We have just had another stay at our lovely second home Silverholme.It is just the most amazing place and everyone we bring with us loves it.You couldn't have a better view anywhere in the UK and it really does feel like coming home every time we are here.Roll on the next time.
Had a lovely week in home farm house. Kids loved on site pool and games room. Staff very helpful. Will be looking at coming back in future.

We had a wonderful week staying at Graythwaite Estate in the Lake District. The cottage was excellent — comfortable, well-equipped, and perfect for both the adults and our dogs. It was clear that a lot of thought had gone into making it genuinely dog friendly, which made the stay so relaxing and enjoyable. The location was ideal: easy to access from the main roads, yet wonderfully quiet and peaceful once you arrived. It felt like a true escape, with beautiful surroundings and plenty of space to unwind. Such an amazing place and position. We will come again many times with our family. Such a beautiful position - a very special place. The only negatives was the down stairs heating - it was so cold and the upstairs was so hot. Also being a family that go away a lot, not being left any cleaning products was a shame as it’s hard to leave the property as clean as we would have liked. Some of the baking trays were not clean and this is probably because previous guests had the same issue.
This is the third time we have stayed at Grasmere and as usual we had an exceptionable stay in a beautiful location. I was a little upset that access to the lake has now been fenced off and we were not informed but I guess you had your reasons.Hot tap could do with a tighten and kitchen bin lid needs fixing but apart from that all was excellent Thanks for an enjoyable relaxing stay at your beautiful property
Our 4th year at Graithwaite, and as usual this property was clean and comfortable, everything we needed. One of the ladies has asked that I mention as mirror in one of the downstairs bedrooms would be useful.
We stayed on the Graythwaite Estate in 2 cottages, Crabtree and Grubbings- 14 adults and a dog. Very spacious cottages really well equipped, beautiful spot meant we could dog walk from the estate and handy for the local area. We happened to have perfect weather which made the lake district even more stunning. Really hope to return in the future.
We had three generations staying at Hammerhole for our annual break and no one was disappointed. The house was ideal but it was the position of the house next to Lake Windermere and the outside space that everyone raved about. The children were never in and loved exploring along the wooded paths and enjoyed the water sports. The hot tub was a big hit getting used everyday day with stunning views. Would definitely go back it was just perfect for us.
We spent New Year's Day at Head Field House in Graythwaite, it was very pleasant. The house is very spacious, with a lovely view of the grounds!
The accommodation was perfect for us location just one thing to note the water pressure on the shower is low! However this didn’t bother us!
This is an immaculatly clean property which contains all you require for a lovely stay. It is in a gorgeous tranquil location, with complete silence and total darkness. It's fair to say I highlighted a few issues with the patio in general but once those issues where highlighted to Amanda and the maintenance team, they recognised the issues, accepted them and resolved every single issue at light speed. It's the best customer service response I've ever experienced, you are an absolute credit to your organisation.
We had a lovely stay but for the price that cottage would’ve been (we had a heavily discounted price) I wouldn’t have been that pleased with the very poor quality and poor condition of the kitchen utensils, especially pots and pans, strange array of plates (it felt like a jumble of unwanted items cleared out of someone’s house) and bleach stained tea towel. The clock in the kitchen needed a new battery on arrival and it would be nice to leave more than 2 dishwasher tablets for people. Stayed at Hilltop to do The Lap - absolutely perfect for this - very short walk to the start line, comfy beds, marvellous shower, and comfy sofas to relax in the next day. Very well maintained and really relaxing surroundings. Was worried it would be hard to find but very well sign posted and excellent communication from booking office. Would definitely stay again as didn’t have time to do additional activities which sounded lovely!
Eel House cottage was very comfortable with everything we needed. Weather was poor so the log burner was lovely of an evening. Nice that both bedrooms had use of their own bathroom and we found the beds comfy. The smart TV was ok once you got used to it, and the wi-fi was great for all our devices. Despite rain for 7 days solid we had a lovely time and found we were in a great location to explore the area.
Had a lovely stay, great walks and so close to the water which is perfect for water loving dogs. Will definitely come back.
Nice tidy little cottage. Well stocked kitchen with all you need to self cater. Clean & tidy & plenty of storage in bedroom. The only negative was bed was a wood frame & low so when you walked past it you knocked your leg if you didn’t remember to give it a wide birth. Would book Can Brow cottage again. Great for 2 people.
Rare to find a holiday home nicer than the pictures. The downstairs is open and spacious in an open plan arrangement. The underfloor heating keeps it warm downstairs and an appropriate coolness upstairs (at least in March). The view from directly out the window of Lake Windermere is gorgeous. The house is fairly remote but that's just what you want to escape to the Lakes.
