Our stay at Manor Barn was above and beyond our expectations. From the moment we arrived we all saw how much attention to detail had been taken by the owners. From the well stocked greetings basket, to additional throws for all the sofas, and bathroom accessories, it was all set out for the comfort and pleasure of the guests. Manor Barn itself is a wonderful conversion, carefully planned and laid out. The gardens also well planned for those with dogs. We were able to let the girls out with no concerns of escaping and they loved this freedom. We visited in November and so the weather was chilly, so we had a fire using the well stocked basket, with more logs available, so there were no worries having to go out to buy more. The whole bath was very comfortable, the kitchen Amazingly well equipped and we cooked and ate in all nights experience one, when we treated ourselves to a meal at the Ingham Swan (v good!) The Location of the Barn was excellent too, Giving easy access to the beaches at Happisburgh, Walcott and Palling, where the dogs ran free and we also saw baby seals (dogs on leads)
Overall we were impressed and would highly recommend Manor Barn! Thank you to Tracey for all her communication, information and kindness.

On our recent stay at Manor barn we had a lovely time with all the family & 2 dogs. Everything was very clean & well equipped.
Lots of lovely walks & beaches to die for, all fairly close.
Would love to return in the summer to enable use of the outdoor seating & facilities.

Manor Barn is a lovely thatched cottage with great amenities. The beds were lovely and comfortable and the house was lovely and warm. The hamper was perfect for us humans and our 4 legged friends too. The enclosed garden and courtyard meant we could let the dogs run around safely without worry of them escaping. The hosts Tracey and Dan went above and beyond to make our stay enjoyable. We would definitely recommend a stay at Manor Barn.

We had a fantastic few days at Manor Barn. Very clean and well appointed, the barn has a lovely, cosy feel. Great, fully enclosed garden. We loved being able to walk down to the nearby beach with the dogs. Lots of lovely places to eat nearby.

We have just returned from a lovely week at Manor Barn. The whole family thoroughly enjoyed the week, including our four dogs who could not believe the garden was just for them. The barn is very well appointed and had everything we required and the welcome hamper was lovely. Tracey and Dan could not have been more helpful. We hope to return in the future.

Our stay in Manor Barn was perfect. We felt comfortable the moment we arrived. The garden outside is designed beautifully with seating areas and fenced off so we knew our dog could wander safely. Stunning little sun trap even this time of year. Inside everything we could possibly need was provided. Lovely clean dog throws for the sofa, dog bowls, poo bags & treats. For the humans we were well catered for with local goodies, well equipped kitchen and lovely rooms to relax in. The dressing gowns and toiletries were a great addition. We absolutely loved the log burner! That made our evenings so cosy and warm.
We explored the local area as it was our first time in Norfolk and happily used the guide provided to seek out places and visit pubs. We now have many favourites to return to.
All in all a fantastic week which the dog thoroughly enjoyed, and we did too.

We had a lovely week at Manor Barn. Tracey was very helpful and so quick with messages but also allowed us to have our privacy whilst away. We brought our reactive dog away with us and didn’t hear anything from Tracey’s dogs next door. The garden was secure and very peaceful. The barn was clean and had everything we needed for us and our dog and the welcome hamper was a lovely touch. Being able to allow our dog in the sofas with the throws provided was great as she is very nervous and likes to lay next to us. A great place to stay with or without a dog.

A beautiful thatched cottage, postcard worthy ! Manor Barn is beautifully appointed with all the home comforts you could need and spotlessly clean. It is located on the outskirts of a lovely quiet village called Happisburgh, the village has 1 shop, a pub and a fishmongers with freshly caught fish.15-20 minutes drive will take you lovely Broads. 5 minutes drive to Cart Gap beach which has a lovely little cafe and is dog friendly. A relaxing stay and will certainly book again

Manor barn is a little paradise! We came here for a family reunion, with children and our dog Tilou who is still very young, it was his second time away from home and a total success!

The place is absolutely charming and the owner has been so welcoming and caring throughout our stay. We couldn’t have hoped for a better place and we’ve had such a nice time. Tilou had a blast at the beach, in the corn field around the barn and the barn has everything we would wish for to make him settled and have a lot of fun.

We would love to come back for a future family gathering, our stay was just perfect and Tilou loved it.

This is my second time of visiting Manor barn in Happisburg and I have to say, there isn’t a better place to stay. Tracey & Dan have lovingly created a super luxurious holiday stay that is also unbelievably dog friendly too. Everything inside is quality, the bedrooms and bathrooms are wonderfully kitted out and the rooms are all spacious. The outside is secure and has a beautiful garden with gorgeous flowers , furniture and outside areas that you can relax and enjoy your break. The location is perfect and is a short walk to endless and quiet beaches. Being self employed and having two dogs that I treat like children I rarely take holidays, but by choice I would holiday here every time. It’s just perfect.

