is tranquil with seating areas to enjoy the view invc wildlife in the garden, would stay again
Booking through Stays York was easy and hassle free. They text me on the day of arrival to say that we could access the apartment early. 5 London Mews had everything you need to enjoy your stay and the parking onsite was a bonus. Was about a 15min walk into York Centre, would definitely stay again.

The property is excellent with everything you need. Varing choice of bedrooms with most having good sized en-suites, only the loft bedroom did not have anything but could access one of the bedrooms facilities without accessing the actual bedroom. The only downside we found was accessing the parking space but once parked the city was accessible without needing to move the car much.

Lovely apartment very cosy and spotless in a great location in the heart of York and everything is in walking distance had a fantastic weekend and will definitely be booking again the only downside was that it’s only means of cooking was a microwave would have been good to have a toaster as well so could have made breakfast but other than that was brilliant
Excellent accommodation less than 10 min walk to the city centre. For such a central property the street was quiet. The property was beautifully decorated and the beds lovely and comfortable. We took our small dog who felt right at home. Would highly recommend and will be back. Only downside is no parking outside but this didn’t bother us as we came by train and again train station was 10 min walk away.
We have stayed in 304 earlier in the year and loved. A few tweaks have happened, settee from bedroom now in lounge. I personally did not find a good move. However would not stop me recommending or returning. So convenient for everything you could possibly wish to do on foot. We were even allowed a late check out which was really appreciated.
Such a characterful little cottage and a wonderful location, walkable to everywhere in the city centre and only five minutes to the Minster. Great weekend. Clean, comfortable and well equipped apartment. Super entrance hall to the building. A couple of minor maintenance issues in the bathroom already informed the office. One was the Xpelair which may have been turned off by the cleaner as experienced in other places. Would recommend this company wholeheartedly. We loved our stay at Blake Mews. The house was nearly perfect from the welcome hamper to the thoughtful homey decor. Our only issues were burned out light bulbs and a window/door we couldn't open, leading to a dark bathroom and stuffy bedroom. I would stay here again!

Our stay at 7 Buckingham Street was delightful. From the cosy sitting area, to the spotless bathroom and the comfortable beds the accommodatoon ticked all the boxes. Conveniently situated five minutes from the bridge into the city centre and has two good pubs a minute or two away around the corner, we would definitely return.

The apartment is brilliantly situated for visiting York with the added bonus of parking right in the centre. Spotlessly clean, everything you could need provided in the apartment and a very thoughtful welcome pack. Easy access to city centre, York Minster, City Wall Walk and river for walks - although river had flooded during our visit due to the heavy rain but didn't spoil anything. Property is very central to York. Could see the Minster from our balcony! Had to call a StaysYork agent to gain entry to the building as we didn't know there was another main door to gain entry. So dependant on the number of your apartment depends on which gate and door you enter by. Once we called them, they quickly called back and then this became apparent. We had a wonderful weekend in Apartment 207, we have stayed in a few other apartments in the same apartment building but this was our favourite. It is very much home from home, it has a very welcoming atmosphere and as a family of 4 adults it was just perfect for us. We very much appreciated the late checkout on the morning of our son’s birthday :) - that was a big bonus for us. The apartment is in a great location, and the parking is on the public lot of the castle. Due to a misunderstanding, we received a parking fine, which the host covered without any hesitation. Overall, the service was excellent and there is nothing to complain about. We would definitely stay again.
We had a wonderful stay at this property. The apartment itself is beautiful and very comfortable, and the location on Coney Street couldn’t be better – everything you’d want to see and do is just steps away. There are just a few small touches that would take the experience from great to excellent: providing more than two toilet rolls for longer stays, addressing an occasional smell from the shower drain, adding a box of tissues (we had to use toilet roll instead), and including a few extra glassware options like champagne flutes and tall glasses. Excellent communication throughout. A very well equipped and comfortable cottage in a quiet area but only a few minutes walk from the river, a few more minutes to the city centre and, in our case, the Christmas markets. Lots of nice touches made this a real home from home. We had a great week here.

