The Milking Parlour sleeps 4 guests in two bedrooms, one double and one twin. The downstairs area is open planned and with a comfortably furnished lounge/kitchen diner and W.C. Upstairs there is a white modern fitted bathroom with bath/shower and W.C. Both bedrooms have a flat screen television. Outside there is a private enclosed patio with seating and small grassed area. Off road parking for two cars is provided. There is front and rear access to guests.

Another return to this fantastic place. Yet again (probably 10 times now) a great well at a superb location. Bonus this time was the weather was good so I could enjoy the costal walks. A few visits to the Fountain Head pub as well to enjoy a good pint and the first class food.

We stumbled onto the website whilst looking for a weekend break suitable for us and our dog. Having visited the area on a day trip before we were looking forward to exploring the area in more detail and visiting the local pubs in the evenings. We were not disappointed, the Milking Parlour was very comfortable and well furnished to a high standard. The hosts were very welcoming and helpful with local knowledge. We visited the nearest pub first which was an easy walk which served great pub grub and the other pub a 5 minute drive away and the food was excellent. We will definitely be returning and staying again for some more walking, drinking and eating!

The cottage was truly wonderful and immaculate throughout

The Milking Parlour provided everything you could ask for, making our stay very comfortable and relaxing.

The welcome pack with the delicious bakery items was a very special touch which we enjoyed on arrival, thank you

The cottage was a wonderful base for travelling out into East and South Devon, beautifully appointed with everything we could possibly need. We didn't want for anything and appreciated the welcome hamper and extras for our dog Freya, who particularly liked the dog blanket and dog treats. She is 13 now so cannot jump as high as she used to so was safe in the little garden. There is a time when she was younger that she could have topped the back wall though so just to note if you are bringing a bouncy dog.
We all had a great time so many thanks Jo and Andrew.

We stayed for a week at The Milking Parlour and loved it, couldn't ask for more. In a picturesque village
the barn conversion was gorgeous, very clean and modern with everything we needed, TV with loads of channel choices including Netflix. Open plan .lounge with leather sofa and chairs. Dining table and chairs, full kitchen, washer/dryer, dishwasher, fridge/freezer, downstairs loo. Upstairs there were two beautiful bedrooms with lots of storage and lovely bathroom With both bath and shower. Everything modern and perfect. At the back, there's a lovely large patio area, table and chairs and gas BBQ too.

Could not fault the cottage at all.

Parking on the doorstep always a bonus.

Another fantastic time at Pitt Farm. I have lost count how many times I have been to this fantastic place.
Always a pleasure to come back and Pitt Farm is a credit to Andrew and Jo.

We had the most wonderful few days at Pitt Farm. ‘The Milking Parlour’ was beautifully clean, comfortable and perfect for a family of four. Jo was incredibly accommodating too. Enjoyed another with to Pitt Farm, which now must be 6 visits to these excellent facilities.
Always spotless and nothing is to much trouble for Jo and Andrew.
A lot of walking done despite the wet weather at times.
Visited the Fountain Inn which is first class for food, drink and a locals welcome in front of the fire.

Looking forward to returning again in May 2024

We very much enjoyed our week stay in The Milking Parlour. The cottage itself had everything we needed and was the perfect place to relax and enjoy family time. The garden was also a great place to enjoy the great weather. Most evenings we were lucky enough to see the deer in the orchard.

Jo and Andrew are so friendly and were most accommodating to our needs. They ensured that our stay was the best it could be.

The location suited us perfectly. It was only a short drive to many local attractions for the children, and the local beach was the best spot to relax and play.

My family of 4 with 2 small children and a dog had a lovely time staying in the Milking Parlour. The place was spotless, presented wonderfully and the welcome hamper gifts for our family and dog were much appreciated and very thoughtful. The area was quiet and calm which was great for getting the children to sleep. We hadn't quite prepared ourselves in knowing that the roads were very narrow only allowing one car to drive through at a time, so that's something to be mindful of when finding the property and in the village but that aside the village is nice with a local beach that my son and dog loved with a great café. Jo the owner was lovely she visited us to make sure we were settling in ok and to let her know if we needed anything during our stay, to which we didn't need to bother her as she gave us everything we needed to make it pleasant and enjoyable.

Immaculately clean, very well presented and thought through. Lovely, private outdoor area with a barbeque and furniture. For most dogs I would say the outdoor area is great however, one of our dogs is a 'jumper' and easily cleared the wall (which must be over a metre high) at the back on a number of occasions. My friend had a long 'training lead' so it was fine but just something to be aware of. If we were to come to this beautiful part of our country again we would definitely choose to stay here.