We had a wonderful time at Manor Barn. The barn was so clean and well equipped with the best furnishings and crockery, the towels and bedding are fabulous!! Body wash and shampoo and conditioner supplied which was so appreciated. Vegan and earth friendly products too which was a bonus and meant I didn’t have to pack my own! Such a comfortable and cosy property. The courtyard garden is a lovely place to sit and the dogs enjoyed the orchard garden. Fabulous welcome pack, we couldn’t have sled for more. Fabulous, quiet location close to the beach. 10/10

Manor Barn is your own little piece of paradise. Despite being next door to the owner you feel completely private & it is a wonderful place to relax. Lovely welcome hamper & plenty of stuff for the dog.....throws, bowls, toys & towels. The beds were also very comfortable & dressing gowns a really nice extra touch. There was excellent communication from the owner Tracey & she was there very quickly to rectify a minor issue we had.
Happisburgh beach is about a 20 minute walk and Nero's Kitchen is just up the road where you can buy dog biscuits with proceeds going to charity. You can also get fresh fish & crab from a lovely little shop in Happisburgh (Fair Maiden). We have stayed at many East Ruston Cottages and Manor Barn is very worthy to be part of this wonderful company.

The Barn is beautifully converted to create 5* living. Spotless with every home comfort provided. Plus a carefully considered welcome pack! 5 spaniels and a Border Terrier were also completely catered for with 2 dog proof outdoor areas. The sun shone, great local walking and beaches followed by relaxing in the garden and outside seating/dining areas. Looking forward to next time.

We had an amazing 10 day stay at Manor Barn - we returned home very relaxed and rested, not just the humans but our doggy family. The barn was perfect for both dogs & humans.

The quality of the Barn e.g. furniture, beds & bed linen, towels, toiletries, gigantic doggy throws for the sofas, kitchen & kitchen ware, secure gates & the most perfect dog friendly outside areas, etc etc was the very best we have ever experienced in over 30 years of staying in holiday cottages.

The barn was always so warm & comforting & then when we lit the log burner we were even more comfortable.

Location was perfect for us, if we wanted to walk to Happisburgh beach it was an easy 15 minute walk, some days we chose to drive to Cart Gap only because it is a slightly longer walk and with 6 dogs it was easier to pop them in the car. Other fabulous beaches are not that far away, we also enjoyed Winterton, Bacton & Mundsley.

Never have I ever stayed in a holiday property where I have complimentary White Company dressing gowns & towels !

A stunning holiday property, it is now going to be a firm favourite for a revisit. We have been home for 3 days and my doggies are still exhausted after a fabulous 10 days running & playing on the gorgeous sandy beaches.

Finally - the owners (Tracey & Dan) who live in the Farmhouse which is ‘next door’ are friendly, discreet & the very best hosts in allowing free but private enjoyment of their fabulous barn.

Once my son and daughter-in-law, and step daughter added dogs to their families I thought the ability to have a short break away with our family in the UK was over, as the majority of holiday rentals only accept up to 2 or 3 dogs max. However, we have 6 adorable and much loved dachshunds between us, and being able to spend some quality time away altogether in an amazing property was such a treat. Not only does Manor Barn accept numerous dogs, it's also a very special place to stay. The accommodation was very comfortable and the barn exceptionally well equipped. There were no worries about whether the dogs would be a problem if we came in from the beach a bit sandy, or if they wanted to join us on the sofas, as doggy towels, sofa blankets etc. were provided. Couldn't believe the kitchen was so well equipped! As we had the dogs, several of who suffer with anxiety, we didn't intend to go out to eat. We cooked every evening, from chowder to a full roast lunch on Sunday and had everything we needed. The beds were beautifully comfortable. There are numerous beaches to explore just a stone's throw from Manor Barn so once the dogs had been out for a long walk they were more than happy to flake out in front of the wood burner, another fabulous feature of the property we thoroughly enjoyed. Special thanks to Tracey who was more than happy to respond to any queries we had prior to our arrival. The welcome pack was amazing, enjoyed by all. If you're looking for a relaxing stay with your dogs, (or even without dogs), this is a property that will provide everything you need to achieve a relaxed and pleasurable stay away. Don't hesitate to book. We loved it and will definitely return.

We had a fantastic few days at Manor Barn- it has everything you could wish for and more besides. As it was wet weather the dry yard was a big bonus to avoid endless muddy paws. It was also ideal for the hot tub we hired in.
The barn was really warm and cosy- perfect for a winter break for all ages and dogs.

