Rossie Ochil House is our go-to destination for a girly weekend away, and it never disappoints! The house has the perfect blend of warmth and comfort, with a homely atmosphere that instantly puts you at ease. Spacious and beautifully appointed, every room is ensuite, providing plenty of privacy while still feeling connected as a group.

We love the peaceful, calm setting – it’s the ideal place to unwind. Whether we’re cooking, eating, or simply relaxing in the hot tub, it always feels like the perfect retreat. The house comfortably hosts 12 people, making it ideal for our larger group, and it’s so easy to feel at home here. We bring our own food and drinks and spend our time cooking, enjoying long walks, and catching up with each other.

If you’re looking for a stress-free, relaxing weekend surrounded by nature and great company, Rossie Ochil House is the place to be. We can’t wait to return! Highly recommended!

We had a wonderful 3 day family celebration at Rossie Ochil House. The property is situated in a beautiful, secluded location and is extremely comfortable and well equipped. You are surrounded by glorious countryside and Loch Leven National Nature Reserve is close by. Many thanks to all at Solid Luxury - I'm sure we'll come again!

We had a fantastic time, the house was perfect abd the grounds stunning. We were two families ages ranging from 8-82, everyone had their own space and you never felt too crowded.
The location is great for exploring different areas in the car.

From arriving on the Monday to leaving on the Friday, we had a great family time full of laughter at Rossie Ochil Estate. The house was warm and welcoming and we enjoyed the hot tub, kitchen with the Aga and the Games room. We also enjoyed gathering in the large living room with the open fire where we spent our evenings playing games and just enjoying the space for us to be together. Murphy our travelling dog companion also enjoyed his stay. There was plenty room outside for parking and for playing games like rounders. The Estate also afforded us good walking experiences where we saw Eagles, Pheasants as well as the farm animals. We definitely want to return next year with even more family members.

We were a family group spanning 3 generations. 14 adults 2 children and took the annexe as well. Lots of space for us all. That gave us 3 well equipped kitchens too. Property was in an ideal central location. Games room, hot tub and outside toys/games meant all generations were happy. Very comfortable and provided lots of basics… tea, coffee etc. Everything we requested was provided and we all had a wonderful stay. Would definitely recommend

Very pleasant and comfortable place to stay.
Hot tub was fun.
Would have liked recycling facilities. Only one small bin in main kitchen and although we separated our rubbish the large recycling bin at the gate was locked and so all but the bottles had to go in general waste which was disappointing.

This property was perfect for our family of 12 including children whose ages range.from 5 to 16. Perfect house to chill. We had everything you could possibly want or need and the Aga in the main kitchen was a talking.point with us every day.

Well what can we say....the place was amazing. Family of 12 headed to celebrate a birthday. 3 nights of just laziness, food & drink. the odd walk when the rain eased off, the setting was just beautiful! There's only 1 small thing that would b great & that's if there was a fenced off area at the farm house where the dogs didn't need to be on there leads! Can't wait to organise a date with the family to return

Had a lovely stay with the whole family: plenty of space and something for everyone. The weather was awful but it didn’t stop us using the hot tub! Definitely recommend Rossie Ochil.

We had an amazing stay at Rossie Ochil House. This was a get together for birthday celebration, our party consisted of 12 adults and 3 children, age range between 6 weeks old to 70 years old.
The comfort was amazing, I was apprehensive about how warm it would be, this was a unnecessary worry, the house was so warm and cosy throughout our stay. The Aga was a new experience for me, it was so lovely and warm.The cleanliness was was spot on, I felt this house was very loved and well cared for.
The biggest advantage was the en-suite facilities in every bedroom!
We are already planning for this to be an annual holiday, making memories and taking time to be together.

Just back from a long weekend at the big house at Rosie Ochil. As always we had a great stay. Plenty of room for us all to chill out. Hot tubbing under the stars is always a highlight of our weekend. The house has everything you can need from a fully stocked kitchen, beautiful dining room, plenty of bathrooms to a cosy roaring fire. Our annual stay is always a highlight of our year

Rossie Ochil House was a perfect venue for our family birthday celebrations. The house is well equipped and it was lovely to be able to all sit down at the big table together for our birthday meal. It was a bonus to have all the bedrooms en suite. Even in November the hot tub was great, the grounds were fun to walk in and the climbing frame fun for the grandchildren. I would definitely recommend it for a group of family or friends and would go back again.

We had a great time at Rossi Ochil. Weather wasn’t great so we didn’t explore the grounds, but stayed cozy in the house and made lots of family memories.
House is beautiful, very spacious and really homely.
Returning next year, already booked.

Just had our second visit to Rossie Ochil and surrounding properties. Just ideal for a big group. Love the hot tubs! Roads to house are single track so not the most relaxing drive but the location is just beautiful. Visited Loch Leven Larder - worth a visit for coffee/shopping/walk

We booked the Rossie Ochil House for our group of 16 for a weekend get together. We were pleasantly surprised by the sheer size of the house (including the annexe) and loved how secluded the estate was from the main roads. The drive from Glenfarg to the estate was just beautiful.

We loved how there were more than one kitchen, more than one living room and the huge dining room. The games room with the snooker table was a bonus and the hot tub was glorious (big enough to fit 6-8 people comfortably).

Beds were super comfortable and it was so quiet and peaceful in the evenings. We also made use of the big grassy area at the front of the house for a fun sports day.

The team were helpful throughout the booking process and answered our questions quickly. Would highly recommend a stay at Rossie Ochil House and we look forward to returning in the future. Thanks again!

Great stay at rossiie house with family. Accommodation just right and all facilities faultless. Hot tub a hit with all the guests. We required baby gate which hadn’t been requested but was installed straight away once we had contacted housekeeping.
Would recommend staying here especially for as short break. You seem isolated which is good but you are actually 30 minutes from lots of attractions.

If you are a big group and would like to spend your holiday in a calm environment while still enjoying as much comfort as possible, Rossie Ochil House might be your best choice in central Scotland!

It's already fun to explore the house when you arrive. The rooms appear even more spacious than on the photos and each one has its individual style, including all the bedrooms with their private bathrooms. Even though there are other houses for rent on the estate, the surroundings of the house are completely private and you hardly notice any other guest. And of course in the house it is as easy to withdraw as to spend time with your group in the common areas, like cooking on the AGA stove, play the piano in the sitting room, play a match of snooker or warm up in the hot tub.

