We have visited on many occasions over the last few years and have never been disappointed beautiful in every season the hosts are always there if you need anything x we will be booking again for next year. My husband and grown up kids love all the games available and I enjoy the lovely peace and quiet. Thanks for having us again x

Beautiful large farmhouse remote with owners next door. Comfortable house with large rooms including two games rooms which are great we spent a lot of time playing pool and darts.
The Farmhouse has lots of rooms so you can find a space if you want or come together and have fun so many things to do in this house we spent a week and didn’t use everything their are games, books as well as the large games, Pool,Darts, Table tennis and table football.
We loved it at the farmhouse hopefully be back next year.

This is a lovely big house that easy fitted in our 6 adults, 2 children and 2 infants. There are plenty of areas in the house to be able to not be on top of each other. Lovely south facing rear garden that is fully fenced ensuring our 2 dogs were able to roam free without fear of them escaping. The outdoor doggy shower was ideal for wet days after walking the dogs in nearby fields or bringing them back from the beach.

The Farmhouse is extremely comfortable, suited our purpose completely. We had a rescue dog with us from Romania and although he is lovely and friendly - he doesn't really have good manners and does not know how to greet strangers or cars so is highly reactive. He had the freedom of the very secure garden and in fact we even managed to take him down to the beach on 3 occasions as they were very empty. He had a fabulous time. For us humans, the Farmhouse is very well equipped in all areas and the Games rooms provided great fun, although it did get a little competitive at times! Our visit was for family time to celebrate my 60th birthday and our eldest daughter was also 30. The sun came out too making it a wonderful few days. Tim & Tricia were very welcoming hosts and left a lovely welcome pack. We couldn't have asked for more. Excellent location, peaceful and comfortable.

From the moment we booked until after we left. everything went really well. We were kept informed of anything that we needed to do, everything that we were told would be provided was all there, it all went very smoothly and we were very pleased with how it all happened.
This was the first time we had booked through East Ruston Cottages, and we will definitely be looking to book again.
We received a very warm welcome when we got there, and even in the run up to being there too.
Tim was very knowledgeable and helpful with information about the area. There was a good range of details of places to visit, and we have now added to that too.
We went to the Doggie Diner in Cromer, and they are very dog friendly. If you reserve a table, there is a sign placed on the table with your dogs names on it! The dogs loved this.
We also went to Watson's Diner in Bacton and found they were also incredibly dog friendly. We had a great time overall. We didn't really use the agility equipment this time, as it was January and even though we were very lucky with the weather, it was still cold. We would love to come back again, and next time to let our dogs play in the garden more.

We are thinking about when we can book again, in order to come back a 2nd time, and then after that even more often potentially? Who knows?
We were very happy here, and we would definitely recommend it to anyone else who is looking for somewhere nice to stay for a holiday.

The entire stay was perfect - Tim being so welcoming , the welcome goodies , helping out with advise on pubs , restaurants , taxi's and beaches and helping out with dog sitting . The house itself was perfect for my three huskies and very well kitted out with everything you could need . The games room was perfect to enjoy pool and darts with friends .

The dog shower was well used to clean muddy / sandy paws and the doggy conservatory was a really good touch .

We will 100% be going back and planning dates already

We booked this property for a family holiday with the extended family. The large Farmhouse has plenty of room for us all to find our space as well as get together at meal times. Exceedingly dog friendly! That outdoor heated shower was particularly handy after our trips to the beach.

This is the second year we have stayed here with our family. Once again a very warm welcome from Tim and his family and lots welcome goodies waiting in the kitchen. The house is beautiful large spacious and well equipped. The grandchildren loved the games room with full size pool table, darts board and lots of board games. The fully enclosed garden is wonderful and the dogs loved it and were totally safe. The doggie shower is great and was so useful when arriving back with sandy dogs before coming into the house. Lots of information provided on places to visit and eat out in the area. Another fabulous week and we will be back next year.

We had a 2 week stay at The Farmhouse to given our parents some well deserved rest and relaxation and ourselves some more time in wonderful Norfolk. The location was fantastic, great dog walking from the door, inland towards the Weavers Way or towards the coast at Eccles and Cart Gap. Our Dad's enjoyed many a pool and dart game and the weather was mostly very good so we enjoyed sitting in both the front and back patio areas. The beds were comfy, ensuite showers were great but the one in main bathroom not very good water pressure. A fantastic welcome pack which was enjoyed during our stay. Tim & family on hand if you have any questions. We've stayed at many wonderful properties from East Ruston Cottages and The Farmhouse didn't let them down.

