We stayed at Swallow Cottage for a couple of days. The cottage was spotlessly clean with comfy beds and a welcome pack was much appreciated on arrival. So nice to find a lovely cottage and would love to return

The property was clean and welcoming and had everything necessary for a break in a lovely area of Norfolk. Welcoming treats were much appreciated and help was at hand for any questions or problems. The garden was large and although the weather didn’t allow us to spend time out there the dog certainly appreciated it.

We literally booked this the day before we travelled, Tracy was very helpful and we were able to book really quickly. Cottage was cosy and cute, bed was super comfy, we slept like a log. The sofas are very comfy too, though my 6’5 hubby found them a little small as he couldn’t lie down. Very peaceful location too with a huge garden…perfect for what we needed

The cottage was very comfortable and we were welcomed with a bottle of wine and some other goodies. There is a large garden, which we didn't use as the weather was really cold, but the good supply of logs for the fire was very welcome! Good central heating and excellent hot water supply.
The only problem we encountered was a leaking toilet cistern and unfortunately Tracy's plumber couldn't get out until the day before we left! But this didn't spoil our stay.
We spent a lot of time visiting local National Trust properties and the salt marshes.

We had a great stay at Swallow Cottage. The location was perfect for us-very peaceful but within easy reach of Cromer & the garden was wonderful for our collie. The cottage is very comfortable especially the beds. We booked late yet Tracy was able to accommodate us, even leaving a welcome pack despite such short notice.

A lovely stay - thank you. Cottage clean, all amenities working well & gorgeous garden to relax in. Loved the chickens!

The hamlet itself is rural which was a treat as we live in a city. Lots of attractions - beach / NT properties etc within short driving distances.

Host very attentive - checked in on us during a power cut and supplied with alternative light source for the night!

Would love to come back with friends and book the 2 cottages together.

My partner, I and our border collie had a lovely stay at swallow cottage. The location was great, very quiet and peaceful but easy to drive short distances to the beach and broads. It was also easy to get straight out and walk from the cottage. The garden was huge! The welcome pack and treats for the dog were a lovely addition. The cottage itself was very clean, comfortable and well equipped. We would definitely return.

From my initial contact Tracy couldn't have been more helpful. The cottage is really well set out (& dog friendly) and has everything you'd need for an enjoyable stay. Tracy left some much appreciated welcome gifts - wine, biscuits, crisps & milk for us to enjoy. There are some lovely walks from the village, across the fields and then Holt, Cromer and Sheringham are a short car journey away. We would definitely recommend Swallow Cottage 1 for a stay in Norfolk.

Lovely cottage - spacious, well-equipped & very clean. The highlight was the garden. It was fantastic to be be able to come back after a hot day at the seaside & eat our evening meal in the cool & shady garden. Also the cottage & the garden were wonderful for the dog!

We had a lovely stay at Swallow cottage. The place was clean and tidy and in a great location for exploring the coast. We loved the little added touches such as the bottle of wine and chocolates that were left for us and the added bonus of the Christmas tree made it feel homely. We would highly recommend a stay here

Booked this stay at last minute. From viewing pictures and reading reviews it looked just what we were looking for and wasn't disappointed. The owner left us some nice welcome gifts. The cottage has everything in it and more that anyone would need from a short break to a full holiday. 100/10 is our score. The Christmas tree was a lovely touch too. The bed and bedding was of a luxury brand with a perfect night's sleep.

We booked Swallow Cottage at the last minute on a Friday evening for a two night long weekend stay. When we arrived Tracy was there to greet us and answer any questions we had. The cottage itself is just gorgeous, traditional features with a modern touch. Everything was clean, tidy and there were a few welcome gifts waiting for us to make us feel at home.

We found the cottage incredibly peaceful - it was so nice to watch the birds in the garden each morning and to light the fire in the cozy living room in the evening. The kitchen was very well stocked in terms of utensils which made cooking meals a breeze. The bed was very comfortable and the upstairs bathroom was great with a very nice shower.

