Wow what a place.
Super location and beautiful accommodation.
Highly recommend.
The play barn was very well equipped and the children loved being in there. Sadly it was too cold to play outside.
Swimming pool was lovely and warm & clean.
Booking system works well.
All the staff are very friendly and super helpful.
Definitely would love to stay again.

We really enjoyed our stay at Lower Wood Farm. Braeburn Barn was ideal for larger families. The facilities were excellent and numerous extras were provided for us. Children are extremely well catered for. The Play Barn caters for all ages. Having an indoor swimming pool really added to the holiday and ensures there is plenty to do on a wet day. It's an ideal place for a British holiday. There is plenty of parking and being able to charge our electric car while we were there was really useful.

This is the second year we have stayed in the barn and it is such an amazing place with equally amazing facilities. The kids loved being able to go in the pool without it being crowded with other people and the play barn and outside space kept them busy inbetween our trips out.
Jill works so hard in keeping this place immaculate and we look forward to visiting again next year.

We loved everything about this farm.

Pool a little Cold for our baby, but beautiful.

Quite noisy downstairs in the bedrooms, when anyone upstairs, which proved tricky for the children’s bedtimes.

Our family have had a brilliant stay in the Braeburn barn. We had everything we needed in the barn, beds comfortable, barn was lovely and warm, area is nice and quiet, with the added addition of a large play barn, outside play area, and use of the indoor pool. Everywhere on site is clean and well kept. We were greeted on arrival by Jill and had been left an afternoon tea with cakes. Would not hesitate to recommend to family and friends and hope to revisit soon.

We arrived for our stay at Braeburn Barn to find afternoon tea set up for us which was a really nice touch. Jill was very helpful showing us around the accommodation and answered any questions we had. The barn is beautiful and very well kept. The facilities on the farm are great, our children loved the pool and the play room. The farm shop on the path on the way in is great for essentials. The location of the farm is perfect. Lots of things to do in the area and not too far from shops, restaurants and places to go. We had a great weekend and are already looking to come back.

Would definitely recommend Lowerwood Farm. Braeburn Barn was perfect for our family of 6 adults and 3 grandchildren. We loved the open plan living upstairs, plenty of space for everyone. Great to all sit at the table and enjoy meals together.

We had a wonderful 5 nights at Lower Wood Farm staying in the stunning Braeburn Barn. The barn really has the ‘wow’ factor when you enter the living area and is very well equipped, we had everything we needed for our stay.
Our 6 year old and 1 year old loved the play barn, playground and swimming pool, all of which were well kept and really added to our experience… we spent one rainy day staying on site and had plenty to keep us all entertained!
We will definitely return and are very pleased to have found this gem in the Norfolk countryside.

Myself and a group of friends including two toddlers spent two nights here and loved every minute! The accommodation is well maintained and resources- you'll find whatever you need! The shared pool and games room were in excellent condition and really elevated the experience of our weekend away. It's set in a beautiful area, with a beach nearby, lovely walks on your doorstep and also a lovely place for a bike ride. We are already planning return trips with our families!

We stayed in Braeburn Barn for 3 nights 5 adults and a 6 year old and a 3 year old. Accommodation was excellent living area is upstairs and overlooks fields, downstairs are four bedrooms the two doubles are en suite both with shower and one had a bath. Then there is the main bathroom with shower, bath and two sinks. The barn is extremely well equipped, towels are provided the kitchen has everything you could possibly need with large range style cooker and plenty of plates cups glasses and a drawer full of cutlery plastic cups and plates for young children. No need to wash up could use dishwasher at end of day even with seven of us staying.
The play barn and outside play area are really good and we made good use of this. Swimming pool is really good and you can book your own slot each day which is nice. As it was quiet when we stayed we could book a morning and afternoon slot if we wanted do which we did on one of the days. Being able to check in at 2.00pm meant we could have a swim on the Friday as well. Would definitely book again.

The facilities at Lower Wood Farm are excellent, catering for toddlers through to adults. Braeburn Barn is really spacious and has everything we needed. It worked really well for our group of six adults and a toddler. We enjoyed the private swimming slot everyday and the play barn is an Aladdins cave for children.
There are also lovely walks straight out of the door into open countryside.
We definitely plan to return.

This holiday was organised so grandparents could stay with the family of two young children and parents. It had lots to do at the site, with the pool a delight, and plenty of safe open space. The Barn was well equipped, though more empty kitchen cupboards would help for food storage, which meant family living was easy. We also enjoyed being able to reach beaches, the Broads and other places very quickly from such a pleasant rural site.

