In a perfect location from which to explore and enjoy all that York has to offer this 4-bedroom 4-bathroom property with Minster Views is a perfect choice for your time in York.

Through the building’s secure entrance door and up a flight of stairs to the first floor. On the first floor of a beautifully converted building, your lounge and kitchen area are located with plenty of seating and dining tables easy pulled out to accommodate your group to sit down and enjoy a meal together. Going on to the 2nd floor is a king size bedroom and en suite and a Double bedroom with en suite.

The 3rd floor mirrors the 2nd floor with a king size and double bedroom both with en suites.

Four individuals sharing house for 3 nights. Overall we would give the accommodation 4 out of 5. We enjoyed our stay but have some observations.

On The Plus Side
Location - very central. Everything within easy walking distance. Lots of restaurants, bars, cafes, shops nearby. It’s noisy at night but this is to be expected given central location. Earplugs are provided in the bedrooms.
Having 4 en-suite bedrooms - it was a big plus to have 4 en-suites.
Lots of crockery and cutlery, although a less complicated corkscrew would be useful!
Comfortable beds but mattress protector would be a good addition

Minus
Some safety issues - fridge faces very steep staircase - care needed when stepping back. Stair light doesn’t come on until a good way down stair - one bulb out but even if that had been replaced it would still have been too late for lights to come on. They do come on immediately when entering property at night. A bannister on opposite wall would be useful as fingers can get caught in existing bannister. Lounge rug needs to be secured near entrance - trip hazard
Only one key in key safe. Given number of people who may stay it would be useful to have more than one key.
A small welcome pack would have been nice. No basics in kitchen - like clingfilm, foil, hand towel, napkins

This property is very close to everything within York. It is just next to the central market. 4 bedroomed and 4 bathrooms made it ideal for our group and we will be recommending this property

Lovely property right in the heart of York. Couldnt be in a better location. The house is great, well decorated and tidy. We had a problem with the boiler but the host was brilliant and put us in touch with a plumber immediately who was able to help us fix the issue ourselves. we'd absolutely stay here again next time we're in York.

This house was brilliant, very central. Very spacious. Had everything we needed. 4 bedrooms and each with their own shower room was very ideal. No parking but you did not need it as you was walking distance to everything.

We had a lovely 3 night stay at this very nice apartment. Very clean and comfortable, a home from home for a few days. A great location on the Gillygate just a few hundred yards to the centre. A quirky layout of the apartment. One thing to note is traffic noise. The Gillygate is a narrow road and busy so it generates traffic noise. If you are used to a quiet sleep you might get woken up early.

You literally are in the centre of York, you get to experience it all at your doorstep, the markets, the shambles, the cafe's, the bars and everything tourist-y is within walking distance! The York Dungeons, The Jorvic Centre, The art gallery, the castle Museum, cliffords tower, the York Bus tour! We explored it all and loved everyt minute and couldn't pick a better location, the bedrooms each had their own en-suite which was amazing ! We will certainly return on our next adventure to York....

Perfect placed property to explore York. I was very impressed with York Boutiques, very efficient, friendly and helpful.

Good size bedrooms, ear plugs recommendation good as central and can be a little noise late on

Every road seemed to lead back to house, very close to minster and train station

Right in the heart of the city and markets this is a lovely large home that ideally suits 6 people although there are 4 bedrooms. The beds were comfortable and each bedroom has an en suite. Host very responsive to communications and will definitely book again

Absolutely brilliant location, beds and towels were immaculate, earplugs where a nice touch and very much needed.

Only downfalls were it needed a good clean, under the cushions hadn't saw a hoover in a very long time we found willy straws etc, and units were very dusty, floors, need a good scrub.
Maybe a little welcome pack with milk etc would of been a nice touch considering how much we paid.

Although the cleanliness could of been better we would still recommend and stay again.

This property was amazing! Really spacious, spread over 3 floors. Bedrooms were all huge and each had en-suites which was very convenient!
Right in the middle of York City Centre, which was great. Can imagine it could get a little noisy but we was not effected at all and there was ear plugs provided should you need them so they pre-empt issues clearly which is great.
Had a great stay here, me and my family loved it, we would love to come again.