We were greeted by the lovely owner, very friendly and exceptionally helpful in every way. We'd placed a very late order for the fish platter, which I would highly recommend for a delicious and convenient dinner. The baths, the beds, the sofas were all wonderful and fluffy bathrobes a bonus. The welcome tray of goodies and essentials was very much appreciated.

Highly recommended for a luxurious and relaxing weekend, even when the weather is as rainy as it was on our weekend.

We had a fantastic stay at Manor Barn. It has to be the best equipped holiday cottage we have stayed in. There was everything you could ever want. It was cosy and warm, a home from home. There was a scrumptious welcome pack with lots of local goodies for both the 2 legged and 4 legged guests. The owners were on hand for help and advise if needed but also respected our privacy. There was a comprehensive guide to the cottage with lots of great information. We really appreciated how dog friendly it was, with throws for the sofas, extra dog towels, bowls, toys and spare leads. The enclosed garden was great for them to mooch around in. There was also a covered sitting area for us. There are great walks from the cottage either on foot or a short drive away. The lovely sandy beaches are a must to visit.

We had a lovely weekend at Manor Barn to celebrate a special family birthday. Perfect for both humans and hounds! Wonderful welcome pack & loved the Emma Bridgewater crockery in the beautiful kitchen. Living room is so cosy with the log burner on and the boot room was great for the dogs stuff. Everything you could think of has been provided - throws, crates, robes, toiletries, kitchen essentials. The outside space was great too & very secure. Would love to come back in the Spring/Summer to try out the hammock & hire a hot tub! Thank you Tracey, Dan & Team ERC for another lovely stay in Norfolk.

The manor barn is beautiful inside and out. We had everything we needed for a cosy comfortable stay. Secure fencing for our dogs with a courtyard and orchard for them to run around. We will definitely be going back Beautiful beach to walk the dogs

Just come back from a glorious week long stay. This is a fantastic cottage, probably the best cottage we've ever stayed at. Perfect for a doggie holiday. The cottage is equipped with everything you could ever need, was exceptionally clean with all doggie and human needs catered for. The welcome pack was the icing on the cake. The beach was a 20 min walk and was perfect for long doggie walks, we didn't want to leave. Will hopefully be back again

Had a fantastic stay at Manor Barn for so many reasons.

The secure courtyard and garden are perfect for dogs of all sizes, no nearby noise or passers by, so great for reactive dogs too.
Also suits the senior hounds, two exits have flat access - which is great for them.

Inside the barn was stunning, absolutely everything had been thought of for dogs and humans - loved all the extras provided - great comfy robes, shower gel, shampoo, huge firewood supply and a lovely generous welcome pack. The whole barn was beautifully furnished and decorated.

The owner Tracey was very helpful, but not at all intrusive - the barn is very separate from the main house, so hardly aware there was anyone next door during the stay, so a perfect play to stay in a beautiful location.

Would highly recommend the Barn and will definitely stay again.

We had the most fantastic 3 night stay at Manor Barn. The property, outside space and location completely exceeded our expectations. Tracey and Dan had carefully thought of every detail throughout the barn to ensure our stay felt special. The property was absolutely spotless, with luxurious furnishings, a fabulously equipped kitchen and wonderful welcome pack with goodies to enjoy. We even received a hand written card to welcome us which was a lovely gesture.
The property does not compromise on luxury despite being super dog friendly. And our dog enjoyed her own complimentary treats, blankets and towels as well as a lovely secure garden to call her own.
This is a gem of a property, set in a beautiful part of Norfolk and hosted by people who do everything to help you have a wonderful holiday! A huge thanks to our hosts, Tracy and Dan and also to East Ruston Cottages!

Manor barn was perfect for our family and dogs. The children loved the cart shed and hammock, the dogs were comfortable and our little reactive rescue was calm. And it was very close to the beach for daily excursions! The barn was so beautifully furnished, so in keeping with the building. Plenty of space and very comfortable. Nothing was too much trouble. Our 2nd stay at Manor Barn did not disappoint! It seems to have become our favourite summer stay. It is beautifully laid out and ideal for our family, fantastic having a ground level bedroom and shower room as we take older parents with us. It is so secure with all the gates. We always feel safe and comfortable. As all the bedding and sofa throws are cleaned after every stay we know it is so clean and overall we love the feel the barn offers. We cannot recommend this beautiful barn highly enough. The moment we stepped through the door I knew we were going to have the best week ever. This was our first trip away with our pup who was just over 10 months old at the time. The barn was clean and spacious. It is beautifully furnished and very welcoming. There was a lovely welcome basket to get us started and Tracey has thought of everything you might need (or have forgotten to bring!) The kitchen was very well equipped. The outside areas were amazing and extremely secure so we never worried about pup going on his own adventures without us!
It's perfectly positioned for beaches and woods and local walks and incredibly quite if you just want a snoozy afternoon in a hammock. There is a decent sized well know supermarket with 10 minutes drive along with many independent shops / cafes / garden centres and pubs too. We recommend Manor Barn 100% and can't wait to come back.