Shame about the cold wind but it was dry and we got out about ok
The barn was so spacious and comfortable. Our granddaughter loved running around inside and out

Well, what a place! I always recommend it to others. We’ve been to Lower Wood Farm a number of times before but this was our first time staying in Braeburn Barn and it was great. Spacious, comfortable, clean and stylish with room for everybody and all their things. Loved the expansive seating area and lovely long dining table. The beds were super comfortable and as ever the grounds and facilities are fantastically maintained. Great location for so many different days out too. At the pricier end of the cost scale but we think it’s worth it. A great place to stay and I’ll keep recommending it to others. Thanks Jill and the team for another wonderful stay.

like home from home. The onsite facilities were excellent. The playbarn had activities for all ages. Fantastic pool with good changing facilities, really appreciated the fact that as well as shared swimming times, you could book an hour session for your group only. Would definitely love to return.

I researched many options that would enable me (grandma) to take a memory making break, for the first time, with my adult children and grandchildren aged 4 and 2 years. I couldn’t have chosen better.

Braeburn Farm was the perfect holiday property for our group of 7 adults and 2 children. I was worried at this time of year it would be cold but the underfloor heating ensured we were warm day and night. The bedrooms and bathrooms are downstairs and the large open plan living area on the first floor which worked well for communal cooking and feasting while the children played or watched the big flat screen tv in full view. We all loved being able to book private family sessions at the pool and the large indoor playbarn meant the adults could play pool and table tennis while the children played with the very large selection of toys. The wintry weather allowed us a couple of sessions outdoors in the play park and a short trip to Great Yarmouth had to be part of our weekend too.

Jill and her team seem to have thought of everything. The accommodation was beautifully decorated, and will equipped, the grounds well tended and I could see they will be full of colour in the spring. A comprehensive information folder gave us lots of options of things to do, places of interest to visit and local restaurants and pubs.

We decided to order in Sunday lunch from the recommended local restaurant/caterers. The quality and quantity of the Sunday roast (including nut roast option) was exceptional and I can’t recommend them enough. It was so easy.

This really is the most amazing place for a break and I can’t recommend it enough. We will certainly book again.

I visited the barn with my 3 adult children and partners, my sister and brother in law.
We all absolutely LOVED the barn. We didn’t want to leave.
We arrived to tea and cakes which was a nice touch.
It’s so well laid out. Open plan kitchen, diner, lounge. Enough seating for all 9 of us. Kitchen was very well equipped. Lots of fridge space. Bedrooms and bathrooms were cosy with beautiful decor.
It was peaceful with beautiful fields surrounding it. So near the beach and some lovely gastro pubs.
The pool area is lovely and nice and warm. Great games room for all ages. Bikes, football nets.
We have already looked at dates to return.
It was perfect in every way.The owners are really friendly too.
I’ve had a constant stream of people asking where the barn in on social media.
Worth every penny!

We had a wonderful weekend celebrating a special birthday. Teas and cakes were waiting for us on our arrival. The upstairs is very spacious and the kitchen superb. Jill has thought of everything.
The family enjoyed the lovely swimming pool, especially when you can use it exclusively for at least one hour a day.

This is just the perfect place to stay unless you crave the crowds and noise of larger, more commercial holiday parks. The location is perfect for exploring rural Norfolk and the complex has everything to keep adults and children entertained alike. The swimming pool is just lovely, especially when you have it exclusively for two hours a day. Our grandchildren loved the play barn with toys, pool table, table tennis, etc. Jill makes you very welcome and can’t do enough for you. Finally, the setting is lovely giving some really beautiful sunsets.

Braeburn Barn is phenomenal! Everything you could possibly need is in this beautiful kitchen. The sitting area is perfect for large families/groups and the bedrooms are super comfortable.
The availability of the private swimming sessions is the icing on the cake and the games room is a wow for both children and adults (who doesn't like a game of Pool or Table Tennis?!).

We stayed in Braeburn Barn at Lower Wood Farm with our extended family.
The barn itself was stunning with everything you could possibly need- having the living areas upstairs made perfect use of the incredible ‘vaulted’ roof.
The only downside to that was having to go up and downstairs a bit more frequently to go in and out, use the loo etc- no issue if you’re in good shape but could be a little tricky if mobility is an issue.

The shared facilities were brilliant, having the bookable pool slots meant you literally had the pool to yourself!
And the multiple BBQ areas made for lovely outside dinners.

The location is great, so close to Great Yarmouth for family fun, and we went up to Sea Palling for a brilliant beach day including proper sea swimming for all the family (thanks to the sea defences the waves seem to be very small, great for the younger family members)

We’d recommend this to anyone looking for a really lovely family holiday.

