The property is in a superb location with the Lake Windermere on your doorstep. It’s very quiet and peaceful. It’s a traditional property but very comfortable with everything you need. There was an issue with the TV but when I mentioned to Graythwaite Estate they responded positively. We went clay-pigeon shooting- for our third time - and it was great fun (as always). It’s not too long a walk to the shop at Graythwaite. Unfortunately it wasn’t open as often as on previous visits, maybe due to the recent fire and works still ongoing to get everything up and running again.

Fantastic cottage, right on the lake. There are three sheep fields (usually empty) that you can access directly from the cottage, which allows 'reactive dogs' a chance to be off-lead, chasing birds and rabbits. Secluded location and a wood-fired hot tub, make this a great get away. Only thing missing is a fire pit.

We had six people stay at Hullet. They loved it. The hot tub got plenty of use, as did the woodburner on the one cold night. Worked really well with Silverfholme for our overlarge family. Thank you.

Wow, what an amazing location—right on the shore of Windermere! We spent a couple of nights here after our wedding, and it was the perfect spot to unwind and soak it all in. Waking up each morning to the sight of the lake was absolutely magical.

The place itself was beautifully kept—spotlessly clean, cosy, and thoughtfully designed to make our stay as comfortable as possible. We made good use of the wood-fired hot tub—it took a while to fill and heat, but once it was ready, it stayed warm for ages. Sitting back, relaxing in the warmth, and looking out over the water was such a special experience.

We only wish we’d had more time here, but we’ll definitely be back!

The only thing going for this house is its unbeatable location.

It’s clear that the estate have been underinvesting in upkeep which has resulted in the following problems -

1. The path to the front door has no drains so when it rains the path and the steps to the house become wet and slippery.
2. The lighting is poor throughout the house with exposed wiring in the sitting room, and missing or broken bulbs in the kitchen.
3. The decor is tired throughout - soiled cushions, watermarked curtains, dirty blinds.
4. The state of the exterior of the house is poor. Broken plasterwork, and most seriously every window frame is rotten. One in the sitting room let in water when we had stormy weather.
5. The laundry room was frankly disgusting. Dirty sock, cobwebs, and general rubbish strewn about.
6. Small room facing the lake appears to be a dumping ground for rubbish.
7. The main bathroom is horrible - mould on the ceilings and walls, significant mould in shower cubicle. Flaking paint.
8. The landing carpet has become detached and in the dark presents a fairly likely trip hazard.
9. The kitchen utensils are cheap, old, and need to be replaced.
10. the garden furniture is old and needs to be replaced.
11. The TV is not ‘smart’ which you’ve every right to expect at these prices.
12. Access. We have a 4WD with proper off road tyres so not a problem but I suspect that after rain this place could become inaccessible for a ‘normal’ car.


If you are going to charge premium prices these issues need to be fixed

Hullet Hall is a very comfortable cottage for six people to stay in . The situation on the shore of Windermere is idyllic and the hot tub was a great bonus. It is very well appointed and is dog friendly. During the end of our stay we had a problem with the central heating but this was repaired very quickly at nine o'clock at night so all was well

We hired this cottage along with the big silverholme manor at the top of the hill. Having access to the jetty just made our week so special, this cottage is perfect for a cute Lake District getaway. Swimming every morning and a hot tub on a night is just amazing.

The early 18th century Hullet House is a beautiful white cottage on the very edge of Windermere. It’s completely idyllic and a real one-off. I would choose to come here over anywhere else I have stayed. We hired paddleboards and canoes from Graythwaite Adventures which is a 5-minute walk around the lake and paddled them back to the cottage where we jumped off and swam to our jetty. The cottage is really roomy for 5 of us, there would be room to bring the grandparents as well, and the back garden are the Graythwaite Estate woods full of wildlife. The estate is teaming with deer, rabbits and pheasants. We also used the indoor swimming pool and did 4x4 off road driving and archery and bushcraft. We are about to book in for next year! Thank you Graythwaite Estate!

Hullet hall has a magical location with a jetty onto the lake.

The beds are very comfy and has all you need for a lovely comfortable stay. Kitchens very well appointed.

One comment is that I happily paid a premium for lake access, however when there are weddings and events on in Silverhome guest (which sleeps many) walk down the path right past the cottage windows to access the lake. I think it either needs to be clear to guests in silverholme that this is not party of their property or expectations set in Hullet Hall that thirds guests may use it too and priced accordingly.

Hullet Hall is perched right on the edge of Lake Windermere, and what a beautiful view it is, the cottage is a perfect getaway from the hustle and bustle of everyday life, here you can relax in comfort surrounded by the most amazing breathtaking views. We booked Hullet Hall as additional accommodation for our wedding guests, it is a stones throw from Silverholme Manor so perfect for our best man and his family to stay in. The cottage has the beauty of period features with modern day comforts, amazing views and walks through the woodlands or alongside the lakes. We highly recommend Hullet Hall as a home from home and somewhere to relax and enjoy the beauty of nature. A truly lovely property in an amazing location.

After a break of 10 years we returned to Hullet Hall. It was lovely to be back.
There's been a change in the company structure since before, lost some of the personal touch.
Had a few problems but got resolved.

Negatives:
Severe lack of coat hangers
T spoons - just 2
Dessert spoons - just 4
Insufficient mugs so have to keep washing up by hand
Lock on front door faulty
Track to cottage is really bad, fine if you have a land rover! About 3/4 mile and takes around 8 minutes over lots of bumps
Outside light no manual method to turn on and sensor not working so dark steps when returning at night
Very uncomfortable corner sofa
No corkscrew but rectified next day
Water extremely hot caution advised

Positives: beds very comfortable
Location is unique
Kitchen generally well equipped.
We lost something and am very impressed that it was subsequently found and returned.

