Architect designed tiny-home, on stilts; perfect for romantics and escapists. Come here to love the shingle cladding, log burner, multi-tasking living/sleep space under the eaves and sheltered balcony. Dogs welcome. Lymington, great food places, coastal path all easily walkable.

This property wasn't really up to standard. It was generally unclear (cobwebs, hair in shower, stained curtains) and the bed was very uncomfortable plus the power kept cutting when we used the shower. The people running were excellent and when we complained re the bed, they sent us a bed topper which really helped. I was disappointed though and we should have stayed at Stanwell House.

The Boat Shed is super cute. Easy to find and so walkable into Lymington. Also great to do the Lymington to Milford coastal walk. Lots of great places to eat; The Ship and Kings Head were faves. Definitely do the Isle Of Wight walk on and use the bus but get the one day travel pass. We had such a great time and our dog also loved it. Ideally weather would have been better but no complaints overall.

Lovely stay at the boat shed. It would have been good to have had a few more things provided. There were none of the bags specified for recycling so we had to take that away with us. There wasn't a cloth for the kitchen either though luckily we had packed our own. And there was only half a loo roll which isn't really enough. Great location though and the fire kept us nice and cosy.

What a lovely peaceful oasis. Absolutely loved our stay, wonderful walks through the salt marshes. We were thoroughly rejuvenated by the time we left. New Forest Escapes handled everything brilliantly including getting us booked in a day early by arranging a cleaning team on a Sunday. Highly recommend this place to all romantic souls looking for an escape for a couple of days or more.

Quirky little cabin. Very well designed and laid out. Perfect for a short break with the dog. Had a nice meal at the Haven restaurant that's just a 5 minutes walk away in the marina. We didn't use the 3rd bed that is located above the bathroom. This requires a climb up some vertical steps (over 2m high) not suitable for elderly or youngster. Only minor criticism was that not all the outside bulbs were working.

We loved being walking distance to town, and just a minutes walk to The Mayflower pub. It is exactly as in the description/ photos. Cosy, simple and clean. Excellent customer contact and support. Thanks for the milk in the fridge, and welcome treats.

Stayed here for 3 nights with husband and 2 elderly dogs.

Location is great, and was good to have the lovely garden to enjoy the sunshine.

The hut is tiny but well equipped. We did feel it was slightly overpriced for what it was, especially with having to pay an extra £100 to bring the dogs.

Realistically the mezzanine bed would only be suitable for a sprightly teenager as the ladder is vertical. Would have made more sense to have a ladder coming out into the room at an angle, so easier to climb?

Other small things would have given it an extra star, like having wifi, a mirror near a plug socket so you can blowdry your hair, having a bin in the bathroom, providing shower gel and the outside lights being more effective. Also with such a lovely garden, a couple of sun loungers wouldn't have gone amiss.

But overall, we had a great weekend.

We had an absolutely lovely time staying at the boatshed.

We were looking for a little spot we could call home for a few days as we wandered around the New Forest. It was the perfect location and the fact that there was parking was ideal! A quick walk to pubs, restaurants and cafes made it so easy to relax.

Everything we needed for our break.

We booked this for our midsummer mini holiday. We were curious and intrigued by the very concept of living in The Boat Shed.
It is unbelievable what can be achieved with imagination and clever planning. Nothing was amiss!
Our 8 y old loved her mansard bed, kitchenette had everything you could wish there was and sleep was very comfortable, bathroom tiny but clean and perfectly functional.
And then there is terrace, garden, bbq (with coal provided!). Peace and quiet. There is lovely pub short walk from Boat Shed which back on to lively marina, outdoor seawater swimming pool short distance away.
We went on a longish bike ride along sea walls stretching for miles along Solent with fantastic views over marshes and Isle of Wight just across the water. There is plenty to see in Lymington itself with busy old town and fantastic riverside pub.
We didn't meet any staff. Only contact was via emails and phone, always exceptionally welcoming and helpful.
It's difficult to imagine better retreat for small family.

We booked the Boat Shed many months ago for a weekend stay. We chose it because of the location and convenient access to the sailing club, where we were attending a 50th birthday party. The property inside is lovely, clean, and fit for purpose.