Outstanding accomodation, facilities and location, an ideal base for exploring East Norfolk.
After a longer than expected journey due to traffic, the cakes on arrival were a welcome suprise and it wasn't long before we were enjoying our first dip in the large pool, followed by a fish and chip supper from a takeaway just minutes from the farm.
If you can tear yourself away from the bikes, play areas, games room and swimming pool, the nearby beaches are large enough so as to never feel crowded, we particularly liked the beach at Winterton just a few miles up the road.
There is a good range of shops, takeaways, pubs and restaurants in Caister itself and for those needing more to do, a short drive to Great Yarmouth offers all the fun of the fair with plenty of car parking.
All in all a very relaxing, comfortable environment and one we would happily return to.

We stopped in Braeburn Barn for a long overdue family get-together with 4 generations of our family under one roof.
From the moment you arrive at Lower Wood Farm, you can immediately see the dedication and work that has gone into making it the place that it is. All the buildings and grounds are extremely well kept and there are areas and activities to cater to and entertain all ages.
The owners were very welcoming and the cottages that are on offer, just WOW! I've never stopped in a place that has provided you with so much for your stay, they put a lot of hotels to shame! We stopped for a week and some days, we didn't even leave the grounds, there is a barn with table tennis, football tables, and a pool table. There are plenty of toys for smaller children and many many board games too, also a nice little outdoor play area and swings.
We really couldn't have asked for anything more, the beds were super comfy and relaxing in the pool at the end of a hot day was lovely.
Lower Wood Farm is nicely tucked away from all the hustle and bustle. Great Yarmouth is just a 10-15min trip away and Caister just 5mins or so up the road.
Overall everyone we stopped with had a great time and only came away with good experiences. We all thoroughly enjoyed our stay and would love to return again in the future.

We booked 3 cottages at Lower Wood Farm as we had 8 adults and 7 children ranging from 6 months to 8 years. Lower wood had everything you need in exceptionally clean and safe environment to cater for everything. The pool was superb as you book a time slot per cottage and allowed to all swim together. The play area was childrens heaven with loads of toys, games and books including pool and table tennis plus outside swings, slides and climbing area. We also used one of the BBQ areas a few times and made use of the fresh herbs out of the garden. Location is excellent as only 10 minutes from Caister Beach. Plenty of local pubs, restaurants and farm shops nearby. Excellent break for us all. Many thanks Jill and Team

We had a fabulous long weekend in Braeburn Barn. The quality of the accommodation reflected on the incredible thought and care that had been put into the fixtures, fittings and furnishings. It was super comfortable, warm and cosy throughout.

The pool is fantastic and being able to book our own private session was great.

The games room is full of lovely things for all ages. We truly could not have asked for anything more than our hosts had provided!

This must be one of the best, if not the best self catering property we have even stayed in and we have stayed in plenty over the years.

The site had all we could have asked for. Our 3 year old grandson would have stayed on the pool and playback all weekend.

Have just got back from a family weekend in Braeburn Barn, the barn is always immaculately clean and welcoming, we had mince pies, stolen, ice cream and wine waiting for us and it was decorated for Christmas so looked very pretty. the large family lounge/ kitchen area is very comfortable and tastefully decorated throughout, it is also very well equipped, my family love it here. We used the Play barn and the pool area was extremely clean and warm, so you can go anytime of the year. kids were in there twice a day. I couldn’t recommend it more highly.

We stayed at Braeburn barn from 26th Nov until 29th Nov. We are a family of 8 adults, a toddler and 4 month old baby. The place was spotless and although the weather was bad the cottage was lovely and warm throughout our stay. We made use of the private swimming pool and the men enjoyed playing pool and table tennis in the well equipped games room. Would highly recommend and hope to stay there again.

We were very impressed with Braeburn Barn. It is spacious, very well appointed and extremely clean. The furniture and fittings are excellent quality and mostly new. Beds comfy and linen good. The kitchen is very well equipped. We were a group of six adults and three small children and we had plenty of room. As it’s an “upside down barn” with bedrooms on the ground floor, it can be a bit noisy when people are moving around upstairs. No lie ins when the children are up!
Jill was there to meet us on the first day and to show us where things were etc.. and very helpful.
The swimming pool is great and the children absolutely loved the play barn and the outside toys.
My son did a barbecue one evening and said the equipment was first rate.
We enjoyed lots of walks from Lower Wood and we really enjoyed going to the farm shop for milk, cakes and delicious milk shakes.
The weather could have been better ( no sun at all!), but it was dry. Can recommend the day out at Pensthorpe Nature park, beautiful gardens, lots of birds and ducks and fab play areas for children

Easy to get to other places. Went to Caister, Hemsby, Gt Yarmouth and Africa Live. Weather could have been better, but with all the amenities the kids loved it. Three generations in barn and had plenty of room. It was recommended to us and we have recommended it to another family and they are going next year to celebrate a 70th. You have to book your swim slots which allow your party an hour a day, but the playbarn and field have everything to keep everyone happy and can be used any time.