This was our dream cottage. We had 6 adults, 5 dogs and a baby. The outside area was fabulous and totally safe for our dogs, which gave us great peace of mind. We had 4 medium and 1 small dog. There was an outside hose and spray head, for washing down, plenty of dog towels, spare bowls, leads and toys. Plenty of throws for the sofas. We had walks to the dog friendly beach, and to the dog friendly pub with home cooked food. One night we had a takeaway delivered. The kitchen was amazing and had everything in you could wish for and all beautiful and great quality (crockery, glasses etc). Luxury white fluffy robes, shampoo, conditioner, body wash, plenty of hot water. Plenty of carefully thought out plug sockets. Tracey, the owner, is such a lovely person, careful not to interfere, but always so willing to help out. She provided a perfect cot and highchair for my granddaughter, with sheet and spare mattress protector and spare sheet - she honestly thinks of everything. It has been a perfect week and none of us wanted to leave.

So peaceful. Dogs loved playing in the secure orchard and lounging on the garden furniture.
Lots of lovely footpaths and quiet country lanes to explore straight from the door, plus it’s an easy short walk along the lane to the beach/coastal path.
Accommodation layout was perfect for dogs. Utility room was huge.
Owners live on site and very friendly/respond immediately to any questions/maintenance needs.
We highly recommend Manor Barn.

Fabulous holiday cottage with all the comforts you need. A very well -appointed kitchen, comfortable beds and a cosy lounge. THe dogs were well looked after too - lots of toys and space to stretch legs in either fully enclosed courtyard or orchard. Owenrs were very friendly and welcoming. The closes beaches are minutes away and have sand that stretches for miles. East Ruston Old Vicarage gardens were delightful.

Manor Barn is THE destination for the discerning vacationer with dogs, or for those wanting a luxurious treat. 5*, the attention to detail is second to none. A superbly equipped kitchen with so many extras that cooking is just as easy as being at home. A wonderfully generous welcome pack extolled locally made produce. Thoughtful additions in the kitchen (food wrap, spices etc..) and in the utility/boot room (washing powders/softeners) made our stay so comfortable, as did the squidgy sofas, rugs and blankets a plenty. Ad lib firewood for the log burner was a nice touch. Beautiful bedrooms; yes the bathrooms are on the small side but there is one for each of the three bedrooms and the lovely toilettries, clean crisp linens, fluffy towels & bathrobes more than compensate. The doggies wanted for nothing, with bowls, treats, towels, toys. Very secure gated areas to run around in too. Thoroughly recommend!

You know when you book a cottage with East Ruston Cottages that it will be good - and Manor Barn is! This is our second visit, as we loved it so much the first time, and it didn't disappoint. Tracey and Dan (our hosts) even gifted us a beautiful Norfolk mug as a thank you for booking again.
So why do we like it? The inside is perfect; a large farmhouse-style kitchen diner (that is incredibly well-equipped) leads through to the boot room. This useful, spacious room has a loo/shower room leading off, a butlers sink, washing machine and plenty of coat hooks above a radiator - so definitely designed for dog owners' ease. A door leads through to the lounge - perfect for evening relaxation - which is cosy yet not small. The front door opens from here, but actually not needed as it is natural to use the kitchen door. The other three doors from here are the three bedrooms. One ground floor with exit door, the other two upstairs with their own en-suites. Yes, dogs are allowed to be your teddies, just bring your own bedding, throws are provided.
The outside is just great. All secure for even little dogs, there is an outside courtyard with seating under a covered area, then a gate through to your very own orchard! The dogs all love the orchard.
Beyond the Barn is countryside (and footpaths across the fields) but a short drive (although also walkable) gets you to the beach at Happisburgh. It also has a dog-friendly, historic, pub with tasty food. Longer drives take you to other beaches and the other villages/towns. A good sized Tesco, with fuel, is three and a half miles down the road.
I could go on, but hopefully my review helps you understand why we just love Manor Barn - and returned!

From the moment we arrived this cottage ticked all the boxes. Beautifully finished but very practical for 4 boisterous dogs.
Despite the cold weather we were cosy.

We chose to stay in Manor Barn over firework weekend as our dog Charlie hates them.
We had an amazing weekend. The barn has everything you could possibly need for you and your furry friends. Charlie was so happy running free in the lovely courtyard and garden and we had some lovely countryside and beach walks. Really beautiful barn, amazing location and amazing hosts. We will definitely be rebooking.

