We had a lovely week stay at Gins Barn. It is comfortable and spacious and in a great location. Holly and Julian could not have been more helpful and their dogs were very friendly! Sitting outside as the sun set by the river was a great end to the day.

We had an amazing stay. We were a small chilled hen do and the barn was the absolute perfect setting. A weekend was not enough! Wish we could have stayed a whole week. Beautifully decorated, stunning art, incredible location.

Gins Barn is a delightful quirky property in a beautiful location. Holly and Julian are great hosts, friendly, helpful, relaxed and informative. We enjoyed visiting the pretty, wild beaches nearby and the Palais des Vaches gallery across the river.

We had a wonderful stay at Gins Barn. The peaceful location by the Solent made for a truly relaxing break, and the interior decorated in a cosy country style with distinctive artwork added charm and character. It was ideal for our multigenerational group of four adults and one child.

A couple of small touches could further elevate the experience: the outdoor furniture is quite weathered and could do with replacing, and the courtyard garden would benefit from some maintenance.

Highlights of our stay included enjoying the grass tennis court, crabbing off the jetty, and visits from the friendly local dogs.

Gin’s Barn is in the most magical setting in the New Forest. We loved being able to walk out on the pier over the estuary. The owners have done an incredible job of the interiors making it feel sophisticated, calm but cosy. It is full of beautiful artwork and unique touches. The house is spacious and it’s fantastic to have so much outdoor space. It was perfect for our family celebration and we had a wonderful weekend.

A very spacious and comfortable house, well equipped, in a fabulous location. Highlights were crabbing from the jetty, where we saw a seal, and a visit to the yacht club.

Thank you for a great stay. We had a lovely time.The location was wonderful and the space for us all was excellent.

One major comment concerned the stand up ensuite shower. My mother who is partially disabled felt very unsafe as there was no grab rail and the floor was slippery when wet. We suggest putting in a rail and also a non slip mat. Also having a rainfall only shower is difficult for her and it would be great to have a hand shower in there.

Minor point - we could only get BBC iplayer on the TV and nothing else seemd to work but it didn't really bother us.

But we did enjoy it and the place and would certainly come back. Thank you

Gins Barn is an idyllic place, stunningly well decorated, beautifully located and the peaceful setting meant we were all able to recharge our batteries. The grass tennis court was a bonus and the mooring on the jetty, perfect. Holly was so welcoming and friendly and made sure that we had everything we needed. A lovely stay in this charming part of the world. Only slightly marred by the rainy weather! Many thanks.

We had beautiful weather which clearly helped enormously because it is the picturesque setting which is the highlight.
Very comfortable and well appointed accommodation ( although one double room is very small with no storage space) and although a number of bathrooms only one has a fixed walk in shower which was a small drawback.
The hosts were very welcoming and helpful when needed and overall it is highly recommended.

If you want fresh air combined with rustic English country chic Gins Barn is for you. At the end of a loose stone lane Gins Barn opens up to you with a glimpse of sailing masts beyond the lawned tennis court and meadow. Beyond this a short stroll to the dock over the river is magical place to be at sunset.
The barn is well equipped, spacious and comfortable. The TV didn’t work well during our visit but frankly in a location such as this, we didn’t need a TV. Surrounded by free range chickens and owners dogs this a a proper country escape. Just wish we’d had longer than 3 days…

Our family had a wonderful week at Gins Barn. The setting is stunning and the house is well designed and very homely.

Things we were pleased with: the bedding which was a lovely high quality, the gorgeous dining table that fit 8 adults comfortably and felt very social, and the amount of natural light in the barn.

Unfortunately we do have some complaints as the barn is quite tired. The front door is almost impossible to lock and it's quite a battle whenever you do want to lock the house from the inside and outside. The cooker is partially broken with many of the gas rings not functioning and the oven taking ages to get up to temperature. We also had an issue with there being no gas connected to the cooker, which the owners resolved fairly quickly. The TV is very slow as well, not up to the job!

Great stay as part of my partner's 40th birthday. The property worked really well for eight adults and one child.