Unfortunately before our visit I had to have surgery which limited my mobility. The lovely woman I spoke with told me that other than the four steps into the property, it was accessible. I found the pathway from the parking area to the property very inaccessible - very rugged path with bumps and cobblestones that were incredibly uneven, which was difficult to manage. Also the bathroom was incredibly small and difficult to manage. My average-sized husband even had difficulty fitting into the shower, as the entrance seemed to be meant for only those very slim.

I wouldn’t recommend this location for anyone with walking issues, or for anyone not very slender trying to get into the shower! But for those without those issues, it’s a cute property in a nice location.

My partner and I stayed for 4 nights to celebrate my birthday. The property is small but has everything you need to enjoy your stay. We loved how peaceful the trip was and we felt very isolated from the rest of the world which was great and made it extra cosy. The town is a short 10-15 minute walk away and had some cute shops, however we quickly discovered there wasn’t too much to do, which is great if you want an escape but not good if you want to do lots whilst you’re away. We drove to the new forest to do lots of walk which was nice but definitely needed a car to get to any places. The downside of the trip was that there weren’t any toilet roll spare which was frustrating when we discovered this late at night and no shower gel or shower items provided so best to bring these with you, also good to note there is no microwave. We also discovered that lots of the plates and kitchen items had not been cleaned properly by the previous guests which was rather disappointing that the owner had not checked this prior to us arriving .The bed up the top is very cosy but we decided to make the pull out sofa bed which was super cosy and comfortable. All in all a great trip and would recommend for a tranquil trip away from busy life.

My partner and I wanted a late summer/early Autumn break and this place worked great as we had to bring the dog also. It is as described, very private, easy to find and in walking distance of Lymington centre. Good gastro pub in close proximity and great walks. Ideal place to book if you want to be active during your stay but limited home comforts. Warm and hot water the sofa bed is as described but fine for a couple of nights.

This is a lovely place to stay. The location is excellent, extremely close access to local amenities. But you still have the privacy and serenity of a quiet garden. Lots of nature and peace.
The only few things to note is the bathroom is very tight access and the garden furniture really needs cleaning/updating.

We stayed at The Boatshed for 2 nights. We were 3 ladies around 50. First of all, the location was fantastic, near the town and fabulous walks. The shed could do with a little refreshing, rustic both in and out. Dissapointed there were only 2 wine glasses and one of those was cracked. We also wondered why the hob wasn't working, you need to throw out the pan that doesn't work on the induction hob, and needs a good non stick frying pan. It says it sleeps 3 guests but is only suitable for 2. However if your a couple the mattresses were at two different levels and for the cost of the hire should have been super comfy. (I own a bed shop!) The loft bed is impossible to climb! And don't stay there if you are carrying a few extra pounds, you would struggle to get into the shower. it has a fixed glass door with a small space to get into it. We couldn't find the bbq, and the outdoor furniture was terrible. Rusty, covered in cobwebs. you couldn't eat off of the rusty table. The Mayflower Pub was great for food and The Ship in town. I think wifi should be installed and state there is no TV. Sorry to be a moaning minnie, overall would give it a 5/10.

We're sorry to hear you didn't enjoy the rustic feel, we are very clear and honest in the description on our website and are sad to hear you were disappointed. We're also upset the glass was cracked and the pan didn't work on the hob for you. The property manager for the BoatShed would have happily assisted you with these things. We have followed up with them too to ensure all is in working order - thank you for letting us know. The BoatShed is ideally set up for a max of 2 adults and a small teen/child for the mezzanine bed. We are very clear on this in our 'home truths' section of the website, along with no WiFi or TV, please see below. "The third bed is high, 4ft wide bed and above the bathroom in the eaves. There is a floor to ceiling slatted barrier on the long side. The ladder is vertical to get to it on the short side. For two adults it would very snuggly! But teens and children may be very happy here. Just please be aware that there is no barrier to stop them falling out on the short side. The kitchen table seats 4. Should you have guests visiting, there is another table for eight outside. Sadly there is no Wifi or TV" We do call each guest following booking to run through these points also, to ensure you the right property has been booked and that you will be comfortable. We really don't want anyone to be disappointed and are truly sorry if you were. We value feedback and thank you for letting us know about the furniture, this too has been followed up. There is no BBQ at The BoatShed. We have lots of other lovely properties, do think of us for your next visit to the New Forest x

This place is a little gem!! Beautiful garden, very well designed and well presented with everything thought of and in a lovely quiet area on the outskirts of the town! Great runs or walks around the saltmarshes which are 5mins away and not far to walk into town.
I wouldn't fancy using the mezzanine bed due to the steep stairs but would very much suit a child who loves to climb I'm sure!
Hope to get back that one day!