We stayed at 22 Buckingham Street for 5 nights after the previous 2 properties we had booked were cancelled on us. The property was clean and well equipped. The owner emailed on arrival to say we could have access early as cleaning was finished. There is a parking permit available for 1 car. The house is very central and we walked everywhere, the street is very quiet with no through traffic. I would recommend this property and would stay again if we return to York. We really enjoyed our stay at Shorethwaite, the house was beautifully presented and very comfortable with everything you need for a week away. The bottle of wine was a really nice touch and the house was a real home from home. Stays York were really good too, regarding communication and assistance with booking. I would definitely use them again. We would also definitely stay at Shorethwaite again if we return to the area. Would highly recommend.
A beautiful apartment in a great location. Very quiet and comfortable. One observation would be, in the colder months, the heating should be turned on much earlier prior to guests arriving as it took a long time for the apartment to warm up and the heating instructions could be clearer. That said, Stays York were very helpful and made every effort to help us when we called them, even asking a member of staff to visit the apartment to help understand the heating. Very comfortable accommodation although sofa is more suited to tall people- as an average height female I did slide off. Would be useful if the directions stated that it’s between the turnings Moorgate and West Bank. As the house doesn’t have a number I had to park the car and go and look for it. This was truly a home away from home! The house was well equipped, beautifully decorated with lots of lovely knick knacks that made it feel like a home rather than a soulless rental. They had even put up a Christmas tree and lights which was such a lovely touch. York Stays were very well organised and answered my questions promptly, even organising car parking at the last minute. We enjoyed our time in York and would love to stay here again.

Overall our stay was great, the Apartment suited our requirements, spacious, alot of natural light, great kitchen, 2 bedrooms and 2 bathrooms and a laundry. The beds were comfortable, however the pillows were very uncomfortable, after requesting some better pillows, the Property Manager contacted the owner to which they kindly agreed to provide some new pillows, which the Property Manager arranged and delivered which was great. Stayed in this building several times now and enjoyed the welcome pack left by the owners. The pack contained locally sourced products which was great, sadly this is no longer offered, instead a small bag containing tea, coffee, milk and mini biscuits is offered! Shame. Also the shower flooded and despite Stays sending someone over within an hour the issue remained so the bathroom flooded every time we showered. Just not the quality and service we have previously experienced.

We had a wonderful family stay in York. The flat was bright, clean, and felt really welcoming from the moment we arrived. The secure parking was a huge bonus and made everything so much easier. it allowed us to leave the car securely parked and only a 2 minute walk to the cathedral. Accessing the apartment was straightforward, with clear instructions and smooth entry. We had one very small issue during our stay, but the support over the phone was excellent, with a very quick and helpful resolution. Overall, a great place to stay for a family trip to York. Drawes for knifes and spoons etc was full of bread crumbles, cabinet handles in kitchen was dirty, microvawe owen not very clean. Could not find tablett for the dishwasher.
Fulfilled all our needs. Good size. Perfectly located for walking in to York - never used our car once it was parked - and a few shops nearby, handy for essentials. Clean and equipped enough to do your own catering, if required. Enclosed garden was great for our dog. Highly recommend.

We absolutely loved York. Precentors Court was in the perfect location to explore the city, and the chiming of the bells was just so special. The building is full of character and charm, making it a great stay.
This was our second stay here, which speaks volumes about how well-located and enjoyable the property is. Its position in York is excellent, with most attractions within a 10-minute walk, and the included parking is a real bonus given how expensive parking can be in the city. Unfortunately, the bed is extremely soft—too soft even for someone who prefers a softer mattress—and we didn’t get a good night’s sleep. We have been staying at Stonegate Retreat for over six years and it never fails to live up to our expectations. The location is perfect and the flat is always clean and comfortable.
Having stayed at Ryedale House previously, at a different apartment but still with York Stays, we were not disappointed. Again a lovely modern apartment with a river view this time. The parking and the convenience to the city centre are the selling points to us. We will be back again.