If you're planning a visit we'd recommend booking in advance if you want to eat at the local pub, the Saracens Head. It's about a 15 minute walk away. Otherwise there's another pub with a great beer garden and friendly owners in Erpingham called the Spread Eagle. It's about a 35 minute walk, or a quick drive.

We can't wait to return - Tracy was great and the combination of the area and the top quality accommodation made it a winner all round.

Had a great time at Swallow Cottage. We found it had everything we needed and they also provided a travel cot and high chair for our little girl. It was spotlessly clean and we loved the extra touches of biscuits, chocolate and wine. The weather was a bit hit and miss whilst we were there but I would love to return and enjoy the beautiful garden. Only 20 mins to Cromer and 15 mins from a lovely pub. Highly recommend and will definitely return.

This cottage is a repeat booking due to its consistent first class accommodation set in a very rural location. The large secure garden is ideal for relaxing outside where a pet dog can share the experience. Poppyland properties have always been meticulously clean and are highly recommendable.

A break is for relaxation and a break from our normal environment. Coming back to a Poppyland cottage guarantees that along with charming atmosphere one has the comforts of first class accommodation coupled with a friendly feeling of welcome with those extra little touches. The hygiene and cleanliness of the property could not be bettered, so essential under the current situation we find ourselves in. A big thank you.

We had a lovely week. The cottage was very comfortable and well equipped. It had been cleaned to a very high standard. Lots to see in the area. Highlights: East Ruston old vicarage garden; blickling hall; Blakeney point. Didn’t have time to do everything so we’ll have to return.

We booked both cottages for a family stay and thoroughly enjoyed our holiday. One member of the family was taken to hospital and the owners couldn’t have been more helpful. The cottage was beautiful inside and out and had everything needed. The location was ideal for visiting Sheringham and Cromer and was a great base. We loved the garden and it was secure for our dogs. We had a very comfortable and relaxing stay in this lovely cottage. It is situated in a truly beautiful location. Idea for long walks on quiet country roads and footpaths. As a runner I had the best time running daily along country routes with nothing but nature for company. The cottage was fully equipped to the delight of my wife who likes to cook when we are on holiday. The cottages are surrounded by lovely gardens and we enjoyed time sat by the picnic table with a glass of wine . A short drive took us to Cromer, Sheringham, Overstrand to name but a few of the many places along the nearby coast. Finally our hosts Tracy and Tim were very welcoming and helpful and were there only if we needed them. We would gladly return and hope others enjoy their holidays in this super property.

My wife and 11 year old son stayed at Swallow Cottage 1 for 3 nights and were delighted with the cottage. So much thought had gone into making the most of the space and the furnishings and fittings were great quality. It is so cosy on cold nights and great for walking the dog straight from the door. Super clean and the owners next door were very helpful and thoughtful. A welcome bottle of wine and chocolate was a great extra touch. Perfect for getting away from busy lives.

From the moment we walked into Swallow Cottage 1, we were struck by how homely it felt. The 'cottage' feel was evident in every room and we particularly loved the kitchen floor, wood burner, interior doors, comfortable beds, power shower, stunning garden, seclusion and unexpected gifts; wine, chocolate, flowers and posh biscuits! What a lovely touch!
We felt sad to leave and could see us purchasing a property of the like for ourselves.
If I was pushed to record a negative - and this is unbelievably picky - the sofas were too low and soft, so we sat in the evenings on the firmer, straight-backed chairs from outside.

We booked this as a last minute break and it turned out to be a perfect choice for our family. It was a cosy cottage in a peaceful location but within easy access to the busier coastal resorts. The garden was perfect for our dog and she was really settled on her first holiday.
Thank you for a lovely stay

The cottage was very nice in a quiet village. The roads to it are narrow through the villages and mostly single track you really need a sat nav toget into and out of the area. The cottage was very nice with all amenities and everything provided and no restrictions on heating etc. It ha d a nice homely feel with flowers and also a bottle of wine, chocolates and chocolate biscuits. There was also milk in the fridge. The village has no shops etc just a few house.

Swallow Cottage proved to be ideally situated for visits to the local National Trust properties at Blickling &
Felbrigg, and for the coast at Sheringham but the single track lanes around Wickmere were challenging for us old townies. The charming cottage provides comfortable and well equipped accommodation with good outside garden space and parking) ( additional garden furniture would be a bonus.) . Good local pubs for meals recommended within minutes drive.
Thank you for the welcome pack.

