Set over four floors, this much-loved home is anything but ordinary. Styled in maritime blues, crisp whites, and fawn pinks, you’ll feel soothed, refreshed, and invigorated. Enjoy river views from the dining area’s panoramic window, the Juliet balcony in the second living space in the eaves, or seated on the patio terrace. A super-king, kingsize and twin bedroom make for a soothing sleep. And start the day refreshed in the contemporary en suite and family bathroom with bath and walk-in shower.

We thoroughly enjoyed our stay here and would go back. It was very well equipped but would have liked the provision of a DVD player, some kindling and firelighters but overall it was fantastic, especially the views. The house is central to the town so no need to use a car if you're staying local.

The Admiralty Wash House had been refurbished prior to our stay and was also re-branded under a new name. I think we may have been amongst the first guests since the improvements. We know Dartmouth well having stayed here loads of times and the location is excellent. We've previously stayed Above town, Warfleet creek and elsewhere. We don't mind spending money for a centrally located quality property. There is no parking here but they provide a pass for the Mayors Avenue car park as do most of the rental properties in Dartmouth. Mobility is no issue for us fortunately so the 30 or so steps to the property were not an issue but be aware they might be if you struggle or the weather is bad because they will become slippy and there are a lot of them.

The house was very clean, really nicely decorated and more spacious than we thought. The sofa's were comfy, the beds were comfy and the house has a nice feel to it. It's a credit to the owners who clearly have taste. There is a beautiful view from the dining room of the river dart and as we arrived on Saturday on the last day of the regatta, we were treated to a perfect view of the fireworks which were launched from a pontoon which was in sight line of our position on the decked area behind the house. It was brilliant and something we'll never forget.

However,

We paid £1500 for the week commencing 26th August 2023. Roughly the same week in 2024 is £2339. What! That is a 56% increase. So having decided we'd be back next year as we left, we have now decided that there is no way we'd pay this for a week in this property. Let's put it into perspective - it's about £334 per night in 2024. Don't get me wrong, everything is going up. We stayed in Fowey the week before we stayed in this property and that has gone up 34% for the same week next year and that is outrageous but 56% - really! This is basically taking daylight robbery to a different level and I hope it will encourage people to do exactly what we are doing next year - go back to holidays abroad. You can get a private villa with 3 bedrooms in Moraira (posh part of the Costa Blanca) for about another £1000 and that is for 2 weeks and you get the weather, a pool, parking for several cars and so on.

We usually holiday in the UK first two weeks of the summer holidays. Thank goodness we didn't this year as the weather was awful and the two weeks we had in the UK were fabulous (last two weeks of the kids summer hols) but friends of our stayed in both Devon and Cornwall during the first two weeks and it was a washout. Why take the risk at these prices? Just go abroad. If you end up stranded at the airport for hours on end, you'll soon forget that when you are lying on a sun lounger sipping something nice in the guaranteed sun.

As the 2024 inflated price is hyper unbelievable, I'm going to be hyper critical: For almost £2500 a week, the hessian style carpets in the house would be better suited to the floor of a poolside bar and the kitchen was not very well equipped and for this price I'd expect a private chef. The lower floor bedroom was freezing (even in August) unless you whacked the heating on and the outdoor furniture seat cushions were all covered in mould so we couldn't sit on it, no doubt because the previous guests didn't put it in the outside store box, but the owners could have put some instructions up for the common sense impaired.

At some point, there is going to be a backlash in this country and '2nd home owners' are going to realise that people are in fact not incredibly stupid, they will not blindly continue to pay these massively inflated prices and will holiday elsewhere.

Use your common sense - go abroad and watch the UK holiday prices drop. When they get reduced bookings and the second mortgage is not being met by bookings anymore, perhaps they'll have a re-think. I thought that Dick Turpin wore a mask and was dead but it appears not. He is alive and well, in plain sight working in conjunction with Dart Valley cottages and the property owners of The Admiralty Wash House.

Dear Mr Pitfield Thank you for taking the time to review The Admiralty Wash House. The house has indeed undergone an extensive refurbishment project with a team of professional interior designers. The owners have invested considerably in ensuring a great guest experience. We are so glad that you felt it comfortable as well as tastefully put together. I will of course feedback your comments on the carpets to the designers. How wonderful that you managed to see the fireworks! The week you booked was probably the most popular week in the whole of the Dartmouth Calendar. The Dartmouth Royal Regatta is one of those great British Events that brings thousands of people into Dartmouth each year to celebrate and compete. Those dates are often booked up a year in advance. I think that you were lucky enough to secure those dates at an incredibly good price because you booked within hours of us launching the home on the market so it would have been at a launch price. To give you an idea how sought after it is, those dates are already booked for 2024. As you have experienced The Admiralty Wash House gives guest a prime viewing spot for the Regatta. We try to offer guests a wide variety of homes to suit every budget. You can stay with us from as little as £90 per night upwards depending on the size, location etc of our homes. We have a large number of clients who come year after year to enjoy all that Dartmouth has to offer throughout the Seasons. We are definitely not just a destination for the summer months. All holiday home owners try and stay competitive despite the rising costs for utilities, maintenance and housekeeping. We fully appreciate and are thankfully to all our guests new and returning as they are so important to the local economy. Our many independent shops, cafes, boat trips, train trips and local businesses depend on the tourist market to keep surviving. I do hope that you will decide to return to Dartmouth another time. If you have never seen the Train of Lights in December it is truly spectacular.

Stayed in the Admiralty Wash House for a week during Dartmouth Regatta.
The town was very busy so we enjoyed being located very conveniently nearby.
The house was comfy and well equipped for 4 adults and our dog and slept up to 6.
The only downside was the steps! 30 steps up to the house and then set over 4 floors we did lots of climbing up and down. The roof terrace/deck was up again to another level but was worth the hike for the views over the river.
The lower ground floor did feel a little cold and damp with the bathroom down there never really getting dry despite the heating being on.
We loved the sitting areas which meant plenty of space to read, play games and relax together or apart if we wishes.
Thoughtful touches such as binoculars, board games and plenty of books to read.
We found the master bedroom to be very light and would benefit from curtains to cover the thin blinds.
Also would have appreciated some reclining chairs or loungers for deck.
Surprised not to have received a welcome gift from agency - this is usually common practice and there wasn’t even milk in the fridge. Luckily we’d organised a grocery delivery.
We enjoyed our week in Dartmouth

Had a great stay at this stunning property. The owners have great taste in furnishings . Loved it all (apart from the 30 steps ) which is good exercise .
There was slight issue finding the property as our email and the download directions had a different addresses. Fortunately despite it being 5pm on aSunday evening I could contact someone from dart valley cottages . The manager phoned me back and gave us the correct address. It’s not very clear . Would help if it had The name Admirty wash house on the wall.
Would we come back 100% yes
