We had a wonderful four days at Grassholme, loving the walks by the lake and hikes just a short drive away. (It helped that we had amazing weather, much sunshine and just a few passing showers.) It was really convenient to order provisions in advance and have the refrigerator stocked when we arrived. The one small negative was the lack of water pressure in the shower, which was okay at best, but we all embraced long baths. We'd love to go back in the summer and try out more of the adventure activities. Highly recommend!

It's a pity there is no big casserole in the kitchen. Would be better to prepare some meals There is a lot of air in some radiators and that makes strange noise

Grass Holme was a beautiful place to stay. Amazing views out across the lake from the patio we spent hours out there watching the world go by.
Cu set is a very pretty area and there are various walks locally to do.

Looking across a crisp Lake Windermere, wood burner roaring, with great access for walking in the Southern Lakes - made this cottage a good place to stay for a week. That said, the damp in the master bedroom, the stains on some walls, and poor condition of parts of all rooms, made the cottage seem tired and in need of some TLC. This didn’t reflect the outstanding photos and the price - work needs doing to revamp much of the internals before I’d recommend. Can’t fault the location though.

Our forth visit this year to another beautiful cottage on the edge of Lake Windermere. Again the staff went well beyond what is expected of them by coming to meet us on the main road to take us to the cottage by back roads because of road closures and snow.
Due to the weather we just had a very relaxing four days in the well equipped cottage, beautiful scenery walks from the cottage and visiting Ulverston and Ambleside.
Already looking forward to out next visit.

A wonderfull cosy cottage enough for two adult people. Four people in it is not ideal. A small cottage and only one bathroom.

I personally wouldn’t classify this cottage as luxury- yes it’s very comfortable and nicely done but not luxury. The doors/ windows etc are old and need replacing, the terrace views are STUNNING but there’s a rusty bbq in the corner, weeds growing and furniture needs repainting. Bathroom, again is ok, but certainly not luxury. It’s also next door to a privately rented cottage that is in quite a bad state. It’s a nice cottage and the location is quite incredible but questionable on some of the descriptions!!

This cottage has been recently refurbished so should have been in good working order. The plumbing has let down our stay hugely. Shower not working and very small amount of hot water insufficient to run a bath.
I notified the estate management immediately and still no one has been to repair the property.
We have been staying at Graythwaiye for over 20 years and this will be out last

We spent a glorious week here in May as a family of 4. The location is almost unbeatable. There is no direct lake access, but there is a little track close to the house which gets you to a lovely little beach to swim, canoe from. A really quiet area, felt safe for the children. The place is even better than the photos and is a perfect bolthole for a stay in the Lakes.

Pefect location and everything you need. just a couple of comments, mainly about the welcome pack. There were no instructions for the cooker(not to much of a problem but hob was a mystery for a while). and the instructions for the heating showed a different system - again not a problem as was a very hot week. Main issue was the recycling information was poor. It asked us to separate stuff but there was no way to do so as we had only a big black bin and a garden waste bin . Noticed the next door neighbours had blue boxes and a blue bag which were collected on the thurs. Need to be a bit more explicit about what is recycled in that area and when collected, plus provide the containers needed or eveything will always go in the big bin, which is not ideal. One other point was there was no electric shaver point so we had to buy a plug which we left for the benefit of future guests.
Otherise a great stay in a great area Thank you.

The cottage was attractive and well appointed, and the upside down design provided us with lovely Windermere lake views. Although there wasn’t really a garden as such, but a small terrace leading from the main bedroom, we found a nice dog walk down to the lakeside. The furnishings and the beds were comfortable , but We could have done with some more warm bedding options. We were left a small bag of complimentary goodies, but no toilet rolls, but this might have been an oversight! We enjoyed our week at Grassholme Cottage and could easily have stayed longer.

We really enjoyed our stay at grassholme cottage. The cottage is perfectly located on the shores of stunning lake Windermere. It was such a treat to wake up and look over the lake every morning. We really appreciated being off the beaten track and away from it all but still being able to head to the main courtyard for facilities including the shop and pool.

We had a few issues checking in as the cleaners were delayed leaving the property
but the customer service was excellent. My only slight gripe is that the cottage seemed a little tired and in need of a little tlc. There were a lot of marks on the walls and skirting, some nicks in the wallpaper, peeling place mats, some stained mugs and the vinyl on the bathroom cupboard was blooming. Given the price we’d paid for a “luxury” cottage (which I appreciate is also down to the stunning location), I would expect excellent general maintenance which I felt this lacked a little.

A spacious cottage in a stunning location. I would’ve liked a power shower, but that is being picky. Lovely walks from the doorstep. If you want a shop or a pub close by this is not the place for you but if you want peace, quiet and tranquility it cannot be beaten.

Stayed here while attending a wedding; I was quite comfortable and clean (I believe the carpeting was new). The view was amazing. It was def cold outside and we wanted to start a fire but could not find any type of starter for a nice fire; that was a bit disappointing.

Grassholme is a wonderful cottage in an amazing place. Every detail has been thought of in providing guests with comfort and all the things needed for a lovely holiday
My one problem, as last year, is that the cobwebs and spiders are not removed from the cottage on a regular basis. We all get spiders in our homes and they produce cobwebs but the cleaning should include removing these.

Beautiful views of Lake Windermere, especially from patio in lovely cottage on Graythwaite estate. The cottage is small but sufficient for a family of four. Sited near excellent water sports and activities centre at Graythwaite adventure. Highly recommend hiring the canoes and also the 4x4 experience with Tim and Sara. Only suggested improvement for cottage would be a better shower, as although warm the shower over the bath is very weak, although sufficient. Use of swimming pool is a bonus throughout stay and the estate shop very helpfully delivered food to our cottage ready for our arrival. Excellent customer service and we can’t wait until we can return.

Grassholme is in a great location right next to the lake and with a wonderful walk to a bay nearby. With our binoculars we could see residents in the hotel across the lake having breakfast! The cottage is modern and well designed, with the living rooms upstairs. The weather was bad so we did not use the terrace, but it would be nice in summer. We had a long power cut whilst we were there due to storms, but still managed to cook dinner on the woodburner (bring a torch!). The only negatives about the cottage are that the downstairs radiators do not get hot and the shower pressure is very low. Other than that we really enjoyed our stay.
