Only BIG suggestion I would make is to make recycling significantly easier.
Yes I know there are bins at the very top of the drive (that we eventually found!!) but there is no way of collecting the rubbish in the lodgings to carry it all the way up drive. Why no recycling bins either in property or nearby them - or at least something to put stuff into and carry up the drive

You need to also let guests know about the state of the road into the properties - lots of holes and cars with low suspensions may have issues

Also are you aware the drains downstairs where very smelly - that was the first thing that could be smelt when I walked into the property. I did note that whoever had cleaned had left a small amount to water in the two sinks concerned and had left the plugs in - I suppose in an attempt to stop the smell - all slightly off putting

Once again we had the most amazing holiday. The Old Byre is so welcoming and relaxing. The beds are comfortable and the sheets are always crisp and white as are the towels. Every attention is shown to accommodate our needs and our three dogs are also catered for and they love their holiday at the Old Byre. The garden is completely secure which is important to us because our dogs are small Chihuahuas. Dolly the house keeper is always on hand should you need any advice and she goes above and beyond to ensure the holiday is one for our memory box.

I bought this trip as a wedding gift for my son and his wife and kids, (they got married on 5/5/24), they absolutely loved it everything was provided for them and the Old Byre was just perfect. The location, the house itself and best of all the hot tub, they all loved it.
They just wished they could stay for longer, hopefully we can come back again.

Had a fantastic time with two of our teenage grandchildren. We took games but there is actually loads of games provided. The old Byre was spacious and clean. Plenty of wee extras you don’t need to take. Tea, coffee, dishwasher tablets and soap powder. We met Dolly who was informative with where to eat out and dog walks. We had a fantastic break and will definitely return. We have been to Balmeadowside but this Cottage had more space for us all. Thank you

2nd time staying at Rossie Ochil, it was a lovely stay at the Old Byre. Very quiet @solid.luxury location.

Lovely spacious property. Loved the roomy ensuite main bedroom.

Massive bubbly hot tub!

Only negative about this estate is having to strip the beds the day we leave - not a great end to a relaxing break.

Always love my breaks away with solid luxury.

The property was perfect for our stay. All the bedrooms and bathrooms were decorated to a high standard. The kitchen and sitting room were a bit dated and could do with updating.
The hot tub should be covered with a canopy or gazebo. We had a lot of torrential rain, so had to leave the hot tub each time. If it was undercover, we would have made more use of it.

We were a family of 6 adults who stayed 2 nights in The Old Byre, it was comfortable, clean and exactly as described. The location was great for us as it's the middle of nowhere, the walls are very thick therefore no noise from other residents in the other buildings, we had a great time.

This was our first time staying at The Old Byre having usually stayed at another site run by solid luxury. The familiarity and ease of booking set this holiday company apart from the rest. We loved the location of this house and the cleat signposted entrance and site. The house itself was spacious and the hot tub an added bonus. The kitchen had everything we needed as well as the bedroom la being well equipped for us and our young family. We look forward to staying here again in the future.

We had the best time ever at The Old Byre. Spotlessly clean, well equipped, comfy beds, spacious. Lovely caretaker Heather looked after us well. We were only half an hour from home but felt away from civilisation which is exactly what we were looking for. I will definitely be booking again and bringing the dog! Thank you so much all.

This is our second visit to The Byre & Hot tub , It is an excellent place to come if you want to just relax and recharge the batteries, It also has access to some nice walks and it's easy to get there as its handy for the A9 and the M90 , The house is very well kitted out and has everything you could possibly need . The Old Byre is a well equipped and well appointed self catering unit in a really beautiful part of Scotland. Perfect for a bolt hole for five friends attending a wedding locally. It suited our purpose well but had we been looking to spend time in the very small outside space the review would have been quite different. It was very unattractive and not particularly well kept. That said, the interior of the cottage is lovely and the beds very comfy.

We have stayed multiple times at the old Byre and other properties. We are never dissatisfied. Always spotless. Everything you need. Comfortable and lovely friendly staff. Peaceful location away from the stress of the city. We are booked again twice this year. Highly recommended. Our dogs were even thought of with blankets and treats! Thankyou.

We booked The Old Byre for a family break. The house was beautifully presented, comfortable living space and beds, all the tools required to cook and an extremely relaxing hot tub. The views were stunning, nice area for walking and even though the wifi wasn’t fantastic, it made for a better time with more talk and less phones. Thanks for an amazing stay.

Visited as a family and loved the Old Byre. Accommodation has everything needed for a very pleasant stay. Although the location is remote the views are stunning and very quiet.