I don't know where to start as everything was amazing.

The barn - stunning, loads of space, 3 big bedrooms, 2 amazing bath tubs and a shower. I took my disabled mum and 7 dogs here and it was perfect. So clean and honestly the owners have thought of everything and are very helpful.

The location- we found a lovely cafe 3 min drive away, food awesome . The only thing was, we had to drive each day to the beach as walking 7 dogs along the roads didn't feel safe. But we bought a weeks pass for about £35 and it made life alot easier and safer. The location is only ever a couple of minutes drives from things like the pub, the beach, cafes. Can not fault the location.

Owners - amazing, Tracey was so helpful and great communication. Honestly she could not of done more for us.

Gardens- perfect, there are two separate spaces. A concrete area and a garden, this was brilliant for separating the dogs and people. We had 7 largish dogs and there was more than enough space for them and 4 adults.

Can't wait to go back

Fabulous barn conversion! Loved the stone floors, thick walks, farmhouse kitchen, in fact we loved it all. 5 adults with mulitple dogs stayed. Very spacious and comfortable. Everything you could possibly need for humans and doggies. Helpful owners next door too.
Outside has 3 seating areas and having a choice was lovely. The orchard is just gorgeous to chillax in.
Relaxing and peaceful surroundings yet near to beaches and local villages.
Loved it as did the dogs , all 7 of them

We had a great week at this fabulous property. Six adults and four dogs,everything has been thought of and nothing is lacking.
Great walks to the beach, and also walks to couple of pubs. A real treat was the seals at Horsey Beach.
We would definitely recommend and are hoping to revisit.

We (myself, hubby and our Pack) have just had the most fabulous week in this beautiful cottage. Manor Barn is tastefully furnished and equipped and has everything that you could want for a totally peaceful and relaxing holiday. It is ideally situated being just a few minutes drive to the nearest beach (Happisburgh) with lots of other wonderfully dog friendly beaches within easy reach. There are lots of really nice cafes and tea rooms in the area as well as excellent farm shops where you can get everything you could want for a barbecue in the lovely orchard garden which we found to be totally secure for not only our Pointers but also Mabel our little miniature wirehaired dachshund.

What an absolutely wonderful time we all had at Manor Barn, everything was just perfect. I have never stayed anywhere so dog friendly before. Normally self catering accommodation which allow pets will only let you take the maximum of 2 so it has been very hard to book somewhere which accommodates more, until now.
Myself, two sisters plus the dogs, six! Wanted to take my mum away to celebrate her 80th and we are so glad we booked Manor Barn. Tracey has thought of everything to make you feel so warm and comfortable, even for the dogs! Lovely welcome hamper with lots of delicious local goodies including homemade dog biscuits, which were very popular. Beautifully decorated, comfortable beds and a fully secure pretty orchard garden for the dogs to play in…amazing!
We are so pleased we booked Manor Barn and have made very special memories there. Thank you Tracey for making it all so special for us. We would love to return.

Down loaded informative app...Followed directions, found property with ease. Said a Wow on seeing inside for real. Superbly clean. Lovely gift basket of goodies for humans and dogs. Great throws provided to cover sofas and chairs for doggies so they felt at home too.
Well located easy access to roads, attractions,quiet beaches local and a bit further. Short car drive to many places to eat, (all we went to were dog friendly.. and dogs got treated very well with treats and water).
A peaceful quiet location,calm for dogs and owners..The Manor barn exactly as described on ERC website as were the photos. Definitely would go again if the opportunity arose.

East Ruston Cottages site was easy to use & we found several places that suited our dog friendly needs.. after opting for Manor Barn in Happisburgh everything throughout the booking process was simple to complete, extra treats were booked at this point too so we had fresh seafood platters, cream teas & freshly baked assorted brownie boxes too ready for our stay.
All instructions, contact information.. everything was at hand, the whole system was so user friendly & easy to follow.

Manor Barn itself is truly an amazing, beautiful & cosy place.. secure outdoor areas.. an orchard which was all very enclosed plus another seating outdoor area, this also had a covered outdoor seating area too which was directly out from the kitchen door. Their welcome pack was magnificent, the under floor heating was appreciated especially by our pack of doggies. It was an absolute pleasure staying here, they’d really thought of absolutely everything. The owner was close by if you needed information or help with any equipment too, they were wonderful & very kind people who should be very proud of what they’d achieved at Manor Barn. It was all very luxurious yet so cosy & welcoming!

There were so many walks available to us whilst staying here & access to the beaches were in abundance. We had three 6 month puppies & mum so didn’t want to wear them out walking to the beach so chose to go by car then let them charge around on the beach. Our favourite was Bacton, Sea Palling, Horsey & Winterton but in all honesty every one we visited was fabulous!

