This really is the house that keeps on giving, there is everything here... and more! Just a 15 minute walk from Lymington's bustling High Street, and surrounding coast; this luxury lodge feels like an exclusive country club- complete with a heated pool, hot tub, gym, games room, and cosy cabana outside...

What a great ‘home’ to stay in !!! Our first Airbnb experience could t have been better, from all of the help we received from New Forest Escapes all the way through booking and a few questions to the welcome pack and then just the property itself !!
I won’t list all that was great as it will take too long, but a summary of ‘everything’ should suffice. Outdoor space second to none, space inside very well appointed and lots to do.

Thank you Harri and to the Framptons, it was amazing !
7 very happy and very tired people and 2 exhausted dogs had a great weekend away, blessed with some unexpected sunshine as well..

Deer lodge is an amazing property in a fantastic location me and my family loved every second of being there from the moment we arrived we knew we had made the right choice the house is stunning every room was gorgeous and the facilities were the icing on the cake we’d never felt so comfortable being away from home and we really didn’t want to leave the place was that nice.the new forest escapes team are equally amazing they were a pleasure to deal with and would highly recommend them and this property.



Great stay, was perfect for our needs for a family gathering - plenty of local walks, venues closeby

Slightly apprehensive on arrival however all concerns vanish on entering this marvellous bolthole.
The rooms, kitchen, ambience etc all fantastic. The pool and hot tub very much appreciated additions, as was the open field view to the rear.
Very conducive to a great intimate, chatty and entertaining break for four couples whilst allowing dogs to stay with us.
The pizza oven another great addition and the cause of great first night hilarity making our own pizzas.

All in all a fantastic option to consider. The high end gastropub Fleur du Lys in Pilley is a perfect walk away (we recommend through Lymington and up the river to Pilley).

The house is in a great spot for a walk into town (20 mins) or to exercise the dogs on the hill fort next door. Facilities are excellent and the hot tub was in regular use as well as the games room.
The kitchen was well equipped and the pantry is a great addition.
Overall it suited us (family of 7) well and we enjoyed ourselves very much.
A couple of suggestions.
The bar stools at the kitchen counter are too high for an adult to use and perhaps need removing or changing?
The towel rails in the bathrooms seem to be on or off at entirely random times. This led to us having damp towels some of the time. Some form of control over when they are on/off would be useful. Perhaps even a note as to the timing of their being on would be helpful.
The upstairs heating - indeed the lack of instruction on the heating system - needs better explanation please.

We stayed at Deer Lodge for a long weekend to celebrate a milestone birthday and it was every bit as gorgeous as the photos (more so).

The house was beautiful and had everything our group could need. Welcoming instructions were clear and the bottle of prosecco a really sweet touch.

Rooms and beds are all comfortable... all in all a beautiful and thoughtful home, in a gorgeous part of the UK and

Had an absolutely amazing stay at Deer Lodge, it is the absolute dream home. You can tell that no expense has been spared on virtually any of the houses aspects. From the lighting, to the instant boiling water from the tap, the freezer with the ice machine, the current pool, to the decor, even the TV quality was better than anything I have seen and was great to watch the films on. An evening in the hot tub followed by a film by the log burner is an absolute dream.

There is so much to do around Lymington as well, we stayed for 4 nights but honestly we could have done 2 weeks here as we there was so much we were. We are pretty low maintenance so didn't really need to speak to the agents or owners at all, however any interactions we had leading up with them they were extremely helpful and very friendly. They called us to confirm details a few days before which was great.

We found the property to be what it said in the advert. There was plenty of room for 9 people aged from 18m to 77y and the children loved the space inside and out. The swimming pool could really do with steps to help with getting out particularly and the lack of these did hinder the usage by the older people. We would recommend the property especially with larger groups.

Eight of us, aged from 1 to 72, plus a dog, spent 4 nights at Deer Lodge to celebrate my big birthday. It was great to have all the facilities on offer - the hot tub, gym and pool were all very well used and much enjoyed, and we appreciated the safety and ease of the solid cover on the pool. The cabana was a lovely space, and the main living area worked well when the weather wasn't so good.
Basic cooking essentials were available and there was plenty of cooking equipment. Although the notes told us that pool towels weren't provided, they actually were.
Just in terms of feedback, the bedding was very heavy and the rooms extremely hot, so maybe summer bedding and fans could be provided? Also I asked about champagne flutes (It's clear from the reviews that there are lots of big celebrations there) and I was told there were some there, but there were only three, so you might want to take your own!

