Large, stunning five bedroom detached barn, situated in the heart of West Beckham with delightful garden grounds and extensive off road parking.

Let’s start with the positives, the location is lovely, the size of the garden is hard to beat and the property itself is nice and large, it does feel very spacious. It’s only after a while you start to notice where improvements could be made and notice those missing little touches for the money you’ve paid.

The beds were okay but only double sized, most properties at this price level have at least a couple of king sized beds. The windows are all a bit old, you can’t leave any open just a fraction at night, not securely anyway. The locks on the large kitchen patios, none work, you have to use a single bolt at the bottom of the door.

Upstairs creaks like you have an elephant up there, absolutely impossible for anyone to walk upstairs without it creaking in the two downstairs bedrooms and we’re not talking a slight creak.

The property has a standard size hot water tank, 4 adults and two children taking showers means the last one in gets a lukewarm shower at best unless you give it an hour to heat back up.

None of the bathrooms or toilets had any soap in them, there were no batteries in the TV remote control in the kitchen. The salt dispenser warning was flashing on the dishwasher yet no salt in the cupboards, there was 21st birthday style confetti and dust under the sofas, there were 4 candlelight bulbs completely missing from the hall/reception area lights.

If you’re marketing a property at this price level, then there are a lot of minor issues that someone should be on top of.

We had a great stay at William’s Barn. The facilities were brilliant. The barn is so spacious and has more than enough room for 10 people. The garden is so well kept and is huge, great for dogs. The only thing I would say is the attention to detail with cleaning could have been slightly better, the kitchen cupboards were a little dirty with crumbs in and behind the sofa needed a good hoover.

Williams Barn was perfect for our party of 6 adults, one teenager and two children, 4 and 6.
The grounds to property are vast and much bigger than is shown in the photographs on the web site.
Inside the "barn" there is loads of space, each bedroom is big and so is the lounge. The kitchen is enormous and very well fitted out with lots of glasses, plates etc, cutlery, pots and pans. The only issue we had is that there is an AGA in the kitchen and we never found out how to switch it off and so had to keep opening the windows to let the heat out. We felt guilty for wasting all that oil it was burning all the time.
The pub across the road did nice food and good beer too.
We spent most days on Sheringham beach and were thankful that we booked a beach hut for the week from the council. It was fairly spartan but was useful for storing all the guff that you need for a beach holiday, Like body boards, beach towels, swimming costumes etc. Sheringham isn't the best beach on the Norfolk coast, but it does have good waves for surfing on body boards, which the kids really enjoyed.
We would definitely book Williams Barn again another year.

The barn is set in beautiful grounds which are superbly landscaped. The standard is not matched on the interior but the place is clean and can comfortably cater to 10 people in terms of kitchen and lounge areas. The bedroom and bathroom facilities are lacking, with limited or no wardrobe hanging spaces or mirrors and a bathroom on the mid floor shared by 3 separate bedrooms and no dedicated shower (just a hand held attached to bath that you cannot stand up in due to low ceiling) so 10 guests were sharing 2 master bathrooms in the downstairs bedrooms which was manageable for a weekend but not ideal, especially given the price.
Overall we enjoyed the shared spaces very much and the wheatsheaf pub over the road was convenient given the extremely late check in time of 4.30pm! We also found the printed cards on our beds instructing that we strip them and bag up laundry before the strict 10am departure a bit much having come to get away from day to day chores!

We had a wonderful time at William’s barn. Beautifully renovated and decorated and very comfortable. The kitchen is very large and warm and a great place to catch up with friends and the garden is perfectly manicured and well maintained. The location was also great, very close to the coast as well as Holt, a lovely Georgian town with interesting shops. The village pub is almost situated opposite the property and serves hearty meals. It really was a gem of a find!

We have just finished a lovely week at this superb property in West Beckham. It had so much space for our large family with comfortable beds and we just loved the huge kitchen/dinning room. The lounge was great and the log fire made it so cosy in the evenings. Massive garden was also a bonus. The location is rural, but Sheringham and Cromer are very close, and it is a short drive from the coast. Hopefully we will return.

This barn conversion is perfect for a big family. Five comfortable bedrooms (although a little small). There is a bit of a lack of curtains and blinds in the properly so maybe worth packing an eye mask. Also the floorboards are very noisy. The kitchen is incredible though and we had a really lovely week staying there whilst exploring North Norfolk.

We stayed at Williams Barn for the weekend in august, the house suited our multi generational family perfectly (ages 18months to 86years & 2 dogs). The house has plenty of parking and gorgeous gardens, it’s opposite a very local pub (wouldn’t necessarily recommend for dinner but don’t let that put you off… we are big foodies) but also within 10/15 mins of a number of towns, amenities, and beaches. The house itself has two downstairs bedrooms, both with en-suite, a fantastically cosy lounge with Woodburner, handy utility with wine fridge and washer/dryer, downstairs loo and large kitchen with gorgeous aga (which as expected is off at this time of year). Upstairs there are two smaller bedrooms, one larger bedroom and a bathroom (with a bath only). We would have loved the beds to be slightly bigger only because it’s what we’re used to, a shower upstairs would be handy and some cooking oil supplied would have been fantastic, and it’s first house we have stayed in that we have had to strip our own beds, but this is being really picky and only pointers for improvement if desired.