This place has the wow factor. Very quirky, lots of thought has been given to the interior design. Very clean throughout and extremely comfortable. Right in the centre of York with many bars and restaurants close by. Highly recommend staying at The Old Mill. The alleyway next to the apartment is a bit noisy at night time as it backs onto a pub and rear of a restaurant but wouldn't put me off staying here again.
An absolutely lovely property to stop in for Christmas and birthday on the 27th. and visited my daughter who lives in York and only thing I was disappointed with was there was no Christmas tree ! We have just had a weekend away in York and stayed at Nunnery Lane. What a stunning property. Spotlessly clean, very well equipped. Beautiful decor. Cozy lounge with wood burning stove to make it even more so. Location is perfect as it is a short walk to the station and York centre. I spent 6 happy nights here, and it was splendid! A beautiful, stylish clean home base for my explorations of York. It was quiet and safe, convenient with a Sainsbury's a few feet from the door, and Bootham Bar was right around the corner-- you couldn't want a better location. I had everything I needed, including laundry facilities. A couple of suggestions: it was be nice if the owners provided a mini-bottle of shampoo and conditioner for guests to start out with on arrival. I stayed for just a little over 3 months and it was great from the get go. A few small issues but all dealt with very quickly and efficiently even at the weekend. The emergency contact is not just a false reassurance on paper, it does work and was appreciated. Clean, safe, perfectly functional and very comfortable (bed, replaced pillows and the armchairs). Great shower and towels. I found the bar was set too high for my liking but it was functional. Kettle could do with a replacement, it’s a bit worn. First thing to say is that this is a stunning building, beautifully restored. The apartment itself is great, spread over four floors, okay for six although the top room is quite small and the second bathroom on the top floor is only a toilet and basin - only one shower/bathroom. The cinema room is great! And the location is perfect - ten minutes walk over the river to the centre of York and two minutes away from the excellent shops and restaurants on Bishopthorpe Rd.
I really like this place. It's the third time I've stayed in this building in different apartments, and I've used all of them so far. I really like the location, the good taste in all the apartments, and the comfort in all the rooms.
The Smithy was a wonderful base for our trip to York and local area. There was everything we needed, a comfortable, modern, well equipped home which was warm and cosy and beautifully decorated! Quiet and private with a really nice outside area too, and a fantastic pub on the doorstep, would recommend The Plough to anyone staying, and very dog friendly too. We could walk into York along the riverside (a fair way, but manageable), and also get to other towns and tourist spots easily during our stay. We had a lovely stay at The Retreat for a long weekend in December. The apartment is beautifully decorated, with all the amenities you need and is in a perfect location for exploring York. A few things could’ve improved our stay: - footsteps from the apartment above are very audible and at times we could also hear the people in the apartment above talking. Better soundproofing (carpets, thicker rugs) might help. - there is no parking and parking at Marygate is very expensive (£25 a day in December). We had a wonderful week at The Birdie. The house was clean, light and spacious with plenty of equipment available to use. The fans were a great addition. Enjoyed the shower every day and sitting at the breakfast bar to eat or do my puzzle. Parking was good for 2 largish vehicles and the location was very quiet and well cared for. Great communication from Stays York. We were advised that we could check in earlier than 4pm, which was brilliant. The house was a little way out from the Centre, but easily walkable. An enjoyable stay in York, mid-week. This isn't the first time we've stayed in the Cocoa Suites. It's in a great location and quite close to the centre of the city. We arrived by train, so parking wasn't a consideration for us. No issues for us at all.
Modern compact suite with useful facilities such as combination washing machine/dryer; oven/microwave, four plate hob burner. Good security system within flat and the allocated parking area. Overall the accommodation was clean and well presented. More attention from cleaning firm would rectify areas not up to standard such as:- dusty utensils on worktop, dusty fire protection equipment, used tissues under bed, bed cabinet dusty in bottom of recess area where bed folds up, (long pillow fell in there and it was covered in thick dust). Loverly apartment, great location everything you needed was there. Only thing would be the apartment was very hot slightly uncomfortable at night seemed like heating was on from other apartments.
Great location and property, perfect for walking into city. Would recommend for staying again. Only drawbacks were the noisy extractor fan and only provided with a single dishwasher tablet when staying for 6 nights
Just one issue. Had to go to the office to collect the key. Driving into a city we didn't know with so many roadworks and closures was horrendous. Took ages to find the office (yes we had sat nav) then struggled to park. Very stressful and time consuming.
The apartment is stylish, it is an excellent location just a short stroll from the centre and the river. The only criticism is the off site parking.
Aycliffe cottage was set in a great location for accessing York on foot. It was also a fairly quiet location so had the benefit of proximity to York city centre without the noise. The cottage had a nice feel to it and helpful signs for Wi-Fi, rubbish, oven etc so didn’t have to keep consulting the welcome pack which was good. The location is easy to find and ten minutes walk to city centre. It is a clean,comfy and quiet stylish studio beside the river. Power shower and spacious enough to relax in property. The only thing that could be better is the oven and cooker. Couldn't get it working properly and didn't cook food well. Great everything else. Would recommend.
Stayed for the 3rd time at the house and it was once again in excellent condition. All needs are catered for with lots of kitchen utensils including a Nespresso machine. Only thing missing was a corkscrew so had to buy one! Would definetely return again and again.
This place is in a brilliant spot, close enough to wander into York city centre in just a few minutes, but tucked away somewhere peaceful and quiet. The views over the river are stunning and make it feel really special. The apartment itself is warm, cosy, and has everything you could possibly need for a comfortable stay. The DVDs, local guidebooks, and books about York are such a thoughtful touch and really added to the experience. I’d thoroughly recommend staying here if you’re visiting York. You won’t be disappointed.
I really enjoyed my stay at The Grand at Dukes Townhouse. The location was excellent, close to the train, on a quiet street, and only a short walk into town. The flat was clean and spacious, with a thoughtful welcome basket on arrival. The management company was very responsive and handled everything quickly. I also appreciated that the neighbors were considerate, (the building is older and the walls are thin) which made the stay feel peaceful. Overall, it was a comfortable, convenient, and welcoming place to stay, and I would happily return.
The accomodation was great, well equipped and close to the city. Nicely decorated and convenient from the train station. The Yorkshire hamper was lovely and appreciated after travelling by train.