Couldn’t have asked for a better location, every attraction we wanted to see was within a few minutes walk. The views from each room are amazing. Beds are very comfortable. It is located in the centre of york and has yorks best restaurants and bars on the doorstep!

This is a lovely house in a fantastic location that made a great base for a weekend for my sisters, niece and I to mark a couple of special birthdays. Info received in advance was great, including a call the day before to make sure we knew everything necessary, and customer service up to that point was good. Unfortunately we discovered there was no hot water late on Friday night and contacted York Boutique Lets at 8.30 the following morning. Several texts, photos of boiler gauges and calls later, and after I had tried options to fix the problem myself, they finally agreed to get a plumber out to fix it, and we were able to start our day quite a bit later than planned. "Apologies for the inconvenience" by text, with no follow-up to either let me know the problem had been fixed or check that things were okay, doesn't really come up to customer service standards these days, and certainly doesn't match the customer service I would expect for the price charged for the property.

The location could not get anmty better, you walk out of the door to bars and restaurants in the very centre of York, we loved it.
The property is clean, spacious and modern, we were very happy witth the interior aswell as the great location.
There is fast and free wifi with a smart TV which can be connected to the wifi. The services we used were very helpful and great at responding to our questions, We are looking forward to returning here in august!

Patricks Pool provided an excellent base for our family get together.
It was one of the few places that offered 4 bedrooms / 4 bathrooms. This was perfect for us.
The property was immaculate and well stocked with what you would need for a stay of several days.
Its location on the edge of the Shambles was quite unique, with many restaurants of the doorstep.
We were warned that a pub / club was only 2 doors away and music went on until the early hours.
There was some noise that was just audible but not too intrusive, ear plugs were provided but only 1 of our group took advantage.
This is a place we would look to use again when we take a family group to York.

I should also add that this trip was arranged some time ago via York Boutique Lets who made the whole booking and arrival process trouble-free.

Ths property has the best location. it is right in the middle of town. When you walk out the front door you are in the centre of town next to all of yorks best bars, shops and restaurants. We were very happy with the cleanliness of the property and the facilities provided, it had everything we needed and more. Perfect location for a stay in york. we visited this house as a hen do and we all loved it. literally in the midle of the city centre, you walk out of the door to bars and restaurants surrounding you. its great.
The interior is very big and very modern. lots of space for everyone. we were a group of 8 and there was more than enough space for all of us. it was left clean and tidy for us, and had all the facilities we required it to.
The staff are very friendly and helpful.

There is parking available at £10 per day which we thought was very reasonbable.

Patricks Pool is a stunning townhouse in the best location, right in the centre of town! The property is very big and spacious and has all the equipment anyone could need for a short stay. we stayed for 4 nights and absolutleyu loved it.
The interior is beautiful and modern, also the beds and sofas are very comfotable.
The staff were very friendly and helpful when helping us to find the property, the house was left spotless and thoroughly cleaned.
Overall the service and hpouse was amazing.
We will definitley be returning to this particular property in the future.

Excellent location, the house was lovely and clean and plenty of room to accommodate up to 8 people. There was tea and coffee left for us in the kitchen. The lounge had plenty of room in which to relax with loads of cushions, and a log burner, logs included, I think there was also two fold-up dining tables and chairs, if you wanted to use. The 4 bedrooms were of ample size and each with its own bathroom, the towels were good quality and fluffy. Excellent communication. No hesitation in recommending this property, will definitely go back.

Wow, we had a brilliant stay here! Really amazing location. spacious house with plenty of bedrooms and bathrooms. really comfortable home for 4 couples sharing. Right in the centre, can be a little loud on the night as we stayed on a weekend, but you cannot expect anything else really with it being so central. They also provide ear plugs for comfortable sleeping! Loved the living area, huge corner sofa with plenty of seating. No parking provided but there is so many car parks nearby, we used one that charged £14.50 per day which didn't seem unreasonable. The house was spotless! Really clean throughout and very well equipped! They sent out detailed instructions for arrival and flexible check in time was great with the key safe! We spoke to 2 different ladies on separate occasions, both were extremely helpful and you got the impression nothing was too much hassle which was lovely.
Would love to stay here again, perfect for families or groups of friends/couples as we were!