The Farmhouse is a beautiful house set in a super location, very close to endless dog friendly beaches & other local amenities. The garden is really secure with 6ft high fences & the added bonus of a hot & cold dog shower (we didn't need to use it because the weather has been glorious)! The owners, Tim.& Tricia were on hand if needed & left us one of the best welcome packs which we appreciated very much. Being frequent visitors to Norfolk we didn't visit any of the tourist hotspots - instead we went on some lovely walks, ate in a few of the many dog friendly local pubs & generally relaxed. The house is big enough for everyone to be together or have their own space with the added bonus of a games room & a library. We really did have a very relaxing week, thank you.

Two adults and two large dogs had a great week in this dog friendly house which is a 5 minute drive or a 45 minute walk to Cart Gap beach. The house was warm (it was March) and comfortable with plenty of space in every room. The owners were very friendly and left an excellent "Welcome Pack" of teas, coffee, milk and biscuits, plus some luxuries of wine, nibbles and some local produce, which was a lovely surprise, as well as lots of information about the area. The house is equipped with everything you need for a relaxing holiday. There is also a games room (snooker table, darts board and lots of board games) and shelves of books to read. There is plenty of comfortable seating with large sofas and chairs. The beds are also very comfortable. The garden is large and securely fenced so very safe even for the Houdini of hounds.

It was excellent,The farmhouse was so spacious .Their was seven adults,two babies and three dogs,it was so spacious it was just heaven I would certainly go again and recommend it highly.

Both our doggies and the family have really enjoyed our stay. The garden is absolutely perfect for small and reactive dogs, as it is a good size and FULLY enclosed. You can relax knowing your dogs are safe outside, and even has a heated outdoor shower when the pups get filthy from their rural walks just outside the house. The games room kept everyone entertained, and the brilliant idea of a quiet library to cosy up in and read was well used. A large lounge with comfortable seating and huge tv to sit and enjoy while the fire is on. Everyone slept perfectly due to the comfortable mattresses and pillows, with lovely high quality bedding and towels. The heart of the home was definitely the large kitchen and conservatory, perfect for families to stay together and enjoy the lovely clear skies. Owners are really friendly and helpful and provided a lovely welcome pack! We have already booked to visit again next year!

this was our second stay in the farmhouse, and it was as good as the first. Tim and family are always obliging and are
only next door. The welcome pack is the best we have ever had. The cottage has everything you could want, and the bonus is the games room, the family spent a lot of time there as we were there when the evenings were dark early. We were hoping to go back for christmas but were to late booking and someone beat us to it. B ut have no fear We will be back.

This is an amazing property set in a quiet location and just a short drive or walk to the beach or the shops. There is an amazing array of welcome gifts and information supplied from the host which was really appreciated. The enclosed garden is ideal for reactive dogs.
The property gives ample space for all the guests to relax and enjoy. The beds are super comfy and appreciated after long days out walking and exploring the local area. If the weather is not so good, there is a great games room with something for everyone.
Would certainly recommend this property to others.

We had a lovely week at the Farmhouse. The house was very spacious, clean and tidy and the owners were very friendly and helpful. A lovely week at The Farmhouse for our family (6 adults, 1 four year old and a large German Pointer). The house was spacious and comfortable and well positioned for exploring the local area with something for everyone.
We were made very welcome with treats for both the human and canine members of the family on arrival.
There were lots of walks straight from the door and local beaches few minutes drive away.
This was our first stay with ERC but it certainly will not be the last.

We had a wonderful week at The Farmhouse which is located a short drive from many beautiful beaches, the Norfolk Broads and the larger resorts of Sheringham and Cromer. We visited nearby beach cafe 'Smallsticks' and The Lighthouse Inn at welcome, food was delicious and hospitality was most welcoming.
The Farmhouse is beautiful, the owners truly have thought of everything you and your four legged friends could need to make your stay comfortable. There is a dog shower with dog shampoo, dog towels, throws, beds, bowls, secure garden front and back, stair gate and doors to prevent dogs going upstairs, they even have their own conservatory to relax in.
For us humans there is plenty of comfortable seating in two cosy lounges, a well equipped kitchen, 2 patio areas to enjoy the gardens weather permitting. Upstairs there are 4 large bedrooms, 2 ensuite, all have beautiful matching oak furniture all have beautiful views of the surrounding countryside. The owners are incredibly welcoming and when we arrived they had laid out fresh flowers and lots of local welcome goodies.