The estate is in a very quiet and somewhat remote location, you can overlook the Ochil Hills and the Earn valley quite far. This also means that you have to use single lane roads to get there, the nearest villages are 10-15 minutes away and you need to take care of the cattle and wildlife on the road (we've had lambs, calves, deers, a hare and of course the famous pheasants), but once you are in these villages, you get to virtually each place in central Scotland very quickly, so it's easy to explore the surrounding cities and national parks and even catch a glimpse of the highlands on a day trip - or just enjoy the house and the beautiful landscape where it stands in.

Solid Luxury also does a great job in preparing your stay with lots of information material and also takes care that you enjoy your stay while you are there. I can only recommend the house and also Solid Luxury as a booking agency!

We were at the house to celebrate a 70th birthday with the family, 6 adults, 5 children and 2 dogs. it was absolutely
perfect with plenty of room indoors and out for everyone. The only comment I would make is the outside furniture
could do with a bit of TLC and the flies round the hot tub were a bit of a nightmare although that is nature. All in all
I would recommend to anyone.

Booked this with friends for my partners 50th birthday party and was very impressed.
Facilities, location and cleanliness were all great and made use of bbq and hot tub also.
Everyone had a great relaxing stay.
Also a bonus having 2 kitchens with plenty space.

We enjoyed a fantastic stay as a group of 20 adults, using the main house, annexe and Old Byre.

The main house was even bigger than expected, with plenty of space to all eat and socialise together. The layout provides privacy, and there were a few reception rooms we didn’t even use. Great fun with the hot tub, piano and pool table!

There is a separate large prep kitchen which was really useful given our group size, and we had no problem setting up an Asda delivery and also getting a takeaway delivered one night despite the remote location. The Bein Inn was a nice trip out one evening.

The huge grass area at the front of the house was ideal for garden games, and there were lovely walks straight from the garden.
It may be trickier with young children or dogs as the garden is not enclosed, but it was perfect for us.

Staff were friendly, discreet and resolved minor issues (broken toaster) very quickly.

Decoration is dated, but in good condition and adds to the character of the house.
Smart TVs would be a great addition!

We had a fantastic stay, and I would definitely recommend.

We booked Rossie Ochil house and surrounding properties out for our wedding and had an amazing time. The shooting lodge made an excellent space for the ceremony and it was amazing to be able to have nearly all our guests stay with us over the whole weekend of celebration. The staff were fantastic at accommodating us and helping to rearrange furniture as we needed it. The house itself was beautiful and really well setup for a large group.

It has all the charm & markings of an old building & home. Don’t go expecting brand new modern interior & you will love the charm of the building. Beautiful setting & the hot tub is just the cherry on top. We went as a group of 7 & not once did we feel we were on top of each other. Plenty room.
snooker table needs recovering & pockets repaired, which the men were blaming for poor play (no they are just rubbish at snooker lol). Few maintenance issues externally & internally to the building as stated earlier but we just had such a lovely stay. We were also very lucky with the weather so we’re able to stroll round the countryside. We will definitely be revisiting.

From the minute we arrived our breathe was taken away at the stunning setting of this property and its wonderfully spacious and well laid out and fitted accommodation. The family kitchen offers spacious, warm and excellent facilities for preparing any type of meal. The AGA cooker is amazing. Formal dining room offers luxurious area for that special meal. 2 well presented lounges give space and areas for gathering and quiet moments. All bedrooms are well fitted and offer spacious en suite rooms - enhancing a great nights sleep, with beautiful surrounding countryside views. Garden area is nature at its best - so much to sit and admire. The hot-tub adds a wee special extra to enjoy the outdoors. Games room is well stocked too. There were 12 of us staying and we all had our own space and able to enjoy each others company in beautiful surroundings. An excellent holiday and break away. Will most definately return.

The house was exactly what we needed to hold our family celebration. Everything was perfect and we all had a fantastic time.
Loved the outside space, plenty to do inside as well. The piano was a hit great even although nobody could play very well, having the sheet music helped.
We are thinking of booking again next year .

We’ve stayed at Rossi Ochil House several times before & love everything about it. Beds are super comfy, plenty of living spaces to accommodate everyone. Kitchen is very well equipped- there’s nothing not to like! It’s very comfortable- not showy and although we look after it while we’re there we don’t have to be over particular - we treat it as we would our homes. We’re booked again for December- it’s perfect for our family gatherings.

The house is magnificent! We were a party of 16 and we were all very comfortable. The kitchen is lovely, nice and warm with the Aga, we spent most of the time there. It is very well assorted, it had all we needed to cook.
The bedrooms are very tastefully decorated, the beds are very comfy, the showers have nice pressure (and no hot water shortage!). Heating works very well too!
Overall a very pleasant stay for all of us, thanks!

The house is ideal for a group of 12 with plenty of space. We thoroughly enjoyed our time in the house. The hot tub was a bonus.
Just a couple of ideas to improve things. A smart tv would be better and that the bins are closer to the house.

This was our fourth year staying at Rossie Ochil House for our annual family festive get together.

We had the most amazing time as always and just adore the house and location. It is such a relaxing house and the facilities are also what makes a wonderful fun weekend.
As always the house was so clean and there was everything we needed for a group of 13. We have made so many wonderful memories staying at Rossie.

We have already booked for next year and cannot wait

Just back from another great weekend away with friends at Rossie Ochil estate. Our first time in the big house. Couldn’t fault anything. Lots of kitchen equipment if you’re cooking. AGA was easy to use. Plenty of room for us all. Loved the dining room. Would recommend getting a shopping delivery. Have used Tesco and Morrisons.Also had an excellent Chinese delivery from Chans in Perth. Already booked to go back next year.

This was our 2nd stay at at Rossie Ochil, we love it. It’s perfect for all family and friends. Stunning views, welcoming home, just perfect in every way! Helpful, accommodating, comfortable and luxurious. Our group ranged from 7 months to 59yrs old and the house accommodated all of us.
The only thing I would say is maybe some access to kennels for working dogs would be handy. However our labradors loved the utility room! The best house, that’s all I have to say! ….oh…THANK YOU!

Second visit and it was just as good as the first. Lovely large house with everything you need. Well kitted out kitchen. Had a problem with heating/hot water on the Saturday which following a phone call was resolved promptly within 30 mins.