The accommodation was compact but had everything we needed as a family of 4. Its in a good location to visit the various sights of York and parking for 1 car was great (if a little tight!).
The property is in very good standard and good location, very easy to walk to city center, the only draw back was not having an extracter for the kitchen cooking, otherwise a comfortable stay overall.
We stay in York for a week every December to do our Christmas shopping. Our two main priorities for somewhere to stay are central location and parking. The Dutch House was the perfect location with the added bonus of onsite secure parking - fabulous! The house was quirky, warm, very clean, and comfortable. The Lux apartment lives up to its name. We have stayed in many apartments but this is by far the best, we didnt want to leave & all wanted to live there. We will be booking again soon for next year, cant wait.
Overall a comfortable and successful trip. House has everything needed. Only downside…very noisy neighbours… shouting until the early hours so couldn’t have the windows open. Realise that is something out of one’s control. Also there is a spindle missing on the top stairs… dangerous for small children… should be mended!
We had a great stay, the accommodation was clean, comfortable and convenient to the shops and close to where our family were also staying. We did have an issue with the hob on the first night but this was rectified the next day. Would happily stay there again.

Well located and gorgeous flat. The main issue was noise, as it is not well insulated from noise outside (noise from the kitchen staff from the pub opposite smashing the bins until midnight) and from the flat below (could hear the couple being intimate), so although the bed is comfy not ideal to get a good night sleep.

Cocoa Suites 37 offers the perfect combination of style, comfort, convenience and great location. The bed was very comfortable, the suite was quiet, and the atmosphere was peaceful. Everything felt new and well maintained. Excellent value for money.
Weekend stay. Great location right in the centre of York but in a private secure courtyard on a side street and amazed how quiet it was. First floor apartment, very comfortable and clean. This was an amazing place for me to stay during my 3 months placement at the hospital. It was close to a bus stop which made it easy to get the bus into the town and was around 40minute walk to get to the town. Neighbours are lovely. Private car park and also had nice walks around about it. The only thing that isn’t great is the roof is very low which means walking around hunched over when doing the washing up or in the kitchen area. The bathroom is also freezing cold even with the radiator for the towels. Overall great place
The studio was comfortable and well laid out, with a large bathroom, a good sofa, and a nice amount of space overall. However, the plumbing needs attention, as the water in the sink drained very slowly. In addition, both the oven and the microwave were not working, which caused a significant inconvenience, especially during Christmas lunch. Although a temporary microwave was later provided (which I appreciated), this issue had a considerable impact on my stay. The apartment was excellent, and we would be happy to stay there again. It was clean, comfortable, well equipped, and in a good location for access to the city centre. We stayed over Christmas, and the festive decorations provided were much appreciated. The inclusion of a car park space was another welcome inclusion.
45 Cocoa Suits is one of the most beautiful view of York. The location is perfect, and the structure are very good! But is important check the conditions of the sofa lega, and change the pans.
Everything was very good. I have given it a 1 for comfort due to the fact that the pillows were so thin they were almost non existent. We actually went out and bought some new ones.

Walmgate cottage is an excellent base for a short trip to York. It is a 10 minute walk from the centre of the city, which means it is pretty quiet. The cottage was warm and cosy, and everything was clean. If you are unsteady on your feet, be advised be that the upstairs floors are a little bit uneven due to the age of the property, but that was not an issue for us. The facilities were good, and although we did not cook for ourselves, the kitchen seemed to have a good level of equipment. Great location, you can walk into York or catch the bus. It’s warm , comfortable & lounge is really spacious for two. Only negative, basin in en-suite ( plus cloakroom) are tiny & very low, We’ve stayed there twice so, benefits outweigh but it’s a bit strange if you are over 5ft !
The check-in was easy and straightforward. The climb up the steep flights of stairs to the top was worth it as the door to the lodgings opened up into a bright and welcoming space. Sloping ceilings might make this tricky for some but I was surprised by how spacious the Minster loft is. Everything was clean and well presented. Me and my partner attended a stay at York for the Christmas Market and stayed in this property which was quirky and different to most accommodation stays. It had a homely and authentic feel which York being a cultural and historic town, with a lovely layout and peaceful stay. Highly recommend this accommodation.

