Pipiriki is a fabulous, detached holiday home with truly spectacular views over the river and quayside from most rooms, as well as from the stunning garden – an acre of immaculately-landscaped lawn reaching to the riverbank. With three comfortable bedrooms for up to six guests, it’s the perfect escape for couples or families wanting tranquillity while within walking distance of the village shop, inns, riverside, and the many water-borne activities on offer. Plus, there’s parking for two cars.

We had a great week at Pipiriki. Brilliant location with the beach at the end of the garden, gorgeous view from the house and beautiful garden. The house itself is tired though, and we had to buy a lot of the items we’d normally expect to find in the kitchen eg oil, pepper, coffee, cleaning spray, bin bags (there was only 1 left) etc. Also there was no working hoover (the tiny DustBuster didn’t work) at the property which meant using a dustpan and brush - which with 4 children was exhausting.

We've stayed at Pipiriki countless times. Its very much a home from home, assuming of course, that my home had that vast lawn, that heavenly view, the proximity of the beautiful River Dart, and charm of the village of Dittisham. The space, quiet, endless views, and homely feel of the house keep us coming year after year.

Pipiriki is a 3 bedroom detached home with a large, steeply sloping, garden with waterside access in a stunning location in the lovely village of Dittisham. It has a parking space and parking is also available on the roadway. There is a village shop nearby in the Village pub and the excellent Ferry Boat Inn and Anchorstone Cafe are a short walk from the Cottage along the waterside or footway. The charming National Trust property, Greenway, is across the water reached by ferry boat and Dartmouth can also be reached by boat Ferry. Taxis also serve the Village and additionally we visited the local vineyard, Sandridge Barton, for a tasting and meal by booking a Taxi from the Greenway side and using the Ferry to cross the river. Boats can be hired locally to explore the Dart. This is an area of outstanding beauty with plentiful walking nearby and the coast in easy reach. The garden does have some flat areas but, this year, lacked garden furniture, there was only wooden terrace furniture. The house was well prepared.
We have stayed there 3 times now. The furnishings are comfortable and the house is well equipped and prepared for guests. It feels welcoming and personal. Some areas of the house are beginning to look a little tired, but it still has a lot of charm. It is not very suitable for anyone with mobility problems as there are steep steps down to the property, although there is a handrail. The service from Dart Valley Cottages is excellent and responsive. Pipiriki is a comfortable and very enjoyable place to stay.

We enjoyed another super week at Pipiriki. The house is comfortable with almost everything you need. It would be very useful to have a tumble drier though. The view is spectacular from almost every room in the house and the garden is amazing. It’s great to have off road parking and it is a short walk down to the quay - with a steep climb back through the garden or Manor Street. Already booked for the same time next year!

Pipiriki is an older house in the best ever loacation. The views from the windows downstairs are stunning and even if you stay in it is like you are still involved in the busy River Dart life. There is alwasys something to see, boats coming and going. Paddle boarders, kayaks passing by and little sailing boats passing back and forth. You can watch the Ferry boats come and go and watch the wading birds as the tide goes out. This can all be accessed by a gate at the bottom of the steep but lovely garden. The beds are comfy and the ensuite is great (water pressure here is good). There is everything in the kitchen you need for a holiday. Very handy also having a back room for muddy boots etc and an old belfast sink for cleaning off before entering the house. The one gripe is the water pressure to the kitchen and bathroom shower when using hot water is poor. This may be deliberate to prevent hot water wastage but frustrating when taking a shower. Windows in the dining room may need some attention as they seems permanently foggy with condensation. This does spoil a little bit of the view. All gripes aside, this is our second visit here and I would expect not our last. We love the location.