Everything I could have asked for to make this a truly enjoyable weekend with family and pets. Very spacious so enabled everyone to have their own private spot. The aga was fab. Made the kitchen a central point as it was lovely and toasty.

I have used Solid Luxury before with no issues. Unfortunately this time we had two problem's at Rossie Ochil House.
First the ensuite toilet in the master bedroom would not stop flushing. The mobile phone reception in the area is very poor so the only way to connect Solid Luxury is by a phone in the kitchen. We reported the problem to the office 5pm on the Friday.
A housekeeper came some time later, and told us that a plumber was on his way, but had a Forty five minute drive, So even though she new nothing about toilets she would have a look at the problem. She returned twenty minutes later and said she had stopped the flushing and would cancel the plumber. Unfortunately. she did not try flushing the toilet. When l tried, it continued to run all day and night disturbing our sleep. The office was now closed. Eventually it was repaired by the plumber on Saturday afternoon.
The second problem was the heating was not working and the instructions to get to the heating control's took you to a out side boiler house that was locked.Therefore the instructions on how to override the heating were useless. No heating till the next day when the office opened. Not impressed by the lack of help on site and out of hrs contact issues.

We really enjoyed our stay at Rossie Ochil House. We were primarily there to attend a family wedding at the nearby Rossie Barn in Forgandenny. We had a great week with all the family aged from 87 down to 5 months. We had a chef come up from Edinburgh who produced some excellent meals on a couple of occasions using the facilities of both kitchens.

The Aga was especially useful when rolling breakfasts were required or twelve sat down for brunch at the same time. The bedrooms and bathrooms were all clean, large and warm. The hot tub was particularly appreciated by young and old alike, it was a great place to watch the sun go down. The snooker table was great for evening entertainment.

My three year old grandson loved playing on the climbing frame and the dogs were very much at home in the house. We could certainly do with the promised maps showing the footpaths around the estate. We were aware of the young pheasants and were reluctant to venture very far for fear of disturbing them, so some guidance on where to walk would have been appreciated. There seems to be some magnificent wildlife in the Ochil hills and it would be good to explore it further.

We love Rossie Ochil House, have stayed there 5 times!

We did have quite a few maintenance issues this time though. These were responded to quickly, the house main front door & a leak in the annexe. We do feel that the house itself could do with a thorough check over, maintenance wise. The games room door and the annexe kitchen door jammed and were very hard to open. We didn’t report these, we just learned the knack of opening them!

Despite these issues we did enjoy our stay, just feel that this lovely house could do with some TLC!

Great property in lovely grounds. Staff very helpful and knowledgeable. There were 10 in our party aged from 12 to 70 and all were well provided for. Inside and outside the facilities were more than ample. Loved the hot tub ans snooker room.

Overall stay was excellent, negative comments as follows

Outside of Arga was very hot I burnt my hand trying to open door, some warning should be in place.

Did not feel happy leaving with the key left in the front door as per instructions.

leak in hall ceiling clearly coming from a first floor bedroom shower, staff came out when advised but unable to do anything, this did not distract from the holiday but marks and previous repairs to ceiling indicate this was a long term problem. Why was this not sorted out in the past?

I booked this house for a girls weekend as a treat for my sister-in-law who had just had cancer surgery. What a treat it was! The house is spacious, spotlessly clean and beautiful inside and out. The garden is lovely and we loved the hot tub and spent all evening in it. It isn’t covered, so we were lucky that the sun shone. The staff were excellent and very quick to respond to a few different queries I had. Thank you for a fantastic weekend away.

We have had an amazing weekend at Rossie Ochil House.

The house is absolutely beautiful. very clean, well equipped and great value for money. We stayed from the Friday to the Monday.

The kitchen has absolutely everything you need to cook breakfast, lunch and dinner. With lots of added extra’s like tea, coffee, salt, pepper and kitchen roll.

The bedrooms and bathrooms are very clean. Beds are very comfortable and showers have powerful water pressure.

Great games room with snooker table and board games.

We will definitely book again with Solid Luxury. We are planning weekend away for March 2023 to Vicarsford Farm near St Andrews. Would highly recommend Solid Luxury to family and friends.

This was the third year in a row (if we discount 2021 when Covid put a pause to all celebrations) that our family have had their belated Christmas in the stunning Rossie Ochil House. It is the most beautiful, relaxing and cosy house with the additions of the snooker room and hot tub making it even more special.
The staff both on site and in the office are always so friendly and helpful and I highly recommend a stay here at some point, as long as it’s not when we want to stay .
We have already secured our weekend again for next Christmas gathering and already looking forward to it ! Thank you all at Rossie Ochil and Solid Luxury for helping us create wonderful memories.

We booked Rossie Ochil House for an extended family break to belatedly celebrate my mum's 60th birthday. Our group was 8 adults, one child and a dog.
Our original 2020 booking with another large holiday cottage provider had been cancelled and rearranged a few times but once lockdowns were lifted, we were struggling to rebook something suitable that didn't either double the original budget or see us compromise massively on quality. I stumbled upon a recommendation for Solid Luxury on a travel forum and had booked within a couple of days having fallen in love with the photos. It offered more than we had originally booked and seemed great value for money.
I have stayed in lots of lodges and cottages with family and friends and can honestly say this was the most homely and well equipped I have visited. We wanted for nothing in terms of facilities, from bathrooms to crockery and we loved cooking on the giant Aga with room for everyone in the kitchen.
After a difficult year, this could not have been needed more and the house really delivered. The bathrooms were spotless and the beds so comfortable. The house was lovely and warm and the hot tub was the icing on the cake. The drive was suitably rural and I would not want to make it in the dark but it was worth it for the views, the clean air, the clear skies and the peace and quiet. Thank you for the priceless family time.