I visited York for a weekend break, and the location of the apartment was perfect - a few minutes away from the station, and a few minutes away from the city centre, both on foot. The apartment was warm and cosy, stylishly decorated and comfortable, containing excellent kitchen appliances. Although the apartment is in the heart of York, the area was quiet overnight, guaranteeing a decent night's sleep. I highly recommend The Falcon - Apartment 1, courtesy of Stays York. only complaint is very poor check in details; having located the key in the key safe as per the extent of the instructions, we then had to work out for ourselves to use the fob to open the front door, take the lift up three floors, use another fob to get through another door then the key to enter the apartment! The apartment itself was great, but again on leaving the instructions for the bin emtpying was to place them in the bins in the garage….what garage? Where?! We had a problem with the lift whilst we were there but Stays were very responsive.
This was visit number 6, I will never stay in a hotel in York again. Ryedale House offers so much more, good location, comfortable , spacious , well equipped kitchen, I will definitely be back
Lovely apartment woth everything you need except a big enough bed for 2 The bed are really too, too small for 2 adults. Recommend to have that changed. I can only recommend booking this aparment if the bed are changed. The tv was also broken with a flimmering steipe across the screen. Other than that, I cannot come up with anything negative.
The venue was really well situated in the centre of the city - we parked our car & didn't have to use it during our stay. The room was spacious and had a separate lounge/kitchen are, which was great & gave additional space The room is also nicely decorated with vibrant colours & crazy wallpaper, which was half the appeal. Had a lovely stay in the Centre of York . My Wife loved the room with the Bath & floral decorations! The Room was very clean. As expected a little noisy on the saturday night, being right in the middle of the High st. Easy to check in with keysafe. Only things to be aware of is ,there is parking recommended beforehand, however we were not told that we had to pre book parking, which meant we were trying to find a parking space forever & were losing the Will !! An absolutely perfect stay! The riverside location is stunning and incredibly convenient for exploring the city. Clean, well-situated, and easily the best place we’ve stayed in York. We will definitely be back.
The property is ideally situated with a fantastic view of the Minster. The furnishings are comfortable, clean and modern and the shower is excellent. The only suggestions we have are that the property would benefit from a second TV downstairs and that while it was easy to use the hob and combined microwave/oven/grill it was extremely difficult to wash up as there is nowhere to drain crockery, pans etc.

I recently returned to this apartment after a pleasant first stay in May, but unfortunately this visit fell far short of expectations. While the apartment itself is modern and nicely presented, a number of issues made the experience uncomfortable. The Wi-Fi dropped repeatedly throughout the stay, which was both inconvenient and frustrating. Even more concerning was discovering a pair of old women’s underwear behind the towel heater—an unexpected and unhygienic find that suggests housekeeping standards were not up to the level they should be. Overall is quite good, but there have some issue on bathroom shower head,sometimes the hose is separated from the shower head when showering.
Four of us stayed at the apartment in November (two from Edinburgh, two from Shropshire) and the location was perfect as we all travelled by train. The accommodation was adequate, though the smaller double room was very small and we had to use the third bedroom for our cases and change of clothes. Our room was also quite dusty (especially under the bed) and the bed has one of its stays broken, though this did not bother us. Great location for train station and getting into the main centre of York- easily walkable. Also liked the local surrounding area of Bishopthrope Road for meals and pub/bars. We ate at the Thai and Indian there which were great and the popular Angel on the Green was a lovely find at the top of the road! Clementhorpe Maltings was well kept, comfortable - beds gave a great night's sleep! The stairs became a bit of a pain over 3 floors, so be mindful if any mobility issues, but lovely house. Location was amazing with a great view from all rooms. Underfloor heating was good This apartment was let down by a few maintenance issues the bathrooms 2 out of 3 not able to use due to extremely hot temperatures that could not be turned down We all had to share which was not ideal as en-suite. A broken window door that could not be open The beds we all found uncomfortable and didn’t have great nights sleep in both rooms. The sofa had a couple of large stains on it and needed a good clean We would not return to this apartment
We had a very nice two week stay at the apartment. Although it was not our original booking it turned out very nice. The layout of the accommodation was good. Access to the first floor was via a very convenient lift which was handy as the original apartment booked was on the ground floor so we were a little worried. There were no chairs only 2 settees which were very low and deep most uncomfortable. The apartment was airless and windows did not open fully. The hanging in the lobby was high.
The pros: The location and views of the hotel was amazing. We kept laughing at the fact that it seemed that everything we ended up going was literally 5 minutes away. The basics were also just right, the shower was amazing and the bed leant it self to a very restful sleep. The cons: The cleanliness/cleaning of the room was disappointing. A really lovely apartment in a beautiful location. Well equipped with lovely finishes! Had a small issue on check in but the service was excellent and rectified straight away. My only observation would be that the sofa bed in the living room, I wouldn’t really class as a bed. It’s a futon and unfortunately very uncomfortable. Otherwise, an amazing stay!
Lovely house and location; however the house was disappointing in several respects. Promised tea towels, oven gloves and a few dish washer capsules. None were present and had to be asked for. We were 6 adults and 2 children. The house can sleep 10 adults. There were only 5 matching wine glasses and 3 Prosecco glasses and one other wine glass. Great location for walking into York on foot. Very handy to have secure, well lit parking. Plenty of storage in the apartment. It was warm in the accommodation on arrival and easy to keep cosy as it was frosty weather. Good shower over bath. Furnishings could do with updating (sofa, dining table and chairs) but they were adequate. Quilt on bed too thin for winter. Luckily we had taken our electric blanket. We were comfortable here for the 3 night stay we had.
Beautiful apartment in a great location. Couldn’t have asked for anything more, perfect size, great layout. Only negatives were the heating, it was either hot or cold, don’t seem to be any in between maybe due to heaters and not being radiators. Blinds in the main bedroom, could have done with a blackout blind. Could also hear people at 3am, presumably on their way home, can live with that as we’ve been there and done it before! Overall was a fab stay and would defo return. x
So fun to enjoy a bit of history and stay in the converted Rowntree chocolate factory. Great location walkable to all the attractions as well as easy access to groceries. Comfortable and spacious for 1 person, would be a bit cozy for more. Very clean and the cleaning service for my longer stay was great. I found the kitchen a little ill-equipped. The windows let in a lot of noise as there is a walkway and gate right outside the window, as well as the building entrance. If you're a light sleeper this could be an issue.
The apartment was a very convenient location, within easy walking distance from central York. The kitchen was well equipped for our 3 night stay. Detailed instructions left to ease our entry & exit. Unfortunately the shower & sink were rather grubby so this was off putting. The mattress on the bed was so soft that I woke up each night with aching hips. The worst thing was the boiler located in a cupboard in the bedroom that came off & on during the night with light & sound that gave a disturbed nights sleep. Found this apartment to be lacking compared to others we’ve stayed at in Cocoa Suites. The toilet door was broken, there was no toilet brush, the accessories were very basic and pretty old. Could have been a little bit cleaner. Overall fairly sub standard for the price.
The property was clean and tidy and the welcome pack provided is very helpful to get you started but with this property we had issues parking as the street is very narrow and busy, the alternative street parking is also not very convenient with the residents not being happy when you park outside their property even though legally anyone can park there. The mattresses in the bedrooms need replacing as you could feel all the springs so it was not a comfortable nights sleep.
In general, we were satisfied with the stay. There were just not enough kitchen utensils and no vacuum cleaner for cleaning.