We loved the house and garden with their magnificent views, and being able reach to the river along a short path at the bottom of the garden (we brought a paddleboard which could be launched there close to high tide). Also being so close to the centre of Dittisham, with its pubs and village shop that stocks local produce. As other reviewers have said, the house itself was a little faded, but that didn't get in the way of our enjoyment. So much to do in the area along the river and by the seaside, and fun to be able to get around by boat - but also a pleasure to spend time in the comfortable house with its views. We were a family of 5 (it might have been a bit of a squash to fit in 6 as the 3rd bedroom is quite small).

My family has stayed at Pipiriki countless times; We're always happy to arrive and sad to leave. The house feels like a home, the views are sublime, the garden is completely wonderful, and the location second to none. Its the silence, long views of River, hills and woodland; and the homely feel of Pipiriki is relaxing, it doesnt have that corporate, could be any holiday house feel, we like its home from home aspects. If the weather is inclement, we sit in the comfortable sitting rooms and watch the life on the River; One of my family said, In a changing world, Pipiriki stays the same', we cant wait to return next year.

The accommodation was comfortable and had all the facilities and a well equipped kitchen. The views out over the river from
the dining room, kitchen, lounge and conservatory were amazing.
My mother-in-law of 90 years of age joined us for the week and she had a wonderful time and did not want to leave.

There were just a couple of points we had a slight issue with, there were no instructions on how to use the electric hob and a hand towel in the kitchen which we had to wash as it was really smelly.

We are hoping to visit again next year.

Lovely stay again at this cottage in the beautiful village of Dittisham. This is the third visit. Lovely location and we can see the improvements each year to the cottage. The location is possibly the best in the village with amazing views from most rooms and in a village where parking is limited there is plenty easy parking just outside the cottage on Riverside Road.

Another nice stay and able to make most of south facing terrace. Would recommend people to stay, however several points need mentioning. Ther e is a lack of cutlery and crockery. The heater in the main bedroom is still not heating up. There are several slipped slates and the guttering outside the main bedroom is completely filled up with moss.the beds are very hard.
Had a tawny owl sitting on the table outside one night.

The view from the property is mesmerising , the setting is wonderful and it’s an incredibly peaceful location. We were very comfortable and felt at home and relaxed. The property does need some updating , some of the furnishings are tired looking but the property was well equipped and had everything you might need over the course of a week. The house has great charm , it’s not modern and it’s not immaculate but we loved it ! The gardens are lovely and what a nice feature that you have your own gate at the bottom of the garden , very handy for a short cut to the ferry when the tide is out. I would suggest this is an ideal choice for anyone wanting a tranquil holiday where you want nothing more than rest and relaxation and an antidote to the stress of modern life.

The best view of any holiday cottage we have stayed in. River at the end of the huge garden great for swimming and water sports. This is an unmodernised house, so don’t expect luxury but the setting and view more than make up for it. Two great pubs in walking distance. Perfect.

A beautifully situated cottage. There are glorious views and comfortable places to enjoy them whatever the weather. The local shop and pubs are easily accessible - as is the river for water sports although there are some slopes to climb and steps at the property. We had a wonderful time here. The mature gardens are lovely - though sloping, but there are terraced areas to enjoy. Dittisham is a superb spot. The ferries give ready access to Greenway and Dartmouth. A great place to stay and a good base for the South Hams but you could spend the whole time here quite happily.

Excellent location overlooking the River Dart. House nicely furnished and equipped with plenty of space. The garden in great shape. All appliances in good working order and wifi decent too. The king size bed in the en-suite bedroom wasn't as comfortable as I would have liked - neither mattress nor pillows - but that was the only negative.

A lovely location with great views. Lovely reception rooms and sheltered sunny balcony overlook river. Although the property is slightly dated this did not effect our holiday other than shortage of glasses and crockery were inconvenient. Oven door had to be propped close with broom.

Our second visit to this splendid house with eye watering views of the river below. Sitting on the veranda most evenings was unlike anywhere else we've ever been.....warm evenings in September without a touch of breeze and so quiet you could hear a pin drop. We were happy to see the owners had installed a new blind which shields a huge window in the lounge from low sun in the morning. There is very little we would change but the bed in the master bedroom could use some attention....what we called "the Ditsum Creak". A really enjoyable stay.