The hut itself and location is really nice. we loved our stay. However we couldn't use the bed at the mezzanine level. the ladder is too steep and quite dangerous for little ones and too tricky for adults.

We found the padlock to be very frustrating to open and close especially when it was raining. The mattresses were not very comfortable, a thicker topper may have helped. A microwave is basic nowadays, I know is wasn't listed but very surprised it was not supplied. The outside furniture needs updating and a cushion or two would have made it more comfy. In spite of this we loved the location and loved Lymington.

The Boat Shed is a real little rustic gem of a hideaway, set in a perfect location. Comfortable living with everything you need.

It was our second visit and we enjoyed it as much as the first! The place is small but perfectly formed and not having WiFi is easily sortable if you need it. The place is warm and cosy and in a perfect location. The perfect winter hideaway near a lovely town and super restaurants and walks.

We enjoyed our week at the Boat Shed. Whilst it may be small in size, it is has everything you need for a quiet stay.

It is superbly located in Lymington, a short walk to the centre, the harbour and all the attractions.

The place is in need of a little TLC however as the deck is showing it’s age, whilst the tables and chairs outside aren’t in the best of condition. There were also a few cobwebs inside on arrival.

But that doesn’t detract from what was a great stay, although the description should include what is available at the Boat Shed, like a BBQ and a cafetière for instance as we brought our own which weren’t needed.

The BoatShed is a quirky choice for holiday accommodation, compact but perfectly equipped. It's location is wonderful, it feels peaceful and remote, whilst being on the edge of a busy beautiful town. Access to the ferry to cross to the Isle of Wight is a real bonus. The standard of accommodation, the way the BoatShed is equipped and the gardens could not be improved. The bed is very comfortable; the bathroom, although small, has everything needed including a powerful shower; there is plenty of storage and the small kitchen area is very well equipped.

We loved the concept of the converted boat shed and the use of wood for the exterior and interior. We are critical of the so called space saving design. The sofa bed was not suitable for daily use. The garden furniture was unusable and access through the garden gate as described in the literature was impossible. We think therefore that the boat shed didn’t offer good value for money.

A great location and unusual quirky space to stay in. The main bookings team were excellent. Unfortunately the property wasn’t clean in a few places and seemed slightly neglected despite the premium price. Overall it was in good condition. The mezzanine bed is a single and precarious so suitable for a pre teen kind of age only. The sofa bed is a must and reasonably comfortable.

What an incredible space in such a wonderful location! Well designed and constructed with some brilliant features. The outside space only adds to the charm and makes for an incredibly functional, comfortable and interesting stay.

We stayed for 3 nights during a sunny weekend and couldn’t have asked for a more perfect place.
The Boat Shed has been beautifully designed and finished to such a high standard - with bare plaster walls, a wood burner, a fantastic kitchen space and a huge shady garden. It has everything you could possibly need and the location is 10/10. Just far enough from town to be a peaceful retreat but with everything within a 5-10 minute walk.
We’ve stayed in a lot of cabins/tiny houses and this is up there with the best.
Excellent customer service from New Forest Escapes beforehand too- called us on the day of check in to tell us it was ready for us whenever we wanted.

Lovely weekend break spent at the Boatshed! Although it felt secluded, it was in the perfect location and we will be sure to visit again.

The only feedback I have is just a suggestion. It would have been nice to have some mini products in the toilet as well as tea and coffee as an added touch.

My only negative feedback would be the state of the garden furniture - sadly the weather did not allow us to use the garden furniture but it is very old and in bad repair so I do feel that for the money paid that the garden furniture should be replaced.

Just returned from a lovely weekend away at the boat shed. Such a cute little place,a little in need of some TLC,needs painting and a spruce up, daughter loved the upstairs bed...she's definitely got muscles as it's quite hard work pulling yourself up there!! Fantastic to be so close to the town and nature reserve. New forest escapes very attentive. Will definitely book with them again and be back in Lymington soon.

Really lovely little hideaway. So close to everything. Some of the things are a little tired, floor could do with changing/good polish but apart from that good. Our dog loved it, especially under the hut! Slight opening near gate, if you had a small dog.

We loved the Boat Shed, and it was very comfortable place to spend a long weekend. Great location. Imaginative use of space and wonderful light from the windows. Beautiful birdsong. Good cooking facilities and selection of pots, pans etc. Our son loved sleeping in the loft bed area.