The rooms are all very clean, spacious and decorated to a very high standard, with the beds being very comfortable. The Jacuzzi is a nice touch and an added bonus.

The high standard of attention to detail throughout is fantastic.

Location wouldn’t be to everyone's liking very remote, sparse phone signal and flaky Wi-Fi.

Would highly recommend!

The house is amazing and exactly what we were looking for. With the little gestures of Tea, Coffee, Sugar was great & Milk in the fridge it’s the little things.
Not great reception in the house but that wasn’t an issue. Outside in the Patio you got reception.
Would highly recommend and would definitely go back if I’m that area again.

The house - was clean enough but could be doing with some tlc (skirting boards looked about done)
The rooms are all bright & spacious, loved the open plan kitchen/livingroom gave it an abroad feel.

The staff - housekeeper was extremely rude and abrupt in front of my children regarding the hot tub & very argumentative with customers . Towels were not refreshed at all during our Mon - Fri stay not very hygienic ! The window cleaner was very cheery & friendly

Dog friendliness - not really! It’s only after you arrive at your holiday home you realise the rules !! Dogs not allowed upstairs?? - not very accommodating to a dog holiday since a lot of dogs do sleep upstairs! Blankets need to be on couch if dogs sleeping on couch - once again not very dog friendly

Was a bit disappointed,not the usual 5 star standard for solid luxury
Properties starting to look a bit tired
Overall maintenance not as good as all other solid luxury locations we have used,not much privacy when using hot tub /patio at this property
Farmer using barns next door starting up tractors and quad bikes at 7am most days and running in and out all day,most other locations working activity only 8am till 5pm
Probably won't use this location again
No staff supervision onsite,could probably do with some adhoc unannounced visits by management from time to time

Peaceful, spotless, beautiful location. Scottish in every way. The staff are so helpful. The cottage is homely and has everything you need. Plenty of places to visit and nothing too far away. Farm shops, Perth, loch leven. We will be booking our return visit soon and it will be the old Byre again. Why go somewhere different when this delivers on every level! Thankyou.

The Old Byre is a huge big Cottage which had all that you would need for a holiday however after previously staying in another solid luxury property I would say the cleanliness could have been alot better.I appreciate that they are a dog friendly company but there was an overwhelming smell of dogs in the cottage & the outside area had weeds all over slabbing area & dead flowers in planters not very attractive looking.There is a work storage right across from it & to be truthful i was woke every morning by the employees which isn't ideal when your away for a break. The WiFi was non existing after stating thats its quite good i do understand that your away for a break but if we had just been pre warned about it being very poor. We paid alot of money for what is quoted as luxury accommodation i just don't feel it met those standards at Rossie Ochil.

We had a lovely comfortable stay and loved relaxing in the hot tub. Our toddler and dog loved exploring the grounds. We got the venison pack for our bbq and it was just delicious! The fish van also came round so we definitely ate well.

Having stayed at Balmeadowside about 6 or 7 times, when we went to book there was no availability so we managed to book The Old Byre instead. The road up there is horrendous with windy back roads enough for one car with no passing spots. Got there and the old byre was lovely on the first look. The sun does not get to the old byre though only over the fence. The 2 sofas, the livingroom carpet and the blanket in one of the bedrooms were all covered in dog hair. Even though this was a dog friendly house it should have been hoovered. There was also a lot of cobwebs in the livingroom and a smell from the downstairs shower which we therefore did not use. I dont think we will be back but will just stay at Balmeadowside where we know.

Our long weekend at the Old Byre was amazing start to finish. The rooms were much bigger than the pictures made out and the separate garden area was perfect for relaxing in the hot tub, having a bbq and allowing the dogs to go outside without worrying about them. Everything was great! If I had to find fault, I would say it might not suit everyone due to it being quite rural, however we found it an amazing place to be and it was exactly the quiet chilled weekend we needed! Will definitely be back!

The Old Byre was a brilliant find, we were looking for a peaceful pre Christmas Break and it gave us just that, pictures online don’t do this place justice, it’s huge inside!
The views around Rossie Ochil estate are stunning and great space for dog walks.
The property is up to the same Solid Luxury standard you would expect, with all the usual home from home touches.
There’s very limited phone signal but there is wifi should you need it.
Look forward to visiting again.

Very well laid out accommodation with nice furnishings, comfortable bed and lovely surroundings. The hot tub are felt private and we made good use of the bbq too. Although the property is close to Perth, Edinburgh and Glasgow it feels a million miles away. Set in a beautiful estate, there is plenty of wildlife to be seen on long walks in the surrounding countryside. Deer, red squirrels, pheasants, partridges etc. We will definitely be back to explore more of the surrounding area.