We’re already looking to see when we can return.. it is certainly a doggy holiday we’ll cherish forever.. knowing our pack were all safe & secure & as much effort had gone into making their stay as comfortable as ours is heart warming & was a huge weight off our minds so thank you to Tracey & Dan at Manor Barn & East Ruston Cottage Co. We’ll be seeing you later in the year!!

Truly this is a dog friendly accommodation, owned by people who are truly dog friendly. Every last detail is provided for your dog(s). Crucially, the fully enclosed exterior IS entirely fully enclosed with double gates and the gates are meshed. Perfect for those breeds who love to squeeze through the tiniest gap! And for the humans in the party, the Manor Barn itself is Five Star accommodation. The kitchen is superbly equipped with first class homeware. In fact, the whole of Manor Barn exudes quality and class. Full and clear instructions are left for visitors. Although we visited in January, it was toasty warm, with instructions how to make it warmer, if needed. And the wood burner was fully equipped with kindling, paper and logs to last the whole winter - not just a few logs for your first night, as most are! In terms of location, Manor Barn is just a three minute drive to the nearest beach (Cart Gap) which is sandy, dog friendly and the locals are very welcoming. And speaking of "welcome", the welcome pack provided at Manor Barn was the best ever. Locally produced goodies, with practical items too, for your arrival. Manor Barn is everything you would wish for, not only for your furry friend, but especially for yourselves too.

As a regular East Ruston Holidays family (humans and our four dogs) we were more than happy to try another of their homes - and Manor Barn did not disappoint in any way!
A very comfortable barn conversion with well-thought out accommodation that would suit families or friends, but particularly those with dogs as the [secure] yard and orchard made it their holiday too so you could relax. It was also luxurious and extremely well-equipped with everything you could wish for that was all very high quality.
The location was good - away from it all but a short drive to everything. We did walks from the door that were super for humans and dogs such as ten minutes to the beach or the pub, and a ten/fifteen minute drive takes you to Bacton and Mundesley beaches, and even the lovely seaside town of Cromer was just a half-hour drive away.
The owners, Tracey and Dan, had put so much thought into caring for their guests - very touching - and were on-hand if required. I simply can't fault it.

Superb place. 6 adults and 2 dogs, lots of room. Great boot room area for all those coats, boots and dog bits. Can’t speak highly enough of how dog friendly Manor Barn was. From lots of throws for the settees to the great secure outdoor area. If you had forgotten a bowl, lead or poo bag no problem all available plus lots of dog towels. The adults had comfy beds too. So much so my daughter is trying to find the mattress! Lots of lovely touches making it very homely and high quality. We like walking so no problem for us. A couple of pubs within a mile and a half. Loved Cart Gap beach and the walk along to Eccles. Don’t hesitate book!

Tracey was a discreet but endlessly helpful host, and her property is luxurious but still very dog-friendly, which meant we could completely relax and enjoy the peaceful setting. The thoughtful touches were much appreciated: we've never stayed anywhere with our dogs which provided so many little extras. Humans were very well looked after, too, with a lovely welcome basket and delivery of food from the village for our first night.
The beaches and Broads are stunning and very close by, the walks varied and plentiful, and the setting beautiful.
Were it not such a long journey for us we'd be back like a shot.

Manor Barn is a great place for a family to stay and explore Norfolk. The barn itself was immaculate and all home comforts were provided, including some fantastic welcome goodies from local suppliers for humans and dogs. The beds were super comfy with lovely bedding and the kitchen was very well equipped. Plenty of throws were provided to protect the furniture from little paws as well as a basket of dog toys. We particularly liked the courtyard area which catches the sun in the morning (perfect for reading a book with a cup of tea before the kids got up) and in the late afternoon (great for sipping a G&T after a day of exploring). The location is perfect for exploring the local area with lots of dog friendly beaches within a 15 minute drive. We had a lovely stay and hope to return again one day.

Fabulous cottage in a fabulous location and the sun shone all week.

Manor Barn is a beautifully presented comfy, cosy cottage, we could not have asked for any more....

Situated within easy walking distance of Happisburgh village and the famous lighthouse overlooking the Beach. There are a lot of very dog friendly beaches (and tearooms) within an easy driving distance of the cottage which were much appreciated by us and our family of dogs.... they/we had a wonderful holiday.... thank you! We will be back

Loved Manor Barn all the home comforts you could wish for with lots of luxury extras that I would only normally expect to receive in a luxury hotel, like the soft fluffy white dressing gowns, coffee machine and luxury throws, not to mention all the doggy stuff just in case you forget your own.Manor Barn has everything a truly fantastic place to stay and within easy access of beautiful beaches, the broads and several good pubs and cafes which were all dog friendly. If you get to stay here you really are in for a treat.