Fantastic property with amazing views, excellent facilities including the hot tub, night lighting outside the property seating area and great kitchen and dining area, second lounge for a quiet break from noisy kids. Improvements could be made by a knife sharpener for the kitchen knives cobwebs removing from the ceilings in the kitchen and the back bedroom on the ground floor. The sockets on the first floor constantly tripped all week and phones had to be charged downstairs, this would need the circuit to be checked out properly, the driveway was tricky to use and had potholes, but overall a lo...more
A beautiful cottage located in the most stunning of settings, overlooking Lake Windermere. We stayed for the week over Christmas and it was perfect; log fire, beautiful kitchen and comfortable beds. You can walk along the lakeside from the garden which was heaven for our dog (and us!). We booked to use the pool a few times. This was a hit with our girls. We’d love to come and experience it in the summer so we will be back. Thank you ☺️
Our autumnal family break was much needed and we enjoyed our stay on the Graythwaite estate in the Bullpen cottage.
What a peaceful location . Bike and dog walk by the front door. Swimming pool , shop on site. So quiet and what a beautiful setting . The only minor glitch was the WiFi kept cutting out . We accept that happens in the country
Generally v positive; minor niggles are lack of toiletries, would have been good to know this in advance, and suspect many may prefer milk rather than beer in welcome pack, but minor issues overall.
Grubbings was an ideal spacious cottage for our family get togethers.. It’s in a lovely peaceful situation with great walks on the doorstep, and the swimming pool close by.. We have stayed on the estate several times and will be returning again next year and would recommend it to anyone..
We stayed for a week and had a great time. The pool is excellent, the location is great, the staff were lovely but we will probably not be coming back because we get no mobile signal at the property whatsoever and the wifi kept cutting out after about 5 mins or so. It made it really hard to take check my work emails during the week and plan any trips and our teen was not happy. Shame. Great place otherwise. We might try one of the other properties as the mobile signal was ok anywhere outwith the group of properties.

No problem with the accommodation on the inside however the outside areas leave a lot to be desired. Broken chairs/table on patio area, and needs a good tidy up, entrance to accommodation dark and gloomy, very shabby, strewn with bird mess, altogether not a good first impression. Instructions on location and how to get to shop and other amenities not clear. Didn't really want to leave a bad review but you did keep asking.
The property is tired and ready for a refresh.we had to ask housekeeping to revisit and clean the kitchen floor,also housekeeping did clear some cobwebs however they were plenty a lot in every room,bathroom mirror light did not work and bathroom door bolt broken and a temporary long screw had been used,so this obviously was not a recent breakage, All of these were reported during visit. Maintenance visited but did nothing Fridge should have a top freezer so that some small items can be keep frozen without going and using the communal freezer. It was the perfect location for a special family holiday for all ages and interests. Relaxing by lake Windermere, kids swimming in the pool, free fishing on the estate and beautiful walks and locations to explore locally, with a warm, comfortable and spacious lounge to return to each evening. Just what we needed
Although just a one bedroom apartment, Loweswater is idyllic for a getaway couple. The main sitting roonm has a ceiling nearly 3m high and feels like a small house, not a cottage. The outlook over parkland was admittedly set off by stunning autumn weather, The barn style covered entrance is ideal for shedding wet clothes, drying dogs etc before entering the kitchen. The ability to pre-order supplies and firewood from the farm shop is so convenient and is safely stored in the house before you arrive. Also enjoyed 4WD course with Graythwaite Adventure
The cottage has everything we need, beds are comfortable and the cottage is very warm. We will definitely stay again.
Another very enjoyable stay at Jubilee Cottage which has fantastic views across the field to the wooded area.. The swimming pool was great too. We have previously enjoyed the Graythwaite activities which we would recommend..
A very disappointing stay. Would not recommend. The kitchen is the only room to have been tidied up. Radiators are dodgy. Shower controls broken. Holes in carpet.
We had some nice days in this wonderful environment in a cosy appartement. Giving that the weather also was very nice these days, we ha a wonderful time.
We stayed to visit Hawkshead Christmas and also the car rally, which was cancelled, we had a great time this year but not as much fun as last year when we were snowed in!
Used Graithwaite for some years now....its become a pre christmas routine.Good selection of cottages and apartments.Excellent value for money.
We stayed with our 3 children over Christmas to see family locally. We had been emailed to say they weren't providing a Christmas tree but I hadn't expected them to forgo any festive decorations at all. The property was completely bare, not even a rug in the living room. The cushions in the living room and throw cushions on the beds were dirty, the bathroom radiator is rusty so I couldn't hang our flannels to dry. The crockery and glasses in the cupboard were greasy and dirty. We arrived late as they knew we'd be travelling all day and there wasn't even a welcome note never mind a pint of milk...more