We stayed in the old byre. 6 adults and 2 dogs.
The house itself was beautiful and had every gone comfort.
The entire place was spotlessly clean, I would go as far as to say I have never stayed in holiday accommodation that had been cleaned to such a high standard, especially as the property is dog friendly.
Hot tub was lovely, the kitchen was well equipped and nice touches such as bowls, blankets and poo bags for the dogs.
Special thanks to the very friendly heather for her walking recommendations.

This company stood out to me with fantastic customer service when I first dealt with them in 2018. We have stayed at their Conifers site which is also excellent and again with only positive things to say about the staff. I can't wait to book and stay with the company again.
The house was beautiful. Loads of room, well equipped. The washing machine and tumble dryer turned out to be a huge bonus after a few muddy tumbles on our adventures. The hot tub was as fantastic as expected and well placed, ample garden furniture made for comfortable outdoor dining.
All extras were accommodated for and straightforward.

Loved the Old Byre - the location is remote and quiet and the estate is vast.
The cottage itself was very well laid out - great flow from kitchen to lounge.
Rooms all very spacious and decorated to a very high standard, beds super comfy.
Particularly liked the utility area - ideal for a wet dog to get dried off without making a mess.
The garden area is small but ideal, hot tub was perfectly set.
The high standard of attention to detail throughout is amazing.

Quality of property was very good. We had a problem with flies which must be a common issue as we were provided with a spray. Beds and hot tub were great!!!. There is literally nothing surrounding the property so if you are looking for absolute isolation then this is the place for you. Definitely not a base for sightseeing. Overall a lovely place for a few days away. Only recommendation which would have made our stay a bit easier would be to provide a bag of ice.

Booked Old Byre and Keepers Lodge for my family and 2 dogs to celebrate my 50th birthday. Old Byre a lovely cosy property, plenty of room and very clean and welcoming. Hot tub went down a treat and everything we needed was provided. Loved the doggie treats left for the 4 legged one -nice touch. The location is remote so ideal for walking, but still quite close to the city of Perth.

The house itself was comfy and very well equipped. Bedrooms were more ‘luxurious’ than the lounge area for a company called ‘Solid Luxury’. However, lounge was pleasant and had a welcoming blanket, chew and bowl for our dog.

The cleaner had gone a bit overboard on the air freshener which was quite eye watering at first.

Our only complaint is that there was some miscommunication when we paid the £250 deposit for damages - we were told that the company just held our details in case of damages but that is only if you pay the £250 on the telephone. We paid on-line when the prompt email came, the money was immediately taken off and (for cash flow reasons) our bank initially charged us for going overdrawn. This was hugely inconvenient but Solid Luxury did refund the £250 and let us leave card details by phone once mistake was realised.

Our own bank- after a battle - refunded their charge. This annoyance took the edge off the relaxing nature of our stay but I have to emphasise that Solid Luxury handled our complaint professionally and have assured us they are amending their booking/ deposit process to avoid this happening again.

We are just back from a midweek break staying in the ‘Old Byre’ in the beautiful surroundings of the Rossie Ochil Estate.

The lodge is absolutely stunning and finished to a high standard.

The beds are so comfy and the place was spotless.

Hot tub is perfect and lovely to relax in.

The staff are so helpful and go the extra mile to help in any way they can.

Loved seeing the pheasants and partridge on the road leading to/from the estate.

Thoroughly recommend this lodge. You will not be disappointed!

We enjoyed a terrific stay here and found it was a great location to explore the local area from. St Andrews, Loch Leven, Perth and Perthshire are all easily reached with some great attractions within a 30 mile radius.
The house itself was very comfortable with everything you could hope for provided. The onsite staff were very helpful and passed on local knowledge, etc.
This was our second stay with Solid Luxury and I would highly recommend their properties.

We shared our holiday with family and we all agreed that the cottage had everything we needed to help make our holiday very special. It was very well equipped and so comfortable plus the on site staff were so lovely and helpful. They told us about walks in the area, shops and restaurants which was very useful. After the advice we were given to bring our groceries with us we arrived at the cottage with plenty of supplies only to find the cottage had all the basics and more it was great. Thank you for helping to make our stay the best we will certainly be using your holiday cottages again.

We came here as a party of 5 friends. The Old Byre was lovely, great attention to detail absolutely everything we might have needed was there. The highlight was the hot tub and we probably overdid the recommended time limits! I would recommend the Old Byre and Rossie Ochil for a peaceful get away from it all stay.

Stayed for a week in October with family and friends and had a great time!