This is a beautiful property, well kept and very clean, the communication from the owners is quick and helpful.
The high point for us are the facilities available for young children, the pool, the playing field with swings, slides climbing frames, football goals etc., and the play barn is brilliant, with everything your children would want, together with a pool table, table football, and table tennis table for the grown ups! There are bikes and ride along toys for the kids as well.
The gardens and grounds are beautifully maintained, the views are lovely, the location is peaceful and quiet.
I only gave 4/5 for the location as we would love to be able to walk to a pub and local shop, but you can't have everything!
The location is excellent for access to the coast, Great Yarmouth, the Norfolk countryside and the Broads.

We had a lovely break in late October. The weather was relatively kind so allowed us to visit some of the wonderful beaches in the area, broads and Norwich. The B Barn was very comfortable for our family, lots of cosy sofas, nice kitchen dining table and powerful showers. What particularly made our stay was our daily hour swimming time in a lovely decent length pool. Jill is a lovely host and all the grounds are very well kept. We would consider staying again.

We had a lovely week here with our family of 8. It was great location in the countryside but a short drive to Great Yarmouth, which has all the shops you need for food etc..

There are great places to visit too, beaches, historical sites, zoos and the Norfolk Broads, all nearby by car.

The house was very clean and had plenty of space for our 4 children. The teens appreciated the fast WiFi speed.

It would lovely to return in the future.

We had the most amazing time at Lower Wood Farm - Braeburn Barn. The location is absolutely fabulous. The cottage itself was very accommodating, not to forget clean, and well maintained. It had every thing to cater for our needs.

The pool and play area were very well maintained and the kids loved it. The outdoors area was also breathtaking.

Lastly local attractions not far either.

Will definitely go back.

We had a fantastic stay at Braeburn Burn. The Barn was huge, plenty of space for 4 adults, 2 six year olds, 1 four year old and 2 year old twins. The kitchen was well equipped with everything you could possibly need. The weather was very poor during our break but it didn't matter as the children loved the swimming pool and the play barn which were both a very short walk away and kept them entertained throughout our stay so the Adults were able to relax.

We stayed Christmas week and had a wonderful time. Perfect for a big family get together. We rented bramley as well as there were 6 adults and 5 children in total, split between the two houses. Braeburn was big enough for all of us to enjoy our time together - there was plenty of kitchen equipment for the full group, so eating Christmas dinner all together was not an issue. My brother, our wives and 5 children stayed in the Barn for the weekend and found it to be extremely well appointed, warm and homely. We had one day of rain so all our family - 15 of us - spent most of the day on the first floor living area and I cooked dinner for everyone in the range oven. There was plenty of china, cutlery, glasses and utensils - all was provided. Every appliance you could wish for was available in 'new' condition, including 3 fridges!

We all enjoyed the pool facilities and games room - such a fun weekend - great!

Myself my husband, 2 sons their families of children from age 10ths to 9 years had a great time staying in Braeburn Barn, the barn is beautiful and exceeded expectations, it is very well equipped and comfortable. We enjoyed the pool, the play barn and the outside area was great for the kids to run around. It’s a perfect quiet location but in easy reach of amenities. Tea and cakes await your arrival and Jill the owner is on hand to show you around. I would definitely recommend to friends, Christmas there would be fab, we will definitely go again.

fantastic facilities for our family of 10 . Braeburn barn has everything you could possibly want and more .the swimming pool literally ten steps from our door was an added bonus with 4 excited children a sight to see . After that there is a fully equipped play barn to suit everyones needs . with a good internet shop there would be no reason to leave the site at all !!

Our family stay in Braeburn Barn consisted of 3 generations. We loved the layout - with the bedrooms downstairs and an enormous open-plan space upstairs, with lovely views. Outside the amenities were great with a large indoor pool and lovely play-barn which were great, especially as the weather was the only thing that could have been better! We all thoroughly enjoyed our stay there - the grandchildren wanted to move in permanently!