However, the decor was quite scruffy inside in places, and it was not especially clean. Lots of dust - especially when you pulled out the sofa bed - and I rewashed every plate, cup, glass etc before we used them, as things felt a bit grubby. It’s also worth flagging that the shower is great, but has a very narrow opening - if you’re of a larger build or pregnant you may struggle to get inside. The curtains were not lined at all, which meant it was very bright from sunrise onwards.

We also had problems with the extremely temperamental external padlock. Despite always using the correct code, it took us 4 or 5 goes each time before it would open.

The location of The Boat Shed is very convenient and in a lovely area and we had fun exploring the routes around the nature reserve only a short walk away. Despite being so centrally located, it’s still lovely and quiet and feels very secluded.

One initial disappointment was that there wasn’t any wood or kindling supplied to light the log-burner, which is the main source of heat for the hut. As we checked in after 5pm (as instructed) on a Sunday, it was too late to buy wood elsewhere and so our first evening, in late October, was chilly! There is a plug-in portable heater but that didn’t quite do the job on its own. We feel that enough wood to start at least the first fire should have been included, considering the cost of staying at The Boat Shed.

The cleanliness was excellent and we did feel safe staying there during this, our first trip away since lockdown. However we agree with the previous reviewers who mentioned that The Boat Shed looks a little tired and could do with some maintenance and TLC. The garden bench in particular is very rickety and nearly collapsed when we sat on it! This is obviously dangerous and should be removed and replaced immediately. There were also a couple of lightbulbs out in the bathroom and chips in some of the crockery.

One last thought is that there was only one bin provided for all rubbish and it would have been great to have been able to recycle and/or compost what waste we could, rather than feel we were simply sending everything off to landfill.

Overall though, we enjoyed our brief stay and would certainly consider booking The Boat Shed again in the future.

Location of the hut is outstanding, nestled in a private space in a lovely area.
A pub is close by and is a lovely place to stop in for a drink.
Great for experiencing the new forest and the coast including a day trip to the Isle of Wight.
The boat shed itself is beautifully designed.

Only minor issues were no gloves for the woodburner or oven, the grill pan doesn’t work on the hob only flat bottomed pans and a few marks on the duvet itself.

Overall I would highly recommend the boat shed and we enjoyed our stay!

I love The Boat Shed... it is beautifully designed and in a really special, peaceful location. This was the second time I have stayed, but on this occasion both it and its contents seemed in need of a little TLC, hence the two OK ratings above... only small things: the outdoor fairy lights did not work, there were only 3 wine glasses, a number of the plates were chipped, some of the cupboard doors needed re-aligning, the windows needed a good clean etc. I would definitely return, but hopefully a little maintenance/refurb/improvement will have taken place in the mean time.

We loved our stay at The Boat Shed. Cosy, welcoming and all the comforts you need for an off grid stay. Some of the outside lights weren’t working but other than that, it was perfect.

We enjoyed a very peaceful week retreat at The Boatshed. Quiet location, well equipped, stylish accommodation - lovely little terrace for outdoor dining and enjoying an evening glass of wine. Cosy evenings with the wood burning stove alight.

The garden is so pretty, with birds to watch and dappled sunshine under the trees. One little thing that would have enhanced our ratings would be to offer more comfortable outdoor chairs in order to relax there and read after a long walk.

Lovely setting for walking along the coastal path and cycling into the New Forest. The local town provided everything we needed within walking distance. We enjoyed eating at recommended venues: The Mayflower, The Haven and lunch out at The Limewood Hotel in Lyndhurst. We could also recommend The Elderflower in Lymington.

Lovely little place. My daughter loved the vertical climb to bed every night ( it is steep). Great location near the Haven and yacht club plus only a short walk (ten minutes) to the Quay.

I would say to make it amazing, the outside space needs a little maintenance ( trees blocked some sunlight and would benefit from some pruning) and I certainly think the garden furniture needs to be renewed.

Aside from nice place to stay in Lymington for 2-3 people.

Hi, I'm glad you loved it there. It's a great little spot but is shady and I think you didn't have the best weather, which is sad because now it's so hot! There is a tree coming down there this week. It will open things up more. Most of the trees there are protected so we can't take them down, but they may be up for a trim. I'll check with the owner. Ditto about the furniture.