The properties are quite a bit out from the main road which we liked - nice to feel away from it all! But 15 minutes will take you to the nearest village, shops etc. and a further 5-10 to Perth. The Old Byre was immaculate inside and much larger than we thought it was going to be, plenty of space for everyone with large bedrooms and really, really comfy beds and bedding. It also had everything we needed and lots of storage space for a weeks groceries etc.

We loved using the hot tub and enjoyed the odd stroll about the estate looking at the wildlife. Our 5 year-old was impressed with the wood carvings and the little playpark too!

The only very small criticism would be the big light that stays on at night behind the main building which made stargazing from the hot tub more difficult (what a problem to have!) - but this didn't stop us looking up and going 'wow' quite a lot and also seeing some 'shooting stars' one night! Would be good if it was on a sensor or something though...

All in we had a great time, the property was fantastic and all the staff we dealt with were terrific too.

Would recommend and we intend to come back. Thank you!

the old byre is only 45 minutes away from our home but felt like a world away - lovely accommodation on a working farm/sporting estate - quality of furnishings was excellent as was cleanliness of property - everything you could require was provided - and the hot tub outside in the courtyard was the icing on the cake - used it every night after dark playing ''dens road market'' with the kids
only 2 slight failures - property is advertised as having internet/wifi - only if you head right into the corner of the master bedroom do you get any sort of signal and even then speeds are pitiful (<1mb/s) - I can only assume there is a router in one of the other properties which is supposed to provide wifi but that is never going to work thro walls as thick as those - need to think about hard wiring a repeater into each property as internet access is pretty much essential these days and this left the kids a bit disappointed - also no point in putting fancy smart tv in property when its functions cant be used as no wifi signal!! other slight down point was having 3 bulbs blow early on in our stay and even though we told staff about this they remained unreplaced when we left
only 2 slight quibbles but otherwise can highly recommend Rossie Ochil and hope to return soon

The photos don't do this house justice!! It's beautiful inside and out. The kitchen was well equipped although the knives need sharpened, the tumble dryer was so handy when coming out the hot tub we will defiantly recommend these lodges and will be returning.

The property is located off the beaten track, a few miles from the nearest village. It is on a working estate but superbly quiet. Whilst enjoying the hot tub the only noises we could hear were the birds in the trees.
Great to unwind, it's difficult to get phone signal or wifi indoors. Perfect for relaxing and gives you the opportunity to switch off.
We took our dog who also enjoyed the property. A blanket was provided for him to snuggle on the sofa with us and a nice touch by the owners to provide a complimentary dog chew.
Having stayed in several dog friendly properties over the years, none were to the standard of this property. Exceptionally high levels of decor and cleanliness. We would definitely consider going back in the future!

We stayed for a long weekend in November here; two couples and two kids. The cottage was lovely, and considering there were neighbours in adjoining properties, it was a very private and quiet spot. Very close to Perth for any last minute supplies. We were after a relaxing spot, not too fussed about activites, and we got exactly what we wanted. Well kitted-out property, opulent bedrooms, comfortable lounge, lovely underfloor heating downstairs. The cottage was very cosy. Our only disappointment was not being able to watch the stars from the hot tub because it was too cloudy!

One tiny criticism was the number of mugs - with four adults, and only 6 mugs, there was always a shortage. We left this as a constructive feedback so hopefully Solid Luxury will take it on board and up the number!

We will be back!

My daughters' faces lit up with glee as they ran from room to room discovering the delights of this stunning accommodation. From the huge open plan kitchen & living area to each spacious bedroom with their own gorgeous style and we all immediately felt relaxed and refreshed. We stayed at The Old Byre for a week at the end of August and were very impressed with the cottage. Everything was the highest quality, the bedrooms were beautiful and the 3 bath / shower rooms were perfect for a larger family. The highlight was the hot tub which was such a treat and both the adults and the kids enjoyed it. The area itself is very isolated, total relaxation in beautiful countryside. Having twin babies with us meant we couldn't make the most of all the local area had to offer so we hope to do some more exploring next time we visit. We had a great day out to Edinburgh and Loch Lomond and visited some of the many castles that Scotland has to offer. The kids had a wonderful time, as did my husband and I. The lady who looked after our cottage was lovely and very helpful, offering some good tips on places to visit. We look forward to returning next year!

This holiday cottage was perfect in every way, we couldn't fault a thing. Beautiful part of the world. Easy access to towns etc. but far enough away to feel like your away from it all. I would highly recommend it. The cottage was spotless, trendy and had everything you could possibly need. It was so comfortable. The hot tub scored 10/10 with the kids. The housekeeping staff were so friendly. We'll be back time and time again! Thank you. You have given us memories that will last forever.... xx