Beautiful cottage in stunning surroundings. We had a great week with family. Having the lake so accessible we were able to bring kayaks and paddle boards, which was great fun. The hot tub is also a lovely addition! We also had a go at axe throwing with Graythwaite adventures which is really worth doing. Overall a great week and we will definitely return to Hullet Hall.

House is full of character so don't expect a modern finish. Its also very warm, which is great for cold nights. The best bit is the little visitors - the cutest little bunnies in the garden, the partridges and water birds all visiting!

Overall this property is amazing. Such a superb location right on the lake. It is vey well equipped. Our main complaint was the fridge & freezer in the kitchen. The fridge needs replacing, door shelves all missing, and freezer was unusable due to very thick ice. We did not find the additional large fridge & freezer in the boot / boiler room, with the washing machine & tumble dryer, until the following day, By then we had tried to cram all our food in the small broken fridge & freezer in the kitchen - a short note in place would have directed us straight to the boot / boiler room with our food.

Overall amazing - Dogs loved it - Hot tub & BBQ great

This cottage is set in an incredible location, in isolated woodland right in the shores of Lake Windermere. I’m not sure you could get a more perfect location or backdrop to be honest! The cottage was clean on all obvious surfaces and in the bathrooms, but it was “sparkling clean” as there was an accumulation of dust in things like skirting boards, doors, and other less obvious surfaces. The wall behind the sink in the kitchen also had a lots of dust on it, with splashes of tea/coffee/food stuck to it. The throw cushions on the sofa were pretty worn looking (or were they supposed to look like that??), and the cushions in the window seat were split in places and in need of repair. The TV did not have anything like Netflix and our kids seemed to only be able to find terrestrial channels to watch (which was fine for us, but might not be great for others). The decor was nice, but was pretty basic and perhaps not as luxurious as I expected considering the price tag. The hot tub was amazing, on the shores of the lake! Couldn’t have been more perfect! I expect we are paying for an incredible location and this property being one of the few in the area with a hot tub, so if you are expecting high-end luxurious decor and facilities within the cottage, then you may be a little disappointed. However, the showers were hot and clean and powerful, the beds were comfortable, and the cottage was clean (except for a few less obvious areas as mentioned above). The real draw for this lovely cottage is the location and the hot tub!! Definitely worth the trip again for those reasons alone!

This is our third time staying at Hullett Hall and we still love it as much as the first time - it’s a little bit worn in places, but we don’t mind that as we can relax with our dogs. Was struggling for fridge space and found the extra one in the shed in the last day. A welcome book with property specifics might be a good idea. Brilliant location for peaceful walks, beautiful views and the hot tub is a wonderful addition. Looking forward to next year! Suggestion for the future - a canoe or dingy would be amazing!

This is the third time we’ve spent a fortnight here for summer holidays across a five year period. The children love it. Swimming in the lake, paddle boarding, blackberry picking, the swimming pool at the farm, the walks on the estate, the new hot tub and playing around the house. Great location for longer walks and accessing Grizedale forest for cycling. The house suits our family perfectly. It is so private, the right level of comfort for a young family and we have magical times here.

If using the hot tub, ( which is excellent ) more matches , we had a half empty box in the property. And more fire lighters if you are using the log burner and the hot tub you will quickly run out. The Coffee in the welcome pack is excellent.

This was our second stay at Hullet Hall. We love the peace and quiet, and the location is superb.
We especially enjoy the birdlife and walks around the Graythwaite estate.
Warning - wouldn't want to attempt the track down to the house in a low-slung vehicle! It is narrow and uneven with lots of rough areas.

We hired Hullet Hall as an 'overspill' from the party of guests staying mainly at Silverholme Manor for a special birthday weekend celebration with family and friends as the cottage is a short walk up to the main house. It's in a delightful position right by the lake and I would happily go back there again for a general holiday stay. Not sure the hot tub is that much of an asset - idea is nice but too much of a faff to get going as wood fired.

Wow. Amazing house in a truly amazing location. Log burner adds to a cosy feel. Huge larder fridge and freezer and food etc was ordered online and delivered to the house/fridge.
You cannot be other than relaxed and at peace here. The surroundings are beautiful with constant visits from wildlife. Being able to book a personal slot for our family in the gorgeous swimming pool was the absolute ‘icing on the cake’.

Fabulous venue for our family holiday. The cottage is small and would have been difficult if the weather had not been so good.

Absolutely amazing lake frontage and access for paddle boarding and canoeing. Very difficult road to get down so wouldn't recommend if anyone is precious about their cars.

Please could we suggest that new vacuum cleaner bags are supplied following a dog being in the premises. Otherwise, vacuuming just recycles the dog smell. Probably only a problem for people who don't have dogs.

Tucked away in a peaceful, idyllic location. This charming cottage offers character, comfort and wonderful space. Incredible wildlife, a photographer’s delight. Blessed with warm, sunny weather and so many beautiful walks (our 3yo cocker spaniel has never been so happy)! Loved the log burner and open plan kitchen/diner in the evenings. Enjoyed ferry ride to Bowness where there’s a Booths supermarket. Recommend some cushion pads for garden furniture for comfort and more sofa cushions would be great. Graythwaite estate team very helpful & friendly. We’ll be back
