We stayed at East Bay Cottage for a 50th birthday celebration and found the house to be lovely and well-suited for the occasion. The welcome box was a delightful surprise, the beds were comfortable, and the kitchen was well-equipped. The house was clean and well-maintained, though we did notice some dust and rubbish in areas that are usually hidden, like under and behind the furniture.

However, we arrived to a very cold house as the heating was not on, which was surprising given the snowy November weather. We had some trouble with the thermostat, but this was resolved after a call to the letting person.

Our stay was from Friday night to Sunday morning, with a departure time of 09:30. Early on Saturday morning, I received an email from the letting agent saying "hope you had a good stay" and reminding us to be out by 09:30, which felt unwelcoming given we had been there less than 24 hours. Shortly after, another email arrived saying "Welcome, hope everything is OK." On Sunday morning, we received another reminder (by text and email) to leave by 09:30. While I understand the need to prepare the house for the next guests, the timing of these messages made us feel rushed and unwelcome.

We also had difficulty finding the house initially, but the kind lady at Reception provided a larger map and marked the route for us.

Overall, we enjoyed the house and the weekend, but the letting agent's approach to communication needs improvement. It would be more welcoming to space out the reminders and ensure guests feel valued throughout their stay. We would recommend the house, but the customer service experience gives us pause.

Thank you for your review. After reading our 100s of great reviews for customer service, I am both surprised and extremely disappointed with your review and comments. This is for several reasons. I did receive a call from a rude, aggressive and upset man from a withheld number just after you arrived. He demanded that I answer him, that I help him with the heating and he refused to tell me the name of the property or address so I could help. When I spoke to you, I explained that I couldn't help with the original request for the heating as for security I had no idea which property he was staying in and needed to verify that I was giving the correct advice. The owners would not have been happy me giving information out to a stranger who didn't provide a name, contact number or the address of the property. After a brief chat with yourself we got the heating on and all was well. That evening, I did text the number on the booking to ask if everything was ok - NOTHING came back and no acknowledgment of this text so I assumed everything was ok. In addition, we have had 150 bookings for that property in the last 3.5 years and not one guest has failed to find the property with the same map, and same instructions we have used with all the bookings. In addition, you didn't mention to me when we sorted the heating and we would have provided a personal map by SMS if you had needed it? We also in all the correspondence put that you can contact us for a late check out - you didn't. You also didn't book an extra night (which is actually the same price as the two nights and widely advertised on our website) which would have allowed you to check out at your leisure. We have our communication staggered to ensure you get any and ALL information in good time and to ensure guests help us with the departure information. Again if you had replied to the text checking all was ok on the Friday, I would have accommodated a later check out free of charge and helped you with any other problems. We pride ourselves on accommodating requests and our guest communication. I am sorry you felt this didn't meet your needs, but I would encourage you to think about your own communication when criticising ours. The gentleman who called me was rude and aggressive and from a withheld number, you didn't return my courtesy message or ask for a later check out - which I would have accommodated with pleasure. We are pleased you enjoyed the cottage and wish you safe travels for the future.

A lovely extended family sized cottage on The Bay. Well Presented with fully equiped kitchen and all the extras you could possible need.
Impressed that stairgates are fitted as standard at top and bottom of stairs. Bedding and towels clean white linen. Location is about 15 min walk down to the beach. Nice aspect backing onto a gravel/ boules area. The grandchilden loved riding their balance bikes in safety.
We were a family of 8 and the cottage met all our needs even on the rainy days

We've stayed in this cottage a few times, but this was the first time staying through Anchor Bay, and the cottage had improved massively and well refurbished throughout.
The customer service we received through Anchor Bay was excellent, we were well informed or arrangements ahead of our stay and even during the stay. It was excellent value for money, and one of our favourite holidays we've had in Filey. Highly recommended and would use again, hopefully next year!

The property is super for a multi-generational stay having one bedroom on the ground floor although there is only a toilet downstairs. More than enough cutlery and crockery for everyone staying. We booked this for a 60th birthday get together and our party was made up 8 adults. There were not enough lounge area seats to accommodate us all. For the first few days the area was very quiet. The birthday coincided with the Spring Bank Holiday and the boules area became a children's playground. So this is something to be aware of if you don't have children in your group and want a property without this element. We ate at the on site pub one night. The food was fine but it was like eating in a very noisy school canteen. Again this would probably take on a different feel outside of school holidays. The adult swim sessions were good. The Hunmanby Gap cafe is super and a pleasant walk. The Farrier restaurant was top notch. The site had expanded since we were last there with chalets now where the lovely meadows decking had previously been which was a shame but we followed the headland walk to Hunmanby Gap instead which was pleasant. A great walk into Filey on the beach. We can recommend The White Lodge Hotel Filey for a coffee or lunch in refined surroundings. Overall The Bay is a great place for a relaxed break and plenty of good walks if the weather is decent. I would recommend

Great location on the site, especially for small children, easy walk to the beech and facilities but away from main hub of site which was so peaceful.
Owner & Agent were very good and informative. Property ideal for a family group. Will deffo be stopping again.