This was our second visit to lower wood farm but our first time in Braeburn barn. We stayed as two families with 5 children and a baby. It was perfect - plenty of space for everyone, really well equipped, spotlessly clean and cosy. Kids absolutely loved the swimming pool, games room and outside space. We enjoyed days out at Bewilderwood, Thrigby Hall wildlife park and Sea Palling all within a 30 minute drive. Will definitely be returning to lower wood farm.

This was our 6th stay at Lower wood Farm, 1st at Braeburn Barn in particular. Everything at Lower Wood is always immaculately clean and of top quality. Braeburn Barn is the flagship cottage, I’d say. It’s spacious and has everything you might need. Large bathrooms with high-pressure showers, lots of extra towels, underfloor heating throughout, 4 televisions, very well-equipped kitchen, and great activities for kids all over the farm: play room, jungle gym, indoor pool, bicycles, etc.

As a family we enjoyed our stay at Braeburn Barn The accommodation was comfortable and well furnished / stocked. The site was ideal and all the family enjoyed the pool and the children enjoyed the play barn and ample outdoor equipment and space to play. A car is essential as it is well of the main road but within a short drive of the coast and interesting places to visit and as a result we had a very busy and enjoyable time despite the variable weather.

Lower Wood Farm provides a perfect formula. The owner is meticulous and encourages guests to be the same - shoes off at the door; leave your wet swimming clothes at the poolside; no smoking. All sensible things but it helps keep the properties in immaculate condition for you and others to enjoy. Fantastic amenities, great location and ‘the right value for money’. What’s not to like. Three generations enjoyed a wonderful family holiday at Lower Wood Farm. Our accommodation was spacious, comfortable, stylish and well equipped with everything we needed. We found the well maintained garden idyllic to relax and enjoy and for the children to play. The modern heated swimming pool gave hours of enjoyment so too the play barn which is well equipped with toys and games for children of all ages. The owners are friendly and welcoming and have put a lot of thought into making Lower Wood Farm a happy, enjoyable experience for their clients all year round. There is lots to see and do in the surrounding areas and we look forward to returning again. We will definitely recommend Lower Wood Farm to family and friends, it was recommended to us and we were not disappointed.

Braeburn Barn at Lower wood farm was the perfect place to stay to enable three generations to be together. It was equiped with everything a family needs during a holiday, comfy beds, three shower or bathrooms, a huge, beautiful, beamed lounge with attractive furniture and tasteful lighting and a fully equiped kitchen. The owners had thought of everything, down to a hairdrier in each bedroom and a welcome tea of delicious cakes. Outside there was a warm, clean, large swimming pool with changing rooms and a shower, a play barn with toys and games for all ages and fields with ponies grazing.The gardens were really well kept with pretty, tidy borders and displays of interesting old farm machinery.

9 of us stayed at Braeburn barn for a week in June including 2 two year olds and a 3 year old and we had a fantastic time. Lower Wood Farm is set up brilliantly for those with young children. It has a heated swimming pool, amazing wooded adventure playground suitable for all ages and a fun playbarn with all sorts of toys to occupy children and adults alike (table tennis / table football etc for big kids and adults and hundreds of toys for young kids). There are also lots of scooters, trikes and bikes that you can borrow for free. We found there was so much on site that we only needed to leave the complex twice - once to go to the nearby beautiful sandy beach and once to go to Sea World.

The barns are gorgeous and feel very luxurious with underfloor heating, big fluffy white towels, ensure bathrooms and are done up very nicely. We went swimming in the pool every day.

Only negative - there was an ant problem in our barn. But apart from that everything was very clean and pretty much perfect.

We’ll be coming again!

Three generations of our family have had a wonderful time together staying in Braeburn Barn. The setting is idyllic- so lovely to be away from traffic noise and the hustle and bustle of everyday life. Our barn was everything we could have hoped for and more. Upside down living allowed us to have great views and the children enjoyed the novelty of ‘going down to bed’.
The facilities at Lower Barn Farm are the best we have ever encountered. Children of all ages are catered for in the Play Barn with so many lovely toys and activities to enjoy. The swimming pool is fabulous and towels and swimming costumes can be dried on clothes racks at the end of the pool area, avoiding having to take wet gear back to your cottage. Even different sized swimming nappies were available if needed. Everything has been thought of.
Outside there is plenty of room to enjoy and it is all beautifully maintained. The children’s play area is great and the football goals were an added bonus for our six year old grandson. There is so much available for families to do here that you can enjoy the facilities without having to go out. We would absolutely recommend Lower Barn Farm Cottages.