We had 2 wonderful nights, the cottage was warm and cozy, perfect for a get away in January. The beds were super comfy, so didn't have a problem getting to sleep. The cottage was equipped with everything we needed and there were nice touches with fresh flowers left in the lounge. The wine, cake and chocs, did not go a miss thank you. The dogs appreciated the treats too.
We will definitely recommend as the service was excellent from Tracy (had a few questions before we booked) she came back to me very promptly.
Look forward to staying in the future

We loved the cottage and the area. The cottage was very clean, comfortable and many thoughtful touches. The only downside would be the walking distance to a pub.

Wonderful cottage to get away from it all. Lovely big enclosed garden for the dogs to run around in. A bit tricky to find in the dark as narrow country lanes to get there. Great church nearby which is well worth a quick visit.

Swallow Cottage is a beautiful retreat in which we were able to unwind in complete comfort. The beauty of the surrounding countryside is a balm to the soul. Norfolk always has so much to offer and the cottage is a fantastic snug place to be especially if the weather is unkind. We will be back.

My partner Judy wanted me to pick the cottage up and take it back home with us.
The cottage had everything that we needed. We loved the cake and wine and chocolate, little titbits which put the icing on the cake.
Only problem that we had was our stay was not long enough ,but that's our fault.

We found Swallow cottage in a quiet part of Norfolk but only a short drive to the town of Cromer . It has quite a large garden which our dogs loved and the apple trees looked lovely . True to it’s name there were swallows nesting outside which we loved. The cottage is furnished in a very cosey country way and lovely and clean with everything we needed even the dogs were thought of with treats and toys .Many thanks for the wine and cake on arrival to start our lovely week .

The cottage was excellent for what we wanted. We went away with some friends, so we rented both cottages at the same time. The garden was amazing, the kids loved having the space and freedom to run around. It was well equipped, comfortable and clean. Tracy was on hand next door if we needed her, but left us to ourselves.

The location is good, its pretty much half an hour away drive from most of the places we wanted to visit.

Would definitely come back and stay here again.

A very snug and comfortable cottage. A nice large garden that was handy for our Golden Retriever - just a little inconvenient as it was via the front door but that is just the layout with the other cottage. It was nice to be greeted by Tracey when we arrived and it was reassuring she only lived a couple of doors away! We had mist and rain during our stay so having a covered parking area next to the front door was most welcome! Thank you for our welcome pack of wine, chocolate, tea, milk and cake - much appreciated too.

We (2 adults and Mac the Spaniel) had a very enjoyable short break at Swallow Cottage No.1. It was cosy and welcoming when we arrived and we found everything that we needed quickly. Mac was very happy to have treats provided and the woodburner to snooze in front of. We enjoyed gentle explorations of the countryside around, a couple of good pub lunches and the seaside at Cromer and Sheringham. All in all it was a lovely place to be.

As non pooch owning guests, we were a little hesitant to book a very ‘dog friendly’ property, but we needn’t of worried; the cottage was spotless for our Christmas getaway. The weather was very cold, wet and windy for our stay, so the log burner was essential; adding extra cosiness to the Christmas tree, fairy lights and festive food and booze treats left for us. There was also a lit Christmas tree opposite us on the tiny village green which made us smile. The cottage kitchen was well equipped and coped well with our Christmas dinner - we weren’t missing anything.

The stay wasn’t without its negatives though - the beds and mattresses aren’t great quality, but that is only our opinion. The house is old and loud, as is the next door neighbour (Swallow Cottage 2) - you can easily hear people in your cottage (and next door) seemingly trudging and stomping around, when realistically they’re only walking! Again, not much of a problem for us, but if there were kids playing or dogs barking, it potentially could be quite annoying. Fighting all the drafts in cold weather can be a challenge, but we rectified that eventually. I suppose our biggest problem was the driveway - it’s very steep and made of flint set into concrete; in short, when it’s wet, slippery and frosty, it is a nightmare to get out of! I have good tread on my tyres and activated the DTC on my BMW, but the wheels still spun. Top tip - accelerate out fast and more to the left side, and always reverse in!