East Bay cottage was large & comfortable. Would definitely return. Nice park, great position & good walk to the clean beach. Felt safe. There is a swimming pool (water was a bit too cold) pub & shop on site. Not far from Scarborough & other places to visit

This is the 2nd time we have stayed in this cottage. Fabulous location close to everything. The cottage itself has everything you could wish for and ideal for us as it has a downstairs bedroom and toilet that my elderly father could use without having to go upstairs. Customer service excellent and I would highly recommend staying here. Will definitely be back at some point. Thank you

Cottage could have been cleaner. Cobwebs in corners of bedrooms. We knew there was a problem with Dishwasher but someone had left a weeks worth of pots in it! Our Hand towel had a hole in it. Some of the cups in the cupboard need a good soak. Generally we enjoyed our stay and if they could get on top of the cleaning we would go back. A point of safety,a step outside the patio door is needed as the drop is quite high.

everything was fine from deposit to departing we will use again.even a minor problem our fault (we lost key safe details) was corrected by a simple phone call to host which resolved issue instantly. thanks again to host.

Just back from a lovely few days at East Bay Cottage. The house itself was very clean and really well equipped.
Wifi worked great and it was nice to be able to use Netflix etc for the kids.
All in all a great stay, would definitely stay here again.

We’ve been to the bay Filey on numerous occasions, and have enjoyed each stay. East bay cottage was the biggest property we have stayed in and it didn’t disappoint. Very clean, comfortable and lots of space. Anthony @ anchor bay holidays was great communication spot on and went out of his way to help us with our accommodation which was for 5 adults and a small dog. No hesitation we will be back ! Would definitely recommend to anyone.

Lovely spacious cottage. Good quality furnishings. Needs an outdoor step and comfortable patio furniture., and a gate to put across patio doors.

Our 3 generation family stayed in this property and had a fabulous long weekend with all the comforts of home. Plenty of games for the kids who also made friends easily because of the communal space at the rear of the property.

We have stayed on the Bay previously and love the location and the facilities available. There were 6 adults, 2 young children and a dog in our group. East Bay Cottage was plenty big enough for us all and lacked none of the home comforts we needed. Approx 5 minute walk to leisure centre in middle of the Bay and a further 5 mins or so to the beautiful Filey beach.
Our only criticism (and this is purely down to personal preference) was the lack of a king size bed in any of the rooms - just one would have been nice…..this would not stop us returning but is worth knowing.
All in all though we had a fantastic time in a lovely property.

Im so pleased to hear you had a good trip. We put a new bed in recently and dithered over a King or double but in the end decided a double gave more space to move around in. On the whole a great stay. One or two little issues.
Instructions for the appliances might have been helpful, although we worked it out.
Car parking was not so close to the property, so arriving in pouring rain was a little tricky.
Some of the beds in the property did not have mattress or pillow protectors, and the king size mattress was badly stained which was unpleasant.

Hello Caroline, I am really sorry to hear that the instructions for appliances have disappeared but glad you were able to work things out. I am very disappointed to hear about the mattress, which is fairly new. The matter has been raised with the cleaners, who should have replaced the mattress protector, and today the bed has been steamed cleaned and the mattress protector replaced. Apologies that this happened but I hope you managed to have an enjoyable break and will hopefully one day make a return visit to east Bay Cottage, warm regards, Christine

Had the most amazing time at the Bay last weekend. Great house. Added bonus if great weather. Went swimming twice. Anthony from Anchor was great all the way along. Very helpful and approachable. No negatives whatsoever. Will definitely be booking again. Thank you x

Lovely house which was warm, comfortable and had everything we needed for our weekend. The downstairs bedroom was a bonus as we had four generations of the family staying and this was ideal for my elderly parents. We catered for ourselves and also ate out at the on-site pub. The beach is very handy for walking into Filey (about an hour) but the access is very steep. Overall, a very enjoyable weekend and we will be back.
