Lower Burnside is a spacious 3 bedroom apartment forming the lower half of a large detached Edwardian house set back in Combesgate Valley just a few minutes’ walk from Combesgate beach, popular for surfing at the right tide. It takes about 10 minutes to walk to Barricane beach if that and a bit further round the Esplanade to the main beach and the village. If you prefer to be away from the busier end of Woolacombe and yet still walking distance from everywhere, then this is a great spot.

In a great location, comments from booking do state that the accommodation is on the tired side but would still expect certain standards to be met, the beds and bedding need replacing; we suffered with the mattresses and left the day before our last night. Gorgeous view but we had to clean the windows to see it. Also, owner is expecting builders imminently which we were told about a week before our holiday so no other option but to continue with our stay, lots of tooing and froing with emails, they turned up 8am on our first morning but then thankfully didn't return.
We love Woolacombe and will return when the beds are replaced.

Sorry for late response to your review. Its the first time the beds have been mentioned in previous feedback (we get feedback but they don't always chose to then review). The owner will try them when down but I guess its one of those controversial situations, some like harder beds, some softer mattresses so its difficult to please all. I will call you for more specific info so I can relay to the owner. The windows, well, that's hard to keep up with in this area, being so close to the sea but I have suggested that the owner have a more regular window clean. With regard the garage building work, as we explained, we were only told when we told you and the owner told us it had been planned to be done prior to the season but the builders used the excuse that the weather had delayed it! We did keep you informed as we should and I know it's annoying to receive lots of back and forth emails before your holiday. I can see that you marked us down on customer service which is a shame when all we were doing was doing our job. Hence why I felt the need to respond (I don't get time to respond to all sadly). I'm pleased you loved the location and that you'll be back if beds are replaced so do check with us first.

Burnside sits on a large elevated plot with fabulous views over Woolacombe Bay. Externally the house shows a few signs of its age, but don't worry, inside the house is comfortable with a large well equipped kitchen / dining area and utility with all usual appliances, crockery etc. The dining end has comfortable settee / corner unit. The main lounge is cosy with plenty of comfortable seating.The central heating was very good, and all rooms / bathrooms / bedrooms were cosy and clean. Housekeeper Catherine was very quick to respond to a query we had - most impressed. Similarly, the booking process through Holiday Home Hunter was very straightforward, Maddy and Sarah are always happy to answer queries and help. Some larger businesses should take note. We would certainly use Lower Burnside again.