WHEN YOU PAY £1500 YOU EXPECT THE PLACE TO BE IMMACULATE! THE HOUSE NEEDED A GOOD DEEP CLEAN ESPECIALLY DOWN STAIRS,THE RUGS AND FLOORS WERE DIRTY AND SMELLY,THE LEATHER SOFA WAS IN NEED OF A GOOD CLEAN,THE GAMES ROOM HAD AN AWFUL SMELL I CAN ONLY ASSUME DAMP CARPET DUE TO WET BODIES ENTERING FROM HOTTUB. PLACES THAT EXCEPT DOGS SHOULD HAVE A STRICT CLEANING REGIME AS THAT IS THE FIRST THING YOU SMELL STALE URUNE! THE ACTUAL HOUSE AND GROUNDS ARE FANTASTIC FOR LARGE FAMILIES GROUPS AND DOGS LOTS OF SPACE FOR ADULTS KIDS DOGS BUT FEEL THIS SORT OF MONEY I COULD GET THE SAME SIZE OF ACCOMMODATION MORE UPDATED.I THINK SOME MONEY COULD BE SPENT IN THE HOUSE TO BRING IT UP TO ITS FULL POTENTIAL WHEN CHARGING THIS AMOUNT OF MONEY.

We booked the Rossie Ochil House and the Old Byre as we were a party of 16, both houses were clean and had all essentials that we needed for a weekend away. The games room and the hot tub was a big hit for all ages. The estate was peaceful and had lots of lovely walks, a little fenced off part just to let the dogs out for toilet without going for walks would have been preferred as one of the dogs is just a puppy. I have already recommended this property to colleagues and friends.

A group of us recently stayed here, it was amazing. The beds were the comfiest beds we had ever been in, the showers were huge with great water power. The scenery was very pretty and the hot tub was huge. Only slight downfall was the wifi. None of us could get signal that lasted more than 10 minutes, though this would be due to how far in woodland we were!
Would 100% stay again with my friends, we all had a great time

Like many we have had many planned events ruined by COVID. Solid luxury have been very understanding and flexible with us allowing us to move and re-move our dates. We have used this company before and found the service and accommodation property to be both excellent but with a growing family circle we required a larger property and Rossie Ochil fitted our numbers requirement. Rossie Ochil is a large country house in the middle of a working estate, it had all reasonable facilities for us to be able to host our family weekend. We organised a shopping delivery and the usual big supermarkets deliver to the house the nearest shop is 3-4 miles away. The grounds and the estate provide plenty of outdoor space for those who may want to venture outside including a hot tub BBQ and seating, if you want to bring your dog for a fee you can bring them (check T’s&C’s). The house is well equipped and all bedrooms bar one are en-suite. We had an elderly party member and Solid Luxury were able to provide a shower chair and wall handle for them which let them use the shower more confidently. All in all we had great customer service, in a well appointed property which had great character in a peaceful secluded area of Scotland but was only an hour from us.

We have stayed at Rossie Ochil House too many times to count now! We love it here and always enjoy our time at the house with family and friends. The house has everything you need in terms of cooking utensils, ovens, seating etc. All bedrooms are en-suite and are spotlessly clean. The hot tub is a welcome addition and the grounds are lovely. Would definitely recommend Rossie Ochil House whether old or young or as a base for visiting other places or as a quiet retreat. Customer Service is also very good.

Rossie Ochil house was the perfect venue for a weekend away with a group of friends and their dogs ,the owners were accommodating and permitted an extra dog and even provided treats and poo bags :)
The house itself was spacious ,comfortable and had everything you could need including a hot tub and pool table.
The location was fairly remote which was nice but a trek if you need to stock up on anything.
My only negative comment would be that you can’t let your dog off lead which is understandable given that it’s on a working estate with small grouse running about the garden.
I would certainly recommend this place to large groups looking to get away :)

We thoroughly enjoyed our stay here it was very well equipped had everything we needed unfortunately the weather wasn’t the best but we made the most of it, the snooker table was very popular as well as the hot tub. We had no issues with Solid Luxury they were very helpful, we would certainly stay again.

Well where do I start with a house that has everything? This house is amazing and has everything you could wish for on a country break, let me start with the comfort of the house, the mattresses and bed linen are of superior quality and makes a really comfortable nights sleep, copious amounts of mains pressure hot water gives you an amazing shower, plus the master en suite has an incredible stand alone bath, the house has an amazing kitchen with full size range aga cooker plus another utility room plus 2nd kitchen just off the main one with another cooker if required (both kitchens are equipped with a fridge and a freezer), it has a stunning dining room and full length dining table and lovely living room (with log fire which was toasty) and another 2nd living room adjacent with ample space for a dozen guests easy. It has a great 3/4 size snooker table in great condition, 6 en suite bedrooms over 3 levels very quirky but very spacious tastefully decorated and fantastic views of the countryside. Outside there is a great hob tub along with a barbecue and wooden tables for outdoor seating area. The countryside around the estate is stunning with lovely walks and an abundance of wildlife in your garden including deer, pheasants, red squirrels, woodpeckers, various birds the odd hare, just spectacular. I saw some reviews about the wi-fi being poor but it worked fine with us but is definately not a deal breaker. You won't be disappointed with your stay at Rossie Ochil House, it is 1st class on every level.

Beautiful house, with bags of country charm and equipped with absolutely everything you might need in a 'home from home'. Even with a howling gale and plummeting temperatures outside, everywhere inside was always cozy and every room was both characterful and comfortable. We loved that our dogs were genuinely welcome and appreciated the thoughtful touches like extra bowls and blankets. Loads of lovely walks from the door and we spotted deer right outside on the lawn. The hot tub and games room were an added bonus, which kept the teenagers occupied, while there was plenty space for the grown-ups to hide away quietly with a book.
The service and communication from Solid Luxury was first class. Already looking at booking again and wouldn't hesitate to recommend. Thank you for an amazing break - just what we needed in an otherwise dull and difficult year!

Great house however didn’t really live up to the name “Solid Luxury”. Attention to detail lacked with broken utensils in drawers, broken glasses on the shelves, dated technology such as the speaker with old connection, broken sockets, broken handles and lightbulbs not working. There was a lot of negative signage telling us to do this or not do that ie empty the bins or we take your deposit etc. To say the house had WiFi is a claim too far. A house of this size should have its own hub however it is shared with the other houses and office so was pretty much non-exsistent. We found the hot tub too hot but had no way of turning it down. We were sent the information about the house prior to the visit because we were told due to covid the welcome books had been removed however they were still in the venue as was lots of leaflets/ books/ clutter. The welcome information said they were planning routes for walks for the guests - it would be good if they did that ASAP. The trampoline in the grounds was covered on bird poo so my daughter couldn’t use it.

On the plus side, the bathrooms were really nice and appeared to have been modernised in recent years, the kitchens were spacious and the aga was good to use, everywhere was clean when we arrived, towels and bedding were fresh. The open fire was good including providing wood.