The location was beautiful and the interior of the barn was uniquely furnished. It was an incredibly comfortable stay and felt very homely.

Would stay again and can highly recommend.

We had the most amazing long weekend with our family celebrating my Dad’s 70th birthday at Gins Barn. The barn has been beautifully converted and is in the most stunning spot near the water, with a pier and boats to look at. It was so quiet and peaceful, yet quick to drive to nearby Beaulieu, Brockenhurst and Lymington. The customer service was fantastic and we were given lots of suggestions for things to do. It couldn’t have been more perfect for our family and we are very grateful! Would highly recommend.

Lovely location and the bedding was exceptional. As we ate in a lot the kitchen had a good supply of pots, pans and utensils.

Gins barn is in an idyllic setting by the river and close to the forest.
I was a bit nervous on the run up as once we received the details of our stay there seemed to be financial penalties for everything and the £500 deposit for damage’s seems high.

Holly our host was very friendly and welcoming and gave us some good tips for walks etc.

I would definitely go back as the barn and location are amazing and the hosts very helpful.

We had a lovely stay in Gins Barn. Comfy beds, good cotton bed linen, beautiful decor, efficient wood burning stove. I was a bit concerned that with three children under four we would have to worry about the light coloured furnishings or about the children picking up ornaments etc but the house is well lived in and we felt very much at home.

Gins Barn is in a wonderful position directly by the nature reserve and on the river. We could sit in the garden and watch the starling murmurations and the formations of Brent geese flying over, and see egret and oyster catchers as the tide went out. There is plenty of space indoors and out. The kitchen and sitting room are generous and elegant and comfortable. The garden is huge and gorgeous. The beds are comfortable and the bed linen is lovely. The hosts are welcoming, helpful and tolerant. We had a really wonderful week.

Having stayed at this property in 2016, we were disappointed that the property was not up to the standard it once was. One oven did not work at all, the smaller oven burnt food to a crisp; cold showers greeted us on the first morning (until we worked out how to override the heating system); the property could not be kept secure which, although probably not a problem in that area, was less than ideal; the twin beds were perhaps only suitable for child use; property generally needed some general maintenance (replacing light bulbs, clearing of courtyard, fixing taps, repairing blinds, etc).

Gins Barn's location is still outstanding but, if let at premium rental rates, needs some care and maintenance.

Perfect house and location for a family Christmas. Good sized kitchen which made the cooking and mealtimes very sociable and the big double door fridge was perfect for storing food over the Christmas holiday period. Lovely comfortable living room with plenty of seating and space for the children to play with their Christmas presents. Beds were comfortable and bedrooms cosy. We didn’t use the wood burner because of small children and there was no fireguard, but it didn’t matter as the house was perfectly warm enough just from the boiler.

We had a lovely few days at Gins Barn. The location is truly unique beside the estuary with its sail boats going past.
The accommodation itself is also comfortable and very clean and also well stocked.
A little bit of TLC outside is needed as the external seating areas are tired and a little unkept.
Overall, we would thoroughly recommend.

Loved Gins Barn. Very comfortable property in a stunning location. The lateral living was great. Art work was lovely. Kitchen and living room were great social spaces which we thoroughly enjoyed throughout the week-end.

One aspect which did not wok was the cooker. 1 of the two lower ovens did not work at all. The other lower oven incinerated everything. I think the thermosat much be broken. Gas rings also out of order. Didn't feel appropriate for an apartment of this standard, quality, price..

Gins Barn is a lovely character home in a wonderful location. We had a lovely restful week there and enjoyed everything the New Forest has to offer.

We loved our stay at Gins Barn! It was a clean, beautifully decorated house with comfortable beds, large modern kitchen, large lounge. The setting is amazing - we loved wandering down the jetty to watch the boats, looking at the beautifult gardens and watching the chickens peck around. The owners were very helpful and friendly, but still ensured we had our privacy (they live in the house next door). It is a great location - 20 minutes from Lymington, where there is lots to do (shops, open air swimming pool, mini golf, fruit picking). We are fussy customers and rarely stay in the same place more than once, but are planning to book Gins Barn for next summer already!
