Great stay. I would maybe just look into the dampness of the property as a number of us came away poorly.

We attended a wedding at SILVERHOLME hall and booked Bassicks to be close to the venue. The space in Bassicks was plenty big enough for 8. The triple aspect sitting room is light and airy, making it a very pleasant room. The kitchen is fully equipped with utensils. Cling film would have been a welcome addition.
We were very disappointed in the farm shop. Our check in was at 4pm. The shop closed at 3 and didn’t open until 12.00 the following day. We also expected a farm shop to sell a lot of fresh produce, which was not the case. It was also expensive-an ordinary sliced loaf and 2 pints of milk cost £4.60.

We really enjoyed our stay. It was just right for what we wanted and it was nice and quiet. If all the properties had been full I suspect it would have been different.

The only negative thing was the WIFI - it outed twice at 3pm on two days of our stay - not good when when of our party is working. When it worked it was fine it was just not consistent.

Beautiful location, with plenty of great walks on the doorstep. 'Bassicks' provides a comfortable stay in well- equipped accommodation with the benefit of shared use (bookable) of a private indoor swimming pool.

Unfortunately the house itself was a bit disappointing - it wasn’t particularly well maintained (e.g., cracked bathroom tiles), and most noticeably had a smell of dogs that had stayed at the house in the past. It didn’t have a view of the countryside and was surrounded by other houses, meaning that it was necessary to close the curtains a lot. It wasn’t good value for money and I won’t be returning.

We were a bit disappointed in our stay at Bassicks at Graythwaite with 4 adults, 1 baby, 2 little dogs. Main problem NO hot water in bathroom all week so we had to use a kettle to fill a baby bath and the adults had to take a bath in a neighbouring property. This problem was reported on Mon/Tues. A workman turned up next day and said he was new. Someone then turned up with a screwdriver and left before checking the water was hot. The dining area is dark, internal and cramped. We expect a part refund. Next problem- noise from upstairs flat and from games room adjacent. Next problem - no enclosed garden or yard for baby/dogs/privacy. The main courtyard was full of cars coming and going.
On leaving day a fire alarm went off at 9.30am. Was this just to panic us? No prior notification.
Good points: nice big living room. 2 fridges. Location near little shop/playground/pool was good. ( but pool was a bit cold and needed a good clean). Nice walk to Windermere Watersports. Some of the other properties eg Keepers/Hullet Hall looked nicer.
Overall - Bassicks- 3star accomodation for a 5 star price

Had a wonderful week here end of March, staff could not have been more friendly and helpful. Great to have access to the swimming pool.
We stayed in the ground floor apartment Bassicks which was beautiful and suited our needs well
my only comment would be that if you enjoy a long lie in in the morning, it might be better to avoid the ground floor apartment. The sound proofing is excellent, couldn’t hear any conversations, but if there are early risers above the vibrations of the patter of tiny feet or 4 paws above first thing , in the morning , may detract from the tranquility for some

The booking was made based on a previous visit to Grubbings 10 years ago. On this occasion we stayed with family at Bassicks and Jubilee.
However, upon arrival we discovered that this particular property had not been maintained to a standard expected for the cost of the rental.
Kitchen - washing machine did not operate correctly, a 6 hour cycle was the only program functioning. The knives were blunt and aged. The utensils were extremely fragile and had signs of previous damage, preventing correct use of them.
Cobwebs in various rooms, in the corners of ceilings, lamp shades etc. The skirting was dusty and dirty in majority of the rooms.
The property would benefit from an electrical upgrade as most rooms lacked a sufficient number of sockets to use items, even the lamps in some of the rooms weren't able to be plugged in.

