We would thoroughly recommend Kirktoun Cottage on the Duffus Estate. We had a fantastic stay and really enjoyed our time there.
Arrival was very easy — the instructions came in plenty of time and were clear, so we knew exactly what to expect.
The cottage itself is extremely comfortable and well equipped. I don’t particularly enjoy cooking, but on a self-catering holiday it’s a necessary evil! The welcome pack, plus a kitchen with everything - all mod-cons - provided, and set up in a way that feels easy and manageable, made all the difference. The whole cottage felt really warm and welcoming — we especially loved the bug open hall / stairway, the large window in the cosy sitting room, the real fire, and the very comfortable beds.
We spent much of our time outdoors, so the TV and other indoor entertainment weren’t a big focus for us, but we did feel the TV could do with updating. That’s a very small and picky point, though, and certainly doesn’t take away from the overall quality of the cottage. When we had a small issue with the bathroom fan and drains, it was dealt with really quickly and everyone involved was very friendly and helpful — another example of how well cared-for everything felt.
The setting is perfect: rural and peaceful, with small village amenities within easy walking distance, beautiful local walks (a particular highlight for our dog!), and both Lossiemouth and Elgin nearby for anything else we needed. The Kula Coffee Hut at Duffus Castle became a favourite daily dog-walking stop. Both there and at the cottage, it felt as though our dog was genuinely welcome rather than just tolerated — with thoughtful touches like treats, bowls, and even an extra towel provided. Too often a “garden” in holiday-let descriptions turns out to be minimal, but here it really was a proper family- and dog-friendly space.
We enjoyed our stay so much that we’ve already booked to come back next year.

The cottage exceeded expectations. Clean and comfortable with everything you need for a home away from home. Quality bedlinen added that extra touch and the basket of goodies provided was very thoughtful. The large, enclosed, quiet back garden was perfect for my two small dogs, and had direct access to the enchanting woodland paths through the estate. An ideal place for anyone with reactive dogs as there is nothing to disturb them. The arrival and local information provided was perfect. Highly recommended.

Last time we came to Scotland the place was awful but this time has been the best. Amazing place and would love to come again for a longer stay.

Lovely cottage, easy to find and in a great area with plenty to do.

We found the property very clean, comfortable and warm. The kitchen is well equipped and a thoughtful welcome pack was provided. Kirktoun is nicely positioned to access the estate grounds and there are lots of both beach and forest walks a short drive away.

My husband, daughter and I stayed for 3 nights at Kirktoun Cottage in March 2025 and had a wonderful time. The cottage had everything we needed with a full kitchen, a indoor fireplace (which we used each night!), very comfortable beds and even a laundry washing machine. We really enjoyed exploring the area around the cottage, including Duffus Castle which was a real treat, including the Kula Coffee Hut just outside of it. Highly recommend staying here!
