A superb location overlooking the sand and pebble shore of East Wittering, this beach house is a stunner and hugely popular. The spacious interior has bi-fold sea-facing full length windows on both floors with plenty of sumptuous seating inside to make the most of the glorious views whatever the time of year. With the village shops and cafes a stone's throw away, and the beach at the end of the garden, 31 Marine Close is a simply perfect spot.

The interior is filled with light and hugely comfortable for relaxing and luxurious holidays. The ground floor has a large open-plan kitchen, dining and living space with wide bi-fold doors giving onto the decked terrace and lawned garden leading to the seafront beyond. Upstairs has a further sea-aspect family room with a generous balcony stretching the width of the property.

We have been coming to Marine Close every year for a number of years now and love the house and location!

Number 31 provides a panoramic view of the Solent and Isle of Wight from the living room .The sea rolls up the sand to the front of the house creating a permanent holiday feeling .Number 31 is well designed and equipped , a pleasure to be in .

We had a fantastic weeks stay in a beautiful house . The open plan kitchen diner and lounge enabled our family to be together even when we were doing different things. The house was within very easy reach of the local shops and amenities that east wittering has to offer.

31 Marine Close is a lovely modern property in a great location fronting the beach. Our stay was primarily for a significant birthday celebration and there were five of us for the first three nights and only my wife and I for the remainder of the time. It was also an opportunity to re-visit an area I used to holiday with family in my much younger days. Unfortunately, the weather was quite wet and windy on several days but it was still nice to have a view of the sea. The property has a well resourced kitchen area and the large open plan nature of the downstairs living and dining areas suited us well. The bedrooms are all large with comfortable beds and served by two modern ensuites and a separate bathroom. Minor criticisms would include the large corner sofa and armchair in the main living area not being very supportive and showing signs of wear and the windows on the sea side of the property requiring a clean upon arrival in order to have a clear view. The agents were very efficient with the booking and resolving an issue which occurred towards the end of our stay. I would certainly consider a re-visit at some stage.

This is our 5th time at this house, it is in a great location right in the beach with everything you need. We have spotted some of the furnishing/ mattresses are starting to look a little tired/ passed their best, so needs a mini refresh to be perfect, but otherwise it really is strongly recommended.

The house is modern, high specification, comfortable and well equipped..
We were doubly fortunate in having ideal weather throughout our week, and enjoyed the sunken seating area and even had an evening meal in the fading sun at the outside table.. The owners seem to have thought of every comfort. The seniors could have done with using the two loungers but these (despite replacements being suggested in a 2021 review) were still damaged.
We enjoyed looking at the boats and the walks to West Wittering beach and Bracklesham at low tide. East Wittering is a great village for shops, cafes and restaurants. At the end of a superb week we wondered whether it would be possible to better this holiday: probably not..

Another lovely holiday in this amazing house, despite the mixed weather we had a lovely relaxing family holiday. The property has a lovely garden right on the beach front & it is only minutes from the local shops & restaurants.
We did have problems with the washing machine during our stay but Baileys came to the rescue & it was working again the same day. The staff at Baileys are always very friendly & helpful so if you do have any problems they are there for you.
Looking forward to next years holiday already.

No.31 is the ultimate holiday let because of its generous size, the number of bathrooms, the kitchen,and the quality of facilities provided. It is perfectly positioned with a lawn adjacent to the beach, which from the living room provides a memorable view of white horses breaking on the shingle at high tide. The upper balcony and bedroom are a good seating area and viewpoint.
No decision to make when rebooking .

This was the ideal holiday house for all our family. The view of the sea was lovely. The sunken seating area by the gate was appreciated, especially in the evening for pre dinner drinks.
The position of the house is great for the shops in East Wittering, including the Fisherman's Hut. A birthday was celebrated at Drifters.
We enjoyed our stay and have made a requested to book for next year.

Location, house fabulous. Cleanliness could be slightly better, attention to detail. Finding someone else’s hair in two of the bedrooms not good. Main shower needs more attention old shampoo or something on tiles. Hand shower head and corner of shower needs orange removed! However some people probably wouldn’t notice.
I would definitely go again. We loved it and had a fabulous time.

We can not fault the service given by Baileys.
It was disappointing to find that two of the external doors at the rear of the property were out of use, awaiting parts - in particular the one leading from the upstairs snug on to the balcony, so access to the area had to be via the master bedroom.
We only had the one key to the property so it was difficult when members of our party went out and returned at different times.
It would have been appreciated if the floors under the furniture in the lounge and bedrooms had been cleaned (there was quite a bit of dust and fluff under them - found when recovering children's toys - this was on the first day of our holiday, so not accumulated during our stay.)
In addition some of the cooking pots and pans were dirty as was some of the cutlery. And the recycling bin in the kitchen had not been emptied and was full.
It would be useful if there had been a note of the day the dustmen carried out their collection - the notes on the fridge didn't detail this.
As an aside some form of lockable outside storage for bikes, beach equipment etc. would be useful.

Excellent layout and facilities. Would definitely stay again, preferred week for 2022 is already booked, so a very popular property.
Sitting out in the sunken seating area at night was great to star gaze.
Whatever the weather the views are amazing & just to listen to the sound of the sea is very relaxing. Took up boat spotting for the week, great to look out at night and see the sea lit up with anchored vessels. Could have done with a couple more t-towels for a house that sleeps 8 and more laundry bags required for bedding as they easily split. Shower drains could do with a refresh.