Back to the positives, the WiFi is good throughout the house (no phone reception though on either O2 or Three, the (remote) location is gorgeous and the gardens are large and lovely; just be aware of the very vocal cockerels!

Thank you for your review, I'm glad you and your mum had a cosy Christmas and found the cottage spotless and well equipped. The cottage is semi-detached and situated in a very quiet village with very little noise pollution, you may hear a small amount of noise from the neighbours, however we have never had any issues with either cottage and glad it wasn't a problem for yourselves. The cottage is only 21 years old but I am thrilled to hear you thought it was old as it was our aim to make it into a traditional Norfolk cottage in character. Sorry you had a bit of a draught, we have just changed the windows from single to double-glazed so will check on this, along with the comfort of the beds. Sorry I wasn't aware when I spoke to you on departure that you had a problem with getting out of the drive, it's not something anyone else has mentioned. Best Wishes, Tracy

We stayed for two nights in this beautiful cottage. The owners had gone to a great deal of trouble to get all the details right and there were lots of welcoming goodies on arrival too. Even the dog was given treats and a lovely bed. The only thing we would have added was an ice cube tray but the owner brought us a bag of ice when we enquired and on the admin side, there could be more warmth and welcome. However, when you get there, there's even fresh roses on the hearth!

This is the best property we have stayed in and we have been doing self catering forever! Also, the value for money is outstanding.

We were very impressed with the cottage, very clean and had all the home from home comforts, dogs settled very well as well. Wonderful rural location with nice walks and not too far from the coast. Just what we needed really, could have happily stayed longer and would recommend the cottage happily. Very impressed with the way the nice lady who ran this business, friendly extremely hard-working and always there if you needed her, she never bothered you which kept it nice and private. Very nice touch leaving wine, fresh flowers and a very nice carrot cake to have, things like that are so welcoming and put a instant smile on your face when you walk through the door!
I would highly recommend swallow cottage to anybody Who wants to go to North Norfolk.

Excellent cottage, but not equipped as well as some. There seemed to be insufficient crockery to use the dishwasher, there were no oven gloves so removing cooked food from the oven was slightly precarious. We felt there could have been at least one extra bin liner. We had not realised before our stay that the gardens were not separated.

Thank you for your review and pleased you found the cottage to be excellent. Very sorry you hadn't any extra bins liners or oven gloves and were down to only five dinner plates, complete oversight on my part and hopefully now resolved. There are two separate gardens set in 3/4 of an acre, guests can use either, this allows each cottage to have plenty of space, sorry I probably didn't explain myself properly. Thank you again Best Wishes Tracy

Property with high quality fittings. Very friendly and helpful owners.
Only problem, which some might not be concerned about were the access roads, which are very narrow with poor visibility.
But the property itself was excellent, as are the others with this owner we have stayed at.

A lovely cottage with lovely gardens. The position is perhaps a little more remote than we first anticipated. Very comfortable stay except for one of the twin beds which is extremely uncomfortable. the mattress is very hard and it is difficult to get comfortable. Also the kitchen could be equipped with more items to use for cooking evening meals in. As we had a 93 year old with us we did not eat out at night. So perhaps more in the way of oven trays and baking dishes. Also equipment for use in the microwave, i.e. microwave bowls etc.
All in all we did enjoy our stay. Thankyou.

We were delighted with the cottage when we stayed last weekend, it was just perfect for our needs. It was very comfortable and well equipped.

Lovely cosy cottage finished to a very high standard we thoroughly enjoyed our stay. Flowers, wine, chocolate cake and dog treats on arrival what's not to like?! Cottage is very peaceful and nicely positioned for the coast although we never seemed to find the same route out or back on consecutive days - I blame the Norfolk road signs! Cottage is tucked away, very rural, so no local amenities - not a problem as we came well prepared.
No hesitation in recommending Swallow Cottage 1 for a relaxing break. Thank you Tracy and Tim (wish some of your other cottages took dogs!)