Marked down on cleanliness due to the outside space needing a good tidy up and brush. Felt like it had not been cleared since winter. Windows needed cleaning too. Could hardly see out of the Cabana window and the area around the BBQ was greasy and hadn’t been cleaned. The outside bath advertised for ‘ice’ baths had lots of leaves and weeds in it and would not have been usable without a good clean. Due to the fab weather, the outside space was used all the time, but felt a little grubby. This is a premium property at a premium price, therefore I would expect the whole house, including the outside, to be spotless. I do not make a habit of criticising properties, but feel that this needed to be mentioned to make you aware.
This however did not spoil our enjoyment of the beautiful home or facilities, and would love to return.

We were a group of 8 ranging in age from 18months to 62. This lovely spacious house catered for all of us.
It is extremely comfortable, with plenty of room, and a wonderful safe enclosed garden. The outside seating area, games room and pool were also very welcome and popular.

We spent a week with our family in Deer Lodge and absolutely loved it. It's spacious and luxurious, with everything you need for a relaxing stay. The house is modern and the garden is spectacular - with views out to the field and woods, a lovely pool and even a hot tub. There's plenty of space for a large group and the hosts were very responsive.

The centre of Lymington is a good 25 min walk from the house, but there are nice pubs within walking distance and plenty of enjoyable activities for everyone within a short drive.

Beautifully decorated and comfortable, with lovely views and the occasional sighting of a deer in the distance. There are many facilities and activities to keep all ages and lifestyles occupied, with kids toys, games and library, a games room swimming pool and well equipped gym for the more active, and a spa and heated outdoor lounge for those who just want to chill out.

The property was beautifully decorated and had everything you could possibly need, very thoughtful touches throughout.
The internal layout provided a spacious, social and comfortable environment allowing our whole group to relax together.
The outdoor space was wonderful and we utilised all the amenities; the pool, hot tub, gym, pool and table tennis tables.
Despite the weather being chilly, we used the heater and had breakfast outside in the cabana every morning looking out to the views of the fields beyond the property.

The only slight caution - 3 members of our group are over 6 ft. tall and only the master suite has a king size bed so a couple of our party were a little cramped in the beds.

However we all had a fantastic break and would absolutely recommend this property. We will definitely return!

The Deer Lodge was an awesome place to stay for the week. So huge, very comfortable and warm! It was just my husband and I. There is no way one could get bored! We played pool in the games room and drank prosecco in the Snug. Despite the chilly weather, it was still so pleasant to sit in the Snug, as we were provided with lovely warm blankets and was never hit with any wind. We absolutely loved the hot tub!! The temperature was so so perfect! Hubby made use of the gym, which had everything he needed for a great workout. Sadly we couldn't use the pool as much as we wanted, as it was very on the cold side. Other than that, it really was a lovely stay. I had the best sleep than I've ever had. We met Paul and his father, they were so lovely and friendly. Would definitely love to stay again, but this time in Summer for the pool!

Back home from a fabulous family holiday at Deer Lodge. The house and the facilities are wonderful. Everything is so well thought out and suited us all perfectly. We especially loved the pool, gym, hot tub and cabana.
There were also some lovely walks for our dog including shaded ones in the hot weather.
Everyone at New Forest Escapes is very helpful and communication was great.
I would highly recommend NFE and Deer Lodge although I would actually like to just move in there permanently

We had a wonderful 3 generational two week family holiday at Deer Lodge. It had everything for the active younger members of our family with the outdoor pool with retractable cover the undoubted star. Our four and five year-old grandchildren were in their element and it was a struggle to get them to leave the house. Lymington was only a walk away and we found a number of pet friendly pubs that suited everyone from 4 to 71 years old. The Property Manager and owner were excellent and sorted out some minor issues very promptly. This property is expensive and the following improvements would, in my opinion, warrant a solid 5* review.
° The property was advertised as having an EV charger but did not work during our stay. It should be checked and serviced regularly
°The pool was great but would be perfect if a way could be found to add a step to help the more elderly guests get out of the pool. I'm sure the more elderly guests like me would be very grateful.
°Two front door keys
°Repair or provide a new high chair.
Overall a great holiday and with some improvements would make it perfect.