If you are looking for somewhere remote then this is the place to go. It’s definitely set in a gorgeous piece of countryside. You need to go on about 5 mile single track road to get to it. Plenty of parking when you get there.

It feels like you’re driving right into the wilds on the single track road but when you reach the property it’s luxury all the way. All the bedrooms are very spacious and clean. The log fire is a great novelty if you come back from a very cold, wet walk and just need to heat up with a wee dram. The lawn out front had about 20 grouse roaming on it every morning and our dog (on lead) was extremely keen to make friends. It’s less than a half hour drive to St Andrews if you want to give the beach a turn and we did it on a wild, wet day and had the log fire on when we got back. The aga in the kitchen gives a constant heat in such a large house and there’s plenty of room to do your own thing. The piano in the ‘smaller’ sitting room was a surprise and we had a few pianists who can actually play so it was well used.

we visited rossie ochil house to celebrate an anniversary and just spend time as a family
we had a really good time and did lots of things with the children and spent quality time as a family with 4 generations in our party it was very relaxed and the weather was on our side the house was very comfortable and all our needs were catered for and of course the hot tub was an added touch that was enjoyed by all
we would certainly recommend the big house to any one looking for a relaxed break
we thought we had good value for money for our weekend break

We stayed in Rossie Ochil House for 5 nights, there was 13 of us all together.
This place is absolutely amazing, the house itself was very clean, beds were comfortable and the kitchen had every item you could possibly need. The best part about this place was the gorgeous outdoor space, we played lots of games with the kids and enjoyed using the hot tub. We have already booked up for next year! Highly recommend.

Spent a lovely week at Rossie Ochil House for a family get-together. Positives: dogs were welcomed; games room and hot tub were well used; bedrooms spacious and extremely comfortable; kitchens provided everything required. Negatives: we were disturbed daily by neighbours walking through our garden/hot tub area and interrupting us; some of the areas are a little tired and could do with updating eg peeling wallpaper, broken freezer handle. Overall, a super property.

This is the second year in a row we have chosen to have our post Christmas family get together at Rossie Ochil House and again, we loved it.

There were 14 of us, as well as 4 small dogs and we had a very comfortable, fun filled weekend, even though it was during Storm Dennis! The wind and rain over the weekend was relentless, even disallowing us using the hot tub on Sunday due to fear of safety, but it did not dampen the fun we had. The games room, open fire in the lounge and the cosines of the aga in the kitchen, all made an indoor weekend very relaxing indeed. The large lawn out the front of the house was great for exercising the dogs when venturing further than the driveway was a no go (waterproofs on, out for 15 minutes at a time, let them charge around after balls and then back in and towel dry them off, yet again).

We enjoyed our weekend so much, that before leaving we had already emailed Solid Luxury and booked again for next year.

Thank you to the team who look after the properties and meet and greet you and make you feel very welcome indeed.

We are already counting down the days until next year ..........

A group of us spent new year at Rossie ochill house 2019, 6 adults and 7 children. The house met our every need, very clean, spacious, comfortable and remote. The children loved the hottub and games room as well as being able to play around outside on the grassy area with a football. WiFi limited at times but not always a bad thing! Would definitely return - didn’t want to come home!

This stay was a way of bringing two families together who would have normally stayed at home doing the usual things. It was a great success with the help of this fantastic house. Everything I wished it would be like was there. Warmth, comfort, spacious and the most well equipped house for all occasions.
The hot tub was probably the most appreciated amenity in the house and there was know one who didn't use it.
Christmas Day was the most successful with having a beautiful dining room that we could set out for our large family lunch.
This place is amazing. Thank you to everyone at Solid Luxury.

Fabulous, in every possible way! We were a party of 11 adults & 3 dogs. The house was spacious, very comfortable and so well equipped- everything we needed was there. Heather, housekeeper, called round on the first evening to check everything was ok. I don’t think it could have been any better. We’ve been to a few of Solid Luxury’s properties now but this has been the best ( all the others have been great too) We’ll be booking again. Loved it!

Spent a special family weekend at Rossie Ochil house and annexe for my daughters 30th. There was 15 adults and 4 children and there was plenty of space for everyone. Bedrooms were beautiful and spacious with en-suites and the lovely big dining room sat us all comfortably. The games room was well used and led out to the amazing hot tub. The 2 lounges in the main house were ideal for partying or just chilling. There was also a lounge in the annex that Granny could relax in. For being such a big house, it was lovely and warm, no need for the log fire. Lovely walks and safe for the children to run around outside in the grounds. Lots of grouse, pheasants, squirrels, owls and highland cows, which the children loved looking for. We got an Asda shop delivered, which saved a lot of hassle. We will definitely be returning and would highly recommend as a great get away.

A great place for a large extended family or shooting group such as ours. Easy going and friendly atmosphere, well apppionted rooms and plenty of good food. On the downside and because of its location, cell phones barely worked and the wi-fi is poor in such area being out in the wild of the hills but this was a position just not to be disturbed.

We have already booked a return visit.

What a wonderful house for our Golden Wedding celebrations. Plenty of room for us all. Great to have a hot tub. Peaceful setting. Our only suggestion for any improvement would be to provide bins for recyclables. Otherwise it was perfect and in a great location for sightseeing.

Our family absolutely loved our stay at Rossie Ochil House. It was all that we imagined and more, from the pheasants and cows to the rolling hills and valleys.
The staff were warm and friendly. Felt like home away from home and was perfectly situated to get to any destination we cared to adventure to.

Perfect house for our big family, since there are six bed and baths. Well equipped kitchen (but knifes needs to be sharpened..) with everything you’ll need when cooking.
The location is a little far from everything, but on the other hand it’s very calm and peaceful. The views are spectacular and there is not much traffic at all in the surroundings.
We are all very pleased with our stay , the house is so big! and I can really recommend it if you are a larger party.

Our family of 8 adults, 3 children and 3 dogs had the best time in this beautiful house and the amazing countryside surrounding it. The house was spotlessly clean and comfortable with excellent amenities. We were lucky enough to be blessed with great weather so took full advantage of the lovely garden for playing games. We would certainly recommend to all family and friends

We stayed here for a 70th birthday celebration. There were 23 of us so we rented the House with the Annexe and also the Granary. Both houses were amazing. Really well laid out, decorated, equipped and comfortable. We never left the whole weekend as there was plenty to do there. Playground, rounders on the front lawn, walks, hot tubs, snooker, table tennis. It’s a beautiful location only an hour from Edinburgh and we made some special memories. Highly recommend!