Manor Barn was the perfect setting for a restful week enjoying glorious weather, beautiful local walks, and cooking meals to enjoy in the lovely garden. The house was very cosy and comfortable, and the spacious kitchen was very well equipped with everything one could want for a self-catering holiday. The large boot room was ideal for our dogs to sleep in. The shower rooms were small - the upstairs ensuites have sloping ceilings - but there was plenty of hot water throughout the day. We would love to go back to Manor Barn - one of the best places we have stayed for a family holiday - and we were so well looked after by our kind hosts. This was our first holiday with our dogs, and it couldn't have been better. Thank you, Tracey and Dan, for a lovely stay.

We have just returned from a 7 night stay at Manor Barn.

We booked through East Ruston Cottages and very impressed with the process and being able to research the area beforehand on their Facebook chat. Two words that describe East Ruston Cottages is "Dog Friendly " which is heaven to us.

Manor barn is simply stunning and we are so pleased to have experienced our stay there. We definitely plan to return. The owners are on-hand if required next door. Super friendly. We would say this is the most dog friendly property we have stayed at and our Golden Retrievers gave it a paws up. They loved being able to enjoy the outside space and then to curl up on the sofa. Sofa Throws all provided.

We found the area convenient for all that Norfolk has to offer and loved all the local beaches and the short distance to Bacton forest which we returned to on more than one occasion throughout our holiday.

Highly recommended and we can't wait to return again soon.

We have just returned from a week at Manor Barn and it was our first trip to this part of Norfolk.

The cottage is beautiful and has been refurbished to such a high standard. So many thoughtful touches from the welcome pack, lovely fluffy bath robes, friendliness of the hosts and just the most superb dog friendly conveniences. Our pointer loved the garden and snoozing in the sofa in front of the fire.

We loved walking to the beach every morning abs highly recommend the ingham sean pub for food and dunes cafe the other side of sea palling.

We can’t wait to come back

We were hoping for a cottage that met all of our requirements but fully expected that there would be some areas it didn’t. We were very pleasantly surprised to find the most perfect cottage which gave us everything we wanted and some things we didn’t even realise we wanted!
The owners were super friendly and did everything possible to make our stay a good one.
The accommodation itself ... well WOW what can I say! Absolutely everything was high spec whilst still feeling comfortable enough to relax in. There were so many little touches that made such a difference to our stay and a lovely welcome pack on top of everything else. There is so much space, everything was so clean and the beds were extremely comfortable.
Outdoors the garden and yard were both totally secure for our dogs so we could relax. The outdoor undercover seating area would have been fabulous during the summer but October was a little chilly to take full advantage.
Would highly recommend Manor Barn - we will be back!

Manor Barn was such a beautiful property. It was well thought out, very comfortable and luxurious.
It was easy to live in with 3 dogs, no carpet to worry about, plenty of space both inside and out for them to play and stretch out.
We particularly loved the covered outdoor seating area. It was great to be protected from the wind whilst still enjoy sitting out.
It was in a great location, just a mile from the local pub and even less to the coastal paths and both Cart Gap and Happisburgh beaches.
There are no footpaths on the roads in this region so extra care does need to be taken when walking but locals are very courteous.
Definitely a fabulous cottage to visit time and time again.

Manor Barn in Happisburgh is a lovely place to stay. The accommodation is very comfortable, and there is everything you need for your holiday. The garden is totally secure for dogs, and with stone flooring in the barn and throws for the furniture, you can relax after a day on the beach with the dogs.
The kitchen facilities are excellent, with everything you need. Maybe another fridge or larger fridge would be beneficial, particularly if 6 people stayed.

Thanks to Tracey and Dan for having us back to stay at Manor Barn again.
A year on a lot has changed but the comfort, high standards of cleanliness and homeliness is just the same and we enjoyed our holiday. A new addition to the pack joined us this time, Riggs enjoyed foraging in the Orchard and plenty of space for running around chasing with Max and Jem.
We revisited some of the lovely beaches from a year ago and added Trimingham, also Blicking Estate and visited Norfolk friends which was lovely.