The property was beautifully furnished and clean. We were very pleased on arrival with the place and had a nice stay. Our main complaint was with the radiators in the living room. They did not heat up properly, one did not heat up at all and the other only fractionally. The room is a large mansion room with high ceilings, as a result we found we were unable to sit comfortably in the living room and had to drag chairs out to the hall for warmth. Stays York did send someone round with a blow heater which helped but for a room of that size still did not heat the room effectively.
Grooms cottage was easy to find, in a quiet location just behind a small park but with easy access into the City. It was very modern with all appliances you need and clean and tidy. Comfy beds, nice en-suite to a very large master bedroom. Great bonus is the allocated parking space for one car as the street has no parking. One small negative comment for us was the outside area with table and chairs had not been prepared at all which was disappointing as the sun was out on arrival but we soon sorted this with a brush and cleaned the table and chairs down with soap and water. The positives - great location, as the apartment is within very easy walking distance of the railway station and the city centre. The apartment was clean and tidy and modern. Great bathroom and all the facilities that you need for a short stay. However, the less positives are the layout of the sitting room. As it is a L shape, the TV is mounted on the wall just as you enter the room and you have to be very careful that you don't collide with it. The windows are all very small and do not open very wide. We stayed 4 people at this apartment and it was reasonably well located. Quiet area, good value for money. We liked that it was well equipped. The only downside was that we got there in the evening and it was a bit difficult locating the apartment as all around there were apartments, and the numbers on the door were a bit tricky to find in the dark. Other than that would use it again for future stays.
Only a 5-8 mins walk from Monks Gate and the City, this is an ideal property for exploring York and surrounding area. The parking permit for one car is handy. We were able to park directly outside the house. There is ample room for 6 persons. There is a well equipped kitchen with Arga style range that takes some getting used to. Just need to allow extra time to cook. The house was well presented and clean. Amazing apartment over 2 floors. Beautifully designed and furnished and in a brilliant location for station and city centre. Surprisingly quiet given the location and would highly recommend.

