A beautiful estate & cozy cottage albeit a little tired. Kitchen well equipped including a welcome hamper. A shoe/boot storage unit would be useful. Swimming pool was non-operational but was offered the use of the Lakeside Hotel & Spa which we did on two occasions. Plenty to keep all ages occupied in & around the lakes. Will certainly return & recommend.

Greenhowes was a simple 3 bedroom cottage good for a family. Kitchen has been updated and had working appliances. The living room and bedrooms had simple and basic furniture that was mostly clean. It would have been nice to be told farm shop was closed ahead of time and also be told of what amenities were actually like. For example, laundry was located in a dark dreary room and housekeeping was usually using it for their rags and sponges. It was difficult to operate dryer/not enough outlets for all the machines to be running. The pool walls have a green gross growth on them. The closets were filled messily. Would be nice to be upfront about no shampoo and body wash. Hand soap and pepper mill were not supplied well initially but quickly taken care of by management. Location is good near Windermere and other attractions.

We really enjoyed having such a comfortable home base with the pool and playground for our children and the walks we took through the property. The location was convenient for our sightseeing itinerary and a beautiful place to return to each evening. The kitchen was well supplied and all instructions we received prior to our stay were clear and helpful.

The cottage was clean and comfortable and I was very pleased by the prompt response to the lack of hot water in the property and the efforts made to find workable solutions to the problem until it could be sorted out.

The bunk bed was far too large for the room it had been put in, though, making it very hard to manoeuvre.

It would have been helpful to known the limited opening hours of the shop in advance of our stay.

The location never disappoints and the pool with booking slots, I think is an improvement.

As always I take extra T towels, toilet paper & dishcloths. Might take a sharp knife next time!

Very comfortable property in lovely location, we rented two houses, Greenhowes and Bibby Lot which are very similar. Properties were warm and well equipped and provisions and firewood were delivered form the as ordered. A lovely base for visiting the area.

An initial problem with hot water ( or lack of it) was remedied quickly …thank you to Matt. This did not mar our holiday.

We deliberately remained on the Estate for the weekend and the Boys’ took full advantage of exploring the woodlands and playing in the ready made den. The swimming pool was also a great hit with them. Our 4x4 activity was fantastic fun (thank you Simon) and we have some wonderful memories.

A great holiday, thoroughly enjoyed by all, although perhaps I wouldn’t book this particular cottage again as only having one shower between 6 occupants proved tedious at times.

We will definitely return, hopefully in the not too distant future.

We came for a half-term at the end of May and were lucky to have gloriously sunny weather. This was complemented by the facilities we enjoyed in and around Greenhowes. Everyone enjoyed the stay.

Initial booking process was very smooth. All information was provided with ample time. Upon arrival we parked next to our cottage. The cottage itself was clean and had everything we needed. It was clean and well equipped. The beds were comfy and the the cottage was spacious. There was a park on site and a swimming pool. The games room would be good if it had a pool table.
Lakeside pier is within 10 minutes drive. From there you can get a boat ride, a steam train or goto the Aquarium. Alternatively grizdale forrest was nearby.

We had a lovely stay at Greenhowes. The property was functional and cosy and had a spacious living room with a modern and well equipped kitchen.
The bathrooms could do with a little updating and the wifi was a challenge!
Aside from that we had a nice stay.

The property was in very good condition with all facilities that you could possibly want including TWO fridge freezers! There were enough plates, cutlery etc to feed the 5000! However a lack of roasting tins made improvisation necessary. It was very spacious with two large comfy seating areas, log burner, good lighting and parking right outside. Shop was very close by and had a good range of essential and non-essential items. The delivery of chilled items for our arrival was very useful and the courtesy bag of goodies much appreciated. The swimming pool was very convenient but reportedly rather cold with poor changing and clothes storage facilities.
We had two issues during our stay: smelly drains in the annex and a wifi that didn't want to play but these issues were dealt with efficiently and quickly. The maintenance guy Damien, was especially helpful. When the drains couldn't be fixed immediately, we were given the use of a second cottage for the couple who would have been using the annex. Only other issues with the house were small things like no mirror in one room and no electrical point near the mirror in another. Also no heating in one of the bathrooms which meant keeping the door open all the time. All in all an exceptional property and we will be back.

Adequate provision for family stay. Needs more thorough cleaning and general refresh in the accommodation. More cleaning around the site required. Friendly staff in the shop.

We are a family of 6 adults and found the cottage to be very comfortable and spacious.
Everything in the cottage is in good condition and of very good quality - the beds are gorgeous.
Location wise it was perfect for us and our dog - very quiet and secluded but close enough to all the places we wanted to visit.
There is a small shop onsite that sells quality food and supplies - with a smile!
We tried the clay pigeon shooting and paddle boarding, both very well organised and the guy running them was knowledgeable, safe and entertaining - brilliant.
All in all a great stay and we would love to return.

We have stayed at Graythwaite many times over the past 25 years. It’s great to see the kitchen hob has been modernised, there is now a farm shop on site, and the large picnic tables meant a party of 2 households could follow the current social distancing rules safely.
The admin process of booking and rearranging due to lockdown was really poor - standard emails sent out suggesting final balances had been taken twice were very confusing, one of the cottages was not the original one we had booked, and the price rise from March to April was very large. Then on arrival, the keycodes on the email were incorrect. There is no telephone or 4G coverage on site, so a walk up the drive in the dark was needed to phone the on-call helpline - we had remembered needing to do this previously so brought head torches. The same walk was then needed to access the email for the code to be able to log in to the WiFi.
The cottages are clean and tidy, but minimally equipped for cooking - not even a measuring jug or set of scales. The welcome food pack was lovely, thank you. The decor is very tired - I think the tiled kitchen work surface is the same as 25 years ago, and difficult to clean. Bearing in mind we visited for a weekend out of school holidays, this was incredibly expensive.