We had a lovely 60th Girls Celebration few days in this beautiful town house in a fantastic location. It had everything we needed and we enjoyed the luxury of a bedroom and a bathroom each!

The location is smack bang in the middle of York but the downside is a noisy nightclub that is very close to the property, but we enjoyed being able to just pop back at any time during the day.

A lovely place to stay right in the city and walking distance to all the sights.
4 en suite bedrooms provide flexible and spacious accomodation.
The only thing to be aware of is the noise from nearby pubs and clubs although ear plugs are provided!

This four bedroom house with large living room and kitchen is smack bang in the city centre, with absolutely great views of York from every window.
Every bedroom had its own bathroom which was great but the sinks are too small and there isn't enough surfaces to put your toiletries on.
All the windows are double glazed and it was nice to open them in the day, when you were in, to here the hustle and bustle of the city.
The only downside you need to be aware of is that being in the centre there was loud noise at night from the streets and from a nearby club, till 4.00 am in the morning some of my family slept through it, some didn't.
Overall though, we all enjoyed staying here.

We stayed here for four nights and weren't disappointed. The apartment was extremely central which suited us down to the ground, it was clean, tidy and with lots of hot water. The arrangements prior to arrival were great, confirmation letters and answers to queries were prompt. We would definitely stay again.

Firstly we didn’t plan to stay here but on the morning of our trip I was called to say there was an emergency with my original property so my booking was being transferred here. The lady from York Boutique Lets was friendly, apologetic and efficient. My original choice was adjacent to the Monk Bar car park and this place being nearer the centre meant a ten minute walk with my bags and walking stick however someone fitter could do it in five minutes. The location is fabulous, right in centre, many shops and restaurants within five minute walk, close to Minster and next door to the Shambles. Some previous reviews complained about street noise from local bars however as no clubs were open yet we did not hear much noise at night. I had read 45 previous reviews of this apartment and it was pleasing to note that the owners had acted upon feedback and made some changes eg there are now full length mirrors in all bedrooms. Beds were large and comfortable with good quality bedlinen. Bathrooms although small were modern and immaculate with lots of hot water for showers. Living room had comfortable large sofa with 15 cushions and a large TV. We didn’t use the kitchen as we ate out but it seemed to have everything you would need. We ate at Lucia Italian restaurant just two minutes away along Swinegate and I can thoroughly recommend. The building is very old and this means some of the floors and stairs felt a little wonky and creaky hence my rating of three for the building condition but this is to be expected in central York. All in all we had a great time in this apartment.

All four of us enjoyed our stay in Patrick’s Pool very much. We had booked the weekend there to celebrate my friends 60th birthday in January, before Covid appeared. But as the year unfolded were wondering if we’d ever be able to go. We’re delighted we made it before another possible lockdown.

However we did have some issues.

Firstly there were hardly any basic cooking utensils such as a spatula, potato peeler or any kind of sieve.

We were also pretty cold as the first girl we spoke to when we rang up about it said, “turn up the thermostat”. If only it were that easy. We had tried that obviously. Anyhow on the second day we called York boutique lets again and a better informed member of staff said they would turn it up remotely. I’d say that we spent about 40% of our stay in Patrick’s pool feeling cold around 17.5 degrees.

I do feel that when paying that much for the accommodation that one should be in control of the heating and there should be a decent amount of basic cooking utensils.

The plates were also very high in the cupboard and 2 of us couldn’t reach them. We thought a small step to stand on would help as there wasn’t always someone there to reach them.

On a positive however, the beds were really comfortable and it was great to all have our own bathrooms. The views were amazing also. We would definitely book again, but maybe in a warmer time of year. It was also very helpful to have the low occupancy discount.