We loved our family break in 18 Dove street. Easy to reach from the train station & a short walk into the City centre. House was nice & cosy. Plenty of bed options for 3 adults & 4 children. We cooked in most evenings however sometimes a challenge as no oven gloves provided & had to use the thin dish towel. Could also do with some tumblers, salt & pepper, & bins in the bedrooms to make it more home from home. With these small changes we’d definitely stay again.
The apartment is located in a beautiful street very close to the old town if not even part of it already. Shops and restaurants are closeby. Checkin went smoothly, parking was included and not far away. It was quite cold outside, so we struggled to heat up the apartment. Stunning property within a 10 minute walk from York city centre. We thoroughly enjoyed our stay, it was very comfortable and ideal for our needs. The welcome hamper was a lovely touch. A couple of negative points, the WiFi was hit and miss, there were no instructions on how to use the microwave/combi oven so we had to drive to Leeds to borrow an air fryer from a friend. Great central location. The hot water system needs looking at. Only works on the boost and not on the timer, so no hot water on arrival. Bathroom drain smell and no sink plug on arrival. Otherwise everything great, good selection of crockery and glasses, clean and comfortable beds ( although blind in small bedroom does not block out the outdoor lights that are on all night). We did not have hot water for first 12 hours and boiled the kettle to rinse ourselves in the shower. We phoned management, which advised to heat it with the immersion/ boost button. Nice little flat with a convenient location, however we found the flat a little too warm even with the windows open, strange smells in the corridors and it’s the far end of the building so you have to take a lift then walk through several corridors/doors before reaching the flat. We did find a fair amount of dust on things like the wooden blinds, skirting boards the fake plants and the plant thing on the bathroom wall as well as a few cobwebs from the Ceiling. We absolutely loved this property, the space and the location. So little to find wrong with it on that front. The only thing that could be improved upon is the cleanliness - and maintenance of small things like the cutlery draw. Although not massively dirty, we felt a bit more care and attention to deep cleaning of the carpets, ensuring crockery had been washed in the dishwasher and perhaps keeping on top of the mould build up in the bathrooms would have made this place perfect. The apartment is in a good location not far from the railway station. It has a very spacious main room which incorporates a kitchenette. The shower room is a little cramped. The main room was sparsely decorated but comfortable. I had a bit of a problem with the keysafe mainly because I was unfamiliar with them. A call to Stays York sorted that problem out. All in all I enjoyed my stay at the value for money apartment.
It was fine. Plenty of space, good parking and close to town. But, downstairs bathroom still had a leaking soil pipe, the main bed is too small and there could be more soft furnishings and lighting provided. Upstairs bathroom is very good though and street was quiet at night.
The effort made to adapt its beautiful architecture to modern needs is remarkable. In terms of aspects to improve, it would be worth considering the possibility of including a second bathroom on the first floor, access is a bit inconvenient, we had problems with the heating and the double room had rubbish under the beds.
This was the second apartment where I stayed one of two nights. The first one was in the centre of York. In the first apartment the hot water did not work. I called customer service who scheduled a plumber for that evening while we were out. When we came back we found that the problem was not fixed. No communication from the agency and it was too late for us to call since their offices where closed at that point. The following morning I called and luckily we got our apartment changed. We had a great weekend away in York and the apartment was perfectly situated. A modern, quirky, well equipped apartment and we really enjoyed our stay.
The location was easy to get to and instructions to check in were clear. However, we felt that the accommodation itself was a little underwhelming and wasn't necessarily geared up for a stay of more than a night or two. The courtyard was dirty and covered in leaves and little apples which wasn't ideal for having a dog to stay. We decided to brush up the mess and ended up leaving the courtyard in a much better state than when we found it. This is a lovely house that sleeps 6 adults in 3 lovely bedrooms and comfortable beds. However there is only one bathroom and one downstairs toilet which is not ideal. The house is well furnished and well presented. The location is excellent and the entry key pad is very useful.

Apartment is located in a good spot close to everything you would want to see. It is clean and well furnished although a set of drawers for storage would be a good idea. There is a kitchenette and a wine fridge but no actual fridge (again a good addition). As would be a sink as there is room. You should not that there are 3 steep flights of stairs which make carrying a large suitcase not the easiest job in the world. All in all, no real complaints for a 2 night stay.
Overall an excellent property. Very well equipped in the kitchen area with generous worktops, good quality appliances including separate fridge and freezer, easy to use cooker and freestanding microwave. Overhead cupboards for plates etc are a bit awkward to use as they won’t stay open but that’s a minor quibble. Washer/ dryer housed in a separate cupboard is a plus point. I would have preferred a shower cubicle rather than a shower over the bath but that’s maybe an age thing. Having a separate bedroom is a real bonus. Plenty of hanging and drawer space. Really pleased with my stay at The Falcon apartments. Great location, stylish, comfortable and well designed room, loved the kitchen area and very comfy bed. I would recommend to anyone visiting York for work or weekends and will stay again next time I'm in York.
Property is located in an excellent location for easy walking access into the city centre. Property looked tired in areas and needed some maintenance e.g. paint peeling off ceilings etc. Main Bed needed replacing as didn't feel secure. Very shocked not to see mattress & pillow protectors being used. Communication on Parking was confusing as some literature stated you needed a physical permit and some didn't
The property is right in the heart of the city so is a great place to easily explore all that York has to offer. There are reasonably steep stairs to the apartment and the apartment is on 3 floors. First floor has 2 bedrooms and a narrow bathroom. All of these were clean and tidy and comfortable. Door handles on some of the doors were loose and the bathroom lock could be dodgy so some simple maintenance required to make these better. 2nd floor has the lounge and kitchen areas. Quiet place, beautiful views of the river and walking distance to everything. Has its own washing machine and has some amenities to be comfy and feel like home. It doesn’t have a coffee machine and drawers to store clothes
We stayed for 3 nights the apartment was very clean and well equipped and although quite small it was an ideal base for exploring York with the bonus of an allocated parking space. The price is very good for the location and the parking so I would definitely stay here again.