We've stayed at Pipiriki countless times, but never cease to be blown away by that view, (sparkling River Dart as far as the eye can see) that garden, (endless swathes of lawns & trees) that location.(moments from the River foreshore). The house is very much a 'home from home' which, to me is very much part of its immense charm. Its a 'real' property, not a copybook 'holiday let'. So rare these days. As a plantswoman, I think I have to give it 'Best in Show ! '. Or, at the very least, ' People's Choice !'

An amazing find, absolutely stunning location, beautiful views, gardens & location, had everything we could possibly need, will definitely be returning, only tiny negative & this is purely personal to us, main bedroom with ensuite the bed was very hard & uncomfortable for us & family bathroom overhead shower a bit tricky to keep the water flowing if using in the hand just to wash hair.

We have visited this house many times and this holiday was blessed by beautiful weather. The house has everything you need for a family holiday. The kitchen is well equipped, there is a comfortable lounge and good sized bedrooms. There is also plenty of parking on the road outside. However, the highlights of this house are the stunning views and beautiful garden. Pipiriki does not have a tumble dryer or clothes horse. The washing machine is good and there is a line outside but in poor weather drying clothes or washing would be challenging. Dart Valley Cottages are a good local company who we have now been booking cottages with for over 20 years so we are certainly satisfied customers!

This property must have one of the best positions in Dittisham. The gardens which are very steep are beautifully kept and run down to a gate that takes you right to the edge of the Dart. What a great location! The house is big and spacious with three bedrooms, one double ensuite, a large twin and a double. All have comfy beds. There is a separate shower over bath and a separate loo upstairs. There is also a very handy loo in an older type large boot room/scullery which is downstairs, this room is very handy for taking off any wet clothes and boots. There is a washing machine and tumble dryer here, aswell as an old sink. The kitchen has an induction hob and wall mounted oven/grill. There is also a dishwasher. The dining room has original wood flooring and seats 6 very comfortably. Views from here are great. The living room has two comfortable 2 seater settees and an arm chair and a wall mounted smart tv. Again the views are stunning. There are double doors leading out into a sun room which has a huge picture window looking both ways up and down the Dart. There is a lot of extra seating here. Doors lead out of to a flat patio that runs across the front of the house and has plenty of outdoor seating. The views are the biggest draw to this property. Overall the property is large, comfortable and well equipped with everything you might need from a holiday home. There are steps down to the house from the parking space through one gate or from the other side of the parking space a slope runs down to the back door but if you can manage the garden you can certainly manage the few steps. I can't wait to return to this property.

The cottage was in a fantastic location and with amazing views up both directions of the river. As regular visitors to Dittisham we have never actually stayed in the village and this was the perfect place to stay. Our family has long ties with the village and some of it's residents and so it was lovely to reminisce on the balcony looking out over the river. The Cottage itself was warm and welcoming and we would definitely recommend it to others. We look forward to our next visit.

One of the best located houses in Dittisham. The views from Pipiriki are exceptional, the river access from the bottom of the garden makes it perfect for paddleboarding and canoeing, the short walk to the pubs, the shop and the park mean you have everything you need on hand - and there is easy parking outside the house, which is rare for houses on the river at Dittisham. The garden is glorious - enormous and beautiful. The house is homely and comfortable, with plenty of space for a large family. We loved the wet room for changing in and out of wetsuits and rinsing them. We hope to return!

The house has amazing views , much enhanced by the huge Windows everywhere. A large garden, at the bottom of which is a gate that leads you directly onto the beach. We were there when there were restrictions in place , so the cottage was a little bare but still cosy and well equipped . Would highly recommend. There were only two of us but am sure there is plenty of room for several more people.

