Although the cottage was very nice and clean and had everything we required there were a few things we were disappointed with. The main bedroom was so small we had to use the second little bedroom as a dressing room/ store age area so not sure how you would manage with extra people. Also why weren’t there any pictures or decorations on any of the walls. The bedroom walls were completely bare as was the living area. Surely a few pictures showing the lovely location would have been nice. And was disappointed with the lack of welcome hamper, previous cottages I’ve stayed in have had a much nicer and more comprehensive hamper not just a few teabags/ sachets of coffee and packet of biscuits. The wine was appreciated though but maybe give it a bit more thought as I’m sure your clients would appreciate it. Lastly maybe a few books about the area for some local knowledge and maybe more than one game. It sounds negative but we did have a good time overall. It’s just little things that maybe you haven’t thought of.

We had a lovely stay in Hardy’s cottage. Cosy cottage with everything you’d need for a beach stay. Beach a 5 min walk, village shop almost next door and beach cafe close by. A beautiful part of the country so many nice beaches and yummy cafes close by. Would recommend this cottage and would definitely re-visit.

Our fourth stay with Poppyland, first time in Hardy's cottage but we knew the standard to expect and were not disappointed! We picked up a 3-night break at quite short notice which we felt was great value for the middle of the summer holidays. The cottage is compact but suited us well; the porch area is great to keep sandy beach things out of the house as much as possible, and the kitchen was ample for our needs. The dining arrangement is a bit of a squeeze for 3, and would be tricky for 4, but there's no obvious way to improve it. The decking does give extra space in good weather, and proximity to the nextdoor (Poppyland) property wasn't a problem for us. Upstairs, the bedrooms are compact while the bathroom is more roomy, which was a useful way around. We'd definitely consider this property again but have also valued the extra living space offered in Gardener's and Rectory cottages, so families who like to spread out a bit might look at those first.

A great place to stay for a couple or small family and ideally located for outings along the North Norfolk coast. Can’t fault anything other than we couldn’t find the laundry bags at the end of the week to put the towels/bedding in etc. We looked everywhere, sadly hadn’t thought to look for them until the Saturday that we were leaving..
I’m afraid we forgot to put the kitchen waste bin rubbish out, I only thought about it the next day at home !! I am so sorry.
Lovely welcome gifts of teabags and milk and wine and biscuits. Also an Easter egg too. Such a quiet convenient position too.

Although we have stayed at this particular cottage on previous occasions in addition to other cottages in the portfolio, somehow this visit was especially poignant for us, we returned home feeling especially relaxed and well rested.
The booking process is seamless and the proprietor, Tracy, always responds in a timely manner to any queries and has ALWAYS been very accommodating. The cottage was very clean, well presented with quality furnishings. Also, a very generous welcome pack was well received. The cottage is compact but very comfortable and dare I say, cosy. That said the accommodation will accommodate two adults and two little ones, we consider the cottage is sufficiently spacious for two adults. Even taking COVID into consideration, the cottage is very well equipped to meet all needs to make your stay home from home.
In terms of location, it couldn’t be better. Hotel and pub, both serving suitable fare within walking distance, a paper/ local shop even closer, the sea very close. Overstrand is close to other villages, all with their own eateries/pubs, a little over a mile to Cromer and accessible routes to other towns, villages and resorts.
We intend to rebook, again and again.

Hardy’s Cottage is a lovely flint cottage, one of 3 set back from the road. We were lucky to have beautiful weather, but the cottage stayed pleasantly cool. It is very well appointed and very comfortable as well as being spotlessly clean. The cottage is only about 300 yards from the sea and it was lovely to be able to stroll to the sea each morning and evening. The location is great as a base for exploring Norfolk, and in all, we had a lovely week staying there.

However thw stairs which are narrow, steep with a bend and ahandrail that changes hands halfway are a real challenge to those with mobility issues. Similarly a hazard is the shower which requires one to over the bath side for entry and exit and is slippery when wet and no non slip mats provided.The on road paking was not a problem..

We had an enjoyable week & the accommodation was a good base. We found the duvet at 14.5 tog far too heavy & hot. The bedroom for a king size bed was too cramped necessitating the use of the second bedroom for cases & dressing. Fortunately there was only 2 of us.
The kitchen was well equipment , the property was well decorated & clean.
I would recommend the property to others with the above caviates.

Also kitchen equipment was slightly reduced for the same reason although there was plenty for our needs. The weather was not kind enough to be able to use the courtyard area, but it was pretty and well maintained. Ample recycling provision was provided. Good accommodation for two people.

This was the first time I had ever tried a holiday cottage, and I could not have chosen better. Hardy's cottage, although big enough for a family of four, was perfect for my solo stay and my initial nerves at trying something I had never done before was put at ease immediately by the owners, who were friendly and welcoming, had the cottage ready earlier than expected (even with extra Covid cleaning), and left a welcome basket of milk, cookies, coffee, tea and wine.
I only used the larger of the two bedrooms, but they were both cosy and comfortable, and the bathroom was lovely - hot water always instantly available after tiring walks along the beach or long drives around all the amazing historical sites in the area.
The location, although on the High Street, was secluded and quiet, and the beach was literally five minutes walk, although be prepared for a slog up and down the steep cliff slope path!
I absolutely loved the whole experience, and will definitely be booking Hardy's Cottage again, as soon as it becomes available.

