The rural village of Southwaite is the perfect base from which to explore the Lake District, Eden Valley, Hadrian’s Wall, Carlisle and the Scottish Borders. The River Petteril is close by, where local walks can be enjoyed. Penrith, ‘The Gateway to the Lakes’ is a 10 minute drive along the A6 with a range of boutique shops, supermarkets, restaurants and pubs. Lake Ullswater is a further 5 minute drive offering fell walks with stunning vistas, the Ullswater steamers and Aira Force. The county capital of Carlisle is a 15 minute drive north with Castle and cathedral, parks, cinema, restaurants and pubs along with numerous activities to entertain the children including soft play centres, trampoline parks, lazer quest and mini golf. Southwaite is an ideal base for people travelling from all corners of the United Kingdom to meet up due to its access to easy travel links just off the M6.

Approached by a tree lined driveway this former farmhouse, High House, is now a luxurious home from home, offering spacious accommodation where guests can relax and unwind, every room has been furnished and equipped to a high standard with attention to detail evident everywhere you look. The house retains many original features which effortlessly combine with modern day living, plump leather sofas surround the welcoming wood burning stove where guests can enjoy time in front of the TV, chat about their days adventures and play board games. The garden has stunning views over the Eden Valley, deer can be regularly seen grazing by the nearby river, dine al fresco or unwind with a glass of bubbly in the hot tub under the sparkling stars. With 5 spacious double bedrooms the house is the perfect base to meet up for get togethers or celebrations, suitable for either 5 couples or 2 or 3 families where 2 of the bedrooms can convert to twin beds on request.

The cottage has central heating, with underfloor heating in the kitchen and bathrooms and comprises: Sitting room with leather sofas around the wood burning stove and Freeview Smart TV. Lounge with comfy sofas around the wood burning stove and Freeview Smart TV a large arch leads to the dining/kitchen with beams, breakfast area, electric oven, induction hob, microwave, fridge and dishwasher. Utility room with drying room, washing machine, tumble dryer and another fridge/freezer. Shower room with hand basin and WC.

First floor: Double bedroom with king size bed, Freeview TV and en-suite shower room with hand basin and WC. Double bedroom with king size bed, Freeview TV and en-suite ‘Jack and Jill’ shower room with hand basin and WC. Double bedroom with king size bed (can convert to twin beds on request), Freeview TV and access to the ‘Jack and Jill’ shower room. Double bedroom with king size bed (can convert to twin beds on request) and Freeview TV. Double bedroom with king size bed and Freeview TV. Bathroom with bath, shower cubicle, hand basin and WC.

All electric, logs, bed linen and towels provided. Cot and highchair available. Private parking for 4 cars. The house is approached via a tree lined driveway leading to large lawned gardens with patio, garden furniture, hot tub and gas BBQ. Please note there is a fenced stream 200 yards away.

Stunning property, perfectly equipped, welcoming and comfortable. An excellent experience for our family of 10 covering 4 generations from 9 months to 90 years and our beautiful labrador. Surrounded by nature, deer in fields, house martins in eaves yet conveniently located for the Lakes, Cumbria and Northumberland. Peaceful yet fun! Great hot tub and garden.

We thoroughly enjoyed our stay at High House. It was very comfortable, with plenty of space for our baby grandchildren and our three adult children and their spouses. Barbara gave us a wonderful welcome and she was always on hand if we had any queries. Although the house was quite close to the motorway we hardly heard it and the views from the garden were stunning. We would certainly go back there!