Fantastic house , fantastic location, we were even invited to feed the orphan lambs which went down well with young and old.
Its the %th time we have rented the house for family gatherings , holidays with friends and even as the base for a wedding. This time we had family from Dorset,Orkney,Fife and Trondheim and the house suited us perfectly, we will certainly be booking again. It was nice to see that there are small changes every time we come back little improvements that make things easier without losing the character of the house. The new kitchen facilities in the back room are just what was needed and a great plus when organising meals for large numbers of people. The surrounding area is great for walking and wildelife spotting.

This place is amazing !!

i have stayed at several properties now and Rossie Ochil House did not disappoint ! i was lady of the manor for the weekend :)

We were a group of 15 ladies from 22 - 90 and every one of us enjoyed our weekend, everything is there that you need and more.

Cannot fault anything at all, I really enjoyed cooking on the aga, the kitchen is so well equipped, the crockery is lovely

I really cannot express how great Heather & the team are - we are already planning our next visit.

We have a weekend away every year and this house has been one of the best. It’s comfortable and spacious with everything we needed. It’s warm and cosy too.
The hot tub is a must and was the perfect size.
It snowed when we were there so didn’t walk as far as we would have liked but the surrounding area is beautiful.
I would definitely recommend this place to anyone looking for great price and location.

We stayed for 5 days at this beautiful house and are looking for an excuse to return as soon as we can. I booked the house for my mother's 80th birthday for a party of 8 adults, including 4 OAPS and a 4 year old and if was simply perfect. The bedrooms were wonderful and each one having it's own ensuite is super. We were also visited by my profoundly disabled sister who lives in bridge of Earn and it was perfectly accessible for her in a wheelchair. The grounds are stunning especially with the snowdrops just coming to and end and the daffodils coming into blown. Super location all the Perthshire attractions and only 40 mins to Edinburgh. The hot tub was the best I've been in and we had great fun playing snooker although the table is a little large for the room. The house exceeded all our expectations and we really hope to have the opportunity to visit this wonderful property again.

Had a great time, booked the house for my 40th birthday with friends and family and the house was great sleeps 16 comfortably and loads of room for people to relax. We where there 12 months before and there wasn’t a hot tub so this was another reason why we came back as the hub tub was a great addition. We all love the place that much we have booked for April 2019.

Family holiday with ages ranging from 2 to 72 and everyone found plenty to do in and around the house. The games room, hot tub and rope bridge were especially favourites with the younger set whilst the well maintained grounds, local walks and abundant wildlife suited the rest of us. The house and facilities had everything you would want in a superb country setting. The property description does not mention that the optional annexe is split level on the first floor which could be important for guests with restricted mobility. The Solid Luxury housekeeping staff were very helpful with any requests we had. We would certainly consider returning at a future date.

It is a long and narrow way to the house once you leave the main road but our concerns about meeting vehicles coming the other way were soon put to rest. If you do meet anyone (which is not likely to be often), the backing up and moving over is soon conducted without fuss. The drive to the house is just lovely - the enveloping countryside welcomes you and it was lovely driving in on the first night at the end of a long journey.

From pictures on the internet the house obviously has a good amount of space for a large group of people to stay, but it felt even more spacious than we had expected when we were there. Our party grew over the week from 7 on the first night to 13 (all adults) by the end of the stay (we had the annexe for the last part of the stay) and at no time did we feel we were getting in each other's way/impinging too much on each other's space!

The two sitting rooms, the kitchen, the back room, and the glamorous dining room gave plenty of options for get togethers and chats - not to mention the two outdoor pub-sized tables and seats! There's a lovely little sitting room in the annexe which nobody really used in the short time we had that. The dining room was lovely (not too sure about the portraits of dogs in suits, but it was quirky!) - very regal sort of place to have breakfast, and evening meals. And the big family gathering at the end of the holiday. We were lucky enough to be able to eat outside on the first night, which was such a treat! Unfortunately the marvellous looking big sunshade was broken, hopefully it can be fixed, it is a high quality piece of kit. And the piano in one of the sitting rooms would be in need of tuning if anybody was planning to use it.

Every bedroom being ensuite was such a boon! The shower rooms were immaculate and there is the glamorous bath in the master suite too! We had the use of the annexe for the last few days, there's just one bathroom in there but with so many others in the house it was not a problem. There's a toilet downstairs too. It took us a day or two to twig that we perhaps needed to put the hot water switch (in the kitchen) on some mornings to ensure everybody had a hot shower, but that quickly solved a few people's discomfort! There was only one hairdryer in the house - which we probably should have expected. Not all the ladies had brought theirs but we got by on a sharing arrangement!

We liked the Scottish décor touches around the house. Some high quality fabrics have been used.

The prospect of the Aga in the kitchen had been a little worrying, but it was fine, (it kept the kitchen very warm too - must be particularly nice in the winter!) and we used the electric cooker in the back room as well when anything needed precise temperatures. There was a very good stock of plates and cutlery - the disposable cutlery and plates for the family party were not needed; 20 people were able to sit around the dining room table and eat together with real cutlery and real plates and have cups of tea afterwards. Plastic glasses are provided as well as glass ones for when people took a drink outside. The pantry had a large selection of cooking dishes and pans, and there were two cafetieres and two nice teapots, which came in very handy. There are lots of drawers and lots of equipment - if you can't find e.g. a potato peeler or masher - keep looking - it will be there somewhere! The knives in the knife block needed a bit of sharpening but were good ones. There are two fridges - one full height, and one under counter one. Two under counter freezers. Not a lot of space to store other food, but then nobody is staying long. Starter supplies of tea, coffee and sugar were provided. We stocked up at Kinross or Perth supermarkets, there are probably local shops, but arriving prepared with all the essentials is a good idea as it wouldn't be a simple matter of nipping across the street if you ran out of milk at 10 pm. The dishwasher was well used.

There's a big green lawn outside the house and lots of trees - one of the lasting memories of the stay is the birdsong - all day long - wonderful - no traffic sounds - just birds! During our stay we saw some wildlife in the garden including an elusive red squirrel, which caused may a cricked neck as we were all determined to see it at least once, and on walks we saw more wildlife as well as lambs, sheep and cows in the fields. It was so quiet - wonderful! The option to go for walks round about (or runs!) was lovely, our group did a lot of visiting friends and relatives and going out from the estate, but you could spend a week there just relaxing. Due to lack of time, the hot tub only got used one morning - what a shame! Factor it into your plans if you are going!