My Sister and our families had a wonderful week long stay in Braeburn Barn, Lower Wood Farm. The complex is in beautiful, tranquil surroundings and the complex itself is just stunning. The cottages are well laid out for privacy and are all so well maintained, the grounds are immaculate. The owner obviously works very hard to maintain high standards. Braeburn Barn was just perfect for our 8 person party of 4 adults, two teenagers and a 5 and 7 year old. The bedrooms are tasteful and well equipped, the bathrooms large and practical. The large open plan first floor was wonderful and accommodated us all doing our various thing, watching tv, studying, cooking, playing games etc. We never felt enclosed or crowded. The kitchen was very well equipped and home from home for cooking family meals, and even entertaining as there is so much cutlery and crockery. The under floor heating ensured for a cosy environment and a welcome return each day after exploring the local area in quite cold weather.
We loved the swimming pool, which was always spotless clean (how?) and often we had the whole pool to ourselves. The water was not cold and the pool area was lovely and warm and relaxing. The games barn was a lovely surprise, late in size and very well equipped with lots of games and activities for all ages. The outdoor play area was popular too despite the weather, with football goals, play area and bikes etc
The location of Lower Wood Farm is a perfect base for exploring, being close to many lovely beaches and also Caister on Sea and Great Yarmouth. Our highlights being Bewilderwood where both kids and adults had much fun, Horsey Gap to see the beautiful seals in their natural habitat, and Winterton Dunes for a bracing walk and excellent food at the Dunes Cafe.
The only real downside to our trip was the damp and foggy weather but this has convinced us that a future trip in better weather will be even better. I am sure we will return, and will definitely be recommending to friends and family. This place is a gem!

The barn was the perfect place to get the whole family together, and celebrate our dad's 70th birthday. The kitchen was so well equipped that we could cook up and serve a meal with no problems at all. Jill had thought of everything and the play barn was a super space for the children to let of steam. The pool was out of action because of maintenance, but we had use of a local leisure centre. Not quite as easy to make use of as the one on site, but it did not spoil our stay.

We have just spent the most wonderful weekend at Braeburn Barn with the family (4 adults, 3 children 9,6,3) celebrating our Golden Wedding. The open plan playout of the first floor of the barn was highly relaxing, allowing us all to be together yet apart enough to be in our own space. The kitchen was very well equipped for cooking for the family and everywhere was spotlessly clean. The weather was not great but the children were very happy in the swimming pool and play barn, and the barn (Braeburn) itself was a marvelous place just to "be" for them. There has been so much thought and care put into the making sure families have an enjoyable time that it is extremely difficult to find any fault.

A wonderful week spent at this lovely, peaceful location in the Braeburn which accomodated all 9 of us plus a baby. The Playbarn, swimming pool and grounds are perfect for children and adults to enjoy. All kept in first class condition. A good assortment of bikes to use, ponies in a seperate section to look at, wonderful walks around the area. What else can I say....Jill was so helpful and must be very proud at what she offers for her guests. Just be aware that it is situated a mile or so down a country lane (no easy walks to a local pub as main road is busy) however, that didn't stop us using local hostelries which were good value. All in all thoroughly recommended for a family holiday.....thanks to Jill & co for being so welcoming.

This was our second stay at Lower Wood Farm. Braeburn Barn was extremely clean and comfortable with excellent amenities and plenty of space for the whole family. The tea tray on arrival is a lovely touch with delicious home made cakes. We have two teenage boys and my elderly mother also came with us. Everyone was catered for. The boys loved the indoor pool and made good use of the outdoor space and football goal nets. The playbarn houses a pool table and tennis table which we all were able to use. Only about a 10 minute drive into Great Yarmouth with loads of attractions and places to eat. There are also a good choice of family restaurants within a couple of miles of Lower Wood Farm. We love coming here and Jill, the owner, makes us all feel very welcome.
We had a lovely relaxing break. We will definitely be back.

Accomodation was excellent- very very clean & well cared for & felt warm & welcoming.
The grounds of the property were perfectly maintained & spotlessly clean.

The swimming pool & play facilities were brilliant, so much to do for young children.

A beautiful barn , very comfortable and well equipped. We were 6 adults and two small children and had chosen the property because of its swimming pool and play facilities. We hired the barn and 2 cottages. We were all really impressed with the standard of the accommodation and the facilities. Everything was clean and very well kept. Jill greeted us and made sure we knew where everything was and how to use everything. A fantastic place to stay with the family and we will definitely return.

We had a wonderful time staying at Braeburn Barn. The barn itself was fully equipped with everything you could possibly need and it had a lovely cosy, homely feel - truly a home from home. The external facilities (swimming pool & playbarn) were an added bonus and a welcome addition to keep busy little people occupied! Location wise, Lower Wood Farm is in the centre of a wealth of family attractions, but while you are onsite there is a lovely peacefulness. We will be returning next year for another family holiday.