Hardy's Cottage is perfectly located close to the beach and is a 2 mile stroll from Cromer. Overstrand offers a shop, pub and cafe and is an ideal base for exploring this part of Norfolk. The cottage is not huge, but is well equipped, warm and comfortable. The owners are friendly and helpful. They are also very Covid-aware and we felt entirely safe in terms of coming into the property for the first time. Highly recommended!

Stayed for a week in Hardys cottage Overstrand. The cottage was near all the amenities and close to the beautiful beach. On arrival the cottage was clean and had a really welcoming feel to it. The second bedroom was quite small, but ideal for two small children, but older children may have struggled. We found as a couple it was ideal. The measures in place for Covid 19 were very good and we would certainly return . .

We've lost count the amount of times, we've stayed in a Poppylands holiday cottage. They are always clean, well presented and comfortable, and most of all in a great location in Overstrand, close to the White Horse pub, Sea Marge hotel (book a table for the Sunday carvery) and the Conservative club, your'e always welcome there, Wednesday is quiz night and every other Saturday is Bingo.
Back to the cottage, the kitchen is well kitted out with everything that you need for even the busiest of cooks and always plenty of cleaning and washing supplies. The bathroom is modern and a good shower and if you stay in the winter months (as we like to) the heating is excellent and easy to control.
The WiFi is excellent and download speed beats what we have at home, so great for posting pictures of the fabulous beach , countryside and wildlife that you'll see during your stay.
We are back in December and maybe looking forward to a new sofa (this one has seen a lot of bottoms and could do with replacing).
One last thing, on arrival there is always, a pint of milk in the fridge, quality biscuits or cake on the table and a bottle of wine on the side, which is always welcome after a long journey.

Good location and easy to find. The cottage is warm, comfortable and very clean. A very good welcome pack which was appreciated. The slight problem we had was resolved very quickly. A lovely compact cottage, really only suitable for two adults and two children. Ideally located for a short stroll to the beach, village shop and pub, and on various excellent bus routes for those who don't have access to their own transport.
We would have appreciated a teapot, but otherwise the cottage provided everything we needed for an excellent week's stay.

Third time we have stated here. Superb cottage, excellent location. Hardy's cottage is a wonderful retreat from busy life. Well kept and all you need to ensure a wonderful stay. We really appreciated the drying facilities as the Great British weather meant we needed to use them quite often this week. Tracy is most helpful. We will be back.

We recently stayed in Hardy’s cottage with our young daughter over a chilly bank holiday weekend. Having stayed at the company’s larger property in the past, I wondered if this would be too cramped, but it was perfect for a few days of exploring and arcades. It is smaller so wouldn’t recommend if you have 2 active kids and all the stuff they seem to collect, but is totally fine for a couple days. Great for a couple. Overstrand is so nice and quiet, with just enough amenities to get you by. We have family down the road and used to stay in Cromer, but now just book with Poppyland. Staying at there larger property for Christmas!

We stayed in Hardys cottage for a week in February. We loved the position and found the cottage warm and welcoming. It is very well equipped with plenty of storage space and the welcome gifts were very much appreciated. Would have no hesitation in recommending to friends and family

Hardy's is a cosy house situated perfectly for families - 5 minutes from the beach and 3 minutes from the Overstrand recreation ground. It was very well presented and served us well as a base for exploring the North Norfolk coast and countryside. Room to sit outside when the weather allows. Good facilities inside including a dvd player for wet weather entertainment.
The owners looked after us very well with a couple of small requests dealt with very promptly.

We had a wonderful break in Overstrand at Hardy,s Cottage. Overstrand is very quiet and peaceful but with easy access to the beach and buses. We visited Holt, Felbrigg Hall, Cromer, Mundersley and Blakeney to see the seals.
This is the second Poppyland Cottage we have stayed in, the first was Hollybrook Cottage. I would recommend both cottage Both are well equipped,clean and very comfortable.

This is a very comfortable, welcoming cottage inviting instant relaxation. The court yard with its array of potted plants provides a feeling of seclusion while being perfectly placed in the centre of this picturesque village. A great place to stay at any time of year, for any length of time.

Beautiful cottage, spotless as usual, everything you need is there. I just had a problem with the bed, too hard on my bones and couldn’t sleep, but my partner slept fine, but I could recommend the cottage , beautiful part of the country. Thank you for the wine, lilies and cake, a lovely welcome. .

Again, we enjoyed our time at Hardy's cottage. Cosy place to stay with all one needs for a weekend away and a lovely warm welcome when we arrived to quelsh thirst and still hunger. Friendly neighbours as well. Right by the sea. A lovely walk to Cromer and a play on the beach for the children made our stay complete. We will definitely be back here!
