We had a most memorable and highly enjoyable three night stay in this beautiful and spacious property with breath-taking views over Lake Windermere from the magnificence of the lawns. We will miss waking up to the pheasants, sheep and baby rabbits happily inhabiting those lawns. Superb property that has been recently re-furbished to a high standard with excellent facilities and very good heating. Ideal for use of Lake Windermere as it's a short 100m walk to the waters edge with a general use jetty, we used a kayak and paddle board daily. Internet - website said none but in fact it is now fully functioning although being so rural is slow but usable.
We have stayed at Home Farmhouse twice previously and we have already booked to return twice in 2023!
Enjoyed stay at Dove Cottage. Well stocked throughout with all amenities as advertised. Communication was quick and easy; however we were disappointed by the overall cleanliness of the cottage. Kitchen, bedding, towels etc were all fresh and clean, but the property itself had multiple thick cobwebs hanging from the ceiling/corners throughout and there was damp/mould on some walls which would've benefited from a spray/wipe. We stayed with our 7 week old baby and the cottage was perfect. The site is great and we were able to book the pool privately twice during our stay which was a brilliant perk! The cottage is beautiful with lots of walks on the estate. Highly recommend
Wonderfull. Very good location. It's the first time we took this cottage . Honestly, many cottages are very good ; it's already 35 years we're coming to Graythwaite.
We had another great break at Hilltop, a great location away from the hustle and bustle of Windermere. My only comments are the mould in the en-suite needs addressing. The fantastic Hot Tub is great, but it’s needs an outside light above on the gable end and the stone flags need jet washing as they are very sloppy, and dangerous. Had a great time as usual.
A lovely stay only improvement is The heating needs to be on as it was cold on arrival Some lighting on the courtyard as it was on pitch black. The step up to the front needs a fluorescent nosing as it’s not visible and my husband tripped and fell again due to how dark it was on arrival
Fully equipped, spacious enough for a family of 4. Windows face into the courtyard, so, no view, but there are picnic benches to supply the view and we were grateful of the shady coolness of the property in the very hot weather! Handy laundry facilities on site with pulley drying racks (can't believe that others were using the tumble drier in 28-30C weather!), and top marks for the 2 EV charge points in the yard. This is our third time staying at Hullett Hall and we still love it as much as the first time - it’s a little bit worn in places, but we don’t mind that as we can relax with our dogs. Was struggling for fridge space and found the extra one in the shed in the last day. A welcome book with property specifics might be a good idea. Brilliant location for peaceful walks, beautiful views and the hot tub is a wonderful addition. Looking forward to next year! Suggestion for the future - a canoe or dingy would be amazing!
Forge house was just what we needed with a lovely kitchen/sitting room cum dining room .Everyone was very happy to be in such wonderful surroundings.
We had such a wonderful stay at Keepers Cottage. We were two families with young toddlers and the house was perfect for us all. It was exceptionally clean and well presented on arrival. There is plenty of space to cook and eat together, and for the children to play. And very importantly for us - the beds are comfy, the bedrooms have plenty of storage space for a longer stay and the showers are great! The location of the cottage on the estate is just perfect to enjoy the tranquility of the area yet just a few minutes from the main courtyard and shop. Cunsey Lodge was an excellent house for a family get together. The area is superb with walks outside the door therefore no need to drive anywhere.
We found there was no mobile phone service and we could not log on to the internet. We left in the morning before the shop opened and we were back after it closed. Therefore there was no way to contact anyone on site. This did not impact too much on our stay but it was frustrating.
An excellent feeling from everyone on arrival to Bull Pen, very warm, clean, tidy and very comfortable with a fully supplied kitchen, bathroom,and bedrooms ,the countryside is fantastic however it would be nice to have had suggestions for kiddies walks most suggested walks were all 5/6 miles TV a bit of getting used to no backs to both controllers and we sometimes had to switch off and on to get controller to work otherwise ok. Shop a bit expensive but a great selection, and very convenient

It is a spacious property with comfy beds and excellent showers but the comfort is let down by the crazy heating system. There are instructions for two heating systems, neither of which related to the one in the cottage. It was a case of trail and error. The electric radiators have inadequate output for the spaces they're trying to heat and are badly positioned. One in the lounge is behind a piece of furniture and behind the curtains, when drawn. The location is fantastic. The cottage generally ok, needs attention to detail for the price paid, The shower had no pressure at all, so just a trickle, put up with it for the couple of nights we stayed, couldn’t have put up with it for a longer stay the surround around the shower fitting hadn’t been finished off so scruffy looking, carpet on the bathroom floor, a definite no no, dubious stains on an obviously recently fitted carpet Two holes in the carpet underneath where a new radiator had been fitted Paint missing off the walls, back of the front door look like it had been scratched o...more
Graythwaite Estate is perfect place to stay for peaceful getaway. This was pur second time staying and we love it. Shop is well equipped and very friendly staff. The cottage was very comfortable and suited us well as a family of 3 with a dog! We will definitely be returning!

Windermere as part of the Graythwaite Estate is a lovely property, roomy for 2. A quiet location and just 20 mins drive from Ambleside and easy access to Windermere it’s namesake! Bathroom shower is a little on the small side, and the beds need a mattress refresh but everything else about Windermere is great! Well stocked in the kitchen and a cosy lounge/dining room. We love all the Graythwaite properties!
We love coming back to esthwaite farm cottage, and have done so for many years, there’s a few small things I can suggest: a decent can opener, a non stick frying pan , a dog poo bin , a mop and bucket, maybe different pillows , ours were very hard , I had to buy 2 soft ones for our two week stay . The plus points are , great space for dogs, friendly staff, plenty of heat and hot water, carpets, free laundry and a fabulous location

We had a lovely stay at Greenhowes. The property was functional and cosy and had a spacious living room with a modern and well equipped kitchen. The bathrooms could do with a little updating and the wifi was a challenge! Aside from that we had a nice stay.
We had a wonderful weekend away and will definitely be going back! Perfect for families and children and my daughter loved the sheep nearby! Would highly recommend to anyone.
We have been staying at the Grubbings (formerly Eel House) about this time of the year (early November) for the last ca. 25 years and our family have always thoroughly enjoyed the stay-this year, it was especially good because we had such good weather on both Saturday & Sunday.
We were a bit disappointed in our stay at Bassicks at Graythwaite with 4 adults, 1 baby, 2 little dogs. Main problem NO hot water in bathroom all week so we had to use a kettle to fill a baby bath and the adults had to take a bath in a neighbouring property. This problem was reported on Mon/Tues. A workman turned up next day and said he was new. Someone then turned up with a screwdriver and left before checking the water was hot. The dining area is dark, internal and cramped. The location is outstanding. The apartment is near beautiful Esthwaite water and there is a wide variety of lakeshore, forest or fell walks in the surrounding area directly from your doorstep. The apartment was very clean and extremely comfortable, especially the beds. The kitchen was clean and well equipped in terms of crockery and utensils. However there is no dishwasher and the fridge is very small and hard to access. This is more of an apartment than a cottage but it has character with its thick walls and arched windows. Lovely cottage, good location, handy little shop. Would have been nice to have logs and kindle available, we arrived late and luckily the shop re opened for us so we could buy these. Other than that a really enjoyable stay.
Courtyard needs work. Accessible outside space could be provided for each property with some reorganisation and effort. Took a few days to get TV internet sorted
Great setting. Lovely views. Cosy cottage. Furniture and carpets are tired and feature dog hairs. Did the job but not memorable accommodation and unlikely to book again.