This is one of the best holiday cottages we’ve stayed in - clean, spacious, friendly owners and a lovely welcome pack. Everything felt really good quality and well cared for. We ended up leaving sooner than planned but this was absolutely no reflection on the cottage, just a change of plans for us. Would highly recommend if you’re looking to stay in this area.

It's our 6th visit to Pitt Farm and as always first class accommodation.

Jo and Andrew keep the facilities in excellent condition and everything you want is at Pitt Farm even dog treats for our four legged friend.

The sun was out all week and we walked many miles from Pitt Farm across the Coastal paths and down to the beach.

It was great not to drive any where all week and just walk and explore from Pitt Farm.

A few visits to local pub the Fountain Head to meet the locals and enjoy a good pint and excellent food.

In addition we visited the other great pub the Masons in the middle of the Village.

A fantastic week all round and we have already booked to other separate weeks at Pitt Farm.

Highly recommended to all

From making the reservation to arrival greeted by the hosts and a lovely basket of treats everything was perfect.
The accommodation was clean and as good as any that we have used.
Our one complaint was that we had to leave at the end of the week.
A truly relaxing week in a beautiful part of the country ideal for us and our dog.

We have now re visited on 5 occasions Pitt Farm and stayed at the Milking Parlour. A great place to stay with our dog with plenty of walks, new ones we discovered this time. Accommodation is of an exceptional standard and everything you can ask for is provided.
Frank our Collie is made welcome with his doggie treats just like we are made welcome by Andrew and Jo with a welcome pack.
Must also mention John and his staff at the Fountain Head Pub, a two minute stroll up the village, for their hospitality and great food. Will be booking again for visit number six in 2023.

This was our second time in The Milking Parlour. It’s such a lovely, cosy, warm place to spend the week. Dog-friendly, with enclosed garden, lots of walks straight from the door, two lovely dog-friendly pubs in the village, really comfortable, well-equipped accommodation. Spacious and immaculate cottage with generous parking by stunning village of Branscombe. Quiet but only a few minutes walk to two pubs, village forge ( still in use) and a beautiful tea shop in a cottage that has not changed much in two hundred years. Easy walk to the sea, either on the road or along a variety of well made paths. Then you can take the cliff path to Beer, Seaton, Sidmouth. Walk or get a bus back. Cottage was immaculate and warm ( October holiday) with all you could want ( washing machine, dishwasher etc) and very generous welcome basket awaited us. Jo and Andrew ( owners) were lovely and very helpful. Hope to come back soon.

Had a lovely 4 night break, Mon to Thur, at the milking parlour. Two of us plus dog.
There is covered parking for the car next to the property. Inside it is very clean, modern and homely. There was a welcome pack for us and one for the dog which was nice. There is also other staples and essentials that are often not found, tea, coffee, salt, washing up liquid. The kitchen well equipped with everything we needed.
Bed is comfortable, nice hot shower over the bath, nice towels.

Can go up or down the road to footpaths up the adjoining hill for walking the dog in the morning. We walked from the property to Beer and back. Very pleasant, with a beer in Beer at the Barrel of Beer pub and a cream tea at Branscombe beach on the way back.

The only downside was that the local pub Fountain head is closed Mon and Tue, doesn’t open until Wed 18:00. The other pub, the Masons Arms is a mile away at the opposite end of the village.

All in all a really nice place to stay and would certainly recommend.

We are two friends with two dogs and the cottage suited us perfectly. Lovely walks. Especially for us going with the dogs down to the beach from the cottage. The area is very dog friendly.

The cottage has everything you need and is extremely clean, warm and comfortable.

Jo and Andrew made us very welcome and were there to answer the few queries we had.

A lovely Bank Holiday weekend stay in the Milking Parlour at Pitt Farm!
The cottage was very comfortable and cosy with a yummy welcome pack waiting for us on arrival! And it was great having a BBQ on the patio, watching the bunnies run around on the hills above!
Jo and the family were very welcoming and we loved exploring the local area and walking along the coastal path!
We definitely hope to return in the future!

Our stay at The Milking Parlour was nothing short of perfect. From the greeting from Jo the owner to the place itself was great. The house had everything we needed, there was a lovely welcome basket of gifts for us, plus one for our dog to which was lovely.

The kitchen was well stocked with equipment and cleaning supplies. Bedrooms were comfortable and spacious with good storage. Lovely big towels as well.

The location was great, not far from local beeches and towns. Great little pub 2 minutes walk, the Fountain Inn which did great food. A must is the Donkey Sanctuary at the top of the road, great food and a nice walk around.