The Farmhouse suited our party of 7 plus 3 dogs very well indeed. Plenty of room to spread out with 4 bedrooms and 3 bathrooms.
Really appreciated the goodies for us and the pooches.
We had some lovely local walks to fabulous sandy beaches and the Happisburgh lighthouse.
An excellent choice of eating places within walking or easy driving distance.
We will use East Ruston cottages again for sure!

We arrived in the middle of a storm to a warm welcome and a home full of amazing goodies for both us and our dogs. What a lovely start to a much needed break away from our usual four walls. We absolutely loved our Christmas break at the Farm House! With 3 teenagers and 4 dogs it had everything we needed for a wonderful Christmas day! We enjoyed board games, games of pool, darts and cards. There were different beaches within easy access via a short car ride, shops, pubs, restaurants. The outside dog shower was very helpful after the muddy walks around the field! The dogs loved the large enclosed garden when we weren't out and about. A fabulous time had by us all, human and canine!

Tim and Tricia met us on our arrival and gave us a quick guided tour - really friendly and helpful without being intrusive and they were also at the end of the phone should we need it. (We didn't - they've pretty much thought of everything). The house itself is absolutely delightful - really spacious and tastefully furnished with modern bathrooms/equipment etc. The garden is fantastic for dogs - really secure (8-foot fencing surrounding the perimeter and a gate that bolts from the inside so nobody can accidentally access it and let your dogs out). There is also a lovely seated area for BBQ's etc where the dogs can join you if you wish, but this is also gated if you'd prefer that they didn't. The front drive/parking area is also really secure (not such high fencing but excellently thought out nonetheless). There were so many 'little touches' that we liked - the dog shower (which is absolutely fantastic and 100% fit for humans); the pool table/darts board/board games/books etc to keep the whole family entertained; the additional 'quiet' lounge for reading/computer work/whatever... there's even a 'dog lounge' (that weirdly [I'd have bet they wouldn't use it], the dogs took a massive liking to and we would often find that they'd taken themselves off to relax in 'their' lounge). The 'dog/child gate' at the bottom of the stairs was also great... a bit of privacy at last lol! We felt so welcome here and are more than happy to recommend the Farmhouse (and will definitely return in the future if Tim and Tricia will have us) :-)

Had a great week at the Farmhouse, 6 adults and 4 dogs. Tim the owner was very helpful and provided us with lighting when there was a power cut. Garden is fully enclosed so great for the dogs. All rooms are lovely and spacious and pool table a great added extra. Public footpath right on the doorstep so great for first doggie walk of the day.

We booked The Farmhouse over two weeks for our wide ranging extended family with 4 dogs. It was perfect! Large, comfortable and homely. The dogs were lovingly catered for with home made dog biscuits, agility equipment for a bit of fun in the garden and plenty of space for them to roam around. Private enclosed garden was perfect if you have ‘barkers’. There was plenty of room for everyone and a great games room with a pool table and darts that we all used.
Very peaceful and relaxing. We all loved it and would highly recommend this lovely holiday home.
The owners lived nearby and were quick to answer any queries.
I would definitely come back again.

Another great stay in an ERC. I cannot recommend Sue highly enough for her excellent communication, customer service and recommendations around Norfolk. The Farmhouse is in a great location and as always, very dog friendly.

We had a great stay at The Farmhouse. A lovely, spacious house with a very secure, dog friendly garden, the dogs even had their own sofa! We loved the space it offered and the games room was a big hit, ideal for rainy days. Location was great for us and there were several walks around the property provided by the host as well as local information booklets and refreshments - even treats for the dogs! Would highly recommend.

We have just returned from an absolutely fabulous holiday at the Farmhouse. The house is perfect for a large family with three boisterous dogs. For the ones with four legs, there is a large enclosed garden, a heated dog shower and if you want to use it a dog agility course. For the two legged, the bedrooms are all large and airy, downstairs there is also loads of room, there’s a games room and the TV is huge. The property is close to an amazing dog friendly beach and the hosts are helpful and attentive. I would highly recommend the Farmhouse.