We thought this was a beautifully finished and excellently located property for a weeks city break in York, however it's just too small for a family and lacking some plastics in kitchen for children. Our boys are 13 and 10 and there was nowhere for us all to sit and watch TV on a night we there is only a 2 seater couch in the lounge (which is very uncomfortable and thin). If you have younger children you wouldn't be able to bath them as shower screen in bathroom blocks access to taps and very hard to access plug etc round it. The location of this property is excellent 5 minutes from the Minster with the Shambles just a bit further on. York is a fantastic place to visit because everything is within easy access. The cottage was good and not so good. You enter through a door which leads into a passageway then out to a garden area. This whole area could do with a tidy up and maybe a lick of paint to brighten it up. The living room, bedroom and kitchen were clean and had all the equipment needed. The property is in a great location with very easy access to the centre. We were expecting a sofa bed as advertised, as there were 3 of us. It is not a sofa BED it is a hard sofa that opens out but still doesn't go flat, with a ridge in the middle making it very uncomfortable to sleep on. For 2 people the place is great with nice finishings. It had been surfaced cleaned but clearly not deep cleaned for a while with cobwebs etc. and on opening the sofa flat for sleeping, there were crumbs and dirt there. Stayed in apartment 2. Good location being in the centre, and nicely decorated small double room. However, the bed and pillows specifically were very uncomfortable leaving us with sore necks the following morning. Also the walls are thin and the outside noise from the busy main street is loud and continues late into the night. With noises also very noticeable from other apartments in the building. Overall neither satisfied or dissatisfied but our sleep was not the best.
Beautifully presented accommodation in a great location which was totally spoiled by a few points. Firstly, the awful smell of drains which had been unsuccessfully camouflaged by several air fresheners throughout the apartment. Secondly, due to the fact that the basement bedroom is directly under the street, the only hope to a good nights sleep is by using ear plugs to block out the constant noise from above and a sleep mask to block out the continuous bright light coming through the glass bricks in the ceiling. Stayed at apartment twice It needs some TLC and a deep clean needs this in between oven door Decking in poor condition and welcome pack very poor It would not take much to make this an excellent apartment Outdoor furniture was covered in bird poo when we arrived Needs more attention paid to it especially what we paid fir 8 days
The house has good amenities for a stay, with convenient proximity to bus stops to make getting around easier, as well as being close to a good supermarket and places for outdoor activities. The bathroom is a bit small and the layout could have been better planned. It would be very important to have a powerful vacuum cleaner to make it easier to keep the place clean, and it is missing a small clothes drying rack. The kitchen utensils are excellent and very beautiful.
Apartment was modern and in a great location, however there was quite a lot of noise from the upstairs neighbour. It would be nice to have a curtain on the rear patio door & bedroom window for extra privacy, especially with the bedroom being on the front ground floor room.
For two people on a short stay in York this apartment is ideal. Everything you need is on your doorstep and it's only a five minute walk to the Minster. There's a Sainsburys very close and also the Bootham Tavern which is a great pub. It opens at 10.00am for breakfast if you don't feel like cooking and became our 'away from home' local. York is a very pedestrian friendly city and easy to 'get about' in. I'd certainly stay at this apartment again next time we visit York.
We stayed here for a month. From day one we experienced problems with the cleanliness. The sheets put on the bed had a used plaster stuck to them, the replacement had a metre wide brown stain, 3rd replacement was clean. After one visit by the cleaners the sheets had been changed and the stench off them was so bad had to wash them ourselves, how they did not notice, not sure. Had to buy our own cleaning products as none in the apartment, cleaning the bath and the floors was not on the list apparently for the cleaners. Me and some friends stayed here while we were in York for an event, it is even more spacious than it looks in the photos and we had a great time.
1 hour before arrival we was told the window had leaked .it was rotten and looked a mess there was scaffolding up to the window .blood stain on the quilt . The appartment was freezing cold even with the heating on full the raidiators were luke warm . It was uncomfortable been so cold we had to sleep with jumpers on