We have enjoyed several stays at this house.
Excellent layout and facilities.
Only downsides on this visit were external doors that were broken and the veranda upstairs needs cleaning. The two outside recliner chairs also need replacing.

Another lovely stay at this amazing well equipped & clean property, even better than our previous stay, this time there were extra treats in the kitchen of biscuits, tea & coffee.
We were very lucky with the weather although whatever the weather the views are amazing & just to listen to the sound of the sea is very relaxing.

After staying within miles of our home for months on end it was a joy to arrive at Marine Close and find an exceptional home in an exceptional loaction. The exceptional weather helped too!
The house is very well appointed and very well equipped. Everything was very clean and fely very covid-safe.
We especially enjoyed the sunken seating by the sea, a lovely spot.
One thing to note: two of the four folding door systems facing the sea didn't work (one upstairs and one downstairs), whilst it didn't spoil our stay too much it would have been good to have all of them in working order.
The location couldn't be better, easy walking to the main street and all it's facilities, but the real bonus is the view of the beach and sea and easy access to enjoy it.

This was our third holiday at 31 which we found to be ideal for us. Every room was clean and comfortable. The bedrooms were very comfortable as were all the furnishings. Bathrooms were immaculate clean and modern. Kitchen was modern and had everything you could wish for (except for fluff and dirt under the fridge which we found by accident). Parking for three cars, ideal. Gardens to rear and facing the beach were wonderful and a wonderful space along with the garden seating. The owners of the house thought of everything even to outside hot and cold showers and water taps. The sea views are amazing being directly on the beach. I really wish I could own it so I will continue to buy my Lottery tickets.

A lovely family break in an amazing house right on the beach & only a few minutes walk to the local shops & restaurants
The rooms are all very light & spacious & it was a bonus having 2 lounge areas
There are amazing views from the balcony across to the Isle of Wight & there is a lovely well maintained garden with a large lawn & seating area

Beautiful house in fantastic location. Amazing sea views and huge balcony perfect place to watch the sunset. Very well equipped, everything you could need. The owner responded to a minor issue incredibly quickly.

lovely home and enjoyed a very wet & windy week on the beach

Only issue was the bed pillows were terrible and need changing (reported on arrival but nothing done about it) They ar like slabs of concrete which impacted sleep every night.

This house is in an amazing location on the beach, with clear sea views. Internally it’s well appointed, comfortable beds, sofas etc so great for chilling. Kitchen is modern and well appointed. Oh wifi is reliable! Two TV set ups, so you can let the children or others have their own space.

Only negative was a lack of cleaning products. There was literally nothing, not even soap Considering we are having to operate in a Covid world we thought this was quite a big omission.

We loved staying at 31 Marine Close, the location of the property is stunning and watching the waves and the tides was so relaxing and good for the soul. There is plenty of space for everyone to enjoy the house and garden and the property is well equipped for a great week's holiday. We would love to go back again and enjoy this stunning holiday home. The agents were extremely helpful at all times and easy to book with. All in all a magical week by the sea and can definitely recommend this holiday home for a family holiday.

We had 8 family members staying in comfort. seamless arriving and leaving, with 3 excellent car parks and everywhere walkable.

31, Marine Close is a beautiful modern house directly on the beach at East Wittering. The kitchen, lounge and dining area is marvelous and you would want for nothing. All bedrooms are spacious clean and well equipped. The bathrooms, showers and toilets are all modern and clean.
Ideal for a family stay, with a grass lawn at the rear and then directly on to the beach.
The views from the master bedroom and balcony are to die for.
This was our second stay and we have booked again for next year.
(Wish we could buy it !)

This house is very well presented and provided everything we needed for a short break. The views are breathtaking from the main living space and the master bedroom and snug. The master bath has great views and, like the bedroom, is large and luxurious. Our friends loved the accommodation and the direct access to the beach for the various walks nearby. This is a great space for a family or friends get together. Baileys organised everything brilliantly and the house was warm and welcoming when we arrived.

If you want a beautiful house in a fabulous location this is it. The minute you open the front door and see straight through to the sea views at the back, you know this house is special. The furnishings are stylish and the house is light, bright and spacious.
You need never use the car as the beach and shops are on the doorstep. We had a wonderful, totally relaxing week, and were sorry to leave as we would have loved to stay an extra week! Can’t think of anything that was lacking apart from a guest book to write how fabulous our holiday was.

We booked to celebrate a family occasion. The house was large enough to accommodate 4 generations with a ground floor bedroom for less mobile. We appreciated comfortable beds, good sheets and towels, well-equipped kitchen for family meals, (particularly the number of cups and glasses which are often meanly supplied in holiday rentals), excellent heating and bathrooms, and standard of cleanliness. The garden is friendly for small children, and the terrace is great for dining. The position in East Wittering is perfect for walking to the shops, and couldn't be better for the beach, watching the sun go down with a glass of wine, and star-gazing. The arrangements to collect and return the key was friendly and very simple. Would highly recommend - you get what you pay for.

We loved staying at this house: the sea views are just amazing and the house offers a great amount of comfort, no matter what the weather. The garden is perfect for the children to enjoy a nice play. Plenty of space for 2 families. We will definitely be back soon.

Everything was excellent, except that the shower in the main bedroom was blocked and flooded.

But, having reported this to Baileys, a delightful man came round instantly , cleaned out the showertray, and all was well.

No hairdryer was found, but again , excellent service from Baileys , replaced one swiftly , thus avoiding a three woman hair crisis!!

Thank you Baileys . We shall certainly book the same property again.