The communal washing room had appliances that were out of service and could not be used, leaving one tumble drier in the table tennis room that also didn't function correctly as it produced no heat. This proved to be more of an issue when one of our children was ill one night, we asked the staff member at the shop for a spare set of bedding and a new quilt / pillow and was informed that there was none available. The option given by the staff member was to wash and dry the bedding ourselves, difficult when the washing machine took 6hrs for a clean and the drier did not heat up. The staff member said they would email the service team for a replacement, however we requested this on the start of day 3 of the holiday and by the end of our 7 day stay we still hadn't received an update or replacement.
Overall this was our only stay away this year that we had excitement and expectation for but we were very quickly left with a sense of disappointment. The holiday provider clearly demonstrated no interest in us as a customer prior to our arrival or during our stay.
Due to the above I would appreciate a reply from the responsible party to explain why the above occurred. I would also be looking for a refund and certainly would not entertain a voucher for another stay at this particular site.

Set in a Beautiful location with useful facilities within walking distance such as shop and pool. Brilliant staff on hand to help, breathtaking walks with the dog and a cozy retreat at the and of the day with a log fire.

Cellphone and WIFI limited but that adds to the charm. Smart TV, like in the other Graythwaite properties which we have stayed at, would be useful, especially for young children and cold windy and wet nights! Also, put in 'Graythwaite Cottages' into your Sat Nav to find the cottage as the Post Code is rural and you could get lost. However, the Welcome Instructions are good.

So far, we have stayed at two Graythwaite cottages with another five booked over the next 18 months. Can't wait!

The cottage was in close proximity to Silverholme Manor where we were attending our nephew's wedding.Thanks to the couple in the shop whose local knowledge and willingness to help enabled us to enjoy the wedding without worrying about transport. The couple's recommendations for local trips out would definitely have been useful had we have been staying longer. The staff at Graythwaite were also helpful when accomodating our needs.

This was our first stay on the estate and we loved it, I only wish we’d booked to stay longer so we could use more facilities.
My only criticisms were, our beds were adequate but not the most comfortable, and the house only had one wine glass.
The playground was a little rickety and there was a nail sticking out of the pool - which was dealt with quickly when pointed out.
Robes for the cold run from the pool would be a nice touch.
Liked the welcome bag.




Lively cottage. Would stay again.

We thoroughly enjoyed our short stay at Bassicks at the Greythwaite estate, its so tranquil and the rooms were lovely and big. All the facilities were provided and the swimming pool was great as we could book it for our own use - and very clean and spacious. The Childrens play area is well looked after and positioned in a safe grassed area close by.

The only suggestion I would make is for a few more bits of information about immediate walks from the estate as I ended up on a 4x4 trail when I went looking for the Tarn nearby, I eventually found it just past the gate and up the hill.

Its really quiet and friendly with lots of varying sizes of accommodation quite close to each other so I would ask anyone visiting to be mindful its not a party place, just go and relax with the other like-minded people.

10 day stay at Bassicks cottage with friends/family. good sized lounge and adequate sized bedrooms. Nice shower and comfortble beds.
Few things needed attention : keysafe faulty , kickboard under sink loose and constantly falling onto feet when at sink. One light in bathroom not working. few stains on carpets. found a mouse running from lounge to kitchen the day before we left
Great swimming pool and beautiful setting with walks from back door.
would defintely consider staying again

We have stayed at Graythwaite many times over the past 25 years. It’s great to see the kitchen hob has been modernised, there is now a farm shop on site, and the large picnic tables meant a party of 2 households could follow the current social distancing rules safely.
The admin process of booking and rearranging due to lockdown was really poor - standard emails sent out suggesting final balances had been taken twice were very confusing, one of the cottages was not the original one we had booked, and the price rise from March to April was very large. Then on arrival, the keycodes on the email were incorrect. There is no telephone or 4G coverage on site, so a walk up the drive in the dark was needed to phone the on-call helpline - we had remembered needing to do this previously so brought head torches. The same walk was then needed to access the email for the code to be able to log in to the WiFi.
The cottages are clean and tidy, but minimally equipped for cooking - not even a measuring jug or set of scales. The welcome food pack was lovely, thank you. The decor is very tired - I think the tiled kitchen work surface is the same as 25 years ago, and difficult to clean. Bearing in mind we visited for a weekend out of school holidays, this was incredibly expensive.