The snooker room is another great resource. We didn't even notice the games stored in there in boxes - outdoor games - until it was too late!

The staff were unobtrusive but present on site, and were very helpful and friendly.

We went prepared for the internet connection to be less than perfect, and it was a bit limited - as was the phone signal, which is to be expected in the depths of the countryside, and the web site does have a caveat that good connectivity can't be guaranteed. The lack of phone signal could be an issue if anybody might need to be contacted in a hurry and didn't have email as an option. But going to this venue is a choice to go to a quiet and restful place and we were far from disappointed! The only disappointment was in having to leave "so soon"!

I use Rossie Ochil House to run yoga retreats and this time when we arrived there was 3 new sofas in the lounge which were likely but a shock to me as I needed the space to teach yoga to the group.
We made it work but they were very accommodating and helpful.
I 100%recommend Rossie Ochil HOuse.

The house was booked to celebrate a big family birthday every night for a week. The whole family stayed with us and we had a fantastic break. Staff very friendly and accommodating. House is dog friendly which was perfect for my grandaughters dog.
We had a brilliant party every night with a different theme, music and games....very noisy some nights but no problem as no neighbours to disturb.
Grandchildren loved feeding the lambs.
Beds really comfortable, heating perfect, plenty hot water for everybody, and of course, the hot tub was brilliant for relaxing.
Snooker table not in the best condition, and a lack of cues, but OK for fun games of Killer. knockout etc...
All in all 9/10.

Great house, great location, helpful staff, we keep coming back.We are a large group of three families and it suits us great, its out in the country but near enough to Perth for shops etc, and central in Scotland for excursions to Glasgow, Edinburgh, Dundee etc. Nice walks in the surrounding countryside. Good food nearby in Dunning at the Kirkstyle Inn and in the Bridge of Earn.
. Taxi's in the area can be a bit difficult, just book well in advance. You will need a car as it's a little out of the way, but dont let that put you off

This was our first time staying at Rossie Ochil House and it wont be our last. The house is huge, big enough for a family of 16 to have enough space. The kitchen at this time of year (march) was so cosy and warm thanks to that wonderful Aga, indeed the whole house was toasty! We had the fire roaring for most of our stay too. The kitchen is well stocked with every pot, dish, crockery, utensils you could need. Bedrooms all lovely and decent size too. And the hot tub was well used, even in the driving rain. The house is only around 10 mins from motorway but it feels a world away with its wonderful country location. Book, book, book it...you wont be disappointed!

My husband and I stayed here last weekend with our 5 children and their partners . We had a lovely time , the kitchen is well stocked , the house was nice and warm amid lots of space . Bedrooms were good and showers very good too .
Would return and recommend to friends .Excellent value for money .

I use Rossie Ochil House 2 to 3 times a year to run yoga retreats and it is always a treat to be there.
This time we had problems with the heating (probably inefficiency from a group of ladies), I called the emergency number and it was shorted within and hour.

We had a fantastic weekend at Rossie Ochil House there was 12 adults and plenty of room. House was very clean and comfortable. Will definitely be back! Great fun was had by all!!

My family and I were so excited about spending New year together when we arrived it had been snowing and made the place even more idyllic. The house is beautiful if not a bit tired.
Few things not working, tumble dryer and the waste disposal unit.
All said we had a fabulous time and would recommend to all.

What a wonderful family week we had at Rossie Ochil House. The house was very comfortable, spacious , warm, clean and welcoming. Beautifully decorated for Christmas by the wonderful staff. The hot tub was a particular favourite with our group. The surrounding area was excellent for walks . Although the property is a few miles from shops it is not a problem with a bit of forward planning. In fact that is a big part of the charm of Rossie Ochil House. A huge thanks to the staff for all their help through from booking to arrival and during our stay. It was very much appreciated. We would definitely recommend this property for a multi generational family holiday. Thanks .

This house provided quality and comfort for a large group with children. It was very well stocked and provided lots of areas to cook and rest and relax. Booking was easy and customer service fantastic. We would highly recommend and we would stay again.

We had a fantastic time at this wonderful house. The property was spotlessly clean and everything from the furniture to the bedding was very comfortable. The entire house was well equipped with every thing we needed and could not think of anything that was not provided. The location was beautiful and having the hot tub was an added bonus. It was idyllic sitting in the hot tub and being able to look at the beautiful surroundings. We even saw a red squirrel! The staff were very friendly and accommodating. The booking service was easy to deal with. We would definitely come back again and highly recommend it to anyone else.

The house is cosy, comfortable and for the purpose of running a yoga retreat ticks all the boxes.

The only thing this time is that we found millets on the wall of the bedroom on top of the kitchen. Some people mention that the beds were soft.

We took the house with annex + Granary for a week, for a large group of family and friends going to a wedding in Perth. A very busy week with guests arriving at different times and not all with cars. Small children and older folk all had a great time. Lots of different spaces to be together or apart. Grounds are excellent for garden games and exploring, or just chilling in the hot tub! All bedrooms were excellent and very comfortable. Large dining room with 20 adults for dinner one night. We also had a barbecue the day after the wedding, and the weather was kind.
Both office and housekeeping staff were very helpful and very accommodating, and allowed us to deliver some items early (wine to go the reception) and to collect remnants later after check-out time. We got everybody to their trains on time!
We would definitely book again, and friends who visited us there have indicated they would book also for similar family events.
Only drawback is distance from Perth for non drivers - but then again there is the lovely countryside setting.

We stayed here for the May bank holiday weekend and had a great time. There were 11 adults and 5 kids and enough space for us all and not feeling hemmed in or surrounded by each other. Bedrooms very spacious with plenty of storage area. Beds very comfortable. Kids loved the games room, hot tub and outside play area. Was great to go away and all be able to sit together at meals times in the big dining room and we did not feel squashed in. Kitchen has all the equipment needed 2 fridges and a freezer and an additional oven in the room off the kitchen alomg with the kitchen in the annexe. It took us a few goes to get the hang of the Aga but there are instructions in the drawer. Added benefit of utility room and extra dining tables. Great big garden which we used to play rounders, badminton and fun family games. Secluded area not overlooking any of the other lodges. Great liitle walks to go on and also met the local farmer who invited the children to go and feed the lambs. The lady sorry forgot her name who visited us to check on us was lovely and gave us info on the local area. Would highly recommend the house for big parties. We were able to get Tesco to deliver a shop too.