This cottage is beautiful and is the best equipped cottage we had ever stayed in. The quality of the figments and fixtures large and small was so impressive. It is as though the owners chose things that they would like. The welcome pack included Prosecco, home made marmalade and dog biscuits. The owners are lovely and so welcoming and helpful. We enjoyed sitting in the various seating areas and a dip in the hot tub that you can hire from an local firm for your stay- the orchard was favourite! The dogs loved their stay. The cottage is minutes from a dog friendly beach. We would highly recommend this cottage

This is the second time I have stayed at beautiful Manor Barn and it was a welcome break for myself, my husband and our two dogs. We had lots of fun exploring the local area
area on foot and by car. We enjoyed many walks at Bacton woods, took the dogs swimming and spent time at the various beaches and the sand dunes.
Manor Barn is extremely well equipped with everything you could possibly need for your dogs or yourselves. The welcome pack provided by Tracey and Dan is a real treat and very much appreciated.
Our dogs adore the courtyard area and the orchard garden and it’s lovely to be able to give them so much freedom knowing they are safe.

We’ve booked to come back in December!

Decided to have a week away to escape the Xmas leftovers and see in the New Year, East Ruston had just added Manor Barn to their roster so we decided to try this new property, it did not disappoint.

The barn is clean, well appointed and, important in the winter months, toasty warm.

There was plenty of space for the humans, four of us and loads of lounging for the hounds, all six of them.

We look forward to visiting Manor Barn again, ideally in the summer so we can take advantage of the outdoor spaces.

Manor Barn is such a beautiful barn conversion, very tastefully decorated throughout & spotlessly clean. A warm welcome upon arrival, a very much appreciated welcome pack for humans and Nero’s biscuits for doggies. We had a very comfortable stay, slept well and only heard the noise of an owl or bird song, so peaceful & cosy! Doggies completely chilled and safe in a enclosed garden area (both grassed and paved areas) Lovely beach and country side walks. Everything has been thought of at Manor barn, throws, dog towels, spare dog bowls and leads. Our beds were so comfortable and fluffy towels provided and even hand soap and body lotion!!
I would have no hesitation of recommending Manor Barn.

Thank you for a wonderful short stay with my mother and my two dogs.

Manor Barn had everything we needed for both the dogs and us humans and was fresh and clean throughout. It is beautifully and cleverly designed making use of every single bit of space without feeling cramped. It was lovely for a short pre-Christmas break. We enjoyed walks on the beach, at Bacton Woods and exploring the local area.

The dogs couldn’t have been more relaxed and thoroughly enjoyed the Barn, courtyard area and orchard garden. We all enjoyed the log burner especially in the evenings.

We ate twice at the Star Inn once with one of the dogs at lunch time and another time without the dogs in the evening. We enjoyed the friendly atmosphere and the food.

Tracey is a wonderful host offering help when required but otherwise leaving you to enjoy your holiday.

The booking process with ERC was easy and Sue was very helpful before and during our stay.

I am looking forward to staying again in March, this time it will be with my husband and also the two dogs again.

This barn conversion is characterful, spacious and superbly located for exploring Norfolk's beaches. The hosts have decked it out to a high quality and the extras such as the orchard and boot room made a real difference to the enjoyment of our holiday. The barn is a few minutes walk from Happisburg beach and everything else is within easy reach so there's plenty of exploring to do. The kitchen is well equipped, the bathrooms very luxurious and well appointed, the sitting room is warm and homely and the outdoor spaces are well maintained and attractive. I wouldn't hesitate to recommend or stay here again. I imagine they will find themselves fully booked well in advance!

We had a lovely week in the Barn with my Brother and Sister in Law and 4 dogs between us.
Tracey and Dan were great hosts, there was a minor glitch with the heating which was soon resolved.
The Barn is beautifully equipped with everything you need, particularly the kitchen which is gorgeous!
The beds were large and super comfy with cotton bed linen.
There is a large private enclosed dog friendly garden with seating, and my favourite a Hammock!
We were very sad to leave and will be returning!

It was lovely to have you all stay in the barn. I'm so pleased you liked it and had such a lovely holiday. Thank you for your kind patience and help whilst we sorted out the teething issue with the new thermostat - happy to say it's working like a dream now and the barn is super toasty. It was a pleasure to meet and chat with you all and we'd love to have you stay in Manor Barn again.

We had a wonderful holiday in Manor Barn. The barn and grounds are secure and perfect for relaxing with our 3 dogs who all soon made themselves at home.
The location, within walking distance of dog friendly beaches and coast path was a bonus as we didn't have to use the car very often at all. The area and beaches were quiet and peaceful which was ideal for our nervous young lurcher.
We were all made to feel very welcome and are looking forward to staying again soon.

Thrilled to have the opportunity to stay at Manor Barn just after it had come onto the books at East Ruston Cottages.
Beautifully, well equipped and comfortable barn which has been sympathetically renovated and whilst being dog friendly it has been finished to a high standard and fitted out with all the lovely furnishings and additions we enjoy at home.
Love the outside space, perfect for relaxing after a day at the beach and seeing friends.
Look forward to visiting again in other seasons.
