We found this holiday accommodation by chance when looking for a short break. All the information provided prior to arrival was very good and helpful. Contactless arrival with a key safe suits us and appears to be the norm now for holiday lets. The accommodation itself was a 3 bed cottage in the old farm cottages site where there is the swimming pool small games room and small shop. Overall the accommodation was very good it had everything you could need in the kitchen which is rare including provision of washing up liquid and dishwasher tablets handwashing in the bathrooms all very helpful. It all looks very nice and is comfortable. Power showers were fantastic overall very nice property and we would return. There were a couple of maintenance issues which stopped me giving 5 stars, some curtain hooks missing making the great quality curtains hang off and let in light. Couple of drawer handles loose or missing just makes is feel uncared for and tatty. We had a lovely time and would definitely return to the estate, it’s out of the way but there are some good activities on the estate and having the use of a pool we liked.

Lovely Cottage. Everything we needed for self catering. Location perfect for dogs and getting to Windermere and further afield. Visited Coniston for Ruskin Museum and Bluebird wing, Hilltop for Beatrix Potter house and Grassmere for the Wordsworths. On damp day went to Keswick for Pencil museum which was informative and good fun. The daffodils are glorious.

We loved staying on the estate with our family for a winter break weekend. The cottage was comfortable and had everything we needed. The swimming pool access was a huge added bonus and everything we needed was taken care of.

Despite the winter discount, the accommodation was still only average for value for money as the condition of the walls and paintwork in the cottage and the pool was poor and the shop was open for only very short hours, which during a two night stay made it challenging to get what we needed, but this did not spoil our stay. If we had paid full price in the holiday periods, we would have been very disappointed with the paintwork issue. Everything else was perfect for what we needed.

Used to stay here as a child, last visit over 10 years ago. So nice to be able to come back for a romantic hideaway break. Everything almost exactly the same as I remember. The addition of the little shop is a great idea, and for introverts like us the key boxes and not having to speak to anybody is fantastic! Just what we needed after a hectic few months! We have agreed to make this our yearly autumn get away, see you next year! X

This is our second visit to the Graythwaite estate this time staying in Briar (last time Forge) and we will definitely be visiting again.
The cottage has everything you need for a short stay or a holiday is comfortable and cosy especially with the log burner at night. From our provisional booking to departure we were kept informed by regular emails with information on directions, map of estate and important information needed. The staff went above and beyond to make sure you have all you need for your stay.
We can definitely recommend a stay on the Graythwaite Estate.

This is our 2nd time staying in Briar. Everything was great apart from the pillows. Too soft. Would advise people to bring their own if they like firm ones. Other than that everything was 5 star.

We found there was no mobile phone service and we could not log on to the internet. We left in the morning before the shop opened and we were back after it closed. Therefore there was no way to contact anyone on site. This did not impact too much on our stay but it was frustrating.

Really nice little cottage. Our children and grandchildren were staying at Keeper's Cottage and this suited the two grandparents really well. Although we thought that the book booking arrangement was a bit unusual, it in fact worked extremely well. The only thing that needs to be fixed is the lock on the front door. When we couldn't get it to work, the lady in the shop said 'Oh yes, we know about that - you have to push it really hard while you turn it". Well there were several times when we found it extremely hard to get to lock. I think the lock needs to be replaced. However, this was a minor point for a nice, well appointed cottage.

We picked Graythwaite for its proximity to Lake Windermere and the surrounding places to visit, as well as the ability to use the onsite swimming pool. It didn’t disappoint! We’ve had a jam-packed week with so many sites in easy reach.

Briar Cottage was everything we needed with a good standard of decor, although I thought perhaps it was due an annual ‘tune up’ to deep clean floors/carpets and re-hang curtains - basically an hour or two of TLC to get it back to top notch condition. We were able to get a supermarket delivery and cook meals easily in the kitchen - the only additional items we really wished for were some oven gloves and a couple of tupperware boxes.

Overall we had a lovely stay with two under 5s and we could also imagine Graythwaite working well for a larger family gathering with so many cottages on one site.

This year we stayed on the main farm site and got to use the swimming pool and games room which was great! Having previously stayed in the windermere flat, briar was bigger and better. Still no frying pan though?!?

A wonderful week in the stunning Lake District once again and our 4th stay at Graythwaite, once again, it did not disappoint. It's a bit of a drive yo get around but when you get back to Graythwaite after a day out, you breathe the fresh air and are thankful for the setting. The swimming pool is always a hit with our children and we'll certainly return again.

Briar Cottage was compact but had everything required for a good holiday. The kitchen was very well equipped although we bought some large mugs for a decent cup of tea as the cups provided were on the small side! We also found the kitchen slightly cramped when seated round the table to eat. Beds were very comfortable, bathrooms were good quality with a very decent shower, and there were new carpet throughout. A quiet location in the corner of the courtyard. I can imagine the seating area outside the kitchen would be lovely in Summer.
We were a little disappointed that the most convenient swimming pool slots had already been taken by the time we received the email inviting us to book swimming times, as this is one of the main reasons we chose to stay at Graythwaite.
Holiday cottages often provide some games such as cards, Scrabble or jigsaws - these would have been a nice addition to the cottage (so future guests may wish to bring their own).
All in all, a lovely stay and the staff in the little shop/reception were very friendly.