Overall a gem of a find, one of the best holiday homes we have stayed in, highly recommended.

Beautiful cottage with all we needed for a week away with our two dogs, well-equipped and impressed with the welcome pack from Andrew and Jo, who live in the main house on-site.
Plenty of good long walks along the south coast pathway (can reach within 15mins on foot) and to local villages like Beer, Seaton, Sidmouth, Budleigh Salterton and larger towns like Exmouth, need car to get to some but also good bus service through Branscombe village. Nice gentle 15 min walk to the beach.
Lovely welcoming pub (Fountain Head) within a two minute walk of the cottage (closed Mondays) with good food.
Recommend the nearby Donkey Sanctuary too for young families. Large Tesco and Waitrose in Seaton (both deliver) with local shops in villages for basics.
Small gated garden was ideal for our two labradoodles to run around and warm up for their long daily walks!

We think that 7 years of continuous bookings with Pitt Farm Cottages, Branscombe says it all. We always feel welcome in the immaculately kept cottages, it's a home from home experience that has to be tried to be believed. Andrew and Jo live on site which is a comfort should a problem occur, which we're happy to report has never happened. If you love the countryside as much as the coastline, this is the place to come. And, if you're looking for peace and quiet, away from it all, but near to a pub, this is the place to be.

We love the Milking Parlour - this was our second visit this year. It's the perfect size for us and our spaniel. It's super-clean and well equipped. It's in a beautiful location and having the little gated garden is great for the dog to just pop out for a run around. The owners, Jo and Andrew, are super lovely and helpful. The cottage is 5 mins walk from the Fountain Head, a great little pub for local beers and ciders and excellent pub grub. It's also just 20 mins walk to the beach and about 15 to get onto the coastal path. I can't recommend this highly enough.

This is the 3rd time we have stayed at Pitt Farm and it never fails to disappoint. The self catering cottages are superb and are tastefully furnished throughout.. The standard of cleanliness is outstanding. The bedding and linen is crisp clean and soft. The kitchens are well equipped with all the culinary gadgets that you need.
Pitt Farm accommodation is situated in an ideal location which is handy for visiting and exploring the local area. I don’t want to recommend these as I don’t want anybody else to find out how good they really are. Fabulous accommodation in a prime location with excellent hosts.

We loved our stay in the Milking Parlour. It is a beautiful barn conversion and was immaculate - incredibly clean. It's well supplied with everything you need and the lovely owners gave us milk, eggs and cider to welcome us - all very much appreciated. It was brilliant for our dog with the small secure garden at the side and the bowls and rug provided were really useful. Having the barbecue was great, too, for those sunny evenings on the patio. It's in a brilliant location and just a 30 minute walk to the beach and super-close to the lovely Fountain pub. I can't recommend the Milking Parlour highly enough. We definitely hope to return.

A holiday first booked nearly 2 years ago and forced to postpone a couple of times due to lock downs. Our return was very welcome and although the weather was not kind to us for half of the week our stay was very enjoyable. Andrew and Jo were as welcoming as ever and everything was spotlessly cleaned (and re-cleaned). We had a wonderful time at Pitt Farm in The Milking Parlour, from the second we arrived it felt like home from home.

We were greeted by the hosts and shown into the accomodation, as we entered there was a welcome hamper for us and also a hamper for our dog Bonnie.

We stopped from friday to monday and we thoroughly relaxed with the lovely walks and scenery, so much so that we felt it was the perfect setting to get engaged. So it is safe to say Branscombe and Pitt Farm will now always have a fond place in our hearts.

Simply exquisite; a beautiful location, with deer visiting the paddock at the rear of the cottage in the morning and evening, and tawny owls at night, this is paradise. No mobile signal PERFECT!
The cottage is everything you could wish for and more, extremely friendly owners, Andrew and Jo couldn't do enough! A very thoughtful touch was a nice basket of goodies!
We simply couldn't fault the property, and location allows for short to long walks with your four legged friend; be warned some of the walks can be a test on your legs!
Certainly would recommend without hesitation!

Here In 2014.Five years on the property is just as immaculate. The location is fab with walks from the doorstep. Owners friendly and welcoming.

Lovely cottage with open plan living downstairs. Great location ideal for dog walks straight from the door with excellent rustic pub on the doorstep. The hosts were very welcoming and helpful throughout the stay. Highly recommended

Although we have stayed at Pitt Farm many times this is our first time at the Milking Parlour. The accommodation was the normal excellent standard, fantastically clean, well maintained, everything you need plus thoughtful touches of a small hamper of local produce and local flowers. Andrew and Jo are there to help with any queries. Wonderful countryside, coastal walks and plenty of places to visit nearby. Will be back again next year!