The accommodation, facilities and surroundings are excellent. It has lots to offer young children with use of toys and games in the play room and bikes. The swimming pool was a highlight for our children. It was very clean and well maintained.
The cottage was very spacious, modern, comfortable, well equipped and clean.
Everything is very well maintained and organised.
The owners are friendly and accommodating.
We wished we could have stayed longer and hope to return in the future.

Having stayed at Lower Wood Farm previously we knew what to expect/hope for. It was a special extended family get together so mixed age group. Everything was of high standard. I would recommend this property to families with very young children. We was a group of women in our 30s and 40s. We had rented 2 properties on site, but we couldn't make any noise without complaints. If you will be asleep by 10, then you will love it. If not, then go elsewhere.

We celebrated our sons 30th birthday here with an age group rangeing from 4-66 , it was perfect for all of us and we didn't want to leave . We would love to return . We stayed at Braeburn Barn to celebrate a 40th Birthday, it was perfect. The barn was spotless, its open plan layout was great for socialising but still very cosy. The excellent facilities at the barn entertained all of our party from 6 months to 64 years old! I would highly recommend staying at Lower Wood Farm and will no doubt return myself.

Myself and 7 friends booked to stay at Braeburn Barn at Lower Wood Farm to celebrate our birthdays and were all very impressed with the customer service from first contact and booking until leaving. On arrival we had an afternoon tea and cakes waiting for us which was lovely to come in to. We were allowed some time to settle in and then were greeted by the owner and advised on the facilities and shown around. The barn was stunning and in excellent condition. The surrounding area is beautiful and very peaceful. We would definitely go stay here again and have already recommended the accommodation to family and friends.

My wife and I hired Braeburn and Russett to accommodate our family of 13 aged from 6 to 76 to celebrate our Golden Wedding.
The properties are first class and the facilities excellent, everybody had a great weekend. On Saturday evening Whelan Catering came in and prepared, served and cleared away a very good meal and on Sunday we had a family barbecue at lunch time.

As a family we wanted to do something special for my Husbands 80th birthday. We decided on Braeburn Barn and were not disappointed. Our grandchildren had many facilities to keep them happy including a superb swimming pool, which we all enjoyed. The Barn is so well equipped and spacious. With nine of us sharing this accommodation it never felt crowded. The furnishings and facilities are first class. All in all we had a lovely stay and my husbands birthday was very memorable.

This luxury cottage was fantastic. The facilities were brilliant, lovely swimming pool, which had changing facilities, toilet and shower. The grounds were large and the kids loved the freedom if running round, playing on the swings, slide, climbing structure. The playbarn for the kids was very clean and perfect for them. The owners had thought about everything especially for kids safety, swimming pool had a code entry, bed guards, stair gates, provided cots, high hairs, nappybins, changing mats which made going in holiday relaxing. It was a lovely holiday.

Despite four of our party being unable to join us as intended due to our grandson's illness, we thoroughly enjoyed the week. The two grandchildren who did come were very very impressed with all the facilities particularly the pool and the table tennis table. No doubt if the weather had been better they would also have enjoyed the outdoor things.

The accomodation was ideal for us and very comfortable with everthing we needed.

As regards the value for money, this would have been fine if all our party as booked were able to come.

I was away on holiday for this families stay and arrived back at 8 pm on the Monday evening after a long flight and over 14 hrs travelling. Braeburn Barn guests were due to depart on the Tuesday morning. On arrival home I checked the two cottage guests that had arrived Monday afternoon to ensure that they had settled in. The gentlemen from Braeburn Barn were in the play barn and I went in and said hello and introduced myself and said I would see them in the morning prior to their departure and I hoped they had had a good weekend. I saw them again prior to departure and wished them a safe journey home. With such a brief meeting I am most upset that this unfair remark/criticism has been placed on our reviews. My daughter and son in law had looked after our guests in my absence. We take pride in our personal service at Lower Wood Farm.

Beautiful holiday accommodation in an excellent location. A little bit too focused on young children from our perspective (being 6 adults on holiday), there was a high chair, stair gate etc in place when we had made it clear at the booking stage there were 6 adults.

Quite a few rules, particularly regarding the swimming pool and wasn't really comfortable leaving swimwear hanging in the pool area. This was also an eyesore when using the pool facilities.

Overall, good accommodation and facilities and a lovely welcome tray on arrival.

We celebrated our 40th wedding anniversary with our family including two young grandchildren. The accommodation is spacious, comfortable and well equipped and provided the perfect venue for a 'chill-out' weekend. We all enjoyed the pool and the children in particular loved the outside play equipment and the play room.