The view from this property simply takes your breath away and the garden leading down to the river is maintained superbly. We only used the master bedroom (excellent mattress for a change) with ensuite which was quite modern with a good powerful shower. While there is a large mirror in the ensuite there was no mirror above the basin so you had to squint in the reflection of the towel rail when shaving / inserting contact lenses. All the rooms are reasonably well maintained but there are a few things that need to be sorted. The roller blind outside the main lounge needed the assistance of the maintenance man to reel it in (i.e. three of us) and from written comments it's been like this a long time - just fix the gearing please because with such a huge window in the lounge it really is a necessity. Now to the cleaning, which in summary was poor, such as a filthy glass shelf in the ensuite, really sticky kitchen floor, dirty oven, a tumbler in the cupboard was still wet on the inside and finally that massive lounge window was dirty on the inside while the outside was near impossible to see through. We had a go at cleaning it and made a big difference but surely a window cleaner every few weeks would solve this and give Pipiriki's fabulous outlook its due respect. Lastly, a few words from Dart Valley Cottages to warn us of a "house build" two doors away would have been helpful.... but we still hope to return because the place is that special - just plug a few leaks (including the kitchen tap).

We have been going to Pipiriki for several years. There is nowhere else in Dittisham like it. As soon as we step out of the car we start to unwind, knowing that the next few days will be spent in a wonderful home, surrounded by a spectacular large garden, and with the breathtaking views of River Dart spread out in front of us ! That vast green garden, the lovely 'home from home' feel of the house, makes it very hard to leave.

It was lovely to just sit and watch the view changing through the day. Great location in the village, close to shop/pub and easy access to the water's edge for launching our paddleboard and kayaks. Used lots of the takeaways from pubs and cafe for an easy holiday.

A great location in a stunning Devon village, with first class service from the agent. However, we had an issue with cluster flies in the property that effectively meant one of the three bedrooms was uninhabitable for our weeks stay. The landlord (lawyer) felt a 6% goodwill gesture was appropriate given the issues we faced. I doubt if the ‘shoe was on the other foot’ he would accept such a derogatory gesture himself. Property is also quite dated and needs some renovation. So relatively expensive for the condition of the property and an arrogant landlord. Great village, excellent letting agent but I would advise to NOT rent this property!!! But risk the flies if you dare...

A stunningly located cottage with beautiful views of the Dart. You can simply watch the comings and goings on the river from the comfortable interior or stroll down through beautifully maintained gardens to access the estuary shore and walk to the quay. This is a perfect place to escape to for peace, tranquility and lovely country walks.

After a life time of travelling around the world, now a stay at Pipiriki is my idea of Paradise. Just being in that lovely home from home, with THAT VIEW and THAT GARDEN, is my ultimate de-toxer. Pipiriki is a real home, not a clinical Holiday Let. And that's important in this depersonalised old world of ours. A place to sit and relax, and enjoy such a lovely location.

The property is a unique location in the beautiful village and where it lets itself down is the bedrooms and the remaining bathroom, the mattresses are poor and very hard, in the twin bed it bedroom the two mattresses smell of urine.
The whole area is very bright but all the curtains are not proper blackout curtains and therefore sleeping is not good.
The garden is a credit to the gardener who we've got to know over the last four or five years and he does a fantastic job, and we very much appreciate the view along with the garden.
Both my wife and myself smelt again a urine smell in the lounge, but could not tell where this was coming from, and obviously somebody has had an accident at some stage.

It is shame that after 4 years of holidays at Pipriki you did not feel you could speak to us directly and I sorry we will have lost you as customers as the sleeping arrangements are not suited to you. For anyone else reading this the house does not smell of urine and is perfectly clean. If anything the sitting still smells of new carpet.

This was our 8th visit to Pipiriki so we like it very much. Plenty of space inside with stunning views and beautiful garden. New hob in kitchen is great and plentiful supply of hot water now heating/hot water has been reorganised. A home from home! We are already ‘pencilled in’ for next year!