We stayed at Pitt farm for the second time this year we enjoyed it that much ,it's in a very quiet area great for coastal walks ,and the welcome pack was useful after a long drive. There's pubs close by serving food even out of normal holiday season and shops near by in other villages great we will return .

A perfect break in a perfect setting in perfect accommodation. Everything about this break was 5* . The greeting when we arrived was like nothing we have ever experienced before with local treats to eat and drink and perfectly set out accommodation spotlessly clean and well thought out. Our two labs settled immediately which in itself is testimony to what a great place this is. It is perfectly situated for exploring the local area we went to the sea shanty café for brunch then walked to beer along the costal path. Saturday night we walked up to the local pub for supper and local gin. We were so impressed with this break and we will definitely be returning. Thank you for a fantastic break.

We didn’t know what to expect but were not disappointed. The quality of the accommodation was fabulous. From the tasteful decor to the crockery and cutlery everything had been thought about. We had a lovely welcome basket full of shortbread, eggs, beer, apple juice and some lovely fresh flowers on the table. A barbecue was available if we needed it. We were lucky enough to see two deer on the hillside behind us eating apples in the mornings and evenings.

Only one complaint for us oldies was the lighting in the bathroom upstairs. We could have done with a brighter light.

Would highly recommend.

What a perfect place for a holiday. Excellent location in the village and the accommodation is superb. Dog friendly but with no sign that a dog has stayed there, the perfect combination. Highly recommend for a lovely Devon holiday with the lovely Sidmouth very close by.

We absolutely loved our stay i the milking parlour! The property was perfect for us, with outdoor space for the dogs and a big open plan ground floor. It was clear a lot of thought and attention to detail had gone into the house, how it was laid out and what they provided for guests to use. All the essentials (and more) were there for us, plus a very special hamper of goodies for us and a very generous selection of things for the dogs which we did not expect. A lovely surprise. Jo and Andrew were very welcoming. The location was perfect with two pubs in walking distance and Branscombe beach - from there the most fantastic south west coast path walks. Thank you for having us. We'll be back!

Had a very nice stay in Branscombe in Andy & Jo"s barn the Milking Parlour, these barn"s are to a very high standard, warm and very cosy, , every thing is supplied tea , coffee sugar and all cleaning goodies, even a pint of milk was left for us on our arrival, there is the Fountain Head pub 2 minutes away !! We were welcomed by Andy the owner who was very helpful and was on hand should we of needed any help. The Milking Parlour had everything we could of asked for, was spotless and our dog Nessie loved the under floor heating!!
We had a brilliant break and are just trying to work out when we can get back to Branscombe and to the Milking Parlour for another holiday.
An outstanding area to stay with a pub within walking distance, the beach and a fantastic holiday cottage with all the facilities and amenities you could ask for, thank you.....

We have stayed in a lot of cottages over the years and this is definitely in the top five. The overall accommodation is excellent and the standard of furniture and fittings top-class. Two tiny minus points - we could have done with a footstool (or two) in the lounge to put our feet up after a long day exploring the beautiful surrounding countryside and also missed having a reading lamp in the lounge, Otherwise everything else was perfect. Extremely well equipped kitchen and a huge selection of books and games.

I booked two adjoining cottages - The Milking Parlour and The Old Cow Stall - to accommodate a family group consisting of 8 adults (4 couples), 1 toddler and two dogs. Both cottages were decorated and furnished to an excellent standard with pristine cleanliness plus ample parking for all vehicles. All furniture was immaculate and the kitchen area had every modern appliance you could need. Bedding and towels were included in the price (beds made up on arrival). Tea, coffee, sugar and milk was a lovely kick-start until we could get to a supermarket for provisions. My grandson used his own travel cot but a high chair was provided for us, as requested. The outside patio was lovely and spacious. The separate downstairs toilet was very handy.

The two properties were laid out slightly differently but both met our needs perfectly.

The owners contacted beforehand to ask us regarding a preference, to make our holiday as happy as possible.

This was our second stay at Pit Farm. We decided to go back 4 years after our original stay because we had such a nice break then. Four years later, it was still as idyllic and comfortable. Andy and Jo are perfect hosts and the property is maintained and presented perfectly.

Branscombe has a lot going for it with the beach, cafe, pubs, tennis courts etc. but the surrounding area is as beautiful and interesting as it is hilly !!

Fabulous place to stay. Barns very comfortable, fresh and modern. Dogs welcome.
Branscombe quiet and unspoilt. Two great pubs, stunning walks along Jurassic coast, lovely little café in Branscombe.