Few issues before and on arrival but the house owner was there to confirm everything fixed and in working order, the owner also went out of his way to replace a faulty tele for which my lad was over the moon with for the play room!

Property in itself is lovely and very spacious, pool and gym were a massive hit as well as the Sonos sound system.

My only negative for the house was the main bedroom does not have curtains for the top windows, so if you like sleeping in a daylight room then you will be ok but a bit frustrating when it gets like at 3:30/4am.

Other than that a lovely stay and lovely people, thank you to the booking team for constant updates and reassurance, and also thank you to the home owner for going out his way to fix things and ensure we had a good stay.

My 3 generation family had a lovely time at Deer Lodge. We chose this accommodation, because of the wonderful facilities and contemporary style. My daughter's first impression was, "The house is awesome!!” We celebrated three family birthdays. A bottle of prosecco in an ice bucket was a kind gift presented on the kitchen worktop. The host, Paul was great whom we met. He came to the house within 5 minutes when I had trouble turning the halogen hob on. Paul later explained how to use other tech devices.
The facilities made this holiday very special, with the current pool, so fortunate to have hot weather. The cabana is so comfortable and a brilliant social area. We used the gas barbecue that cooked the food lovely and quick.
Beyond the garden are fields and trees, the tranquil views are beautiful.
The kitchen is well equipped. I did use the le Creuset frying pan that cooked our omelets to perfection.
The coffee machine had no coffee pods. We used the cafeteria instead, providing our coffee. There are plenty of different types of tea in the cupboard and a walk-in pantry with a large selection of herbs, spices, flour, an unexpected variety of nuts (allergies), and dried fruit.
We had a fabulous stay, making great memories that will be with us forever.

Just spent a week at Deer Lodge and had a lovely family holiday, the bedrooms were all beautiful and the beds were comfortable. (Could do with a wardrobe in the downstairs bedroom instead of a piano). The outdoors was a wonderful space to use, unfortunately the weather was not that good so it was quite chilly, the hot tub was lovely and warm, but could do with an over haul as some of the jets did not work properly or at all. All in all a fabulous week and we would love to return.

Just spent 5 days in this beautiful house. It has literally everything & felt so homely. Really good location for all the places I love to visit. Every morning we woke to a beautiful view & every evening was spent in the cabana & hot tub ❤️. We didn’t want to leave, the owners have done an exceptional job with the design & decor. It literally had everything to occupy kids, gym enthusiast & the pool is a genius idea.
Hope we get to go again next year, if not sooner.

We had high expectations, given the amazing photos, but they almost don't do the lodge justice, especially the outdoor space - it's all so spacious and beautifully presented. Lovely, peaceful view at the back - with a big lawn that we didn't expect. You can tell this was a much-loved family home, and the owners/property managers are fantastically helpful. The pool is a great size, warm enough to swim whatever the weather. Brilliant facilities to keep everyone happy, including the dogs!

Would highly recommmend a stay at Deer Lodge, it really does have it all. We had a joint 40th birthday celebration here and it was the perfect party house, spanning three generations. The pool and current machine are fantastic, the kids spent hours trying to swim against it (and failing!). The pool table, table tennis table, hot tub, football goal and gym are all first class. We really didn’t need to leave the house, and really didn’t want to when it came to the end of our holiday! A short walk to the lovely town of Lymington makes the location great too, and beautiful views out of the back. We spotted lots of deer in the fields behind, much to the childrens delight. The pantry is also a cooks dream! Thank you also to the incredibly helpful staff who were on hand at a moments notice to answer any queries. We will definitely be back.

We booked Deer Lodge for a much needed family weekend to spend time together and the age range in our group was from the oldest person being 84 and the youngest being 26 - Deer Lodge met everyone's needs for us all to enjoy ourselves. The Lodge was spotlessly clean and very comfortable as indeed were the beds. The cabana was amazing and a lovely outdoor space. We actually were amazed that such a beautiful home accommodated pets for which we were very grateful and I think Ranger the red fox lab enjoyed it as much as we did. The location also met our needs as we had pre-made plans although the house itself was so welcoming we could have just stayed there and not ventured outdoors. The only tiny tiny minute suggestion perhaps would be for a kettle to be placed in the pantry/larder as the older members of our party struggled to use the Quooker but other than that we would all thoroughly recommend Deer Lodge (and have already done so) to anyone looking for a home from home and we would not hesitate to return.