House was clean & comfy for party of 11 games room & hot tub were well used.. hot tub area could do with some decking & table & chairs.... an outdoor shower for people to use before use as nearest was away upstairs. A local map would be handy marked up with walks & how far/long they take. we got kinda lost on our walk ended walking for 5hrs.. Some of the walls/rooms could do with a freshen up but all bedrooms were very good condition... toilet in bath bathroom didn't flush properly during the day we informed housekeeper on departure. Loads of fridge/freezer space in a great kitchen that had all you need... Livingroom & study were big enough to seat all in.
We had a great weekend & will probably be back in the future.

We experienced a wonderful family holiday in this beautiful house.
The surrounding countryside was scenic & peaceful , and the gardens spacious for the children to run around. The facilities were excellent , and all family members enjoyed the games room and hot tub. The house is well equipped with everything we required, and space to escape for quieter moments.
(The only addition we would suggest would be a larger freezer, to store supplies for bigger numbers of guests.)
Delighted to find this accommodation, and would recommend it to others.

I have use this house three times now for my yoga retreats and it gets better every time. The first time, we loved it but there were a few things needing fixed. Second time, everything was not just fixed but a few of the room were modernised.
The third time a hot tub was added what gave my guest a nice scape and time to connect with the others in the group.
I think the house is run really well, they are really accommodating and they take every comment into account and act on it.
I have not complaints at all and I have already recommended to a few teacher and friends.

A fabulous time celebrating my husband's 70th birthday with family in this lovely house. The house was ideal for the sixteen of us being very well equipped with everything you could possibly need , very comfortable and friendly and helpful staff. . The addition to the property of a hot tub was a great hit with everyone especially our grandchildren . We were blessed with lots of sunshine to enjoy walks around the estate taking in some beautiful scenery in this lovely part of Scotland . Hope to come back some day to the house or the cottages

Two families, one week, one fantastic week.
We go away each year in October half term and we sometimes struggle to find a large house for both families to stay in. Rossie Ochil house was perfect! It was comfortable, warm, well equipped and had lots of space for all of us. The Aga wasn't as much trouble as I had expected and the benefit of a pantry with extra fridge/freezer and oven was great. The grounds were well kept and we were treated to deer and pheasants in the garden in the mornings. The bedrooms were comfortable and each having it's own bathroom was great. Heather (the housekeeper) was really welcoming and when we had a power cut, they were with us in no time to help us out. Thank you for a wonderful week.

The house has been done up since last time hired it and it looks really good. all the bedrooms are decorated very nicely. The only thing I would say is that for 12 people there is not enough serving trays, we could not find scissors or oven gloves. So if someone is hiring the house, bring those. Apart from that the house was perfect. The weather was also perfect. The surroundings very beautiful and peaceful. The housekeeper and her team were very helpful and accommodating. We only have good things to say about the property.

House was perfect for our needs and well equipped. Cosy with the fire lit and the kitchen more than met our needs. Housekeeper was very accommodating and helpful. This house would have scored an excellent on all counts but for some very minor niggles.
1. One chair had a broken leg and made closing the leg support impossible whilst sitting on it.
2. No towel rail in the master bedroom.
3. Snooker cues were in need of attention.

Appreciated the provision of tea/coffee and milk for our arrival. House was ideal for a family celebration, would be lovely at Christmas (weather permitting), we have already recommended the house to friends.

Rossie Ochil house is absolutely beautiful with beautiful spacious grounds. It's in a quiet area very secluded so a nice break for those who want to be alone. The service was very good, we called with a problem and by the time we got back to the house it was already fixed. The only issue we had was the Internet, the service was not at all good and there was one spot where you could get service but other than that throroughly enjoyed our stay.

A fantastic house which was well equipped and clean. Beautiful grounds and scenery. The staff were very friendly and accommodating. Wifi is hit & miss as is phone signal but you are notified of this pre stay. Tv signal was also somewhat temperamental but the staff on hand kindly found a solution to our problem. Would highly recommend.

After looking on the internet for holiday homes to cater for up to 16 people I found Rossie Ochil House, which looked lovely, but on the trip up to Scotland I had reservations as to whether the photos would match up. This property was excellent and it was even better than the photos. Everyone had a beautiful large bedrooms each with either en-suit or bathrooms close by. The only thing missing was a dustpan and brush!! We had a lot of family games, a lot of family meals, a lot of family time and a lot of fun on our weeks stay at the property and I would thoroughly recommend it.

We had a wonderful time at Rossie Ochill. A large family gathering, everything we needed was on hand, well equipped and spacious even though we filled every room. brilliant weather also helped.

Everyone in the family enjoyed their stay in a perfect location.The bedrooms were all beautiful with a games room which entertained the children & adults alike. The local farmer invited the children to see the new lambs being fed & cared for. Altogether a wonderful holiday destination.

We have been going to the big house for three years in a row and have had a wonderful time on each visit no matter the weather, the house caters well for a big party and has plenty of options in room sizes and good selection of bathroom facilities. We have a lot of fond and happy memories, long may it continue.
Staff have been helpful and there is a hotel in a near by village that caters for big parties, very helpful and good home cooking.
Perth is close at hand and there is always plenty to do, this year we did a treasure hunt of famous land marks.

This was my second visit, and, again, I was not disappointed. As a group of 24, we rented the main house and Keepers Cottage.
Two bedrooms on the top floor of the main house were tired but otherwise comfortable. It is my belief that they have subsequently been updated. Other than that, the comfort and facilities were excellent.
We all enjoyed the use of the hot tub attached to Keepers Cottage. At the present time, no such facility is attached to the main house, and I would, therefore, not consider renting the main house on its own.
Overall, this an excellent holiday location, and with the minor reservation detailed above, I would highly recommend it.

You are right in thinking we have decorated the two top floor bedrooms, you can find photo's on our website and Facebook page, we have also made a few changes to the kitchen. We are also considering a hot tub for the main house but as yet there are no set plans for one. We hope to see you back at Rossie Ochil Estate for a third visit.