Great views of the surrounding countryside, local walks and easy access to the coast all add to the experience. We had Sunday lunch at the King's Arms in nearby Fleggburgh and would definitely recommend it.

This was our second time at Lower Wood Farm, but first time in Braeburn barn. Lower wood farm is a fantastic place for families. We went with 2 grandparents and 3 children all under 6. Everyone had a great time - the play barn and outside equipment for the children is perfect and the grounds are lovely to enjoy. Given their are only a few cottages onsite it has never felt over crowded when using any of the communal areas. There are some fantastic day trips to do around the area, but we were also very happy to spend the whole day at Lower Wood farm using the facilities. The barn itself was ideal for us. The bedrooms were lovely and every room was spacious. The kitchen has everything (and more) that you need on holiday. I really can't fault anything - a great holiday in a wonderful place. We will be back again.

Our recent stay at Lower a wood Farm could not have been better. Braeburn Barn is exactly as described by the owners - a luxurious converted barn with stunning views, well-equipped, modern and stylish. Jill and her team have thought of everything; plentiful cutlery and glasses, bed rails for the children, bath mats for safety and wipe clean tablecloths, not to mention enormous TVs in the bedrooms should you need them.

The outside areas are beautifully maintained and a lot of hard work clearly goes in to ensuring that guests see tidy, well-kept gardens. There is a mini-golf course on the lawn, football goals on a good sized pitch, wooden climbing equipment and a huge choice of ride-on toys and bikes that guests can use. Resident ponies Jack and Jubbly are an attraction for the smaller children and are happy to be stroked and fed.

The pool is fantastic, warm and with loungers for those who perhaps want to sit back and watch! The changing rooms are immaculate and the arrangements ensuring guests remove outdoor footwear at the outer door mean that it stays like this always. Finally, the play barn is a great space for meeting other families and letting the children entertain themselves for a while with table football, table tennis, pool and so many toys for the little ones that they will not know where to start!

The weather was not kind to us but in rain or shine this is a perfect location if you want luxury, a multitude of things on site to entertain your children and the opportunity to meet other families. The farm is so spacious that you can find peace and tranquility should your prefer but part of the beauty for us was seeking out friendships for our children and taking time to sit back and watch them join in with others.

Thanks to Jill, Faye and Mia who all played a part in making this a fantastic holiday and a place to which we are already planning to return.

5th visit here, 1st time in Braeburn good spacious accomodation, great for families. Loads to do around the property, children loved the pool, play barn and all the outdoor equipment, bikes a very good addition. Lots of wildlife on the doorstep, the grandchildren loved hunting for bugs on the nature trail. We had a very enjoyable weekend with our family at Lower Wood Farm to celebrate my husbands 70th. Very comfortable accommodation and attention to detail. Excellent play facilities for the children and they loved the swimming pool and going to look at the horses, geese and ducks.

If you've a youngster or like us grandchildren it really is ideal.

Accommodation is fine. I think car parking may be an issue if the complex is fully let as we could not park outside the front door of the barn although I think room could be made.

Very pleased with our stay at Braeburn Barn.

Impressed with the condition and comfort of the Accommodation and the Facilities, especially the Pool and the Play Barn, were enjoyed by our whole party, adults and children.

Enjoyed stay enough to have booked for 2016 before we left and look forward to returning then.

This was our second visit to Lower Wood Farm so it was the natural choice when looking for a place for a family gathering. Braeburn Barn was perfect for us with plenty of space for everybody. The site facilities are probably the best we have found with only a short drive to a beach when we could tear the children away from the pool or the play barn. The attention to detail by the owners is second to none and I have no hesitation in recommending Lower Wood Farm.

A second excellent week. Braeburn barn is well equipped, comfortable and well designed for families. The pool and play barn set the accommodation apart from others and are excellent for entertaining the children. Had the whole run of the place to ourselves which was a real treat! Thank you Jill.

Excellent stay in high spec cottages. Rented the Braeburn, Farmhouse and Cape for a family chistmas. Braeburn was an excellent central gathering place with a fantastic open plan kitchen, dining and living area. All the other factilities (pool / paybarn) were excellent - and well used by all. would highly recommend Lower Wood Farm for such a gathering - the Braeburn barn being a particular highlight.

This is our first stay in Braeburn Barn but our 4th visit to lower Wood Farm. It is a great place to take small children, allow the to play freely and get a break yourself. love the pool, playbarn, outdoor areas and of course cake on arrival!
the barn is lovely inside- lots of space to be together (and have some time alone if you want).
